I moved into The Pavilion in February, but by early March I already felt uncomfortable living in my unit and knew I couldn't stay. I broke my lease and will be moving out in July. I've lived in large apartment communities before and have never experienced the kinds of issues I faced here. This is an older building, and in my experience, it shows. During my time here, I dealt with ongoing maintenance problems, including water leaks that took far too long to repair. I also had roaches and the pest control only came to put paste in the cabinet hinges (this did not help), later, a bed bug infestation. No one expects to deal with either of those, let alone both, within a matter of months. I also talked to multiple neighbors whom all have experienced pest issues. The property went through a management change while I lived here, but unfortunately, both the previous management and the new management company, Marquette, lacked communication regarding my concerns. Every time I went to the office, I felt my concerns were dismissed or forgotten. I expect Marquette may respond to this review by saying they're working on these issues, but based on my personal experience, I have little confidence in that. The communication and follow-through I received did not reflect that. One issue that may be outside of the property's control was the amount of bird droppings on my balcony. However, it was a constant problem that made the space unpleasant to use. The building does have a pool, but based on the lack of upkeep I experienced in other areas of the property, I personally wouldn't feel comfortable using it. Another disappointment was the on-site security. In my experience, they were not helpful when issues arose. DISGUSTING POORLY MAINTAINED COMPLEX. Our unit is infested with cockroaches, our AC does not work properly, causing our unit to be sweltering during the summer, poor ventilation in the kitchen, cheap vinyl flooring that is peeling uup, sewage backlog TWICE now in our kitchen, and mold growing above on our ceiling in the bathroom. Windows are poorly sealed, causing our unit to freeze in the winter. We have requested numerous times for our unit to be serviced, with absolutely no follow up from maintenence or management. We had our own HVAC guy come out last year, and he logged every issue with the hvac system in our unit, including a LIVE HANGING WIRE that could've sparked and cause a fire. This place is an absolute joke of a residential living area. Management is atrocious and do not care about their units or residents at all. Review of The Pavilion: An Honest Assessment I signed my lease at The Pavilion on August 25, 2024, expecting a modern and well-maintained living experience based on their website. As a Vice President of Transformation, I understand the importance of providing a great customer experience, and sadly, my first 30 days here have been far from ideal. I hope that Brookfield considers hiring someone in my field to address some of these fixable issues. Positives: - The leasing agent, office staff, security team, and maintenance personnel have all been fantastic. It's unfortunate that they have to manage a property that isn't maintained well. The Not-So-Good: 1. Roaches Upon returning after being out of town for three days, I found small roaches coming out of the sink. Even after cleaning and taking measures to keep them at bay, the issue persists. A fellow resident nonchalantly mentioned the presence of roaches, which is unacceptable for any living space. 2. Smell The leasing office smells fine, but the hallways are unbearable. There's either a lack of proper carpet cleaning or the carpets are old and need replacing. Either way, the smell makes the property feel unclean. 3. Outdated and Poorly Maintained Interiors - Cabinets are covered with laminate or sticky material, which feels like a cheap, temporary fix. - Vents were painted and installed too soon, causing paint chips to blow onto the floor. - The apartment smelled strongly of smoke from the previous tenant, and despite my efforts, the stench still lingers. - Appliances are old and the caulking around the countertops is visibly unattractive. - The tub is poorly installed, and you can hear squeaking when standing in it. It feels hollow and unsafe. 4. Maintenance Issues - I submitted a request to unclog my sink via the online app, and after four days with no response, I took matters into my own hands by purchasing a drain cleaner. 5. Security Concerns After numerous Amazon packages were delivered without issue, one was stolen this past weekend. 6. Lack of Lighting The apartment has no lighting in the living room or bedroom, aside from the closet light. 7. Community Environment There are unsupervised children riding bikes in the parking lot, which feels unsafe. Suggested Improvements: 1. Replace the filthy carpets in the hallways to eliminate the smell. 2. Renovate the apartments rather than using quick fixes like laminate on cabinets and multiple layers of paint on vents. 