DO NOT LIVE HERE! To begin, the rent is atrocious considering the tiny, dirty, stinky apartment you will be moving into. My apartment was in shambles when I moved in (paint everywhere, black mold, our appliances didn't work, every surface was disgusting, I could go on). Recently my back windshield was busted in the parking garage, and according to Fayetteville PD, there are many car break-ins here. Also according to FPD, despite numerous requests to install cameras in the parking garage, the Younion has failed to do so. While the staff is kinda nice, they are majorly incompetent. The leasing office has lost multiple of my and my roommates packages, and the most common response to a question is "uhhh, I don't know". read more

You are so much better off living elsewhere! The "Luxury Student Living" they claim to provide is nonexistent :) The pool was not open until after I moved out of the complex after the school year, an amenity I was still asked to pay for every month! The actual quality of the interior is trash and things broke very easily. While the apartment itself was very underwhelming, management was the most disappointing. The internet is out constantly, so if you need to use your computer a lot, which I definitely did, then I suggest living elsewhere. The only thing worth your money is the location. read more

Do NOT TRUST what office staff tells you. I was told months ago when we spoke and renewed my daughter's lease for a transfer that she could transfer to the new unit in July and a date would be forthcoming. Now my student has classes in July and no where to live. Received an email saying they would train their employees better for the future but basically sorry for you, there was a list I was supposed to know about to ask to be on. Not happy my student is homeless for over a month and I have to pay the rent for those dates anyways. They also refuse to answer my calls or reply to my email asking for someone to call and discuss with me. Very disappointed in how they have handled this whole situation. Look elsewhere if you don't want your kid living in their car for a month. read more

The single worst student housing establishment in existence. If you decide to live here for whatever misled reasoning then plan on at least $100 extra every month in fines and electrical overages. The management here couldn't run a lemonade stand and always seem to be unavailable when a problem inevitably arises. We received fines during a time period where none of us were even in the state and they were "unable" to reverse it. Good luck parking in the garage unless you drive a smart car. Terrible administration. Very lazy. They always have an excuse for why you cannot speak to a manager. We had to pay three months rent in advance because they wouldnt run my credit just to get my son into an apartment in time for the Fall semester. This is something businesses do all the time and it takes a few minutes. That's pretty unprofessional for a business that should have something like that streamlined. When we ask what the delay is to get my credit checked so that I can have my deposit returned or put towards future rent payments, Im told that the manager is "working from home." I wish I had a job where working from home meant not doing anything at all. I dont recommend this place at all. read more

Since the new management has taken over, Sterling has made some improvements. However, the halls and pool areas are just concrete funnels, so if you live on the pool side or "party side" then you wont get sleep Thursday-Sunday. God forbid its midterms or finals week, it just gets worse. The complex is loud, it is dirty because people vomit and let their pets poop everywhere. At one point someone had peed in the elevator. If you enjoy living with noisy people, drunk people, vomit and a narrow parking garage that makes you fear for your cars life when driving in and out of it, then this place is for you. While many of my issues with the complex are not the staffs problem, the staff up front for the most part are helpful, sometimes they can be a bit rude. But many of my problems are with residents and how the complex was designed. read more

Best place to live in Fay! Just resigned my lease for a second year. Close to campus, right off of Dickson, and great amenities.

The YOUnion is truly about YOU. They have clean hallways, top notch amenities, SAME day maintenance requests fulfilled, and extremely friendly residents. Not to mention all of the helpful staff members. Dakota in the front office has always been super helpful and made me feel at home. They have tons of resident events as well. My favorite one was the late night breakfast. It's a short walk to campus and I love that it is right off of Dickson St. It is my first year here but I will be living here until I graduate. read more

Horrible. Horrible. Horrible. If I could give no stars- I would. This apartment is marketed towards children who want to be close to the bars on Dickson Street. Drunk people wandering the building at all times despite the apartments SORRY excuse of security measures including: a gate that doesn't open half the time and their (to put it mildly) obese security officer. I quite literally have had strangers under the influence banging and cursing on my door at 3 am-SEVERAL times!! Can you imagine if my door was unlocked? As a female living alone- this is horrifying. As an adult who is not living here to party 24/7, but rather to be close to the campus to get educated- this is extremely irritating. Horrible staff/ management. Every time I go into the office, I always leave feeling as if my issue was unresolved or not prioritized due to the staffs laziness. I find it particularly offensive when an employee talks to me like I am their buddy. Not in a friendly way, but in a way too comfortable way. It's like they forget that they are employees! I definitely would not refer Sterling District. My son signed a lease about this time last year with Sterling District for approximately $650/month and in the Spring decided to live in the fraternity house. We personally had to find someone to take his spot and then had to pay a $350 reletting fee. We paid the reletting fee and apparently Sterling District was sold to new owners. The new owners have my $350 fee and the old owners have turned it into collections. The new owners bookkeeping department will not return my call. I have left numerous messages for her and never a return call. It has been a nightmare. Still not resolved. We have heard several other complaints from other tenants that have been very unhappy. read more

I have lived here the past 2 years and will be living here again next year. It is a great location and the new management is very helpful and friendly. At the beginning of the year it was a little rough because of the management transition but then new management has done a really good job at recovering from that and trying to make this apartment as best as it can be! read more

Would have to say this is the best student living apartment complex in Fayetteville. I would not want to live anywhere else. The management is so helpful, and anytime there has been a problem, maintenance has come that day. Very convenient parking and such a nice apartment. If I had any complaints, I'd say there needs to be more guest parking. There's 5 spots for the whole complex so that sucks. But other than that, I highly recommend living here. read more

