I went to the office to express the numerous amount of maintenance request that has all been ignored just to be belittled in the office about my concerns. I've never in my life experience a property manager and employees and leasing office treat me the way they have done now that I have become, an agitated resident they are even more disrespectful and noncompliant I do not understand how this apartment is able to charge almost $1300 for a one bedroom one bath with no washer and dryer hook up and consistently go up every month first time moving to Atlanta and this was the apartment that I chose as my first start I've never been anywhere as this tasteful, rude and dirty then this place and I came from Memphis. I do not recommend this place at all. I would rather have waited and stayed in Memphis then to pay for a place that is not worse. The roaches that come with. The maintenance men are absolutely creepy so even when they do come to fix minor issues, you have to be weary of being creeped out in your own home and the amenities such as the pool has been cleaning for almost 3 months and the day that they said they would open it. It is now being pushed back for another few weeks, I doubt the pool will even be ready by the time my lease is up and by the time I sink actually gets fixed. I have two more months left in these apartment and my sink has been broken past five months of it. Please do not come here.

It was about 3 AM and I was asleep I had an early 6 AM report they interrupted my sleep. I was terrified. immediately after then the office continued with harassing Calls saying that I was making too much noise. Most of those times I was in a completely different country. I would respond with my work schedule, proving that I was out of state and in most cases out of the country, they also entered my apartment while I was away claiming that they had to check the status of my apartment for repairs mind you had just moved in and they knew very well I he condition of the apartment. I felt completely violated. I think it was their way to get my money and drive me away. I was quiet, professional, and always paid on time. if you live near the Atlanta international airport and want a quiet professional place to live look somewhere else. I ended up terminating my lease early and left immediately.

The laundry machines are awful and either don't dry your clothes completely or the washers themselves leave your clothes drenched. Front office, useless we have to email our concerns only for them to e neglected. Currently we have a very nice infestation of bugs. Started over the weekend and they are swarming everywhere in our apartment. According to the front office this is happening to all of the apartments, not sure if it's true but if it is then that just shows how "well" they maintain pest control. The pool is either open for a day or two or just closed completely. This is by far the WORST apartment complex I've ever resided at. I strongly advise looking somewhere else to stay.

I won't get into how they onboarded me, but just know that EVERYTHING about this apartment complex is shady, underhanded, and just plain despicable. Upon moving into the unit, I began to get settled, unpack, and order my furniture. As I began to do just that, I noticed that things were not right here and as time passed, I KNEW that there is no way that there should be no human living in this unit or any other unit on the complex. Below I have listed and described the living conditions that they are FULLY aware of. I have spoken with Niesha (She has quit since I moved in and from what people tell me, the turnover rate for both employees and management companies are very, very high,) Nya, Brandy, Zack, Greg, Marcus, and guy that finally came to look at the why it was raining in my house when it rained outside. There has been very little resolve, and no one knows anything definitive as to when the following tasks will be complete. At the end of each dialog with each of these individuals, they just end up apologizing because "the company doesn't want to pay for anything, and I just do what they tell me to do." Each of them has agreed at some point that what is happening is outrageous and they, themselves would not just let all that has transpired happen without them taking some kind of action. ROACH INFESTATION: As I was moving in, I saw a couple of roaches, but didn't think anything of it. I began to see so many roaches that I stopped right at that moment to get bug bombs. I bought a total of 18 of them and set them off throughout the 1386 sq. ft. apartment. After I returned to the unit after bombing, I saw some roaches that were dead but were way too many that were still walking around. The next day I went and bought a more expensive brand of bug bombs. This time I bought 24 of them and spread them throughout the unit. I set them off and when I returned, I found more dead roaches but still too many to be still alive and walking around. I then informed the Leasing Office of this issue and Nya stated that they have pest control come out every Tuesday (I should've known something when an apt. complex has to have pest control come out every week.) When the exterminator came out, he explained that there was an infestation and the roaches had built nests inside of the utility closet across from the downstairs bathroom (the same bathroom where the toilet is not attached to the floor.) The exterminators have been out for the last two weeks, and I am still finding roaches roaming about in my apt. BEDROOM CLOSET RACKS: As I began to hang my clothes up in the 2nd bedroom closet, I started to hear some "creaking" and the next thing I knew the entire shelf fell (I have pictured to prove it.) Because I was just trying to get things off of the floor, picked all of those clothes up and hung them on in the 1st bedroom closet AND IT FELL TOO! I told the Leasing Office what was going on and they told me that it would be fixed. It took maintenance two days to come and when they came, they "fixed" it, but they came so I was grateful. I put my cloths back up and it fell back down again...THIS HAPPENED FIVE TIMES! I have pictured after each time. The maintenance men (Greg and Zack) have both told me that they can only fix the problem with what management gives them to fix problems with. They told me that they "go through this all the time because management doesn't want to spend any extra money." I asked Greg AND Zack why they don't just buy what's needed from the beginning instead of risking just "rigging it" and having to spend extra time, energy, money (in the end.) They just shrugged said "They just work here." Greg told me that he had to go and check another recently vacated unit to see if they left a bed frame because that's the only way that he will be able to fix it without the proper things needed to normally fix something like this. I then asked him baffled, "Why are you trying to find A BED FRAME to fix a CLOSET??!" He just shrugged. I also have this conversation recorded as proof. I STILL ONLY HAVE 1 FUNCTIONAL CLOSET! I HAVE NOT BEEN ABLE TO ENJOY A MONTH OF LIVING HERE IN A FUNCTIONAL APARTMENT. I STILL HAVE CLOTHES ON THE FLOOR AND I HAVE TO GET READY FOR WORK EVERY MORNING (BECAUSE I HAVE TO DO THAT BECAUSE ON THE 1ST THEY WILL WANT ANOTHER PAYMENT AND THEY EVICT PEOPLE HERE ALMOST EVERYDAY...I WONDER WHY...) HAVING TO DIG THROUGH PILES OF CLOTHES ON THE FLOOR. I BOUGHT TWO CLOTHING WARDROBES BECAUSE I NEEDED TO GET THE CLOTHES OFF THE FLOOR AND IS STILL CAN'T USE THOSE BECAUSE OF WHAT YOU WILL READ NEXT! LEAKING WATER IN 2ND BEDROOM - WATER DAMAGE: About 4 days after moving in it rained outside...AND INSIDE ALSO. I have a video of where the rain is coming in and showed the Leasing Office.

