Extremely high rent for basic units. No amenities at all and they don't even offer onsite parking for residents.

Recently moved in but everything is great so far!! The building is wonderful, and April is great and attentive. Prime location downtown Denver-- the tall ceilings, the brick walls, and laundry on every floor are all superb. I have nothing negative to say thus far, I am very satisfied overall. read more

WARNING: DO NOT LIVE HERE. If I could give zero stars I would. I have lived here for less than two years and the apartment itself it the only reason I've stayed so long. Thin walls will drive you crazy. I have lived in between cigarette/marijuana/crystal meth smoke, domestic violence, screaming babies, and screaming intimate guests the entire time I've been here. It is less your own apartment than a slice of space where you hear, smell, and feel EVERYTHING your neighbors are doing. There are NO amenities, no affordable parking, and no convenient way to bring things in and out of your home. The elevator in the building on the corner of 16th and Wynkoop has been out of service on and off since I moved in 2020 and is currently on an eight week stint in the middle of a summer heatwave. The property management staff is barely here and useless when they are. Concerns are tolerated but no action is taken to address them. Donald, the regional manager, took a call from me once and passive aggressively told me "sorry we're not living up to your high standards" when I addressed non-functioning appliances (a fridge/freezer where I lost over $100 of frozen/cold perishables), laundry facilities, and elevators. All of the appliances and carpets are from the 90s when the property was converted. You will not be given any new appliances or upgrades as long as you're in the apartment. One neighbor has been here 25 years and has the SAME dishwasher the entire time (it is currently non-functioning). Marvin, the lead maintenance manager, is dismissive and condescending. I had to spend a whole weekend without heat in my home during a winter freeze because he didn't feel like coming to look at it even though he was operating the emergency line. You will not be respected, cared for, or heard here. Also keep in mind the "affordable housing" gets large increases every year so you will likely be priced out of your home quickly as I was. The charming brick and wood loft elements and other tenants are the ONLY saving grace. Do yourself a favor and apply to other newer, nicer, and better run affordable home communities in central Denver. It will NEVER change or get better (read reviews from over six years ago). I wish I would have paid more attention to the poor feedback before I chose to move in here! read more

I've lived here almost 7 years and loved it... except as of late. I would say the last 5 month have been hell. DO NOT MOVE IN HERE!! At least not until construction is finished (It's been over a year since they started...who knows when they'll be done). The management has had a high turnover rate, and the current leasing agent is the worst of them... ignores residents, and has done absolutely nothing to deal with tenant concerns/complaints regarding the construction issues. Multiple emails from various residents about the dust and debris entering units, and they've put blame SOLELY on tenants. Several neighbors report the same issues, and they've been told to file insurance claims for damage to personal property due to construction/management negligence. It's gotten so bad that a rogue email was set up by another resident to gather complaints... who knows what, if anything, will happen with those or even how many reached out. There is talk among building tenants about a possible class action lawsuit against the property management. I've submitted my photos and receipts and issues, so hopefully whoever is collecting that info does SOMETHING with it. Clearly management won't. They are so annoyingly condescending when you bring up issues, and then you don't hear from them again. I've put in complaints with the city and county of Denver as well as the Health Department about the unhealthy dust in my unit (those cases are both pending due to the COVID pandemic). I've enjoyed my time at Mercantile Lofts immensely... the location is great, neighbors are friendly, the maintenance guy Geraldo is AMAZING and super helpful. The unit is spacious for a studio (630 sq. ft.). Beautiful, exposed brick, high ceilings with timber beams, decent layouts (they're ALL different and unique). Anyway, great place for 6 1/2 years... absolute hell hole since April 2020. read more

I recently moved out after 3 years of living there. I loved those 3 years. The price you pay for what you get is definitely fair, but the price you pay for the location you are in is amazing. That is if the new property management doesn't blow up the rates as it was taken over by a new company my last month of my final lease there. It is a much older building, with some really cool history, but because of the age it isn't modern so you do have a few downfalls. The elevator, there is only one, was one of two major issues for me as it broke down time after time after time and when you live on the top floor and just get out of back surgery that isn't the most exciting thing to have the only elevator not working (or possibly get stuck in it). The second big issue is there is no A/C in the units. You can figure out ways around it but the summers are unbearable if nothing is done. However, the maintenance staff there is great and aside from the big issues like the elevator they handle everything extremely promptly and well. I would and definitely have recommended this place to many others who are looking for the Denver downtown/city living experience. It's a fun location to watch the city grow from your bedroom window. read more

