My wife and I had an incredible experience preparing to live at Citrus Commons. The staff is kind and endlessly helpful, as well as patient. We scheduled multiple visits and they let us spend time visiting different layouts, take measurements, and didn't pressure us to decide right away. Preparing for the move-in day itself was also a great experience - they've got a load-in dock at each building for the truck to pull right up to rather than fighting street parking. All of the appliances are brand new and high-end, and you will very likely be moving into a brand new unit that has never been lived in before. Internet is already installed and ready to turn on, and is fiber so you can crank all the way to 8g up and down if memory serves. Another highlight is being directly above the new Trader Joe's. You can take the stairs down and be right at the entrance! Last but not least - Brittany was an absolute gem every step of the way, and made it a wonderful experience all around. My husband and I moved into Citrus Commons last week and it's been such an amazing experience so far. Mimi was our leasing manager who was unbelievably helpful and made herself available through every single step of the process. I literally do not have enough kind words to say about her. When we moved in, we experienced an issue with our dishwasher and within 2 hours of submitting the request, Luis and Vince (maintenance team) showed up and replaced the entire unit. They were also so kind and had the best energy. All of the finishes within the building and unit feel very luxe and the team here is nothing short of fantastic. I had the opportunity to walk and spend time at IMT Citrus Commons and I have to say it truly exceeded my expectations in every way. The entire building is absolutely stunning. From the moment you walk in you can tell that a lot of thought and care went into both the design and overall atmosphere. The units are stunning , modern and beautifully finished. Everything feels fresh, clean, and upscale. The staff are amazing. Every single person I encountered was kind, professional , and sweet. Now days It's very rare to find a team that is so attentive and willing to assist with anything. I love the location being within walking distance to Trader Joe's and the mall is very convenient and prime location that makes everyday life easier and enjoyable. Citrus Commons and it's incredible staff once again didnt disappoint. I had a maintenance problem and within ten minutes Leo was at my door all smiles and helped me. The front office, leasing staff, are amazing, and just when you think it doesnt get any better, Leo arrives and is a sweetheart as is Steven (and I dont know the others yet). Kind, courteous, professional, and friendly and very skilled. A shout out to the AMAZING JASON. In a former review I inadvertently left out his name and he, too, gets an A plus! for all that he is and all that he does. I had some furniture delivered yesterday not knowing the front desk was closed and Alex and Kevin could not have been nicer...helping me through the process. My review is for the super awesome Citrus Commons shopping center with the brand new Trader Joe's, Ministry of Coffee cafe, small businesses and chic picnic area as well as gorgeous layout. It's already becoming a hub for locals, passers through, it's apartment's residents and this guy too! They have limited parking throughout, but loads of underground parking. Street parking in the area doesn't have restrictions or meters, but is a little sparse. For inquiring future residence they do have some great floor plans, though they do start at 3k for a studio, but you are getting a lot of great amenities including swimming area, fitness center, washer & dryer inside unit, roller shades, pet park & spa, and an endless assortment of wonders. Definitely hoping to keep enjoying a squeeze of citrus, in sunny Sherman Oaks, Los Angeles. read more

If you want to understand the bad reviews, here is a quick summary: they don't live here. I highly recommend Citrus Commons, as someone who actually lives here. We worked with Mimi who was so incredibly helpful from the jump. She gave us multiple tours, she allowed us back to take measurements before move-in, she met us after our 8 hour drive from Reno with cold waters and a nice welcome. From start to finish (and even still) she is a quick email away. The entire team we have encountered has been nothing short of amazing. How about details? Details matter. I'm talking about the quality materials, the fact the drawers and doors are all soft-close, and the ease of use of all facilities, etc. Appliances and air system all connect to your phone which is wonderful for when you're away. The facilities are clean and well kept. I've used the gym and the pool, and I work from home so the workspaces are a nice change of scenery when I need it. I also love the fact I can walk across the street and access the mall. Shopping, restaurants, nail and hair salons, all are within walking distance. Citrus Commons now open! Well... the Trader Joe's at least. Which is very nice (see other review). Not sure when other stores and the residential areas will open. So glad they kept the historic Citrus building in place. The whole complex is very clean, well-spread out, easy to navigate, and there seems to be plenty of parking options. Moved in over a week ago and have absolutely loved it here so far. The move was a breeze and the apartment itself is gorgeous. I was originally a bit concerned about the size of it, but once I got all of my stuff in there it felt like home and had plenty of space for me. It may be pricey, but if you're able to swing it - it's absolutely worth it. There's nothing like it in the area. read more

I was not very impressed to be honest, apartments are very standard, so are the common areas. I was hoping this apartment complex would have a better options. The worst part of the complex was a complete lack of greenery whatsoever. Truly puts to shame a landscape designer and an interior designer as well. read more

