My husband warned me that he did not get good vibes when he dropped off our applications and application fee checks in person. He said front office staff (don't know who) was rude and lacked a basis of professionalism. Didn't even look up at him and was impatient with him. Following communications with them for a property, were sparse and always engaged by us first. There was never any initial follow up from our applications. We never received a follow up from an actual manager or someone other than the front office person. We have come to the following conclusions - ONE: they like to bring in as many applicants as possible, to collect their $30 application fee, TWO: they are not well versed in Fair Housing Laws with respect to Service Animals. We are renters with two Emotional Support Animals. As a courtesy, we applied with letters from our doctors stating the reasons our dogs are registered as our ESAs. After a lull in communication, I received a long email, stating the following, "The owners of ______ took a look at your application and the ESA Documents. We were hoping that the documentation you provided would suffice, but they are asking for more updated documents. Attached are the forms that will need to be filled out and returned to us. The first attachment will need to be filled out by you (you can disregard the very top portion asking for our info...I will fill that out when you return them.) The second document is the one that we will be needing to fax to your doctor to complete, and so, we will also be needing your doctor's information. You will only fill out the top portion and sign, granting us permission to send to your doctor. Since you have 2 pups, forms will need to be filled out for both. Our apologies for any confusion and the extra work. The new rules surrounding Service Animals are somewhat new and we are also still learning the process. " We already provided a letter directly from our doctors with all pertinent information with respect to our personal situations and what we suffer from, along with the reason in which our animals are further registered as legal ESAs. The kicker for us is that last part of their email. "The new rules surrounding Service Animals are somewhat new and we are also still learning the process." Really? So, those rules just came out in the last 7-days? Um... methink NOT. Fair Housing Laws in California and rules regarding accommodations for service animals, all across the board, have been well stated for quite some time, and I would think, that as a Real Estate Management Company, they would be well versed in any laws and rules upfront, even if there has been an annual update. We are approaching April 2019, and to say that the rules are new and they are still learning the process seemed like a convenient excuse. In conclusion, we don't feel comfortable with a Management company that is not well versed on Fair Housing Laws across the board. Sounds like someone needs some training and updates to their business practices so they know what they are actually doing. So I wrote a review back when I was moving in because the original person I spoke to was very good. After that it was a nightmare. Althea would spy on my property from my neighbors house. I would have random people taking pictures of my property with my kids out front and when I addressed it they told me not to worry about it. I loved out after the nightmare of 7320 Lovers Lane. Then, they began asking my neighbors about me and my family making them feel very uncomfortable so they told me. Now, they kept 1700 of my deposit for cleaning and repairs. I showed them receipts since it was impeccable and they didn't care. I will have to file a small claim suit. 600 being for cleaning and 300 for carpet. Worst rental agency I have ever had to deal with. I went through all the application process with them and applied for a place which they said my application was in file for. I had to keep calling back to get status since they NEVER called me back like they stated they were going to. Then they give this crap about that the owner of the place selects the tenants not them?? I have never ever heard of this before... Thought that's what the rental agency was for. Then after about a month of them telling me that they were waiting for the place to be cleaned n stuff before being ready to rent I get a letter in the mail 1 month later saying that our application was denied due to credit...? Wtf!? I would never go through this place or recommend this place to anyone. They obviously lie and are dishonest and don't know how to run a business. The service at Pivetti Company is uncalled for. When I walked into the building I was talked to like I was a child. Just plain rude. When some walks into a business building they should welcome you with a warm smile to make want to stay. There attitude was unprofessional and frankly just plain mean. One of the property managers in specific, Althea spoke to me like I was a child. No adult likes to be spoken to like that especially in a place of business. Not to mention the lies she told me that I will not go into detail about. Overall this was a horrible experience and I would not recommend Pivetti Company to anyone what so ever. read more

