Living at the Parsons APTs the last 5 plus years has been quite a smooth sail. What got me to live here were the hard floors, farmhouse kitchen sink, garage storage, tall glass walls for natural lighting to shine right in, and mostly profesional adults living here. Raúl is the best at keeping up with maintenance as well. In addition, Laura is quite attentive to resident needs. Only negative is maybe a couple cats wonder the premise in the middle of the night that's black and white (female I believe). It's all good though, harmless creature I'm sure. In conclusion, Parsons is a pleasant place to live, and I've referred a few fellas or acquaintances to reside here in the past. The team recently replaced the jacuzzi, the pool is always sparkling clean, and the property is beautifully kept with regular cleaning and gardening. I love living here! I've lived in various apartment complexes... Nothing beats living here. The complex is QUIET, SAFE, and is always kept in immaculate condition by the management team. Safety is a priority for this complex. The amenities such as the Pool, Gym, and Bocce Ball Courts are fantastic to have on site. The location is a 10 minute drive from the beach, and walking distance from Triangle Square - which has various restaurants, bars, and shopping. Ashley, Management Team, Raul, and the Maintenance Crew are AMAZING. If I request ANYTHING, the turnover time for any inquiry or issue is taken care of within 24-48 hours and resolved. Ashley has been so helpful, kind, and thoughtful throughout and a major part of why I love living here. Raul and the Maintenance Team - THANK YOU! Overall I'm very happy with choosing to live at the Parsons Apartments. When I was searching the only things available all had terrible reviews, I also most of the apartments around here are unresponsive. Every time I called during business hours someone picked up. I was able to sign my lease and move in within a week, leases are 9 months giving flex to move out without being in a 12 month lease. Great maintenance crew that comes when you ask within the day. I have a studio below market rate next to a ton of retail, there's a pool, hot tub and there constantly renovating. The operators of this apartment are also a fund that is very successful and there is a reason for that. read more

Been living here for a decade now. Take my opinion with a grain of salt. However, my opinion is informed. Pros: Good value for location. Location is really great. Close to a ton of restaurants, bars, mothers market, gyms, movie theaters, some iconic shopping malls, and the beach (kinda). About a 15 minute bike ride to the beach and the OC fair, which is cool. The demographic here seems to be mostly young professionals and no kids (which is awesome), plus dogs! Appliances are solid, stainless easy care and use. Locking garages are great and pretty safe. Management and operations staff are very friendly and responsive. There's 2 laundry rooms on site, a small gym, pool, jacuzzi and outdoor grills with a table for seating. Plus a bocce ball court (which we never use). Every unit has at least one wall mounted AC unit. Centralized air would be awesome, but we were here before there was any air conditioning, so it's a plus. Laminate flooring in the main living spaces is also a plus (it used to all be carpet - yuck). Cons: app based laundry machines are a bit of a pain. With 60 some units, it can become a whole day activity. The colored doors and accent walls are kinda infantilizing and sometimes offensive haha. I get it though ...it's just like holy crap the yellow and baby blue color are a lot. (Painting the accent walls helps a lot!) The light fixtures are very much "land lord specials" very cheap and inharmonic to the mid-mod inspired vibe the location has. The 1 bedrooms have great light fixtures though, the 2 bedrooms on the other hand not so much which is weird and inconsistent. They have some really ugly Home Depot flower shaped frosted glass things and noisy vents.. it's a small detail but miss in my opinion. Layout on the 1 bedrooms and studios are wonderful. The 2 bedroom layout is cool except for the really wonky tiny weird angle bathrooms. Been working in residential/commercial interior design for 12 years so I may be fixating on the fixtures, color, and layout. Other than those hang ups, I dig the place. I've made good friends with my neighbors and management. Switch out them fixtures and color palette and you got yourself a dope pad. In unit washer/dryers and centralized air would make this place 5 stars. Hope this helps. read more

I've been a resident at the Parsons for about 6 months now and I couldn't be happier living here. This is a private, secluded and friendly community located in central Costa Mesa and it's very quiet and cozy. The vibe here kinda seems like 60's Palm Springs. The staff here is AMAAZING. Hanna, Raul and Haidi take amazing care of this place and it shows. Every amenity and public area of this community is cleaned and maintained daily. Repairs are made immediately. Plus there's about a million resturaunt's and things to explore within a short walk or bike ride. Takes under 10 min to hit the beach on an e-bike. This is a pretty social community and you can tell that most everyone takes pride in living here and keeping it a great place to live. Expect to make new friends if you move here! read more

