    It takes a lot for me to review places on yelp, but I felt inclined to do this upon move-out. Let…read moreme preface this review by saying the leasing staff I've met have been great, so that's not an issue here. The issue is at a higher level with whoever does move-out inspections and places charges on your account. TAKE PHOTOS AND VIDEOS OF LITERALLY EVERY INCH OF YOUR APARTMENT FOR THE MOVE-IN INSPECTION. You WILL get charged for damages that were already documented on your move-in inspection along with cleaning charges that you're not able to dispute at all, even if you left the place spotless. They certainly don't use those cleaning charges to CLEAN, because the place was a mess when I moved in. I believe they charge you for damages that were there upon move-in because they are hoping we just roll over and pay for it. They know how much time and energy it takes to dispute charges and are hoping we won't even try. I'm hoping 1 of 2 things happens to this apartment complex: 1: You actually compare the move-in and out inspections, making for correct charges upon move-out. Also, you need to start putting specific $ amounts next to each SPECIFIC thing you're charging for. Don't just a put a $130 charge for "damages"; tell me what each dollar is being used to pay for. Do the same for cleaning, because I don't understand how I'm getting charged $100 in cleaning fees for a spotless apartment, and no, the cleaning needed was not obvious on my move-out inspection with those photos. I was also charged $25 for leaving a bottle of bleach and fabuloso; go ahead and take those free supplies for the office. That's just straight greed right there. 2: University of Arkansas students boycott the complex because they'd rather cozy up with homeless people on the Fayetteville street corners. Then there will never again be ridiculous move-out charges. Honorable Mention: The electrical service company they've partnered with doesn't provide itemized bills, so you have no idea why you're getting charged any specific $ amount each month. Am I using the A/C too much? Have the lights been on too often? Is the washer/dryer being overly used? Great news, you'll never know. I was charged $120 for electric on the last month of my lease BEFORE the month even began; I was gone for a week during that time, and had unplugged and turned off everything in the apartment. This was also $30 more than my usual bill; this made me happy. Thanks for reading.

The public areas are clean and neat, and are generally well appointed. Safety protocols are adhered to and areas are secure, especially at night. The workout areas are impressive, kept clean, and have a multitude of exercise machines - a huge bonus. The apartments are well maintained and tenant concerns are dealt with efficiently. I've lived here for two years, and throughout that entire time management has never been helpful, accommodating, or genuinely concerned about residents. Things became even worse after I got a dog. For a property that claims to be pet friendly, they've made it incredibly difficult for pet owners while continuing to charge the extra fees that come with having one. The biggest issue is that none of these major renovations or removals were communicated properly to residents already living here. One day the dog park was gone with no replacement area for pets, balconies became unusable while residents still continued paying balcony/patio fees, and the pool conveniently disappeared right before summer all with zero reimbursement, rent adjustment, or actual concern for the people paying to live here. It feels less like a community and more like a social experiment to see how little management can provide while still collecting rent on time every month. And if you think management or maintenance will help when serious issues happen, think again. My AC has now been broken for over a week during summer heat. I was told it qualified as an "emergency," yet somehow there's still no temporary window unit, no urgency, and barely any communication unless I repeatedly follow up myself. Meanwhile, I've had to board my dog elsewhere at $60 a night out of my own pocket because the apartment has become unbearable to stay in. The management team is easily the worst part of living here. They are dismissive, unorganized, and seem completely uninterested in residents once the lease is signed. Maintenance requests drag on forever, communication is terrible, and every issue somehow becomes the resident's problem instead of theirs. They advertise "luxury living," but the actual experience is closer to paying premium prices for constant inconvenience and stress. I genuinely would not recommend this complex to anyone. Save yourself the frustration, money, and headaches and lease literally anywhere else. At this point, the way this property is operated is so careless and poorly managed that it honestly feels like the place should be shut down until they figure out how to properly treat the people living here. The model apartment and leasing tour deserve an Oscar for best fictional performance.

I share a unit with 3 others and I have not had access to our balcony for most of the time we have been here since they have been locked since October and are still locked with no timeline on when they will be unlocked. One of the biggest issues I have with this is they have not been transparent at all with why the balconies are locked, and have not issued any kind of refund for not being able to use them. Every time I have had a problem and I bring it up with Cody, the person who manages this property, he just blames it on corporate and it is basically a dead end. Another major complaint is when I moved in the room was trashed and it looked like no one had even cleaned it at all despite them saying the rooms had to be cleaned before move in. Lastly, almost every month I'm charged with mysterious charges on my account and once when I asked one of the workers why that always happened they told me it was for "accounting purposes", which seems a bit sketchy to me. I'm am sure there is many more sketchy stuff that goes on with the management of this apartment, but this was only a few of my complaints. I could not even recommend this apartment complex to my greatest enemy.