Our apartment leaked often, the A/C did not work for weeks at a time, and the maintenance people are severely under-qualified to complete simple tasks. It would be 80 degrees outside, and the A/C would be out for days, both while i was pregnant and after I gave birth. The office staff is rude, and the retention rate for office employees is disgusting; it is literally a revolving door. The complex is constantly riddled with trash, and there are children everywhere, like in the streets, beside the dumpster, and at the mailboxes. The gate was only active for about 2 days for the entire 3 years, so you can forget about safety; however, they recently upgraded security so maybe that will assist with disassembling the large crowds that gather in the walkways.

    After living here for several years, I feel I can write an honest review. When I first moved in,…read morethe application process was easy & I was approved quickly. Back then, Michelle (amazing!) and another woman were working the office. They were always kind and handled any maintenance matters with cohesion and swiftness. As for the maintenance staff themselves, the same older gentleman has always been respectful, knowledgable & very helpful to me when I needed his team's services. Fast forward a few years and the kind staff has been replaced by manager Jabriel P, whom I felt did not always handle matters with ease and certainly not swiftness. While he worked there, I found I had to repeatedly call back to follow up on maintenance requests to ensure they got completed. This was an inconvenience as they only answer the office phone very early in the day. Luckily he was not employed there long & now there are two more kind women in the leasing office as of 2022. I say all this to say: Your experience will largely be determined by the competency and professionalism of the leasing managers. As for the apartments themselves, they look like the brochure pics & I dont have any complaints. Neighbors are generally hard working family people who mind their business. Occasionally, there will be a few kids playing in the parking lot, but nothing crazy. There have been break-ins in the area, but I suggest a security alarm or Ring device for added safety. I moved here after visiting a friend and while Stonetree is not perfect, it offers good value and spacious apartments. They also allow dogs for a fee. I feel comfortable recommending these apartments to anyone; come see for yourself!