I lived at the Parsons for 2 years. It's the perfect size community with a cool mid-century modern vibe and decor. The pool is also a great place to chill. I have to confess that there are a few challenges (tough neighborhood, limited storage, and small apartments). The first year was pretty tough in particular (drug use and a few bad apple neighbors), but Jessie the groundskeeper and the managers made it worth staying. Jessie in particular was amazing! Super responsive and helpful and takes pride in his work. The new manager (Leisah) is also awesome. She has really helped step up the feel and put the Parsons on the upswing. I would happily move back knowing she is managing! You will be in good hands if you decide to move here! :) read more

DO NOT LIVE HERE!!!! This is a MOLD INFESTED PROPERTY. HANNAH the manager is NEVER in the office when she is supposed to be and NEVER answers the phone. Every time I have walked over to talk to her she's never there. I don't even know how she still has a job. She is rude and has absolutely no idea what she's doing. When you contact her or AMC about mold or anything wrong, they blame it on you. They raise your rent a ridiculous amount for how crappy these apartments are taken care of. The washer and dryer is always broken and they dryer will BURN your clothes. The maintenance man has come over to fix something and literally just OPENED my front door and walked in my house numerous times, (one of the times I was in the shower and it freaked me out.) They did a move out inspection and told us we would get our whole deposit back, then when we got our check they charged us an extra $190 for no reason. They lied and made up some BS to save their a**. I've had clothes covered in mold and shoes and they take NO responsibility. This place is a joke and has gone down hill significantly. My wife and I landed at the Parsons in the fall of 2018. It was meant to be a short stint between Reykjavik and Los Angeles and were attracted to the mid-century modern vibe, amenities and dog-friendliness. We got stuck in OC and ended up staying until Summer 2020 when we needed something much larger to welcome a baby and working from home during the pandemic. There was some management turnover during our time, and most of them were responsive and helpful, including Jill who was there as we were leaving. The facilities person Jesse was fantastic for most of our arrival, but the quality and responsiveness fell dramatically when he left. The units were nice and clean, there clearly was a lot of attention put into a remodeling sometime in the last few years. The BBQ area was well maintained, as was the gym and pool/spa prior to the pandemic. The other tenants with dogs would often come out and let the dogs play together, which was great socialization when we adopted a puppy. And compared to another seemingly nice place we looked in the area...we never saw a single cockroach or rodent. Now for the big downside--which isn't really their fault. The street it's on is awful. Meth-heads hang out on the patches of grass behind the car lots, between the cars and the wall or at the gas station on Bay and Newport. Lesiah, a previous manager, was very good at getting rid of them, but towards the end of our stay they started coming back in droves. We drive by every once in awhile and they're still there. If you don't hang out on the street, it's not a huge problem. But they do come in behind cars sometimes and steal packages...which has happened to my wife a few times. The only other gripe is that there's a lady who's lived there forever who insists on smoking on the sidewalk, meaning her cancer farts can really harsh your open-air mellow if you get a unit near the street. Downsides aside, it's still a great value for the money. The neighbors were generally nice, the management are helpful and if the city were to something about the junkie problem then this place could charge a bit more. If you're young and are looking for a nicer inexpensive spot in Costa Mesa, I'd recommend the one bedrooms. read more

