    Bottom line up front: We highly recommend Chris Filasky to anyone, for any type of home loan…read more Why we chose him: As we researched the multitude of lenders on the market today, we decided the following were what we wanted out of the person we were going to give our business: 1) We always wanted to talk to the same person. So many online companies have you talking to a new person every time you need help, or have a question. I never spoke to anyone but Chris the entire time. He was well read into our unique situation and individual loan. There was never a question as to whether or not the person on the other end of the phone was going to forget what we just talked about. 2) Being available at odd hours and on short notice. Both my wife and I have busy schedules, and many times we weren't able to fill out paperwork until the evening or weekends. There are inherent questions that come when only filling out loan document once a decade, and Chris was always available and quick with a response via text, email, or a phone call. 3) We needed guidance, not a sales pitch based on what is going to make the lender the most money. Chris was very patient with us as we closely examined the multiple options he gave us. He offered his opinion on what was the best thing for us, when not necessarily the most lucrative for him. He was clear that he is more successful in his business when he gets referrals from happy clients. For him it was bad business to lock us into a loan that wasn't in our best interest. Our situation: Our experience was as both a seller, and a buyer. This complicated things a bit in that we needed the escrows for both the home we were selling, and the home we were buying to close concurrently. Without boring you with the details, the proverbial ball was dropped by one of the many parties involved. After all was said and done, we were looking at having to leave the home we were in, and not having a solid timeline for getting into the home we were buying. Chris made a huge personal sacrifice for us. He knew my family of five would have to move into a hotel, and we would have to get a storage unit for only a few days. Because of what he did, we were able to get access to the home we were buying on time, and no days were lost between sales.

    I only gave one star because zero is not an option…read more Go with loan warehouse if you want to get ripped off right before you buy a home. I wish I would have looked up this review before I went with them. Juliana will get the work done and right before you are about to buy, the costs will be much higher than you agreed to and she'll say, "well your welcome to go shop around." Yah sure, except for the fact that I'm trying to buy a short sale and the seller isn't going to just wait around for me to get another loan together. Honestly I'm not sure if she was trying to insult me or if she just lacks the intelligence to realize that I didn't have a choice in the matter. Either way she really took advantage of the position I was in. Totally unethical, I wish I could have walked away, but I would have lost the home. Do yourself a favor, stay away.

I trusted her because on a previous loan she did well by me. However, on this recent purchase loan she quoted around $4,400 in closing costs and it ended up being $7,800.00 on a LOAN PRINCIPAL OF ONLY $118,400. Unfortunately, we were not able to back off the deal, because we had to close escrow on a banked owned condo OR LOOSE THE DEAL. Do your homework trust no one and make sure you have everything in writing OFFICIALLY.

    Trying to refinance my mortgage, gave them all the requested info and documents. Initially they…read morecame back with several completely incorrect calculations in my debt-to-income ratio. I pointed out their errors, and after they "asked underwriting" they confirmed that I was, in fact, correct (fairly basic stuff like how to handle a rental property mortgage). This took about a week or two. I already had concerns at that point since these were fairly basic mistakes, but I decided to press forward after assurances from the owner. Then they sent my file over to their main loan processor, who basically started over, which struck me as inefficient to do all this analysis twice, but whatever. After another week or two, she comes back with numbers that were better, but still could not be correct. I explain my calculations and simply ask if they will share the numbers...basically what income and what expense numbers they have for me, so that we can work together and figure out where the error or misunderstanding is. For whatever reason, they flat-out refuse to share these numbers, even though we already had some errors on the first go-around. Ridiculous excuses like "I calculate it all by hand and don't have time to send it to you". Really?? You're working up my numbers on the back of a napkin? In frustration I reach out to the owner again, and he promises me he'll get me the numbers. But his employee, who's repeatedly refused to give me the numbers, apparently also won't give him the numbers, because his repeated promises to get me this info have gone nowhere and he's now left me high and dry with zero communication for several days now. The loan processor also will say one thing, like "we'll need 9-12 months of bank statements", meanwhile the owner tells me "we'll only need 3". So between flat-out incompetence, broken promises, inconsistent answers, and refusal to share basic info with me, I threw in the towel after wasting a month with these guys. I already started the process with a new mortgage broker who reviewed my info and confirmed my suspicions that Shaffer was not calculating my numbers correctly. Do yourself a favor and go elsewhere.
