My husband and I were genuinely excited to call this community home after touring the property, but unfortunately our leasing experience was incredibly disappointing. We applied on the date we were instructed to in order to receive the advertised 6 weeks free special at the quoted rent. When we tried to submit our application, the online payment system would not process our payment. This happened after office hours, so we called first thing the next business day. By then, the rent had already increased. We were told someone would check with the regional manager and call us back, but we never received a callback despite multiple emails and follow-ups. When I later met with the property manager, Sarah, she informed us that the apartment we originally tried to lease had already been rented--something no one had communicated to us. She confirmed that our application information had been entered into the system on the original date and apologized, but the only available units were about $100 more per month. Because we were on a timeline with our current lease ending and loved the community, we were still willing to move forward, expecting the original promotion to be honored since our attempted application was documented. Instead, we were told we would only receive a $750 concession. After finally reaching the regional manager, despite multiple unanswered voicemails, he refused to honor the advertised special because we didn't call until the following day--even though the office was closed when the payment issue occurred and the system clearly showed we attempted to apply on time. There was no accountability for the technical issue or the lack of communication throughout the process. Communication continued to be poor. We had to follow up again just to receive our lease documents after being approved, and when they finally arrived, they included additional fees that had never been discussed. The promised $750 concession also wasn't reflected in the lease. After paying nearly $400 in application fees, we ultimately decided we could no longer move forward. The lack of communication, failure to honor the advertised promotion despite documented evidence, and overall customer service left us with little confidence in the leasing process. The property itself is beautiful, but management's handling of our experience was extremely disappointing. I've lived here for a year. Things were AMAZING when I first moved here. I'm not sure why, but this complex has started to go downhill. About six months ago a guy moved upstairs. Since then my apartment reeks of cigarettes and weed. These walls are so thin that several times a month I have to listen to him beat the crap out of his spouse. Recently I walked out of my apartment and there was an infestation of maggots outside my door. They were coming from the garbage can of the lady that lives in the apartment infront of mine. I rushed back inside and noticed some maggots had made it into my apartment!!! We cleaned up the area where the maggots invaded. I let the office know, they send a maintenance man to take out the woman's trash. I told the office I was concerned about the woman because I hadn't seen her in about four days, which is how long that trash had been out there. I recommended that someone check on her and her family. The office staff made it sound as if that garbage was mine and I caused the maggots!!! This happened on the 1st of July. I still haven't seen the woman and I'm pretty sure there is an infestation of maggots in her apartment. If they crawled into my apartment,  they must've crawled into hers, and no one has been there to clean it up. My kids and I were on a walk the other day and there was garbage everywhere.  McDonald's bags, Starbucks cups, I even saw a condom in the bushes!!! Lastly...my AC has broken down about 7 times since living here.  It once started to leak freon   I had to send my kids to their dads house as I was told I had to let the toxic fumes empty out into my apartment. My AC was out for two days until they part they needed arrived. They "fixed it" but it has broken down three more times since then. A lot of issues for $1700 a month. Unfortunately, before the maggots incident I renewed for 7 more months Don't do it!!! You can find something cheaper for the same quality of life. Lived here for a year. Condos are nice size with nice finishes and fixtures. However, the outdoor grounds and bldg hallways are not kept tidy. If they cleaned up more, empty trash cans, pick up trash in common areas, it would be a nicer place. It is located directly next to the interstate so traffic noise is constant. read more

She yelled at me over her Co worker when I asked if I could sign a paper and leave because I was in a time constraint. I was doing the paper work with the co worker in the other room, and because I asked if I just could sign, that's when Dana starts yelling I can leave and then starts on murmuring very unprofessional things in her office. again no one was even talking to her. very toxic and unprofessional . read more