I was lucky enough to find the Parsons Apartments, located off Harbor and 19th street. It's tucked into a quiet neighborhood and the location is absolutely perfect! It's close to food, shops, freeways and a hop skip and a jump to Newport beach. I toured with Leisah who is the community manager. She's so sweet and kind and really made the tour fun and stress free. I highly recommend this community and can't wait to return with my wife so she can see the property and experience what I did. The Parsons Apartments is definitely among the best places I've ever lived. The staff (Hannah, Raul, etc.) handle any & everything I've ever needed promptly, if not immediately- which is super rare in my experience! The grounds are maintained weekly by a superb landscaping crew who respect the tenants privacy and are also very polite and friendly. Hannah is (I believe) the 4th property manager in my 5&1/2 years here who lives on site and handles all of the tenants needs. She is so friendly, knowledgeable, and professional that she feels like family to me! Raul is the maintenance man, and he goes above and beyond in his service that he's given me tremendously valuable wisdom & advice through friendly conversations during his break times! Hands down, the best complex I've toured and definitely a bang for your buck. I toured a two bedroom, two bathroom apartment with Jessye and instantly fell in love. I love that the units get so much light, there's definitely a beach vibe with the pops of colors and the wooden beam ceilings. The temperature of the rooms don't seem to get too hot or too cold through the highs and lows and the residents I've come across have all been super nice. I've lived here for 5 months and have no complaints. Pros (Listed in no particular order) - There are two In N Outs within a 5 mile radius (this alone should be a reason to move here ;) ) - Jessye, Lesiah and Raul are all great and genuinely care for the resident's well being. If there ever needs maintenance done, Issues will usually be fixed with 24 hrs. - On site laundry, Hot Tub, Pool - Amenities are all within a 5-8 minute drive (Gas, Groceries, Home Goods, a variety of restaurants, bars, Entertainment(the triangle) are super close in proximity) - Pets are allowed! Love seeing all of the fur babies around (we have two cats of our own) Cons - Speed bumps in the complex are pretty gnarley (as in high but safety first (insert girl shrugging emoji here)) So all in all, I definitely recommend the Parsons. read more

I've lived at The Parsons Apartments for almost 2 years now, and it's by far the cleanest and most well-kept facility I've lived in in Costa Mesa. The management team (first Ashley, then Hannah) have been extremely nice and helpful throughout my entire time here. Raul and the maintenance crew keep the premises in tip top shape as I seen them almost daily tending to the complex. I live in a studio apartment and there's ton of closet space, which is wayyyyy more than any other 1 bedroom I've ever lived in. For me and my 2 small dogs, it's a perfect size. The only issue I've had is the surrounding area where there is a lot of shady characters roaming harbor (although not the complex's fault). It is centrally located to triangle square, social, and landers so a quick stroll is totally doable to avoid an Uber. I would highly recommend living here, as most of the neighbors I've encountered are extremely friendly. Ps. Don't live in a dog friendly community such as this one if u don't like dogs. I can't say enough good things about my experience here. Any issue we've had is rectified immediately, the management group (Ashley) is super involved in ensuring that any open items you have are taken care of and her door is always open. We recently shopped around for apartments closer to my new office and the convenience and attentiveness of the staff here as well as the awesome amenities really made me reevaluate driving an extra 15 miles for work just so I could be comfortable at home. Been living at the Parsons for more than 4 years, its a great location in addition to the fantastic office manager as well as onsite technician Jesse. The location is just off where highway 55 ends, 5 mins walk from Triangle square and in striking distance of the beach. We are currently staying in a 1 bed room apartment, they also come in studios as well as 2 bed rooms. The apartments are gated which provides a layer of comfort, there are also patrol officers at night past a certain time. Its a pet friendly facility and draw in working class professionals, we haven't encountered any major issues living here. Bottom line is The Parsons have brought on quality individuals who excel at their job and have made our stay extremely pleasant. Compare to other complexes I have been in, we feel the engagement is personal and that in itself speaks volume. read more

I've had two apartments here so far and I'm going to get a third one at some point. I have had the best experience. Hanna, the Community Director has gone above and beyond and so has the maintenance team. They are all sooo very hard-working. It's a small quiet community with a clean pool, Jacuzzi and a small gym. It has a nice barbecue area and you get guaranteed parking every day right by your front door. The laundry room, mailbox, trash, and your car is not far from your front door. It's in a busier area, but the community itself is quiet and relaxed and it's gated. The freeway is nearby so you don't have to drive for a long time and you are close to lots of retail, restaurants, bars, cafés, gas stations. There's also a phone number for security and they are very responsive if you have any concerns. I also saw security come to the complex every single day to check everything out. I felt very safe and at home. Maintenance is also very responsive and helpful as well. Some months it can get really hot and it's great that they have air-conditioning. I could go on forever. If you rent at The Parsons, you won't be disappointed. read more