I was absolutely blown away by how modern, well designed and inviting Citrus Commons looks. I spent almost an hour touring 4 or 5 different units, took home some information about the building and followed up the next day only to find that they discriminate against people who own their own business. If you have an LLC and get paid in a business checking account, even if you file a regular tax return (e.g., not as an S-Corp, but as a disregarded entity) they will reject you outright because they view you as a corporation, not a person. This is a strange practice at best--one that I've never encountered in over 25 years of living in Los Angeles. The building has low occupancy and is priced highly for the neighborhood comps nearby. The fact that they exclude people solely because they own their own business is again, very discriminatory. Additionally, although I made enough to qualify for an apartment (as far as gross income) they also disregard gross income and look at net (after taxes and deductions). So if you have too many write-offs, you won't qualify either. Honestly, I'm just wondering if they use this excuse to eliminate people they don't like, because it doesn't make sense. There are other options out there, so don't waste your time here, particularly if you're an entrepreneur. They won't welcome you. read more

Bad. i told them my budget, they said that the price are starting from 4 thousands. and they showed me an 2 bed apartment from 5800 nothing included. and very small, practically no living room or kitchen. you put the couch 6 ft from the wall in the living room, you are in the sink with the couch :) the rooms very very small. I noticed a response to the positive reviews that stated we were employees. I guarantee you that I am not an employee. I don't even live in California. However, I am considering the move. As I mentioned this place checks all of my boxes as a place I would live. I didn't mention that the pricing is extremely high for me too! That doesn't take away from this being everything I would want. I would also love for Citrus Commons to be units for purchase, but currently that isn't an option. I gave my opinion just based on what I saw! I only agree that it is more than I want to pay to rent. read more

Yet another giant, corporately owned (by one of the worst, too - IMT) apartment complex with cheap construction, exorbitantly overpriced, fascist style living. Yes, you can smell it already it will assuredly go the way of other IMT buildings complete with too much noise, trust fund kids, aspiring entertainment hopefuls crammed in like sardines, likely to have mail stolen and cars broken into on the regular. But I speculate - what happens in all their other buildings may/may not happen here. What I can tell you that is all that freeway traffic just a stone's throw away WILL most assuredly bother your lungs, so if you've got asthma, make it a regular thing to walk up to park and get away from your apartment - often. The freeway grime in the air and the noise pollution will drive you buggy. Will the security be any good within the complex or will they play rental cop on the streets trying to takeover neighborhood parking from the locals as with other overzealous businesses and corporate housing? Because I can tell you rental hopefuls right now: THEY DO NOT PROVIDE PARKING WITH YOUR HUGE MONTHLY RENT!! They want you to street park instead. Great idea as the crime in Sherman Oaks keeps climbing. The neighbors already hate this place and everything it represents, not just the shrinking parking. If you're already dropping $4,000 - $5,000/month by renting this latest over glorified cardboard box from IMT and not putting that same money down on a condo instead, go punch yourself in the face. Toured these apartments and honestly whoever thought this would be a good idea has lost their mind! You're on 2 busy streets with extremely limited parking, that's issue #1. Issue #2 and the biggest issue is the price! Almost $3000 for a studio is just stupidity and don't forget these are not rent controlled so they can(and most likely will) raise your rent to the max every year. There is nothing special about this building and for the price I would expect to be wowed. Issue #3 which is also really dumb is that they put a Trader Joe's in the building even though there is one right across the street! Waste of time, space and money. My apartment that I have now is steps from the park and has waaaaay more living space and is much much cheaper(around $1800) plus it includes a parking space. Don't get sucked into the marketing and the pretty pictures. Plus who wants their view to be of the mall, busy streets or the Trader Joe's parking lot across the street. read more

In my opinion, the only positive reviews online are extremely vague and REEK of being written by employees to cover up real people's opinions. We toured the property in late June. The staff was polite and the property itself was fine--but as many others have said, the prices are insanely high and unjustified. $3,995 for a 650 sqft one-bedroom? A parking spot is not even included, you have to pay an extra $150 per month. There is nothing luxury here (not even a jacuzzi) and the prices should reflect an average apartment complex. read more

This building is everything that is wrong with Los Angeles. I toured this apartment the other day and it is absolutely absurd. No disrespect to the workers here who were very kind. However, charging $6000 rent for a small, very basic apartment (with no special amenities by the way), is insane. Please do not accept these prices for what they are offering. The amenities are just a pool, a gym, and a coworker space (like everywhere). They charge a ton of money to get a parking spot and mentioned I can just try to park on Riverside.... Who charges $6000 and then has to worry about street parking? Do not normalize this complex or their prices. The bedrooms were extremely small (room for a bed and a dresser at most) - mind you, we toured the largest floor plan. Kitchen had little to no counter space. Views are basically of the mall. Who in their right mind would accept this for $5800-$6000 a month? Not including all the other fees. At best a 2 bedroom here should cost no more than $3200 in the current market (although even that would be too much). Some might think living above a super market is an amenity, but I'd be worried about the potential for bugs / rodents etc as well. Anyways, do not accept these prices for a small apartment right next to the freeway. Citrus Commons, do better please, your greed is astronomical.