This complex is basically like living at a resort. Wonderful pool to swim in and lakes to walk around. Very friendly neighbors and quiet community. Love seeing all the marsh rabbits! The front office is very approachable and willing to help however they can. Dana was amazing when we needed to tour during the quarantine phases. Matt was awesome when we needed help problem solving during the beginning of our move in and getting settled. I have easily talked a few times with Danny, too. Aurelio is so friendly and helpful when he comes to do any work needed in the apartment! read more

As of 03/10/15 - Please see updated picture of what the way the new management treats people. You are judged not by the way you treat people when they can do some thing for you but when they have nothing to offer you! I would like you to take notice. This is the most up to date review. As the reviews before me are prior to the new staff. I have lived here over two years and have loved living here until recently when the new staff took over. They are combative and unfriendly. Daniella, Brittany and Were the old staff. They were great. You had a problem it was fixed ASAP! Never any complaints and they were ALWAYS the friendliest! That's why we moved in. Now it's like pulling teeth and nails to get things fixed. Or even have a conversation. Many people in the complex have auto pay and they went to all the peoples door enrolled mind you. They did not knock and put a nasty note saying "you are indebted to us" etc. we questioned the manager as to one why she didn't know "I dont have time to knock on the doors of everyone who can't keep up with their responsibilities" and 2 why they didn't process the auto pay! Apparently they didn't know how so they put the blame on the tenants. trash service you're lucky if it gets picked up. Even though you pay for it. Pay for a reserved parking spot? They put a towing sticker on your car. I do not recommend living here at all. Go else where. The price isn't worth it. My building in addition is always having issues. Notice I said my building. Not only me. I have spoken with many people in my building everyone seems to have an issue. The resolve? Bring a large bucket when you move on to drain the water leaking from the units. Not to mention my patio is covered In cigarette butts daily! To which I have complained many times about yet nothing has been done. It seems to have gotten worse! To complete this review. Lived here from Nov. 2015 to Aug. 2016 (9 month lease). I moved out because I got a new job that was too great a distance away from the apartment to make it practical. I had a 1 bed, 1 bath apartment on the 2nd floor of my building. Either the soundproofing in my unit was excellent, or my neighbors were utterly non-existent, because it was very rare I heard anything from the units around me. The apartment was clean (save a few small things that were quickly fixed) when I moved in, and rent was reasonable enough, though it could have been slightly lower. I never felt unsafe in the complex, as the gate requires either an RFID card or a gate code to open up. My complaints are few: 1. The AC unit for my building had a Freon leak, which was noticed on the very first day in the apartment. The maintenance crew refilled the unit, but apparently never fixed the leak. As a result, 4-5 times throughout my stay (not counting the first time), the AC went out entirely, and in that situation, the temperature in the apartment would rapidly rise to 80+ degrees. 2. Considering the rent that was being paid, it would have made more sense to use the covered parking spaces for residents and then had the non-covered spaces be "first come first serve". Instead, they charge you extra for a reserved space, which is annoying as if I came home after a certain time, I was almost guaranteed trouble in finding a spot. This gets more laughable when you see various covered spots unoccupied (as in, not rented out) but you aren't allowed to park in them. 3. They advertise having a car wash area, but it is broken down, and only works as a hose for water. All other functions do not work. 4. This is beyond the control of the complex management, but the place is situated behind I-75 and near Bloomingdale & Hwy 301. Lots of traffic on those roads, so it can sometimes be a pain getting back/out, and it can get noisy at night too. You learn to tune out most of the noise but it'll cut through at times. 5. The grills by the pool area are an unholy wreck. They look as if they haven't been cleaned in years. All in all though, if I ever had a need to move to the Brandon/Riverview area again, I'd definitely look at moving back here again. read more

