I was told by the current manager that the corporate lawyer for DSL would not pay for the damages to my bedroom furniture as it was 'weather related', also my rental insurance did not cover my damages bc it was obviously poor construction. DSL did no maintenance/construction to fix this issue. I also heard that the 4th floor leaking problem has been an issue with other apartments on the 4th floor as well we East 12th apts. During my 2 years at DSL I saw a very high turn over rate of managers and leasing consultants float through the door. Also the back bike cage was broke into 3 or 4 times by tweaker guys which was unsettling especially due to the number of people coming in and out of the back door at all hours of the day (espec. walking their dogs). I was relocated to the floor below and I was immediately unsettled by how loud the tenant above me was. I could easily hear every step. Even though I complained, it didn't do much. These walls and floors are paper thin and I am deterred from renting a 'modern' apt in Portland ever again. Even though these apts look nice I know multiple tenants at IDM properties that have broken their lease bc they are so unhappy living there. I absolutely do not recommend living here...

She went over and beyond in helping me find my new apartment, talking time to send pictures (Marcus was recruited, your a serious photo pro!) and answer all my questions. The level of service that I was provided made me pick this community over any other one, my mind was practically set after the first telephone call with Jolyn. The service is truly exceptional and it's obvious Jolyn and Marcus are true professionals, it's in the small details that count and that are noticed. They really are unicorns. It's really cool that they know every resident by name, the little things=big things. Is obvious that it's a beautiful property however it's the people who make the building come to life. Well done. Applause Jolyn and Marcus. The property is immaculate. Very high tech. The latch door system is highly functional and useful, easy to allow guests in and to navigate securely around the property. Thermostats and electric blinds, all controllable via Stratus app. Community spaces are showpieces yet inviting and warm. The observatory deck is nicely arranged and you can even connect your phone via Bluetooth to the premium speakers so you can rock out to Bad Bunny (ha) while you eat dinner on the roof-small luxury that's honestly great. The apartment complex has a number of well known issues in the community, none of which will be communicated to you when you're shown around. Any apartment facing Raleigh Street will have daily weekday (yes daily) industrial trash pick up from 3:30 AM to 5:30 AM. If you are on the second floor specifically, the noise is truly unbearable. I spoke to a number of neighbors who discussed they all are woken up by it. I was personally in apartment 228, which is directly above the spot where management decide to place their industrial sized garbage containers 10-20 meters from bedroom window. Management chooses to have these pick up times and are in complete control of the trash given in Portland the city does not require them to use a specific company. They will not care and will ignore your messages. Do NOT move into 228. You will not sleep. I wish someone told me this before hand. White noise, ear muffs are NOT enough to bury noise. Be careful! Second, there is a well known white van that wanders around the area with two sex offenders that live out of it, who in the winter, run a very loud generator all night and frequently park around the building, specifically on raleigh street. Again, management will act like they are doing something about it, but it is just performative. Had to take this matter into my own hands to get temporarily removed. Called the cops multiple nights. Again, immediately unable to sleep at the start of my lease. The building is very well aware of it, but will keep it a secret until you're locked in with lease. Finally, the senior manager, Charles Rough, is the most useless, unethical, and unprofessional leasing managers I've dealt with in my life. Changed my initial offer to move out without penalty to requiring a 30 day notice, offered me options that made no sense, and basically wasted three months of my time as he allegedly "worked out a fair solution." At times, he would take 10 days in between emails and ignored communications. An apartment is mainly for sleeping. If you cannot do the most basic thing the apartment is supposed to be used for due to conditions caused by the building, you'd hope Charles would be a little more responsive. I simply do not understand how this man has a job. He is constantly on automatic OOO replies, and has zero sense of urgency in a issue that is seriously affecting a tenant. Apt complex is owned by investor group in California, who probably has no idea how bad this guy is at his very simple job. Do NOT move here. I lasted 3 months only because Charles wasted my time, my peace, and my money. For context, I gave my first notice of the issues 11 days into my lease! False promises of apartment availabilities of same size opening up and the belief they would respect my lease kept me engaged and putting up with something I should of legally left a long time ago.

Daja arrives and says hi Terrence, sorry for the wait. So the fact that she knew my name without me saying it lets me know you did know you had an appointment to see a unit and chose to blow it off. I go on the tour and she had a flat affect, not rude, but certainly not pleasant. I toured the unit only because I waited and paid for parking. It is irritating to deal with unprofessional behavior. If the manager who apparently does not understand how to run the leasing department, she should not be there. And for $3k for an apartment, perhaps be pleasant to a future resident.