Updated 9/30/19 I've been living at the Parsons for almost 4 years now, and have to say that it's definitely the best apartment complex that I've live at! The Parsons has a nice modern vibe, and since it's a smaller complex, a great community feel. Everyone is friendly and respectful of each other. Including the staff. Jesse, our maintenance guy, is probably the nicest guy you would have ever met. Anytime you have something wrong he's Johnny on the spot with getting it fix. Over all it's a great place to live. Very convenient to a lot of restaurants and local bars. But the icing on the cake is a staff, Jesse hands down makes this a better place. read more

I just went to this place to check it out. It's used to be called something else, but now it is under new management. At the moment, the units do not come with refrigerators. Pros: I really loved the modern design. Cons: No refrigerators. No air conditioning. Entire bourgeoisie or low-class family monopolizes the pool with loud children. All this within a 15 minute visit. Update: They added a second gate so it's very unlikely that you get locked in, biggest issue solved! There are still issues, but the staff has shown that they are putting in effort to slowly fix up the place. Since my last review they've added AC to the main room of many apartments, the utilities collecting company now supports automated payments, and they've done several improvements to the place as a whole. read more

I recently moved into an upstairs unit after my prior lease was up and the whole transition was smooth and easy. The complex is dope and super convenient to everything. The complex looks real hip and modern and the interior is incredibly nice and snazzy. You got washer dryer, pool hot tub and a gym. Place is dog friendly and designated smoking areas. Neighbors and residents are all friendly and welcoming. We have lived here since April 2016 and are very happy with the complex overall. We originally signed a lease here because the price was reasonable for a 2 bedroom, 2 bath in Costa Mesa. The Assistant Community Director at the time was Tuzday, who was great to work with, but she left the week that we moved in. Heather is the new assistant community director and is absolutely wonderful. She responds promptly to emails and is always warm and welcoming when visiting her office. Pros: Newly renovated apartments with modern appliances, cabinets, fixtures, and flooring. Very nice big windows in the living room bring in a lot of natural light and make the apartment seem bigger. Reasonable price for the area. Community grounds are maintained fairly well. Community pool, grill, gym, and bocce courts. Great manager on premise. Very friendly maintenance staff. Dogs allowed under a certain weight limit. Very central to north OC and close to grocery stores, movie theater, restaurants, bowling alley, pharmacies, hospital, etc. Cons: Does not come with a refrigerator. There is A/C, but it is basically a nicer version of a window unit installed in the living room and does not cool the bedrooms at all. There are no ceiling fans in the bedrooms, which would be a huge help without the A/C. There are huge speed bumps if you park in the parking lot or in the left-hand garages. Pay for laundry (although there are credit card readers at least, and it's pretty easy to find a time to get your load in). I would definitely recommend living here, and the community is super friendly. We don't have planned social events or anything like that, but everyone knows one another and says hello. The pool is clean and never too crowded to enjoy, and there is a hot tub as well. read more

I moved in about six months ago and I definitely plan to renew my lease, maybe even a few times :) I love the modern design, the pool/gym/laundry facilities are always kept clean and never crowded. I was a resident for two years in the single bedroom units. I would normally not go out of my way to write a bad review but they have also withheld our deposit past the 21 day limit. I don't want to pursue formal means but they won't return calls or emails. We were very clean tenants who were told that we would get the full deposit back after the inspection with The maintenance guy.So hopefully this can help bring it to the attention of the right people. I love living here, its close to the Triangle Square and a 5 min drive to Newport Beach Pier. I surf so this location makes it easy for me to get around. The staff here is amazing and very friendly, they remember your name and really try to go above and beyond to make you feel at home. Great location, garage parking available, and the top floor one bedroom units have higher ceilings, big windows that oversee a nice courtyard. I'm extremely happy to live here. The laundromat excepts credit/debit cards. If you need to break the lease you're available to do so at a reasonable charge/you can get a sublet. Outside the gates might be a little seedy however, right past that is absolute prime time location, close to the hwy, and ANYTHING (from a psychic to UPS) you can think of is a short distance away. I've had over a dozen packages dropped off on my front doorstep and they've always been there safe and sound for me upon my arrival. I've even had one left overnight. There's a gym, pool, jacuzzi, and barbecue pit. They have bocce ball, which I've never heard of, but it looks cool. The interior is just so cute for a playful vibe and I absolutely love the color of the floors. Most importantly, it's clean. Staff is very professional and accommodating... yeah, for Costa Mesa, it's great here. read more