3. Get rid of the roaches through a comprehensive pest control solution rather than charging residents a monthly pest fee that seems ineffective. Conclusion: While the staff is wonderful, the property's overall condition leaves much to be desired. I can't, in good conscience, recommend this place to anyone at this point. I do not recommend living in this apartment. The units are infested with roaches and bugs, and management doesn't seem to care. No matter how many complaints are made, nothing gets done. Maintenance requests take months to be addressed, if they even respond at all. On top of that, rent increased drastically from $1300 to $1600 for 1 bed/1bath with no improvements to show for it. The neighbors, especially those with kids, are loud and disrespectful, making it hard to have any peace and quiet. Also, be warned: the descriptions on their website are completely misleading. I NEVER leave reviews but if I could save one person from making the same mistake I did, here I am. If I could choose zero stars I would. This place was once the "place to be" and I have always wanted to live there. Bad mistake on my part! It has tons of issues with roaches and bed bugs. Hallways have bad odors and the place just looks dirty. I had "bad vibes" from the beginning but still went forward anyway. Lesson learned to trust your first instinct! Management (not the leasing or front desk employees) will never speak to you until you basically have to kick and scream to speak to someone. They are very dismissive and make you feel "less than" for what it's worth. If I could give one star (there was actually toilet paper in the hallway bathroom) for cleanliness and negative 5 for customer service, I would. We were prospective tenants. We pulled up, and the buildings as a whole seemed tired, but, okay, it's an older complex. We walked into the front office, and right away, we saw two tenants being given the run around not only by the receptionist but by some managerial type. I didn't have to know the situation to see where that was headed. Then we went to the leasing office. Two more disgruntled people came in after us. Even though we were on time for our appointment, the leasing agent chose to help the other two people who came in afterward. I am currently a resident at Pavilion Apartments. I moved to Chicago for a job and got the apartment online without seeing the actual place. The online virtual apartment looked promising, my requirements were need to have dishwasher and microwave. When I asked the Leasing Agent- Amani- about the appliances- she lied and told me that the apartment that I put deposit in has dishwasher- fact is there is none- and I had to buy my own microwave. The apartment is so old, the temp control on the wall is falling apart and no one replaced it before I move in. The bathroom smell moldy, the cabinet is super sticky and old, and common area- the hallway and the elevator reeks of BO and curry odors. There is a strong odor of BO and curry in the hallway on my floor and on every floor in the building. It creeps inside my apartment and the elevator, create a hostile environment to live in. I've escalated this issue with Tina- the leasing office person- she made empty promises to put a work order to get a door stopper for my apartment to prevent the BO smell leaking in my apartment, and send the security up on my floor to check on the odor. None of that happened. I waited for 2 days, nothing happened, so I put the work order and no one from the maintenance office follow up on it. When I called to the maintenance office to check on the status, one of the staff- Steve Wood- was rudely interrupting me and would not let me tell them what's going on. He kept saying they don't provide door stopper and told me to go buy one myself. Then he transfer me to Tina voicemail without hearing my request. The staff are not properly trained, giving residents incorrect information, as Tina and Steve provide opposite information. I emailed the whole Pavilion office to informed them that I'd like to file a complaint against the rude staff and the BO/odor smell in my hallway. They keep saying that they are sorry that the staff seemed "cold", and I have to pinpoint where the smell coming from so they can evict that person/people that lives there. They sent out a massive email to warn the residents to open the windows, but no other action was taken. The odor lingers in the hallway all day every day, it makes living at Pavilion like hell! Every time I stepped out in the hallway, my clothes smell like BO and curry! There is no ventilations or fans in the hallway, no windows so the smell just lingers on for days. This issue ongoing for 2-3 months now. I caught one of the resident smoking in the trash chute on Friday 5/27, called the security and they said they will send out someone to check on it. Nothing happened. I catch the same resident standing in the hallway smoking again on Thursday 6/2, and took pictures of that resident as proof of smoking inside the hallway of the apartment building. I've escalated this issue with the management staff, but the odor and the smoke smell is still lingers in the hallway. If that smoker get his ashes caught in the trash or on the carpet in the hallway, the whole building will catch on FIRE! It is unsafe for me and many other residents that lives here. I'd give zero stars if I could. PLEASE take your hard earned money and spend it elsewhere safer and nicer. My fiance and I spent 13 long, hellish months in this place, and we should have seen red flags presented to us from the start. We worked with a leasing consultant who sold us a bunch of bullshit to get us into the door. The day we moved in, he informed us that he was moving on, and got a job at a sister property. How convenient. The first month or two were not bad, but things quickly turned for the worse. Our neighbors blasted loud music at all hours of the night, security did nothing. The stench of marijuana in the hallways was constant, again, security and management did nothing. Fast forward to about 5 months from our lease ending, one of our neighbors got into it with another set of neighbors and police were called. No action to evict the instigating neighbors was taken by management. We spoke with management, warning them something worse would happen if nothing was done. At this point, we decided to not renew our lease. 