My husband warned me that he did not get good vibes when he dropped off our applications and…read moreapplication fee checks in person. He said front office staff (don't know who) was rude and lacked a basis of professionalism. Didn't even look up at him and was impatient with him. Following communications with them for a property, were sparse and always engaged by us first. There was never any initial follow up from our applications. We never received a follow up from an actual manager or someone other than the front office person. We have come to the following conclusions - ONE: they like to bring in as many applicants as possible, to collect their $30 application fee, TWO: they are not well versed in Fair Housing Laws with respect to Service Animals. We are renters with two Emotional Support Animals. As a courtesy, we applied with letters from our doctors stating the reasons our dogs are registered as our ESAs. After a lull in communication, I received a long email, stating the following, "The owners of ______ took a look at your application and the ESA Documents. We were hoping that the documentation you provided would suffice, but they are asking for more updated documents. Attached are the forms that will need to be filled out and returned to us. The first attachment will need to be filled out by you (you can disregard the very top portion asking for our info...I will fill that out when you return them.) The second document is the one that we will be needing to fax to your doctor to complete, and so, we will also be needing your doctor's information. You will only fill out the top portion and sign, granting us permission to send to your doctor. Since you have 2 pups, forms will need to be filled out for both. Our apologies for any confusion and the extra work. The new rules surrounding Service Animals are somewhat new and we are also still learning the process. " We already provided a letter directly from our doctors with all pertinent information with respect to our personal situations and what we suffer from, along with the reason in which our animals are further registered as legal ESAs. The kicker for us is that last part of their email. "The new rules surrounding Service Animals are somewhat new and we are also still learning the process." Really? So, those rules just came out in the last 7-days? Um... methink NOT. Fair Housing Laws in California and rules regarding accommodations for service animals, all across the board, have been well stated for quite some time, and I would think, that as a Real Estate Management Company, they would be well versed in any laws and rules upfront, even if there has been an annual update. We are approaching April 2019, and to say that the rules are new and they are still learning the process seemed like a convenient excuse. In conclusion, we don't feel comfortable with a Management company that is not well versed on Fair Housing Laws across the board. Sounds like someone needs some training and updates to their business practices so they know what they are actually doing. Oh, and maybe some new employees that actually do their job in an appropriate timeframe! #justsayin'

Althea would spy on my property from my neighbors house. I would have random people taking pictures of my property with my kids out front and when I addressed it they told me not to worry about it. I loved out after the nightmare of 7320 Lovers Lane. Then, they began asking my neighbors about me and my family making them feel very uncomfortable so they told me. Now, they kept 1700 of my deposit for cleaning and repairs. I showed them receipts since it was impeccable and they didn't care. I will have to file a small claim suit. 600 being for cleaning and 300 for carpet. I will attach pictures of a video clip to show proof. Please don't give them business.

Honestly, it's not often you come across someone as dedicated and wonderful as you, and you've truly been an exceptional property manager for our family. From day one, you've gone above and beyond what we ever expected. We've been blown away by your constant availability - it felt like no matter what time we reached out, you were there, ready to help. And when issues did pop up, big or small, your ability to find quick and effective solutions was just incredible. It really made a huge difference to our peace of mind knowing you were always on top of things. Having rented in many places over the years, we've definitely seen it all - the good, the bad, and yes, even the ugly! But I can say without a doubt that you stand out as one of the very best people we've had the pleasure of working with. Your transparent communication, impressive efficiency, and unwavering fairness are qualities that are incredibly rare and so deeply appreciated. If anyone ever gets the chance to rent a property managed by you, we can't recommend you enough - they absolutely will not be disappointed. Our entire family is so tremendously appreciative of all your hard work and the genuine care you've shown us. We genuinely hope to continue being your tenants for a long, long time! Thank you again for everything, Gina. Your dedication to high customer service and your willingness to always go that extra mile truly make you a gem. With tons of gratitude- The Fernandez family

Without a doubt, she is the best property manager I've ever worked with. Gina is intelligent, knowledgeable, highly responsive, organized, detail-oriented, and always professional. What really stands out is her clear dedication--not only to her clients, but also to the properties she manages. It's evident in everything she does that she takes pride in her work and genuinely cares. Gina stepped in to manage my property midway through an active lease when my previous property manager could no longer continue. She made what could have been a stressful transition completely seamless. On top of that, she identified and resolved multiple issues that had been overlooked by the previous manager--things I wasn't even aware of. Gina handled every single one of them with care and expertise. It quickly became clear just how well-versed she is in California's complex and constantly evolving rental laws. Her attention to detail and thoroughness are truly unmatched. Throughout our time working together, Gina consistently went above and beyond. Her professionalism and reliability gave me so much peace of mind, and I honestly don't know how I would have managed being a landlord without her support. The only reason we're no longer working with her is that we needed the property back for personal use. But if we ever decide to rent it out again--or manage any other property--Gina will absolutely be our first call. She's outstanding in every way, and I couldn't recommend her more highly.

Throughout my time working with them, I felt that my concerns were not taken seriously and that tenant interests were prioritized over protecting my property. Despite a clear no-pet agreement, a dog was allowed on the property. I was informed that the tenants were advised by CPM to obtain a doctor's note identifying the dog as a "therapy" animal. Meanwhile, neighbors reported ongoing issues, including the dog behaving aggressively and attempting to get through the fence. At one point, I was told after an inspection that no dog was present. Later, when neighbors continued to report the dog being there, the explanation changed. I was told the dog belonged to the tenant's brother. Regardless, the dog remained on the property. The backyard sustained damage, and I was left responsible for repairs without additional pet fees being collected. There were also financial concerns. The rent increase never took place, I had to ask for it to be increased due to all of my expenses for the home going up. Additionally, despite the home being recently remodeled inside and out prior to tenancy, I continued to see charges for what I considered unnecessary repairs. I frequently had billing questions and accounting that didn't add up or make sense. Communication was another major issue. I was initially told by the business owner, Carrie, that neighbors would be provided with contact information in case of issues, but according to my neighbor, that never happened. I ultimately had to provide the neighbor with CPM's contact information myself so they could report the dog concerns directly. Working with the office staff was frustrating. It was often difficult to reach the assigned property management contact Susan Correa, and most of the time she did not have answers to my concerns. Eventually, I began emailing Carrie directly because I was unable to get clear answers. When I informed her that I intended to terminate services, I did not receive a response. Overall, I felt unsupported as a homeowner and dissatisfied with the service and communication. They do not care about your property, you have to advocate on your own! Based on my experience, I would highly suggest you to not pay this company for the WORST service!
