Disgusting. Had to clean own apartment before moving in. Dirt and grime on floors, door sills, cabinets, around tub and toilet.

It takes a lot for me to review places on yelp, but I felt inclined to do this upon move-out. Let…read moreme preface this review by saying the leasing staff I've met have been great, so that's not an issue here. The issue is at a higher level with whoever does move-out inspections and places charges on your account. TAKE PHOTOS AND VIDEOS OF LITERALLY EVERY INCH OF YOUR APARTMENT FOR THE MOVE-IN INSPECTION. You WILL get charged for damages that were already documented on your move-in inspection along with cleaning charges that you're not able to dispute at all, even if you left the place spotless. They certainly don't use those cleaning charges to CLEAN, because the place was a mess when I moved in. I believe they charge you for damages that were there upon move-in because they are hoping we just roll over and pay for it. They know how much time and energy it takes to dispute charges and are hoping we won't even try. I'm hoping 1 of 2 things happens to this apartment complex: 1: You actually compare the move-in and out inspections, making for correct charges upon move-out. Also, you need to start putting specific $ amounts next to each SPECIFIC thing you're charging for. Don't just a put a $130 charge for "damages"; tell me what each dollar is being used to pay for. Do the same for cleaning, because I don't understand how I'm getting charged $100 in cleaning fees for a spotless apartment, and no, the cleaning needed was not obvious on my move-out inspection with those photos. I was also charged $25 for leaving a bottle of bleach and fabuloso; go ahead and take those free supplies for the office. That's just straight greed right there. 2: University of Arkansas students boycott the complex because they'd rather cozy up with homeless people on the Fayetteville street corners. Then there will never again be ridiculous move-out charges. Honorable Mention: The electrical service company they've partnered with doesn't provide itemized bills, so you have no idea why you're getting charged any specific $ amount each month. Am I using the A/C too much? Have the lights been on too often? Is the washer/dryer being overly used? Great news, you'll never know. I was charged $120 for electric on the last month of my lease BEFORE the month even began; I was gone for a week during that time, and had unplugged and turned off everything in the apartment. This was also $30 more than my usual bill; this made me happy. Thanks for reading.

Plus if you just mainly use lamps and mood lighting you are def never going to have to pay for electricity. The problem is that the management actually has no clue in what they are doing that it's so funny. To be fair they're probably also college students doing their best my problem is with their bosses, who do not know what they are doing. When I had signed my lease I was told that I would be given a $1,500 gift card right when I had moved in. When I had moved in I as well as my roommates, one given $1,000 and $2,000, none of us received our giftcareds for two weeks which kind of screwed us because we all three were planning on buying things such as groceries, cleaning products etc with that money and yet we couldn't. Then to add that the gift cards were all online with a strange assortment of places that we could use it on. But then they claimed that I was going to only receive a thousand but after I had to show actual proof of emails and text messages then they agreed to give me the extra 500. that was over 2 weeks, and I was told that I would not get it for another 2 weeks. THEN not to even add that you can only use the gym and extra amenities at the weirdest times, the gym barely has anything, maintenance will walk in whenever they please which for a home of three young college girls puts all of us in danger. take this how you want, peace and love all

Oh, The Locale! Where should I start? Well, let's start with the fact that this place has rodents…read more Rodents that will come into your apartment on the fourth floor and eat food sitting on your counter in closed bags! I've included photos for the pleasure of the reader. I'd heard rumors about the rodents for the six weeks I have been living here and even saw a rodent-like form by the trash compactor but assumed the problem was localized to the open trash container but I was wrong. Apparently, the apartment next to mine had complained about the same issue and the complex mentioned absolutely nothing to my roommates and I. Upon getting maintenance into our unit, they told me that they've had to seal holes in almost every apartment on the floor. This is further proof that they knew about the issue. Anyone who has dealt with pest control knows that you can't deal with one apartment unit and not anticipate the issue spreading to others. I am beyond disgusted by this. If the thought of sharing your food with rodents isn't enough of a red flag for you, there are more issues. This apartment building stinks. The laundry machine in my unit has produced a sulfurous odor for as long as I've been here but the smell is primarily due to poor waste management. The trash compactor on the ground floor of the parking is always open and smells absolutely foul. Additionally, the trash cans on each floor of the parking garage are not attended to consistently and produce their own offending smell. Furthermore, this building offers valet trash as an "amenity" and residents put their trash bags in the designated trashcans in the hallway for trash pickup by 7pm each day. The cans seem to stay in the hallway perpetually. I'm sure you're still struggling to imagine why The Locale has a rodent issue. The parking garage is too small. It's only big enough for one car in the turns with incredibly poor visibility around said turns. College students often run late and some drive a little faster than recommended. When I asked the front desk about the lack of mirrors and speed signs, I was told that the holes in the wall were supposed to be for visibility. This is Arkansas so naturally the parking garage is full of big trucks and SUVs that render those holes entirely useless. I've heard of accidents happening in the past but apparently this wasn't enough for something to change. Also, I'm fairly certain that they oversell parking permits as I study at Mullins until 2am and can never find a spot in the garage and have to park on the surface. Surface parking is $75/month versus the $100/month that I pay for an unreserved garage permit . This last complaint is petty but the parking garage also needs to be relined and some of the lights in the garage don't work. Overall, I would think twice before moving here. This place seems to be taking advantage of parents who will pay whatever amount of money so their kids have a nice place to stay near campus. As someone from out of town, the price on paper doesn't seem that bad but then I remember that I'm spending nearly $900 on rent & parking with 3 roommates for a place that has a rodent problem... in Arkansas. When my lease is up, I'll be moving out. Honestly, if I can find someone who doesn't mind these issues (a huge sucker) I'll have them take over my lease so I can get out of here. Renter beware.