I loved living here. The apartment and the neighborhood were both perfect. I needed to move out of state, but otherwise I would never have let go of my studio apartment. Meghan, who manages the building, is great. Really straightforward, reliable, and responsive. Whenever I had maintenance issues (my garbage disposal stopped working at one point, or needed to get some lights fixed another time) the repair always happened within a day or two. I saw a janky review from earlier this year and I'll let you all judge it for yourselves but I can tell you that everyone I know from the building really liked it. I definitely think my unit was on the bigger end of what the building offers, but all the units I saw were cool and definitely a step above other apartment buildings in Denver. Parking is next to impossible on the street, so I just go used to parking closer to Little Raven Park and then just walked back and forth to the building, which was annoying at times but really no big deal. The feel inside the apartments is amazing -- it's exposed brick, exposed beams, and white walls... you can really make it your own. My unit had a simple bathroom with a ton of counter space and a shower/tub. And the neighbors were all nice... not much interaction beyond shared elevator rides and passing in the hallway, but everyone was super friendly. Only thing is that every once in a while I could hear really clearly whatever noise was in the unit above me. The natural light in the apartment wasn't great -- there was only one window. Last but certainly not least... the neighborhood! Lodo can be douchy up by Coors Field, but 16th and Wynkoop was an AWESOME area... restaurants, bars, everything. My favorite was the Museum of Contemporary Art, which is just a couple blocks away and has one of the most idillic rooftop cafes in the country. The only thing that's not within (close) walking distance is a full grocery store, but if you have a car that's not a problem or if you don't mind a 10 minute walk then there's Natural Grocers over on Platte St. read more

Even though I hired a professional cleaner upon my departure, they still charged me my security deposit as a cleaning fee. I took video and pics as did the cleaning company b/c I warned them. In the end, I didn't want to deal with them to get my deposit back. Good bye worst living experience ever. read more

WELCOME HOME!!! I have been happy to call this gorgeous place home for almost two years! Love the location, energy and people. I have nothing but wonderful things to say about Meghan the landlord- she is and has always been friendly and done everything she can to help when necessary- I haven't had any crazy issues to deal with aside from some noise (we are right in the middle of a metropolitan city with construction everywhere) understandably so. Marvin- Kevin and Geraldo the maintenance crew are always on top of things and are great guys- informative & welcoming. The walls are thin but there are quiet hours that are usually respected by this lovely community of city dwellers. I have and would recommended the space. Two thumbs up :) read more

NOISE = LOUD: Even good reviews mention the ULTRA thin walls and neighbor noise. You can hear a pin drop in the apartment next to you. No joke. VALUE = LOW: Mercantile Square is made up of mostly low-income tenants. If you're one of the full-price (market rate) tenants at Mercantile Square, LOOK AROUND! There are so many new choices within two blocks that you don't have to put up with this stinky, hot and cockroach infested property. (Cockroaches have to be addressed every summer. Management is quick to respond, but the bugs come back each summer.) The apartments look amazing, but to actually live here...Yucky. Go get yourself a pool or a workout room instead! read more

Great location and great people. My wife and I lived there for three years and just moved out to buy a place. Location cannot be beat and the price was very competitive. At first I was skeptical about this place because of previous posts, but we have been loving it here. I have two kids and they enjoy it as well. There is a book store just downstairs for them and many festivities year round at Union station. I'd recommend this place as a single person or with kids. read more

