This is an extremely nice place to live. I know this place very well of course to respect the privacy of others I won't tell you exactly who lives here but there's a lot of famous people. Mostly in R&B and hip-hop Industry. The managers super nice . They cameras everywhere And a bottom parking level for people that are famous and don't want to be seen. They have a dog run in the back, upstairs they have a media center with coffee if you need to take a meeting and of course the pools nice .All the units are loaded with Viking appliances . It's in a extremely safe area right next to Home Depot which always seems to be very convenient and the hospital around the corner. read more

Long-Term Tenant at MOSS. I can say unequivocally three things: (1) Property Manager is second to none with the utilization of their resources to ensure tenant satisfaction; (2) the grounds are immaculate; and (3) MOSS ensures repairs are timely and always go beyond the expectations any Tenant would hope for!!! In these trying times - why live anywhere else? Why add any rental stress anywhere else? Here - there is none. Proud to be a MOSS TENANT - and would NOT live anywhere else. Don't come here. You will have a hard time just getting into the complex because its on the corner of sepulveda and victory. Especially in the mornings and afternoons. You have to go all the way around the block just to come around to the road in order to get into the parking lot because traffic is so bad. I try to be home before 4pm or after 630pm because the traffic is so bad you cannot get into parking area. In the mornings I I try not to leave until after 9am because of the morning traffic. Then..There are roaches. Especially after a neighbor moves out (which is often) and they fumigate. Granted they do fumigate, but there are still roaches. I am a clean person, there is no excuse. Of course when I came to check out the place before I signed my lease I didn't see any roaches, so of course now that I am moved in I am seeing them...on the ways in the hallways and occasionally inside of my place. Fucking gross. The manager and here family (they have several cars) like to play car roulette. Must be nice to have so many spots and I have to walk so far just to get the door on the entrance. I dunno, I guess I just want it to be fair. I you have 5 spaces, why can't I? I have friends and family too and street parking in this neighborhood is sketchy. Also when new units open up, she gives her family preference on the new units with upgraded amenities. I guess I understand it though--If I were in her position I would do the same thing--look out for my people. Its a pet friendly building, but the manager/or one of her relatives has a HUGE german shepard that they can barely control. Always lunging and barking at people walking by. Very very annoying. Especially when I am sitting in my house and I can hear that dog barking from the other side of the complex. WTF....and there a family with a cocker spaniel who BITES!!!! If they even walk by you with it and you happen to be there it will try to bite you even if you are ignoring it. The downstairs pool area reeks of URINE because the manager and her family lets the german shepard run around there pissing and shitting everywhere. Before that dog got there it did not smell like that. Then a few months ago had the nerve to post a note on everyones door about urine and poop. Um, hello lady--YOU are part of the problem. Not too many people here have dogs as it is. The manager is nice enough, but she is NEVER there in the office during business hours. Hardly ever actually picks up the phone when you call--usually calls you back. The area is also kind of shady. One of my neighbors told me she saw someone get robbed a few months ago and some other neighbors were telling me how they are raising the rent. Why I don't know. You can definitely find nicer places for less money in the valley. Its only nice on the OUTSIDE and the apartments are super HOT on the inside. That little old wall unit they give you --new or not, is no match for the heat. Especially is your on the top floors. Trust me. Much hotter inside than what it is on the outside. Its so bad that one of my neighbors actually moved out recently because of it. She said it was beyond hot inside and I believe her because I am stuck on the 3rd floor too and I am miserable. When my lease is up I will be moving out too. Overall, if you need a place to stay in a somewhat decent building, then I guess its ok...just know, the traffic in front of the building is TERRIBLE, the neighborhood is not the best, especially after hours and your unit will be hot. Dear future apartment renters, Let's just start off by saying how lucky we were to find this gem in Van Nuys. Right off the 405 freeway, it brings convenience to wherever your needs to go are. I have absolutely no complaints about the property itself and/or studio that we reside in. There's constant maintenance and upkeep that's seen and gives so much comfort knowing someone's always there to take care of you. Especially property manager Chandis, she's always there when you need her. Knowing that, gives you such peace of mind. This review is for the management and the maintenance staff. Chandis, the manager, is one of the most prompt and responsive managers I have experienced. The slightest problem and she has it solved! I casually mentioned that my screen was not set completely in the window and I had to pop it back in at some point. The next day, the maintenance crew stopped by and took care of it for me. In no way did I think this was a job for the building, I saw it as something that I could and should handle on my own. But no need, Chandis is here! :) Every time the maintenance crew has come to my unit, they are friendly, charming and efficient. I really could not ask for better service. I have lived in the building for some time and lived with several on site managers. Since taking her position, Chandis has improved this building tremendously and living here as well. The halls, stairways and pool are meticulously maintained, with a crew coming at least 2x/week to MOP - not just sweep - the outside walkways. The gym has everything you need to get a great workout. At one point, a crew was here working on one of the units. My car was blocked by a crew member's truck and I couldn't get out of my parking spot. I asked the driver of the car to move his truck and he flat out refused -even though he was standing right next to it - and was rude & hostile to me. I found Chandis, told her what happened and she jumped right out of her chair and handled the problem instantly. She made it clear that it was unacceptable to be rude to the tenants and blocking me in was out of the question as well. Needless to say, he moved his truck. Called to schedule an appointment today . Chandise answered and said we can meet her in the front of the building at 5 pm ( their business hours today were until 6pm )we arrived at 4:45 pm came all the way from Covina ( an hour away). No one was there . Waited until 5:30 still no one arrived . Called office NO ANSWER . Called corporate office said they don't even know who chandise is?! Very unprofessional super glad we didn't even get to see the apartment bc with that type of management running the place who knows what other shit might have happened . I moved out of Montecito to a 3 bedroom apartment across town a month ago. Already I miss Chandis, the manager of Montecito so much! Chandis was on top of any repair, or problem. My new manager never calls back, never fixes anything, and doesn't let anyone into the building - including the mailman, UPS, and the cable guy! When my mail was stolen at my new building, the manager told me the security tapes were not working properly. Chandis always answered her phone and took care of any problem instantly. Every building should have a Chandis. Unfortunately, she only works at Montecito. read more