When I first moved into these apartments in 2020 they looked like a 4 star apartment complex, now the stairs are so dirty and the complex looks ghetto. I have called the office multiple times to advise them that they need to do a better job of power washing the building and the stairs at least once a week at least however, they have not done so with the amount of money we all pay to live here I feel like they should have enough money to be able to power wash once a week the stairs get filthy, and the people who do the valet trash break the bags, and that leaves leakage all over the stairways if you guys are going to charge over $2000 a month in rent why don't you utilize some of those funds to keep the grounds looking like a five-star place like you claim to be the neighbors always reek of marijuana and there's always marijuana smell coming into my apartment which is unacceptable take better care of the property I know there has been an influx of rent all over but I feel like these apartments are not worth $2000 a month take your business elsewhere they do not listen to your concerns and disregard them the leasing office workers are rude and very dismissive. read more

I really enjoy staying here...although I've only been here a week. They offer short term leases. I looked every where for a 3 month lease and couldn't find any in the area. Kathie in the leasing office is my favorite although all the girls are super nice. All of the apartments are wheelchair friendly...peep holes and ALL! The pool has a zero entry for wheelchairs. We stayed here for a year. To renew the lease it was $300 more for the same unit. There is a $300 pet deposit and a $20 pet fee a month. You'd assume a pet deposit is for pet damages. But apparently it doesn't count towards that. It doesn't count towards anything. We thought about coming back here after we finish up our degrees but that's not the case anymore. Aside from this, when we first got there, the people that they hired to redo the countertops left a mess in the apartment. The dishwasher had some sort of white chemical stain (never got fixed the whole year we were there), the counter tops were not even done properly. Very unprofessional. read more

This place is horrible. Been here for two years now. And this is my last. Highly expensive for section 8 style living. My neighbors are upstairs loud all the time. Loud music. The matainence staff is horrible.. Lazy staff. They hardly fix anything. They make themselves look busy. But nothing is accomplished. And if you get the guy called Jose! He is totally lazy. Everything he fixes has to be redone. Mike is their hotshot supervisor. He doesn't do anything but cover up their laziness and fights with tenants to justify the crappy work his crew does. This place was nice when i first moved here. But went to the slums. They have been threw a bunch of staff and management changes. I put work orders in and there ignored. Get to them when they feel like. Sherman residential should pay me for living here and not calling local news station to expose how bad this place is. So happy to get out of here. read more

(Long but must read) Poor, very poor, I have lived here for a few years and when I moved in, things were great! The staff was great, the living was great! It was fun, lively, welcoming, truly an ideal place to call home, I was proud to show and tell everyone I lived here. Now I can't wait to run away and never look back. The inconsistent management team that cares nothing for the property or for the resident, or any maintenance concerns is beyond ridicules. Beware before you move in. I am literally counting my days till March 31st to move out of this hell hole. By the way if you do move in track every payment because magically they don't and payment disappear. Beware!!!!  I wouldn't suggest any tenant to live in this place, stay away from this place. The staff only cares about themselves and will protect their courtesy officers, even if they are the cause of the problem. A little over two years of living here, I have gone through an estimate of 9 property managers. That should tell you everything. I have submitted over 40 noise complaints just this past year towards my neighbor above me, which is the courtesy officer and on top of that a police of Tampa. Courtesy officers should abide by the same regulations as all other tenants and not disrupt the peace. In addition to this, I have contacted the corporate office and front desk staff to see if something could be done, but they all said the same thing that "They will talk to him." This has been 11 months of hell, with a zoo living above me. Now, the staff is just trying to brush me off and not take things seriously. These people are a joke.  In addition to the noise complaint and unprofessionalism of the staff, the apartment in general is ghetto and not worth the money. I still have a patch of carpet still missing in my apartment, which they did not fix before I moved in. Talking about the carpets, every unit I have stayed in the carpets have been horrible. Stains, paint on them, ripped, missing patches, blood, mold, old (definitely over the 2-4years carpet use regulation)..... There are holes in the walls, mold in the toilet and tubs, different paint patches all around, cabinets are broken, issues with the lighting fixtures, etc... Let's just say, it will take forever to get something fixed ... It took 9 months for my valet trash can outside to be cleaned, from the trash that was left from the previous tenants. It was absolutely disgusting. The walls are so thin, you can hear everything from your neighbors using the restroom to them having sexual relations. Or even arguing outside... Supposedly, this is a gated community but there is holes in the fence, where people from other apartment complex go through to enjoy our amenities. There is so much wrong, I can't even explain it all. Like I said, I would suggest you to try to stay away from this place. This is not a tranquil place and the value is extremely low. I would not recommend this place to anyone.  Oh wait a minute, there is one more thing. If you think that the staff will keep your information private, that is false. They violated the privacy policy various times, by disclosing my information to unauthorized people. read more