I would not refer this apartment complex to anyone unless you want to pay too much in rent then be overcharged on damages whenever you move out. My apartment had 4 girls in it and we did not do any substantial damages (normal wear and tear) and we were each fined at least $250 each at the end of the lease. The hallways are gross to walk down because there is a constant smell of trash. read more

I toured this complex and immediately knew this would be the place I would sign a lease to live in. The entire complex is brand new, and very well maintained and cleaned. The pool and the fitness center are awesome, too! I love the layout and design of the apartments, and I think the fact a TV in our room is included is pretty great! As a parent of a student living at Sterling District, I would highly suggest you stay way away from this place. Watch out for the hidden "3rd Party" utility charges, very cheap furnishings and finishes and long waits to get anything fixed. I would give it negative Stars if allowed! If you are looking for an apartment in Fayetteville and come across this one, KEEP LOOKING! It being a new apartment complex I expected there to be some things that needed to be worked out in the beginning, but throughout the year I noticed the same problems continuously happening and no change being made. The fire alarms went off at least 3 times a week at about 2-3 in the morning every time. The only thing we got from our management was an apology. The hallways were always complete trash and it took them days to clean them. For example, there would be throw up in the stair well, the hallways, and trash all of the place. It would be left for days until they get tired of you calling and complaining. I could go on and on about many other things, but if I did I would be writing for days on end. I stupidly decided to renew my lease thinking that things would get better, but I made a huge mistake. I haven't even moved into my new apartment and there is already poor management decisions being made. Almost all of the apartment complexes in Fayetteville allow you to move in early, but of course not sterling. They have us moving in during the middle of sorority recruitment and on a Monday! So if you would like your parents to help you move in, better ask them to take off work. When calling to talk to them about the situation they are rude and tell you tough luck and to stay with a friend. This is a lazy apartment complex that says they cannot clean the apartments for those that requested to move in and instead will probably not even clean them but claim they did. I mean when we moved in last year the apartments were not even completely finished like they had claimed. In fact the first night that we moved in my roommates closest ended up getting a huge leak in it and there were paint splattered all over our bathtubs where they were sloppy with their jobs. This is THE WORST apartment complex to live in and I highly DO NOT recommend it. The only good thing about it is the location, but that one pro does not weight out its many cons! read more

I'm having a hard time giving them even 1 star. DO NOT LEASE any apartments in this complex. My son's apartment was infested by thousands of fleas and he had no pet and never had an un-authorized pet in his apartment. The management company took 3 days to get pest control over to do something and in the meantime, we had to move him out, he became ill and had over 1000 bites on his body. The company has never communicated with my son on pest control follow-up so I called the company they used to kill the active fleas...here's what they told me...the entire apartment needed to be vacuumed everyday, bags thrown away everyday and apartment sterilized and cleaned. They told me that flea eggs can live up to a year, it's the vibration of the vacuum cleaner that causes the eggs to hatch. When I asked the management company who would perform these tasks, the request was ignored. In my short time washing my son's cloths and packing his belongings, I had over 50 bites on my body. I told the management company that we were terminating the lease immediately and with one month left on his lease, they refused. They told me that my son needed to have someone take over his apartment...yeah...right in a flea infested apartment...if not, they would put his account into collections. Also in my few days at this complex, there was not only trash in the halls that's supposed to be picked up daily, but dog droppings and human vomit. This is a great place to live, in that it's walking-ish distance from UofA (about 15 min walk) and in a great location (near Dickson). However, I hear the doors to the stairs slam loudly and I can hear the TVs/people at the pool every night. Insulation is poor and they haven't been very communicative about the parking situation. This is the first year so everything is just getting figured out but it definitely was talked up like every other apartment built in Fayetteville. I've lived at both The Vue and The University House so I've definitely "gotten around" in regards to student living apartments. However, my one bedroom here is a great size and I have a spacious closet and bathroom. It's nice and a good place to live on Dickson. The fire alarm has gone off 5 times and it's only November. Staff doesn't seem to care about residents. This place really isn't my cup of tea. read more

Compared to a lot of apartments around Fayetteville, Sterling District is definitely one of the best but with that said they still have some things they need to fix. The new management is okay, pretty rude, even in emails the guy talks to residents like they're ALL incompetent young adults. The people at the front are okay, but I force conversations with them every time I go to the front, they must not realize it's a customer service job. Also, they have maintenance workers that are super nice, quick when it comes to fixing stuff BUT they just walk into the apartment after one knock. For young girls living in their first apartment, it is very uneasy knowing someone can just walk into your apartment whenever they please, no warning besides a knock that sometimes isn't even loud enough to hear from a bedroom. This is my second apartment to live in and even though it's super nice, there are some things they could definitely fix. read more

I moved here knowing there might be some kinks to work out as it was a brand new facility when I moved in. However, the problems with this place go far beyond small issues. Probably the biggest issue is that the fire alarms go off at least 1-2 times every week (always between the hours of 2-4am). The staff has done absolutely nothing to solve the problem. Now, even if you are saying "I'm deaf, so fire alarms don't matter", think again. I had my car broken into in the parking garage, and when I contacted the manager to let him know, I heard nothing in return. Also, the parking garage is extremely small and very dangerous as people speed around the corners, causing serious accidents. The stairwells are constantly filled with poop, pee, vomit, and other mysterious bodily excrements. There have also been issues with staff purposefully throwing away my roommate's mail. Basically, if your want to live in a frat house, this is the place for you. read more