I have lived at the Montecito almost one year now and could not be happier. The building is one of the cleanest I've lived in since moving to LA. If ANYTHING goes wrong it is fixed immediately. Chandis, as manager, is awesome. SOOO easy to work with and always returns calls. And George, the maintenance person I've dealt with, is great !! Quiet building. Friendly tenants. Moved here in May and I have to say that it was the easiest process of moving I had ever did. Chandis Walter's the property manager was so easy to talk to. I love it here because I have a large dog and it was no issue. The small community is pet friendly and the pool is always clean. The building is always clean. They have a cleaning crew that comes by several times a week and the lady's are also very friendly and nice. If you are looking for a studio, one bedroom or two bedroom in the valley this is the right place. Hardwood floors and granite counter tops if recently remodeled. I had no issues ever reaching the manager. She is always a phone call away or text. Like other property managers she managed several apartments so she is also busy but always gets back to me within a few hours. The place is very convenient to the 405 freeway, was just recently freshly painted, plus now the pool is heated. Nice! The manager is very good at her job, always on top of things. We just moved in a month ago, and are incredibly satisfied with the unit! The manager is friendly and prompt in response to maintenance requests and rent queries, the building is safe and dog-friendly, and the gym and pool area are really nice touches. These are all clearly palpable and apparent pre-move--for me, the real gamble usually ends up being in the neighbors and building upkeep, which is typically more difficult to gauge during a walk-through. Happy to report that we've lucked out on both fronts; our neighbors are incredibly friendly, from people passing by in the halls with a kind smile to some actually coming over to welcome us. The building itself is well-kept, cosmetically and internally (no issues with pests, mold, asbestos, etc.). Overall, we're very happy with the unit, and I'd definitely go so far as to recommend this to those apartment hunting in the area. read more

I'm going on my third year of living at the Montecito, which is the best kept secret of Van Nuys. The location is affordable, and with nearby 405 and 101 access, you'll be able to make it to Los Angeles with as much ease as traffic will allow (often with no problem). There are great schools, food, banking, and medical options within a short drive and walking distance. The complex is newly renovated, with a pool, parking, and gym. Most importantly the staff is superb. When you live here at The Montecito, you not only have Chandis as your landlord, you have her as a friend. Moss and Company went above and beyond when they hired her. I've never felt more at home living here, and looking forward to continuing my residence. read more

All of these previous people must work for Moss and Company. Ive lived here for awhile and I'll definitely be finding a new apartment. The building is located in a horrible location right off the main street so its always soooo hard to come in. When i first saw my unit Chandis the manager said she didnt live on site but i was definitely surprised to see her doing laundry on my floor and living with the plumber. If she makes you do a repair with her vendor decline. Its her boyfriend and they only accept cash and they make up prices as they go. Chandis the manager leaves her trash in the hallways for days and funks up the entire hallways. Ive seen a dead rat in the fire hose glass as well. Clearly she's gotten lazy. Don't be fooled by your price of rent you have to pay for water trash and insurance. Renters insurance that covers the building not your unit. Add an extra $60 a month to whatever she says your cost of rent is. What a scam read more

SO far my favorite Apartment! The building is really well maintained and basically whatever you ask for is taken care of quite promptly. The apartments are beautiful completely redone. Pool and GYM are awesome and new windows blocks out ALL the neighborhood noise. Neighbors are so friendly too. The manager selected a good group of people. I don't want to leave. read more