When I arrived home I immediately called to get it fixed. They turned water off and promised t come back and rip up carpet and and extract water. They never did and on top of that someone robbed me for all my brand new baby clothes.. on top of that I get an email in the mail saying everyone will have to be out by may because they are closing. Sending us recommendations to other apartments is crazy work. This is the worst experience I've had with any apartment. I was hoping to bring my brand new baby home to see her new home. In more evidence, one morning upon waking, the smoke detector next door was going off for 2+hrs. I went to check to see if someone had moved in and saw there were no signs of a new tenant as the apartment still looked like it was being worked on. Thinking this was a fluke event, I left for work. I returned home to no detector noises but as the sun went down, around 8pm the detector started going off again once more for 2 hours. This is not what makes it strange or concerning. The smoke detector sound was coming from my closet. In lieu of this subsequent move in or the warming weather, I had begun experiencing roaches in my apartment whereas I was not experiencing them before. Being in the military for some time I had to keep my quarters at a certain standard to ensure passing inspection. I have no trash overflowing in the kitchen, nor on the outside of my apartment. I have found them in the bathroom, in the bedroom and even on my bed. This is a triggering and dissatisfying place for me to remain. The property front gate has been drastically broken for over 2 months at the point of me writing this email. This allows for the homeless population to squat in the units that are not being occupied. Being that I stay in the back of the neighborhood and on the backside of the building, I set up surveillance cameras. My camera was stolen by a homeless man well known by the local police. A police report was filed. This is the second occurrence where I caught homeless people on my patio going through my things in search of something to steal. This has become an unsafe living space for me. As I am constantly in fear of coming home and finding my place broken into. Upon moving in I noticed the AC/heat unit was set to 80 degrees. Anytime I tried turning the thermostat to 69 or 70 degrees, the unit would make electrical wiring noises and sound as if it was about to explode. Realizing when the thermostat was set to 80 or below 50, it kept the unit from making this noise. Feeling unsafe, I put in a work order. Once more, I received a notification saying they fixed the issue after a week of waiting. However, just like the toilet, they had not. I put in another work order for the unit and they came out and changed the thermostat, which in turn stopped the noises. My apartment is constantly cold because the patio sliding door's weather strip was missing, the bedroom window has a constant gust of air flow and the front door has a gap in the top of it allowing air to flow in along with nats and other flying bugs. Being that the thermostat was improperly working, the AC/heat unit would cycle on and off in 30-45 sec intervals. This kept a constant running of my electricity, which in turn ended up causing my bill to be $277 and $303 for a one bedroom. I wasn't cooking due to fastings and I only used lamps, candles or natural light to be able to see, so these bills made no sense to me. I went to the leasing office to inquire and they too agreed that this was too high of an electric bill. They told me to call City Of College Park but also let me know they wouldn't do anything but send me back to the leasing office. I called and they said just that but gave me information as to what was making my bill so high. The leasing office said they were going to put in a work order to put a weather strip on my door, it has been a week yet still no one has come. I have had to buy a crack sealer for the bedroom window. can't open patio door without risking taking the door off track. After my complaint to the leasing office my bill magically went down to $150. Which made me read the lease that states "management shall have the right to adjust any billing by increasing or decreasing the amounts due in subsequent months." the straw! I removed my things from the apartment and vacated the premises because I can't allow my things to be infested by/with roaches. the office is still harassing me for rent even though they KNOW I moved out!

I initially had a 10 a.m. appointment, but due to a flat tire, I called and left a message--no one returned it. I rescheduled for 3 p.m., received a request confirmation, but again--no direct confirmation or call. After leaving another message, I finally reached someone who asked me to come at 3:30 p.m. I arrived on time at 3:30. The staff member present told me to wait outside because the person I was supposed to meet was in the restroom. I was confused, especially since there was a perfectly suitable lobby. When the other employee came out, I asked why I had to wait outside, and she said it was because she was going to lunch. When I said this left a terrible first impression, she responded, "Don't you get lunch at your job?" I politely told her to enjoy her lunch, but as she walked away, she muttered something along the lines of "You may as well leave." I want management to know that this was my first impression. After that interaction, I felt uncomfortable and left without any interest in further engagement. I hope this feedback helps improve future customer service.

With the current management, I have only consistently interacted with one person (Gabby), and she has been very dismissive. My experience: The apartment was not move‑in ready. They could have easily given me a ready to move-in apartment but chose not to despite being informed of availability if the current one did not meet my liking. - Dirty and partially painted walls in some areas - Toilet flushometer not working in one bedroom - Window blinds missing the adjustment stick and a hole in the net - Kitchen garbage disposal not working - Balcony door did not lock securely - Kitchen cabinet hinges and handles are poorly installed and loose - Water fixtures like hose bibs are poorly installed in both bedroom bathroom - A big whole approx. 7 inches in diameter under the kitchen sink - No trash can provided, despite being charged valet trash fees - Dishwasher not working - Floor vibrates and shakes when the HVAC unit is turned on (both cooling and heating) (The last three issues are still unresolved as of this post. Several maintenance tickets were submitted before the dishwasher was finally addressed, yet it remains unresolved.) Despite all these issues, I had no choice but to take the apartment because I was relocating from Texas and was out of state. I gave management two months to fix everything before I returned. Those two months I continued to pay rent for an apartment with no furniture moved in. When I came back after those two months, nothing had been fixed. I then had to submit maintenance requests myself, and even now, these issues continue to go unresolved. (I will upload pictures later)
