Turned out to be a great decision. The Innkeeper met us and gave us a short tour and history of the property and showed us some of the rooms. What a great building and location! We stayed in the Washington Suite and there was only one other guest there that night, so it was like we had the whole place to ourselves. That night we had a bottle of sparkling wine outside by one of their fire pits. In the morning, we got up early and walked around the property. They have a boat house with kayaks and fishing rods for guests. There's an historic cemetery on the property where a relative of the British Royal Family lays at rest. The breakfast was wonderful. Again, there was just one other guest there, but the kitchen offered their full menu. The food was delicious, service was great and overall it was an excellent experience. Could not have asked for a better stay.

Tammy greeted me at the front porch upon check-in Friday afternoon and immediately I felt right at home with her. We chatted for a while and she told me about a few places to see in town and gave me a few dinner options. I met another couple staying the weekend and chatted with them and Tammy gave me a tour of the property and a few brochures. My room, the Virginia Wilson, was adorable and cozy with red and wood hues, a comfy bed, and corner bookcases. Ah, adorable! I had dinner at The Shanty and walked around the town into the shops where everyone was just as friendly as Tammy had been. I returned to the inn to relax and bumped into Tammy and her husband, Jim, while getting something to drink at the little kitchenette space for guests which has an ice machine, wine, soft drinks, water, tea, etc. We chatted for a while and they suggested a few movies from their DVD collection for the evening. The next morning breakfast was served promptly at 0830 to all 7 guests (8 is the max for the inn but since I was a single there were only 7) and we enjoyed a warm egg soufflé (YUM) with some homemade salsa and jams and fresh fruits and orange juice, coffee and teas. Tammy and Jim talked to us and we all made pleasant conversation together about plans for the day and suggestions. I had planned to drive to Chincoteague but decided instead to explore the town, shop, walk the beach, have some brown dog ice cream (it's the best, really) and lay out on the porch to read a book. Tammy and Jim had to leave for a reunion so Erica, another innkeeper was there, she's younger and super friendly. She welcomed me back in the afternoon after my walk and spent a little time talking with me on the front porch. I then napped and read a book for a few hours before walking to the beach, taking photos, and listening to live music in the park right behind the inn. Jim had left folding chairs out for us. I spent my second night reading on the screened porch and met the neighbor who came to make sure everything was OK since Tammy and Jim were away for the night. Erica returned early in the morning and served us all ooey gooey French toast with fresh berries and bacon. Yum! Again, we had a pleasant conversation at the table of seven with four new guests from the day before and three of us who already knew one another. The location is excellent - it's right on the corner of Tazwell and Peach and you can easily walk to all the shops and dining (5-10 minutes) and the beach (5 mins). The big park is also right behind the inn and you can walk in the lovely gazebo or under the vined lattice awnings carefully kept by the garden ladies of the town. I loved it. I didn't have to start my car once the entire weekend. I am charmed by both Cape Charles and Bay Haven, which truly was a haven for me when I needed a weekend to recharge my batteries, I can't wait to come back again!

Was small, friendly, easy to just wander in shops and relaxing. Our breakfasts were very good. The room had a king size bed which we decided we needed one of those and came home and did go buy one! The decor was casual, comfortable, and we thoroughly enjoyed the long weekend. Our room had a toilet and sink, the bathroom, and shower was down the hall. The Inn was spotless and delightful. I would love to go back. We only live across the bridge in Virginia Beach, but the get away was just excellent.

I don't expect a European spread, but a simple continental breakfast was, in fact, part of the reservation. We finally just left. Post-survey, nobody followed up. Customer service was so terrible (other than the people working the front desk). The front desk team was helpful and professional. So, clean room and front desk team was great, comfort and customer service were nonexistent. Not a good experience AT ALL.

The room we're staying in is really run down. Didn't look like anyone cleaned the room, the tub has a HUGE disgusting stain on it, there were flies and a BIG OL SPIDER. Unfortunately we don't have anywhere else to go since we already paid. We had no choice but to go get a bottle of lysol and disinfect the whole entire room. If the room wasn't bad enough, on their website it said they had a pool and free continental breakfast but I was just informed that the pool wouldn't be opening until some time in June (it's literally memorial weekend so it's crazy that it's not open) and they don't have the continental breakfast until some time in June as well. This is FALSE ADVERTISEMENT. If they only have breakfast during certain times of the year then say that on your website. If the pool isn't opening memorial weekend like 99% of other hotels do, then say that! Don't waste your time at this place. I'm sure there are other better hotel/motels to stay at around here.