Awful service, I felt as if the people didn't want to talk to me at all when I entered their building. I went to drop off an application and I asked a few questions, one being if there was a credit check because my co-applicant doesn't have the best credit. They told me that their credit score goes from 0-100 and that running a credit check won't be necessary because they wouldn't be able to match their systems score with a normal credit score. After hearing this I had figured there wasn't going to be a restriction on the score so I went ahead and submitted out three applications. We left after they told us it would take 3-5 days to process, and my co-applicant received a notice the next day saying his credit wasn't accepted. Now $90 later and still don't have a home. They actually wanted me (the neighbouring fence) to call the fencing company for them to get more info and a bill for them when I have already provided them with an estimate! I would have to say when no one was there to help me through this for closure rental that I am currently living at. The owner of Pivetti was there and answered all my questions. The current house I am living in went into foreclosure and the land lord is trying to hassle me for rent money and giving me a 3 day eviction notice, even when he doesn't own the house. The manager that runs Pivetti was very kind enough to assist me through all the information that I needed to know so I wouldn't be taken advantaged by the ex land lord. I never rented from here but I would strongly think about it, Great customer service and everyone was very friendly . I give them a 5 star review just for the assistance that was provided to me in helping with this very bad situation that I am experiencing. The owner of this company needs to work on her people skills and leave the communication skills to her employees.... We were in the process of selling our house and signed applications at Pivetti because they are basically the largest apartment leasing company in Hollister. Well the whole rental process was a nightmare! It took forever for them to make contact with our references. They never contacted us but everytime we contacted them they needed more knformation from us. It basically took them one month with our application to call us up and say we didnt qualify because we didnt meet the 3x income requirement by $50 even though we had excellent credit, stable work history and impeccable references. The company should have told us right away that we didnt income qualify instead of making us wait one month while they kept asking us for more information. I found the situation to be very unprofessional, asked to speak to the manager (owner), who basically screamed at me over the phone and in an angry rage demanded that she drive over to my house to give me a check when I asked for my application fees be refunded. This whole situation was unbelievably unprofessional and I will never be dealing with this company again. read more

One of the worst property management companies I have ever dealt with. Cost of living in the Bay and surrounding areas is already ridiculously high, now these people ask for you to submit an app, pay the fee, have a credit report ran, and verify all your information before you even see the property. IF you don't like what you see, their idea is they believe that's ok since you'll have the ability to have your app on file for 3 months. That's laughable bs. As renters, we pay way to much to have to feel like we are throwing money away. On top of that the office personnel, specifically Esmeralda, is rude, condescending, and self-righteous. She seriously acts like she's doing you a favor. This property management has all the beginnings and tall tale signs of slum lords and an organization that wants to gouge its clients rather than provide a valuable service! Glad I did my research before applying with this backwards, country bumpkin company! I wonder if the BBB has any rules and regulations against this kind of business practice. read more

This is the worst property management I've ever gone through!! Your credit score has to be above 650 to even be considered for a rental!! With that score I could buy a house... I informed the staff prior to running my credit that I have a credit repair agency repairing my credit, yet they took my $30 dollars x2 my son also, and they denied us even though my sons credit is very good!! Called to ask about a recent post for an apartment and lady was super rude. She wouldn't even let me finish asking a question before she replied "No" not even knowing what i was going to ask. This place needs more professional front desk employees or at least have the lady who picked up the phone learn how to speak to people in a professional manner. The process in renting is fairly easy and smooth, people who work there is nice. My only problem was the lady that handles the deposit, I got deducted 400 out if my deposit for 5 things that would take me a total if 5 minutes to do, 3 of them were turning a screw driver. The other one was vacuuming, which was absurd because I paid a company to professional clean the carpets, and I personally went to check their work and left their receipt there. The neighbors warned me to do a final walk thru with management I did I was told everything was perfect. After I get the letter back with my check minus 400 dollars I call the company to ask if they could give me a receipt for the work that was done including time and material, I never got it. I just saw another person that lived in the same apartments behind super taqueria and they only got back 300. Everyone that I've talked to says the same thing that you get ripped off on your deposit. My suggestion is to document everything on the initial walk thru. If you can avoid this company do it. read more

Horrible!!!!! Worst experience ever. Their friendly at first when your giving them the money after that forget it they don't answer the phone and they blame each other for what's going on. They manage most of the town and yet their service is something to be ashamed of. Went to them a first time didn't bother looking for reviews or anything about this company, We just needed a place for our family. I walked into the office and the ladies looked like they hated their job or hated you for walking into the office. Turned in all my paper work and I paid the processing fee $30 per adult. I asked them how long it would take and they said about 2 weeks. After that it took 3 weeks to find out that we didn't get it because the landlord had picked someone else. They also told me that there was another place similar opening in a month if I wanted to keep my application there and leave it for that place I said yes but never heard from them. I didn't bother calling just because my husband was overseas doing military training. Months later we see another listing we decide ok let's go for it and all over again, pay the fee because your application is expired. They have about 3 properties available and again they took their time asked for more paper work and 3 weeks later DENIED...they said I would get a letter in the mail so there went $160 out the window. The way she told me was so rude as if I've been calling 3 times a day everyday. Hopefully people see this review and reconsider going to them. read more

This is a worst property management company we ever came across. When you try to rent, they will sugar-coat everything and talk sweet. After you rent, real troubles start. They are very intimidating and talk as if the tenant is the problem for everything and not them, or the owner or the property. They are not tenant-friendly at all. Yet, somehow it is said that they are the best company in Hollister. Beware!!! When and if you rent from them, look very closely and carefully at every major and minor thing in the property.
