I was in a very difficult situation, having to sell the home of my recently deceased best friend, who lived in Charleston, 1700 miles from my home. I was only in town for six days to clear out the entire house, hire an agent, and do whatever it took to prepare my friend's home for sale. I interviewed a number of local agents, and no one remotely compared to the genuine kindness, generosity, and sheer ambition to sell the house respectfully and profitably that Kerri showed in one meeting. She immediately laid down an incredibly easy process on my side and an obviously highly prepared, skilled process of marketing and sales on her side. As a former marketing executive, I was extremely impressed with the fact that she already had in place a large Facebook group for people planning to move to Charleston, as well as plans for thoughtfully targeted ad buys and many other paths to market the house. She not only knew exactly what tiny number of things I needed to do to the house to create the required curb appeal, she gave me the names of contractors who could do the work almost immediately at completely reasonable cost. The house was never really a gem, but has provided a small amount of income that covers rent for my wife and I. after the last tenant moved out, it was clear they had not taken care of the property and required about $100,000 worth of renovations. My wife and I debated for several months on whether to sell or fix. Originally, because we found a house we wanted to buy, we decided to pursue selling. We had a number that we absolutely needed to have. I met with Caleb and was given a less than optimal number, but if sold as is, we would be able to make it work. I signed intent to sell. shortly after, I was contacted and advised that Caleb and his team were no longer interested due to title issues. I signed a release from the "Intent to Sell" document, with an assurance he would sign as well. At this point, my wife and I decided to use our life's savings to remodel the house and continue to rent. Contruction lasted about 5 months with several issues and more money to the original contractor. Once the home was approximately 80% complete, I was advised that this team were demanding execution of the "Intent to Sell" or that we give them $3,000, simply for meeting with Caleb! As a property owner, I would strongly consider doing more research on this team to be sure this is the type of business you can trust.

Facts: Caleb tried to charge a $495 listing fee on top of his 3% sellers commission. His professional photographer will literally spend 5 mins shooting your entire house with no regard for how things look. Despite numerous conversations about how I wanted the house listed it was still incorrectly entered in MLS and his staff used the old listing from the previous seller which was erroneous. He subtlety pressured me to take the first offer and not even try to negotiate $2k more on a $285k sale price. Don't expect much help during negotiation. His staff was reluctant to procure any public documents that was requested by the buyer. You will have to answer the same questions repeatedly with his team as they work through the process. I spent more time negotiating with his team to facilitate my simple request than I did negotiating with the buyer. Rather than simply asking if I could spend an extra night in the house, his team spent more time telling me the likely answer rather than working with the buyer to make it happen. Despite an immaculate, move in ready home that was well priced. He tried to take the credit for it selling quickly despite him saying at the beginning that it should sell quickly. Closing thoughts: If you want to pay a premium price for bare minimum level of assistance and continual lack of attention to detail, go with team Caleb. Otherwise look elsewhere or at least pick a company willing to list for 1% in Charleston's hot market. They are a team focused on sales volume rather than maximizing sellers profit or customer service.

Seems like $195 non refundable application fee for mom, dad, and son is quite steep to just get an appointment to view the home. An online video is not the same as viewing the property and feeling the space in person to see if it will work for our needs during this extremely difficult time for our family. So sad so many businesses have fallen by the wayside when it comes to customer service and compassion for humanity. Truly hope you and your families never have to experience what our family is going through during this challenging time as we support our son as he battles stage 4 T-Cell Acute Lymphoblastic Lymphoma/Leukemia. I can assure you that this is not a scam as we are literally at MUSC right now on the 10th floor with our son. Both Hamilton and Kyle have been more than unresponsive - they've just straight ignored me. I have emailed the company and Hamilton multiple times and gotten zero response. Upon moving in, our house was infested with fleas, missing electrical sockets, broken kitchen moldings, dirty bathrooms and windows, a broken door, dirt caked on the walls. We also had a horrible termite infestation for months to the point where they would be crawling on us at night or get into our belongings. Numerous work orders were placed and texts were sent to address these issues. These requests were not even completed a year later. The house still has a termites, flea issues and black mold. Kyle and Vinny are the most unresponsive, unorganized property managers, spending too much time posting listings on Facebook instead of handling their current tenants needs. The ceiling in my bedroom in started to continuously leak and damaged my belongings, they seemed to care less about this issue. I just had a serious surgery and couldn't do anything to stop the leaking. I tried contacting them over a 2 month span to address this issue, but my phone calls, texts, and emails were ignored. Eventually, after months of pleading they finally fixed it, blaming the delay on the landlord. They could care less about their tenants, they only want your money and to have their properties filled. I'm so glad I'm no longer a tenant with them. Avoid at all costs.