10 days before we were set to move out, our door was set on fire by the neighbors who instigated the argument months earlier. Police and Arson investigators were called, but management STILL did nothing to evict these tenants. They were still living there on our move out day. Management could care less about the safety of their residents. When my fiance went to talk to them, they accused her of being rude and they were extremely dismissive of such a dangerous situation. When I called to follow up, they laughed at me and explained they don't "have the money" to put cameras in every hallway. I seen all these reviews and thought ("wow all these people are saying the same thing, with 5 buildings I don't think the one I get could be infested") but as soon as I checked out the room their was a roach crawling out of the vent(they are infested in all the vents im the building, they come through under the doors because there is a huge 1 inch gap under the doors, and they come from the baseboards. THEY LIVE INSIDE THE WALLS. After I first seen the one out the vents, I thought that I could just put mesh screens up (and I did) and put foam sliders under my doors that it would be enough. They appeared to be gone so I moved in all my things. 2 days after settled in they started coming from UNDER THE BASEBOARDS all around the house. I seen about 12 roaches. I wish I would of kept all the pictures but I was so disgusted with seeing all those pictures in my phone I deleted most of them. They send pest control but they literally don't do nothing. How can they stop an infestation in the walls or in the vents of every unit when the roaches and going from unit to unit? They put little gel down that doesnt stop anything. I was able to break my lease contract because of how disgusting the place was and was promised a prorated Refund when I moved out. I didn't receive any refund. Instead they charged me for days after I left and is saying that I owed them money! PLUS the laundry room downstairs is INFESTED WITH BED BUGS. They're hiding in the cracks of the laundry machine. Wow, wow, wow is all I can say. I have been here at Pavilion for five years and have had a GREAT experience, love it here. maintenance and Management have been amazing, communicative and honest. For what it's worth, i read the list of reviews posted here and frankly they are all complaining because they didn't get what they wanted, Refunds, Water bill charges, cleaning charges and other fees, etc. I had to laugh. We have a new owners and they just renovated the fitness center, the pool and basketball court and my AC and Heating is FREE, the City of Chicago (check it out) mandates that renters like me are guaranteed Heat and air certain times of the year, it's spelled out in my lease. I held continuous communication with Jesse Wilcox regards constant pest and rodent problems in our apartment complex due to several tenants propping the garbage room door open. Mind you My apartment was across the garbage room. There was one communication posted to the tenants but nothing much was done about the matter. When it came down to getting a hold of management they would always says they would call back but it was quite the opposite I had to hunt them down day after day. The problem of rodents and pest was SO constant that we had to move out early and break our lease which management okayed however they sent us to debt collection for a stain that was BLOOD from the rodents they never took care of. Horrible experience. Overall I needed to cancel my lease because I no longer felt safe there. I could not receive my packages there because my Amazon packages were left and taken. When I went to the management office they said "people steal things all the time, I would not recommend receiving mail here." Beyond the safety concerns, I also had dissatisfaction with the smell of the entire building. The building smells like marijuana and garbage. As for the cost of the apartment it was overpriced for what you are getting. Also they will add charges throughout your stay. I would rate it a zero!!! We lived here for over a year & it was the biggest mistake ever. The building appears nice as far as office & amenities but the units need updating. Rugs in hallways smell like food & weed. There are roaches & mice. When you complain they don't respond. They continued to charge incorrect fees to my rent & when I sent messages on the portal to dispute it they don't respond. When I spoke with someone about a charge they would not give me a straight answer but responded by saying you don't have to pay it but you'll get hit with an $80 late fee. Recently I was sleeping someone knocked on the door & when I got up to check the door an outside pest control vendor was standing in my kitchen while I was in my underwear. Dawn, I am a former resident of Building 31 Apt. 712. I moved out of the apartment 1/2016, so I find it HARD to believe that you can not locate our records. I can appreciate the motto "We pride ourselves on exceptional service", but onsite management doesn't come close to meeting the goal. My issues with the property were poorly handled while I lived there, so I doubt anything will be handled now that I am no longer a