So I'm gonna just say this. I like to write good and bad reviews. I have lived a little over a year. When we first moved in, it was great, loved the office staff. Melissa was the manager at the time and was just amazing. Well that lasted all of 2 seconds. We have had maybe 3 or 4 new managers since then. Not to mention new staff. Kathie is the only one that had stayed and the only reason I even go to the office. If I see she's off I turn around and walk away. If you need to stay in a place for a short time, sure why not. Apartment living sucks no matter where you go. Do not sign a lease greater than 6 months or so. You will regret it. The walls are paper thin. I hear the toilets flushing from my neighbor up stairs, cupboards shutting, doors slamming. I can even tell you what room my neighbor is in just by the foot steps. And I have an awesome upstairs neighbor. Think if you Had one that didn't care, which is 75 percent of people. It is by the interstate, but you get over that and barely hear it. It is a dog friendly community. People leave there dog crap everywhere. We call them the "land mines". Some people are so lazy that they pull there dog along and crap all over the side walk. That awesome when you step in it. Not! The pool is nice I will say that, but it took calling corporate a bunch of times before the manager at the time would actually clean all the mold off that had developed over time. It's a gated community, but anyone can get in, they just have to follow someone in or wait for you to come out. Basically you pay for "luxury living" but you get average. read more

However, LOUD IS LOUD) My UPSAIRS NEIGHBOR HAS 2 LARGE DOGS. 2 LARGE LOUD, NOISE MAKING WILD BEASTS. One morning at 4:45 AM, I WAS AWAKENED BY THEM. ON A SATURDAY MORNING!!!! (Ruined my whole day, mind you) I tried to nap later in the day, AND GUESS WHAT?? more ridiculous loud running from those savages. I went up there to tell her and she gave me a sob story about how SHE FEELS, about the noise coming from her apartment, that woke me up at 4:45 am, and then again at noon, and every time the dogs are out. It's enough to drive me absolutely mad and I AM SICK AND TIRED OF HER AND THOSE DOGS!!! I feel like I'm sharing my apartment with them. That's a major, MAJOR problem for me. Aren't there rules about the weight of dogs permissible in apartments and how many you can have? If you know that apartments thin walled, WHY ARE 2 LARGE DOGS ALLOWED TO OCCUPY AN APARTMENT? WHY? I'm almost to the end of my patience with them. Needless to say, I've called the front office to compain and the person on the phone started to give me the typical dismissive "It is apartment living" speech. Since I'm not dealing with the level or frequency of "normal" noise, I'm not even remotely receptive to LISTENING to that CANNED SPEECH. . GOOD: The pool area is so relaxing, even when it's a little crowded and with kids around. I love it over there. There's a small grill area in the corner, adjacent to the pool, that could come in handy later. The gym is small but I get exactly what I need out of it. It's ALWAYS CLEAN, almost like no one uses it. But, I know people do so I know it's being properly maintained. The parking situation has eased up entirely. I always have a good spot to park in front of my building. Currently, the exterior surface of all the buildings are being painted. (I loved the way they looked as is and wish they would've left it alone but dah well) There's always some type of improvements going on around the property. It really is a nice place to live and the grounds are remarkably maintained. (I once saw someone throw trash out of her car on to the ground and I almost reported her. My building is ALWAYS SPOTLESS) I started leaving for work earlier and I don't have the same traffic woes I did before. I can get out of the complex with no delays now. It's a good central location and I'm not too far from anything I need. (Groceries, my preferred dining options, the mall, the Crosstown, it's all close by) In conclusion, I could love it here if those DOGS weren't the bane of my existence. Like everything, it's the luck of the draw. It just so happens that the person above me makes me absolutely miserable because of those 2 RAGGEDY beasts. *Transfering to another apartment is not even remotely a VIABLE SOLUTION. I stayed here for 8 months when my house was under construction. It was brand new so there were few people, everything was spotless and well cared for. I never had any maintenance issues. I was on the top floor so I never had any issues with noise above me but I did hear my side neighbors stereo as the walls are pretty thin. My only real,complaint was that the elevator would break down frequently, it always seemed to happen the day I went to the grocery store and had to lug all this food up 3 flights of stairs! read more

