    I was a resident here and I would never recommend it! I am not one to leave hateful reviews but…read moreexperienced terrible conditions and customer service considering the price. The pool was often green for weeks, bathroom and gym unclean, and when we moved into the apartment it was clear by the dust (and drawer full of a past resident's things) that they had not properly cleaned if at all. I moved out in December, and continued to pay through July since they would not allow me to break my lease. They proceeded to charge me $300 for not returning my keys and parking pass, even though I did. They asked me to send "proof" that I turned them in, even though they were no longer in my possession and I had moved out 6+ months ago. They resolved our dispute as "closed permanently" and did not treat us with respect even though we paid them over $10,000 during the time I was not even living there alone.

I was berated on the phone by staff members and the staff also screamed at my mother when she called on my behalf. My roommates and I contacted corporate on several occasions, and they said they were sorry that we had to deal with this but said there is nothing they could do. I cannot emphasize this enough, do not live here! Do not pay this obscene amount of money to live here when you will be treated awfully by the staff members. All they care about is making money and filling their spots. They do not care about residents at all. I would have moved out as soon as I possibly could, but they would not let me break my lease. Amenities are also terrible. Pool was GREEN for weeks. Hot tub never worked. Always trash in stairwells and surrounding the building. Also the parking garage gate was broken for pretty much the entirety of the year and I even have a friend whose car was broken into in the garage. AGAIN! I cannot emphasize enough! Do not live here. Live in Earle or Bixby!!!!!!!!!!!!

Property Management is completely incompetent, and it makes sense when upper lever management is pushing them to nickel and dime college students. 1. WiFi never works. Surprise surprise they bought the cheapest WiFi provider in America. Can't do school work from here because you never know when it was going to go out (at least once a week). 2. At least one elevator doesn't work per week. (They made this place out of popsicle sticks) 3. Thinnest walls in America. Can hear everything above below and to the sides of you. Almost got evicted for footsteps in my 2 man apt. 3. Just a crazy story I gotta get off my chest. These people put up a fence in the back entrance without sending out an email. So none of our cars could get through anymore. One night I called an uber and he waited outside of said fence. The next week I see a 100 dollar charge in my account for parking my car there (not my car). 4. Next story. So the toilet bowls automatically get mold on them after a week if you don't clean them. So these crooks went into every apartment on spring break (where we're gone for at least a week) and threw us a $50 charge for it. DO NOT LIVE HERE I CANT EMPHASIZE IT ENOUGH.     Breach of Contract! Cost our family $7000. more for 2019/2020 school year. Clemson Place called us…read more1 hour in advance of moving in...as our son was getting ready to unpack the car for a new school year, stating there was no room at the apartment where we had a signed lease 2 weeks earlier. Totally unprofessional, breach of contract...possibly breaking Fair Housing Laws. Stay away from this terribly run apartment. Ended up that the breach of contract/lease on their part cost us an extra $7000. for the upcoming school year because hours before school began this year Fall 2019, they broke their end of the deal and our son had to commit to a place to live hours in advance of his first class. The only game in town which cost $500/more per month opened a model room to help us out in a moment of crisis..homeless situation. Ridiculous, terrible, outraged. Don't rent here. We will get our money because I will not let this one die, but don't torture yourself. Sign up early to go to CampusView or another reputable apartment building in town.