resident. FUTURE RESIDENTS BEWARE!! I Wish I would have taken the other reviews online seriously, before signing a lease at the Pavilion. While I didn't deal with bed bugs, as some previous posts describe, I dealt with ROACHES, and MOLD!! I also dealt with management who do not give a crap about providing quality customer service. Never will I recommend this place to anyone. I have moved in here and regretted it ever since. The carpets are filthy, the CSC Machine has been out for 7 months, I have been here 8 months. The laundry room in bldg. 51 is always filthy and I have had the exterminator out twice. Management is a Joke!!! You complain about these things and no one returns calls or sends you any e-mail to tell you what they are doing about your concerns. Contacted thier Headquarters which is located in Cleveland to repotrt these problems. No one in Cleveland returned or wrote me an e-mail regarding my Legimate concerns , everthing goes into voicemail. I even had someone break into my apartment twice. There is no camera's on the floor where your unit is, per Management and Security. I called the Police to have them come out to file a complaint and they asked for the footage. I couldn't provide it, because they do not have cameras on the floor, they do have cameras everywhere else though. Pot smoke is rampant on the 12th floor and had my apartment flood with pot smoke twice via a/c unit. I do not smoke pot and was told this was a smoke-free bldg. This the worst place I have lived in. We moved out from this place recently. And I have a lot to say! We lived at Pavilion apartments for 2,5 years from 2018-2020. They have very rude customer service Personnel at the front desk. Every time when we were coming with questions regarding bills or requesting maintenance service they were rushing with answers even not letting me finish my words. The bills were keep changing by adding some extra services. I asked why this charge was added, for what they answered that's what it is, this what they charge for. But when we were singing lease agreement they did not even mention about that. As many other residence we also had bed bugs issue. The termination of It lasted for long 6 moths. So finally lease agreement was expiring and we were more than happy to move out. After a month since we moved out. I received an email from Pavilion saying that I was charged about $1000 for damages and cleaning. And they attached photos of stained little spots on the carpet and walls and even not cleaned refrigerator, Duh! Before letting in any new residence, they Have to change the whole carpet anyway! They Have to paint the walls! They have to sanitize, clean the fridge, dishwasher anyway! We lived there for 2,5 years! And of course anything can get stained or broke within 2,5 years, if you are a human and living in an apartment or even at your own house. It is not a mausoleum! I filed out their online application back in August 21st 2017, I was asked to pay for online application fee of $400 to proceed. They sent me an email on September 21st stating I wasn't approved after all. Now where is my $400?! Since then, I have called, left them messages, emails and even sent them letters in the mail. Stay away from this place. My 10-month stay wasn't bad, just half of summer without AC, reported leaks wasn't fixed, bed bugs, and it was after I moved out they came at me with some bills. This place is a DUMP!!!!!! Run away and don't look back. It is currently 9/23 and they shut off the AC despite the fact that we have temps in the high 70's and in the lower 80's coming. They claim they need to shut it off so they can provide heat. It's ridiculous. There are roaches and bugs everywhere!! I can't go to the package room to pick up an Amazon package without stepping on a roach in broad day light. It's disgusting. We just seen a roach in our apartment a month ago and called the office. They told us someone was coming to "treat" the apartment. They didn't do crap but leave a little note saying they stopped by to visit. As soon as we got home after their "treatment" I killed two more roaches. I immediately called Orkin who came out the same day and I haven't seen a roach in my apartment since. But why should I have to pay for that out of pocket?? I called the office today to confirm that the AC was shut off since it started getting hot as hell in my apartment and someone literally picked up the phone and slammed it down and hung up on me. Unprofessional and unacceptable. The indoor pool and jacuzzi have been out of service for over 30 days. If you like sleep, this is not the place for you. They drag the trash cans across the parking lot at 7:30am causing a very loud noise. Completely inconsiderate of those who work nights. Also, this is supposed to be a smoke free building but every day we smell cigarettes and weed. Try explaining what that smell is to a 4 yr old. The place is dirty and out dated. I've lived here for the last 2 months and I haven't experienced any issues. My apartment is completely amazing from the view to the space size. The tenants are very diverse and that's what makes this place unique and pleasing at the same time. Everyone treats everyone with respect and they are very polite and welcoming. The staff is very helpful and attentive to your needs, I have yet to encounter any customer service or any issues with the management or leasing office (the team is very helpful and pleasant to work with), they all have been prompt and attentive to my request and have responded on a timely fashion. read more