Coming from someone who moved across the country, this building is right in the middle of everything you would need to acclimate to Portland. Public transportation, parks, farmers markets, restaurants, all walkable directly from the front steps of this apartment building. The staff went above and beyond to not only answer my many questions about the units in a timely fashion but were quick to access and correct any maintenance issues my unit had while I was living there. With concierge & security included, they provided a safe and secure space to have food & packages delivered, along with security 24/7 for when I would come home at any hour of the day. The last thing I will mention is the community. Park Avenue West spent a great deal of energy and effort into planning events, parties, and gathers for is residents. Whether it was a 5k run/walk, a Superbowl party, or a potluck for Friendsgiving, the staff here provide a safe space for anyone who is looking to meet friendly neighbors and enjoy all that Portland has to offer. Astor Tower: The worst experience I've had in PDX…read more You will hear every move your neighbors make. You will hear them moving, playing music, laughing, and banging about. I've had to report multiple neighbors playing metal so loud I could hear it from the elevator, hallways, and inside my apartment. Each time (must have been a dozen), someone would come up, knock on the door, passively ask to "please turn down the music somewhat" and go about their business with zero repercussions on the resident. Zero consequences only encourages this inconsiderate behavior. After comparing notes with other residents, this seems to be a way of life at Astor Tower. The halls and elevators constantly smell of weed. Disgusting. Leasing is incredibly passive aggressive. Even more than PDX standards. It's clear they're there to cash their checks and give residents lip service instead of resolving conflicts. Rent is OBSCENE for the area. There's nothing there. Businesses left since COVID. People park their low rent cars way too close to luxury ones. Note - they don't care if you're driving a Mercedes. They still park too close. Gross. Random people are always in the lounge, taking over with loud birthday parties and game nights. Go to your own apartments! Or better yet - go out to someone else's house. Don't interfere with those who have to live in close quarters and can HEAR EVERYTHING. Stay away from Astor Tower / Hassolo buildings. Body language and facial expressions speak louder than words sometimes. Management in the office would always mug me whenever coming in and out of the building, checking the mail, taking the trash out, etc. It was not just the looks that made me feel this way, there was a time where a got an email saying that my partner and pet weren't not allowed on the property and that they told me " multiple" times that his not allowed. They told me Twice... not the point but The staff member that " witness my partner" did not take the extra step in seeing if it was truly the person who was not supposed to be on the property but yet simple saw an colored man ( My friend Charlie who Hispanic) with their hood up walking out the building. She could of simply stop us before exiting and told me again his not allowed. Seeing for her own two eyes that it was in fact not my partner. My pet is an companion pet and Tabor view loft has his papers on file! The staff member never went through my account before sending me that email. Unprofessional in my eyes! I understand my partner but my dog? If you do like me you can just say that but you DO NOT mess with my dog! But NO she simply went to file a report before she clocked out for the day. So quick to point the finger. I felt as the time went on living at Tabor view loft the more I felt racially profiled, discriminated and harassed. For the small amount of space it was truly NOT worth the money to live there! The new update appliances are nice but they use expensive products, the water pressure sucks! If you have an type of pet that sheds hair the washer/ dryer will not satisfy you surely do not satisfy me! It will also leave a weird odor on your towels.

Even during my move out inspection appointment, no one from the leasing office showed up. The leasing office was often closed during posted office hours, and sometimes there were employees inside during office hours, but the blinds were drawn and the door was locked. Just an overall unwelcoming, unhelpful experience. The unit itself was nice and updated but it was not worth it. I've lived in other buildings with much more attentive staff. If you're thinking about moving here, I wouldn't recommend it. The frustration wasn't worth it for me.

I lived at 2121 Belmont for close to six years…read more As of 2021, in terms of build quality and customer service, it's difficult to think of a better building in inner SE! - Originally built as condos, so great quality build, including hardwood floors, granite countertops, thick walls, etc. Weirdly, I could hear when my neighbors opened and closed their sunshades, but I could never hear dogs barking, loud music, etc. - Some ground-level apartments with private entrances available if you have a dog or bike that requires easy access to the street. - Parking spots available, package lockers, small gym, and a dog wash. In six years, I maybe lost two packages, which is remarkable! - Along the 15 bus route, so easy commute Downtown for work, with easy transfers to NE along MLK Blvd. If you bike: very easy to access anything in SE, Downtown, the Pearl, or inner NE. Wonderful location to pick up cycling for transportation! - Within easy biking distance of tons of coffee shops--very ideal outside of COVID times! - Across from Colonel Summers Park, next door to a cemetery (quiet neighbors!) that's nice for walks. - Generally pretty friendly neighbors. I lived in the building for close to six years, but one of my next-door neighbors had lived there even longer! - In six years, my rent went up about $75. There are a few caveats, however: - Most of the units do not have "true" bedrooms; if you look at the layout diagrams, the bedroom is in the middle of the apartment with no windows. I didn't realize how much that affected me until I moved out. The darkness really does get to you, even if you purchase a smart lamp. - Relatedly, the building is North/South facing, so in most of the units, you don't get great light--especially during winter. - There are lots of things "nearby", but very few things right outside your door: a couple restaurants, one bar, a dispensary, an LGBTQ clinic. I wouldn't call the area walkable so much as bikeable. If you have a car, it's no trouble at all, though. - The quality of the building really relies on the quality of the staff. For the first year I lived at 2121 Belmont, it was amazing! The past few years have been great, as well. There were a few years in-between, though, that were sketchy at best: no cleaning the trash rooms, no cleaning pet waste in front of the building. Once had a maintenance guy walk into my apartment without notice while I was in the shower--that guy no longer works there. Otherwise, a great building. Would have stayed much longer if it weren't for COVID--I moved to a more walkable neighborhood, since public transit is best avoided.

Drove home and a half hour later, I emailed the property manager and said I really wasn't interested. They are now sending me invoices and harassing me with collection calls for the $50 application fee. I have replied repeatedly that the reason they don't have an application fee is because I didn't apply!! Avenue5 just doesn't care! It's really ridiculous.