    Between four people the rent is $4000 a month, so not really worth it for Central, South Carolina…read more I've lived here for one year and here's why I wouldn't live here again: 1. We've had ceiling leaks, flooding in our bottom floor several times, broken washing machine almost immediately after we moved in, our AC has been broken several times during the summer time, and a flooding dishwasher. 2.The lazy river is a nice to have although it could definitely be cleaned more often along with the hot tub. 3.Power and wifi outages are common (we were one of the only student housing complexes with no power or hot water for 4 days during hurricane Helene). 4. I saw a video of a ridge resident this year who turned her sink on to straight brown water. 5. In the middle of my lease this school year their portal was compromised so we had to switch to a new portal where I am charged a lot of random fees not listed in my lease agreement. Mind you, they apparently "lost" my lease agreement for a little so that was sketch. Talking to them about any of this is a nightmare. 6. When we had leaks and flooding issues in our house, we were being up-charged for the industrial fans and dehumidifiers that were brought in, causing our electric bill to sky rocket. We communicated that we should not be responsible for this cost discrepancy. After weeks of following up and communicated this to the manager, we were continuously left with no response and were never compensated for this. 7. I got towed out of my own driveway even thought I had a brand new parking pass, (costed me $180). I also had a guest get towed at the ridge so definitely read the guest parking rules as they are super unclear. 8. Also if you have a long distance bf/gf or fiance, don't count on you being able to have them stay here with you for longer than 3 days. We've been threatened with fines ($250) several times for our roommates fiance (who has to fly all the way from Alaska) staying here. The lease agreement states that we can apply for exceptions to this rule, which we tried to communicate and follow through with but it became very clear that they were unwilling to provide us with a process on how to proceed with an application to this exception. 9. I'd beware of some of the positive reviews as residents have been offered giveaway entries to leave reviews. 10. My roommate was walking her dog one night and was approached by the trash collector employee. He was very persistent on getting her number despite her saying she was in a relationship. He made her so uncomfortable to the point that she eventually gave her number to him and he called her in front of her to make sure it wasn't a fake number she gave. He then texted her the same night to which she didn't respond. The next day the trash collectors fiance called her to talk about the situation. We didn't feel comfortable enough to tell the leasing office as we didn't believe we had the relationship with them to see an outcome. 11. My roommate was sitting on the shuttle one day and the ridge bus driver pulled over and stopped the bus at Lowe's and made her and one other random student get off the bus (unprovoked). He started to film them and started yelling inappropriate things at them. He then left them near Lowe's for them to WALK home while he drove off to drop the rest of the residents off at the ridge. Very traumatizing for my roommate. Positive feedback: The only reason why I'm giving a 2 star instead of a 1 star rating is because most of the staff are really kind and helpful, I especially really like Hannah at the front desk and the maintenance guys. The shuttle system is also great and their drivers.The common areas and landscaping maintenance is done very well, everything is well kept and clean

    DO NOT SIGN LEASE WITH GRANDMARC CLEMSON, without reading it thoroughly. There is no cancellation…read morepolicy. My daughter had a painful and humiliating fall out with her friends months after signing the lease for the 24-25 school year. That began my infuriating journey into the world of college apartment leasing. The no cancellation policy has left my daughter and me as her guarantor trapped in a lease for an apartment on a property she is not even living in. The inexperienced college staff used as leasing agents do not bring your attention to the cancellation policy and once discovered, reassure you they'll be able to sublet at a fee once 100% capacity is reached. But it is very difficult to sublet an apartment for hundreds of dollars more than the reduced prices they are currently advertising to fill their empty units because they failed to reach 100% capacity. My daughter suffers from anxiety. She could not live at this property after the fallout with her so-called friends. As her mother, I want what's best for her so I agreed to let her sign a lease somewhere else so as to avoid further conflict with these girls. Grandmarc Clemson refused to take her mental health into consideration when they would not make an exception to the no cancellation clause. And don't get me started on how this company is not only profiting off my daughters mental anguish but also my financial hardship as they charge me daily late fees because I am unable to pay my own rent, her current property rent and their rent on the 1st of the month. Yes, my bad for not reading the lease while thinking worst case scenario. But it's hard to contemplate worst case scenario when you just want to make your kid happy. And on September 16th, they will begin to pressure your kids to sign lease for next year. Don't be fooled. They'll have apartments available to lease at a cheaper price next year. Take it from me, wait if you can because an awful lot can happen in a matter of just months.