I am not happy with my current apartment and asked them whether I can move to 2 bedroom apartment atend of my lease. They said i have to pay $600 to move to another apartment within the same building. Are you kidding me really? I want to upgrade it to 2 bedroom and pay more money and want to be your customer, you still charging me $600 extra? What a greedy policy is yours. I don't live here but when touring the place it just doesn't seem clean. The hallways are dirty with low lighting and gum stains on the carpet. The apartments are subpar and incredibly small even the large ones. They have a ton of amenities so I'll give them that, plus an incredible new gym. Wow what a blessing in disguise! I was not approved because I help my daughter out in another state as a co signer but if you apply prepare to wait weeks on end for your deposit refund! Its been just bout 4-4 weeks and still nothing , then when you ask for a number for corporate its a dead end no one answers ! If I could leave them 0 stars I would. I was here for a year and a half and dealt with several issues. One being how rude management and front office staff was. They do not care about you, just the money. When trying to speak to them, they practically ignore you and it takes a while before you hear from them again unless you are persistent. Maintenance was constantly in an out of my apartment when I moved in without my knowledge, and it was not until I decided to put cameras inside the apartment that this stopped. When I left, they decided to keep all of my deposit plus the additional payment I made when I renewed my lease claiming there was damage to the balcony and bathtub in which I requested to see pictures and they kept ignoring my attempts to call them. They claimed there was several spider like cracks which is common with normal wear and tear, but they disregarded what I was telling them. They also claimed I took a plunger in which they charged me 50 dollars for it. To this day I have yet to hear back from them and despite my several attempts to contact them, they give me the runaround. read more

Lived here between jan 2012 and jul 2014. Pros: *only $300 deposit *Central heat & air condit, never had a problem with the room temperature *pretty spatious rooms *great amenities, big outdoor pool where you can bring up to two guests per apt. *generally nice staff *security patrols often on parking lots Cons: * i did not like the 14 months lease term *lease will increase yearly by 10%, at least that was my experience, and they already seem to be a little high in the first place *location is in chicago city, which means city sticker ($80 /year) and bigger taxes on your bills generally *air plane traffic all day long * low water pressure on shower (even after maintenance intervention) overall, my experience was ok. read more

My "star count" will probably change the longer we live here so I've added an extra one just in case ;) I started this lease with a very sour taste in my mouth and was truly second guessing the 15 month lease we had just signed. In a nutshell, the leasing agent failed to mention the fact that we wouldn't have to pay a security deposit WITH CREDIT APPROVAL (he left that part out)...that's kind of a big deal when you go in to sign a big check and find out that you weren't approved and need to pay an additional $600-700. When we showed surprise about that information, the women "helping" our leasing agent insulted me (I can't speak for my boyfriend) by saying, "What? Do you not have enough money? He told you that when he called to tell you that you were approved for the lease." (he didn't call us...we had to call him). She continued to act like it was no big deal that that very important information was left out. Second - Since they didn't call us back when they said they would and again, missed out on more important information, we had to go into the office to sign our lease on a day that I had to work. The office doesn't open until 10am. I told them more than once that I needed to leave no later than 10:20am to get to work on time, and unfortunately, worked past their closing time. They didn't open the doors til almost 10:10am and didn't have anything prepared for us to sign. The lease was incorrect and that's when they dropped the deposit bomb on us. I signed whatever needed to be signed, left in tears, and barely made it to work on time. All the negative when the leasing office aside, I love the amenities. They make up for whatever this place is lacking. The management office has been very nice thus far. The maintenance crew has been a little rude, but i think that was just a communication error with me and the management office. Everyone that lives here is very friendly, and besides the occasional yelling outside on a Saturday night, it's very quite. I love how close we are to Park Ridge/Edison Park, the HIP mall, Schaumburg, and the blue line. Definitely worth checking out, especially if you're a city employee who needs to live within Chicago city limits. This place offers all you need to live comfortably for a reasonable price. read more

Lived here for several years and maintenance is the biggest issue. It takes months to get anything fixed. If you do get to talk to management they just give you excuse after excuse of why items are not working or fixed. The hallways are dirty, smell like curry, dead fish, and trash. You can't use you balcony because pigeons have taken over. For the overall value, there are better places in the surrounding areas. read more