Went to tour a few properties in the area and decided to checkout this one because it seemed to be in the price range I was looking for. The leasing agent started showing me around the clubhouse then we preceded to get into the golf cart to view the floor plan. Before we left I asked if you had to make 3x the amount of the rent and he said, "yes, is this a problem?" I replied yes (I am a twenty-something that just got my first office job, so unfortunately I don't make $46,000 yet). After I voiced that I wouldn't meet that requirement he then told me I should look for more "lower, middle housing" like I was some kind of piece of trash on the side of the road. I understand that every complex has their own set of policies, but I have never felt so HUMILIATED in my life. Just the way he said it made me feel horrible. The best part was he basically refused to even show me the apartment or even ask if I had a guarantor that could co-sign for me. Didn't catch his name, but just wanted to let everyone know what HORRIBLE customer service skills this properties leasing agents are exhibiting. Maybe next time be a little bit more considerate and don't treat people like they're beneath you. read more

As I read the current reviews, I can't help but agree! I currently still have an apartment there, but will be looking for another resident on my upcoming renewal. Like many stated before, the staff before was amazing! So friendly and upbeat, but now I dread going down to the office just to pay rent because of the crappy staff. The manager is the worse part about the staff. I don't think that woman even smiles. I had to update my pet information, which fyi should have been asked when I signed my lease. But to put a "Final Notice" on my door when I didn't even receive the other notices! So unprofessional! I pay for a parking spot like many people, yet many times when I come home, I find a random person parked in my spot! Its annoying everytime I come home that I have to call the towing company just to pay where I park. Also, I have to agree the gate system stinks!! First you literally have to get out of your car to "Swipe" your gate card then you have to fight the freaking idiots trying to get into the gate as they speed in front of your car to get in! For all Im concerned, just leave the darn things open so I dont risk getting into an accident trying to go into my apartment complex. This place is a nightmare! Like I read before and agree . . . this place looks great for a quick glance, but is not worth the money to actually live there. The clubhouse and pool area is very beautiful. I really enjoy the lakes and wildlife (lots of ducks and rabbits). The apartment is spacious and was pristine upon arrival. The management informed us that the balconies were being renovated, but never specified how long. They had no problem charging us for an amenity that we couldn't use for several months. We decided to renew due to the pandemic and were promised a carpet cleaning that never happened. As a result of the construction, I had to replace the tires on my SUV seven times within the construction period because of all the loose nails and screws. In the past three months, the fire alarms would sound frequently, randomly, and at the worst possible times (midnight, 5am, and even all day long). There is dog poop everywhere. When my parents came to visit, I wanted to take them to grill by the pool and have a nice afternoon. I invited two of my friends and we hung out at the pool for several hours then decided to go in the clubhouse for a game of pool. Ericka approached me 15 minutes before her work day was over and yelled at me saying that I was only allowed 2 guests (we had been there for hours) and spoke to me like I was a child. Two days ago, I discovered maggots in the outside garbage. I took it to the "carwash" provided, bleached it and sprayed it down. They were back the very next day. I live on the 4th floor and was trying to have furniture delivered and the elevators were broken, that was three weeks ago. We also pay for a gated community, however, the gates are ALWAYS open. Overall, I am very disappointed in management and would not consider this "luxury living" once-so-ever. read more