Though the lofts were at a great location (16th & Wynkoop), I would suggest a renovation. The lofts are cool if you like exposed brick, but the window sills are old and are particularly bad at holding heat in in the Winter, and the air conditioning in Summer. The apartment does not provide air conditioning, and though it pays for heat, I never got enough of it in the Winter (and forget about turning it on out of season, I never had luck with that either - just loud ass clanking from the heater.) The apartment I was in (studio) did not even have kitchen cabinets or closet doors. Appliances and countertops are not in the best condition. Washer/dryers are located on every floor, but you have to load a laundry card in the office (which is very inconveniently only open during typical work hours.) I was actually a part of an income based rent program, but I think that is what led to many inconvenient inspections over the course of my lease. I don't know why, but the fire alarm goes off incredibly often, so much so, that residents don't feel the need to leave the building. They shut off your water for hours at a time, many times during your lease. They are doing construction right now, but I can't help but think that may continue with just how many times I've been notified of a water shut off over just a year lease. Lastly, residents are required to do an inspection before the end of the month of their lease. You must have all your stuff out ahead of time if you want to contest any charges that will be applied to your deposit, but that means getting another apartment pro-rated or moving twice. No amenities are offered as far as gyms, balconies or rooftops go. All in all, a convenient location for downtown entertainment, but less than stellar. My husband and I found another apartment for only a few hundred more a couple blocks away with all of the things mentioned. I think many of those things should be offered standard, and Mercantile Square Lofts is behind the times. Unless, dorm-like was what they were going for. lol read more

I lived here for five years and I loved it. I moved because the boyfriend and I finally decided to take the plunge and get a place together but my single girl years here were amazing. Yes, the building is WAY too hot in the summer, and WAY too cold in the winter. Yes, you aren't getting massive square footage, and yes the walls are really thin. Despite these things this was the perfect place to spend my early 20s. I could walk everywhere, I could meet friends out on a whim, I had access to everything downtown has to offer and I loved every minute of it. I will say that management was a much bigger part of my life than I would have preferred. Although pleasant and nice seeing your apartment manager walking around all of the time kind of felt a little overbearing, but that was the trade off for a smaller building. Now could I live there? Probably not. At 25 and done with partying this is not the place for me, but for a young, single person this was absolutely ideal. It almost forces you to be social because it's hard not to go outside when everything is so close. So while I love my new apartment's air conditioning and working heat and pool, I wouldn't have lived there over Mercantile a day sooner than I moved. I still miss it often. read more

Great value in the rent-controlled units. These are very stylish, industrial-style lofts with exposed beams, high ceilings and exposed brick in most, but not all units. Gas, water and trash are included and provided by a central boiler that has been mostly reliable. That being said, some units here are much nicer than others. Try to get one with the most exposed brick as it isolates the sound better. The drywalls seem to be paper thin as you can often make out full conversations from your neighbors. There's some diversity but the crowd seems to be mostly twenty-something young professionals (as am I) and/or students and are generally nice and respectful but partying on weekends is inevitable given the demographics and location. A plus is the management. I've been renting here for over 2 years and Meghan is on the ball and responsive. While I haven't been the best tenant due to changing financial situations, shenanigans I don't feel like they hold this against me when I've needed things fixed, etc. In my experience, there's been no leniency on late fees and such but there is a 5 day grace period for rent payments, which certainly helps.This seems to be one of the few property management companies without a turnover problem. Marvin and his maintenance team are super nice and equally responsive. There is a wait list for parking and it is $200 a month the last I checked. It seems like parking will be in shorter supply as new commercial tenants have moved into the adjacent building, which I believe uses the same underground garage. Expect to park on the street (metered 22 hours a day) or paid surface lots when you first move in, even if you're prepared to fork over the $200. Given the price point and location, I can't hold this against them. read more

We had an excellent experience with Mercantile Square Lofts. Our case was a little unusual in that we were taking over the last 10 weeks of the previous tenant's 1-year lease. We were only in Denver for those 10 weeks so this arrangement worked out well for us. The manager, Morganne, was very friendly and helpful in receiving and processing our application and getting us in quickly. As tenants we had a few minor maintenance issues and Morganne and the maintenance staff were always professional and quick to respond. Morganne was very professional, polite, flexible and expeditious in all our dealings with her, and our stay at Mercantile Square Lofts was a very pleasant one. Would not hesitate to recommend Mercantile Square Lofts to others. read more

I lived in Mercantile Square Lofts for three years and loved it. The location is perfect, the rent is super affordable and the management is always nice and understanding. The apartments are not enormous, but for an affordable place in the heart of downtown they're great. I loved being walking distance from all the bars, restaurants and activities of Lodo. The only reason I am moving out is to move in with my girlfriend, otherwise I would still be here. read more