YO.... I found this page on Yelp and was so surprised to see a 1 star review(s), so... I'm feeling the need to chime in here haha Before I dive into this review you have to know: ever since I moved to LA in 2008 I have moved once (sometimes twice) a year because there was always a deal-breaker with my apartments; BUT I have been here for 2 years with no intentions of moving *anytime* in the foreseeable future. ****MY UNIT in this little gem has: -a gigantic dressing room/walk-in closet...with huge built-in shoe shelf! -mirrored-doors that cover the entire closet/dressing-room wall -a private patio (we all have them) -a counter bar -lots of sunlight -the most gorgeous hard wood floors ever I've ever seen -and if/when I wanted, I could have a dog :) yay ****THE BUILDING has: --an extremely kind and courteous property manager (...look, if you can't reach anyone by phone shoot an email! Chandis is the gal you'll want to speak to in regard to the property/vacancies. she is a super cool girl that I am legitimately thrilled to call a friend) she's got a heart of gold and will help you with anything from parking spots to unit maintenance. --a gym that is so clean you could eat dinner in there (it over looks the pool but has ceiling to floor blinds for privacy when you want it) --a pristine pool with a gorgeous outdoor sofa/picnic area surrounding it ....but the long lounger-chairs could probably be updated,.. I burned my leg pretty badly when one of them snapped shut on me on a hot summer day lol it was funny at the time but thats a whole other story... (Chandis, if you found a snapped-up lounger chair back in July, it was me :( it venus-fly-trapped me) --gated parking --secured entry -- and absolute minimal bugs!, I'm talking, like, NONE! I live in a 1st floor unit and in my 2 years here I've had the least critter-encounters of any apartment I've ever lived in. ****WITHIN WALKING DISTANCE/ or a 2-3 minute drive, you have: -the 405 -target -costco / costco gas -the 101 -asian market -sushi -nail salon -24 hr subway -wells fargo & chase -an old-school cocktail lounge -the best pizza place on the planet (across the street) -pho -Jiffy Lube -24 hr western bagel -cvs/pharmacy -bike and bus path -vons (or jons, I don't remember ¯\_(ツ)_/¯ ) -7Eleven -great thai food... that delivers! -storage units -orchard hardware supply -petco -bevmo -gas stations galore -and not much further you can find a ralphs, chipotle, pizza rev, ventura blvd, whole foods, blue-dog tavern, shopping centers, etc *****If there were any CONS to this place I would say they were: --You still need quarters for the washer and dryers as opposed to a re-fillable card (but thats just because I hate going to the bank for quarters haha) --traffic outside the building can be crazy, but its really only an issue when you're trying to get in the lot from on the street. HOWEVER- you can easily do a U-turn at the 'keep clear' area of traffic just one door down, so that you are on the gate side of the street and you can swoop right in (assuming you are coming from the west, of course). If you are coming from the east and traffic is bad on victory, there is a quiet residential neighborhood right next door with streets that run parallel to Victory blvd and you can access it from Kester, Speulveda or Vanowen (these streets will be your best friend at rush hour, save yourself 15 minutes in traffic and get to know your back roads!) and you can street park there! my bf does it all the time and never once had an issue --hmmm, lets see... I'm really digging here.... --I guess the neighborhood isn't the most desirable. I have definitely seen some questionable homeless people around the intersection of sepulveda and victory, but you know the drill- politely keep to yourself and save the midnight jogging sessions for the treadmill. ****OVERALL --the building is really clean, safe, quiet and full of happy and respectful people. There is a nice little sense of community whenever I have met a new neighbor and a lot of them have been here for years (for obvious reasons!) I'm really happy I found this building, it will be a while before I give this place up :) read more

I have been living here for the past 3 years. Couldn't be happier. Its been an great place to raise my daughter. The building is always clean and hallways always smell good! The pool is constantly being clean as well. The neighbors very friendly and respectful. The manager has been great and follows through for the tenants! If you are considering moving into the Montecito, do yourself the biggest favor of your life and move to a different Apartment complex. I was reading over these reviews - the positive ones - and kept shaking my head and laughing. Somebody said that there are "No Bugs. Like None." STOP YOUR LYING! You will see Roaches - Big Ones - on a daily basis. Yes, you will. I lived on the second floor and these Roaches would climb up the building wall right onto your balcony. Disgusting! And, don't kid yourself, there is a very, "very" good chance that the good review(s) that were written on here were either written by the Manager herself, Or, she paid one of the tenants in the building to write a good review for her....Why would I say something like that:? Well, because she asked me to do it, And, she said she would take $25 off of my rent. You would think that the Roaches would have been the worst part of this review - They are not! The worst thing about the Montecito is the Manager! She will talk about "All" of the Tenants behind their back and nine times out of ten she is lying. People like this should not be in a position of power. The Montecito Manager spends most of her time either at the pool or in her apartment because she's certainly not in that office much. Best way to get in touch with her is to look for her in the laundry room; and the attire that she wears on laundry day is not something a paying tenant should have to look at.