The choices were camping or staying at a hotel. I didn't feel like loading my car up with camping, fishing and trade-show stuff, so I checked Yelp for reviews. Sunset Resort didn't have anything available, but the Kiptopeke Inn had plenty of rooms open and was comparably priced. The rooms face outside, and my first impression was, hey this is where Earl (My Name is Earl) lives! The room had an identical set up. Tip: Be sure to fully close your curtains or what happens in your room is there for all to see. Nothing special about the room other than there is no bedside clock. I had my cell phone, but it is always nice to wake up, roll over and see the time without having to pick your phone up. There is a microwave and a fridge in there. Flat screen TV, although it is satellite TV, so the channels are limited and some are kinda fuzzy. No plates, napkins or utensils in the room. The pool looked nice, I didn't swim, but it was nicely lit at night. So why the two stars? Well, first of all, this is a $70 per night hotel. I paid (with fees and taxes) ~$150. The breakfast buffet is woeful. Several mini bagels, a few pastries, some mini muffins in plastic and not much else. Yeah, there was coffee and juice, but the cups aren't much bigger than shot glasses. I overheard some other guests say the hotel wasn't ready for prime time and that they had no hot water in their shower. At least mine was ok! After I was out fishing all day, I came back to take a shower and found although my bed was made, they hadn't replenished the tiny shampoos. After my shower I went down to the front desk to get one so I would be able to wash my hair in the morning. They were out of them (which is probably why they didn't resupply my room). To their credit, I found two shampoo containers outside of my room in the morning. So, overall, if this had been a $70 per night place, 4 stars, because my expectations would have been in line with the price (value). But given how short they fell compared to a Marriott at the same price, there is work to be done. I wouldn't dream of staying here again at the current price.

Plenty of seating everywhere. The kitchen and first floor is to die for. There are a couple of screened in porches with more comfortable seating. Took a great nap during a storm, serenaded by the rain fall. Each room has its own bathroom. MJ is a fine host. He'll make you breakfast each morning, plenty of good strong coffee, plenty of good conversation. What a life, entertaining total strangers each and every day. Then going about your day as leisurely as you wish. About 20 minutes from shopping in downtown Cape Charles. This is a GEM, folks.

When I arrived I went straight to my room and dropped off my luggage then roamed around the property. I felt extremely safe at that moment and for the rest of my stay. The property from the moment we turned onto the driveway was breath taking. I sat on the porch waiting for my friend to arrive. Upon her arrival she was also impressed and so happy we chose to stay here. The rooms were great. I was at Cobb Island. Roomy bathroom, air conditioner window unit, ceiling fan, large windows, comfortable bedding and a curtain to draw in front of the door for added privacy. My friend stayed in the Rogue Island suite. There was no air conditioner in the room but two fans available. The sun comes shining into that room heavily in the morning. Nice view of the water. Bathroom is a little small, but perfect for one. The room itself is perfect for one, maybe two if it's a short stay. My friends words on her stay: "The room was smaller, but comfortable and perfect if we weren't planning on spending too much time. It wasn't too small, just smaller -perfect for a single occupancy. The grounds were gorgeous and I appreciated the hands off approach. The company in the morning was lovely. I loved all of the different amenities and areas of the house we had access to to suit our needs. Breakfast in the morning was simple and perfect. The first morning was this amazing quiche.... Hoping to get that recipe to add to my cookbook, sliced strawberries and coffee. The second morning was a scrumptious banana bread, sliced strawberries and a simply seasoned fried egg. It was all delightful. You have access to the kitchen whenever you want. We brought lunch back and ate it outside. There is a fire pit out back you can use. Some notes: there are some fine tuning things that could be taken care of by a grounds keeper or anyone else. Trimming back the foliage going down to the dock, spraying for bees in the white covered "shed" near the water, clearing leaves from the pool, replacing burnt light bulbs and a major dusting inside and outside, especially outside on all the porches. Otherwise it was very clean. In the end we enjoyed our stay and look forward to stay again!! I'm easy to book again.