Terrible! Stayed here for over a year. Staff is rude and unhelpful. They go through employees like water. We were perfect tenants. Always paid everything on time and kept our place very clean. Upon move out they charged us for fees that were not ours. On top of that, for 8 months while living in the apartment there was literally a giant hole in the living room floor under the carpet. Incredibly dangerous. We told the staff and maintenance multiple times to no avail. Think twice before you move in here. I have lived here for just over one year now and am a pretty big fan of everything that is going on. They now have stability in the front office and are working to improve relations with the residents that live there. They are willing to work with you when you are resigning your lease with them. I love my apartment, I have very few maintenance issues, and when I have, they have been dealt with in a timely manner. Currently the property is in the process of painting the exteriors of the buildings, as well as updating the landscape. Grilling areas have been added as well. The gate works 98% of the time, which is much better than numerous other places in the local area. They also work with bringing local food trucks to the property during the dinner hour which is very convenient as well. The pool is very nice, the gym is clean and up to date as well. Overall, yes I would recommend living here. read more

When we decided to move into this community we were excited about the amenities and the luxury the community boasts to provide. Now, I regret the decision! My apartment was far from clean upon taking possession of the keys,which I had to address twice, the blinds are in poor condition and the carpet and master bath have a foul odor which no matter what I've tried have remained. I've had to contact the courtesy officers twice in the less than 2 months I've been here thanks to my rowdy upstairs neighbors and last night called the office to file a complaint regarding the noise which has become unbearable! I have yet to receive a call from my management office regarding my complaint. I expected far more than the less than acceptable experiences I've endured this far. read more

My goodness. Two bad reviews in January. I think it's necessary to note that the office underwent a lot of changes and the new manager wasn't trained since the past manager just left without notice. There were a few mixups but they were quickly fixed. As far as the dog poop issue - it's impossible for the management to have a 24/7 lookout for dog poop perps. It's not difficult to see who doesn't pick up and then shoot an anonymous text to the office. That's not work; that's common courtesy. When I see something awry in the area, I tell them because they can't be everywhere 24/7. The maintenance crew is very friendly and they are willing to help out when it's needed. There was a rule put in place saying that you will be fined if you leave your garbage outside without the proper container, or if you leave it out all day. I moved in back in July and I have found a few things to be annoying, but once I reported them, they were fixed. I don't work for the establishment, though it may seem that I do since I'm writing such a supportive review. I have recommended this property to multiple friends and they're all happy. It seems that those who find issue with everything, and would rather resort to compliaining on an open forum rather than being proactive, are usually the individuals who blast these kinds of sites. Grow up, people. A property is only as nice as the people who live there. If you moved in here, hoping to be waited on hand and foot, go find a hotel with room service and live there. The only thing I feel the need to address is the dog poop situation. We only get newsletters where it will tell us to pick up after our pets in small letters and the only other notice is where the pooper scooper bags are. I have complained countless times about the dog poop and it seems like no one even takes notice. They claim to be doing everything they can but that is not true at all. The amount of dog poop that people don't pick up have increased to a massive amount from when I moved in. It used to be on the grass before but now it's in every bush and on the sidewalks. It is impossible to walk and step on all this grass that they have on the property without sticking our feet or dog's feet in some other dogs poop. Some of the poop does not come from small dogs and are giant piles. They claim to have poop patrol but when I complained about a certain area all I was told was that they would go the next morning. But that poop on the walking path did not move until a week later when it was washed away by the rain. This is just disgusting. The management and the owners do nothing. If I saw this when I took a tour I would never have moved in here. I like living here but the dog poop situation is out of control. The management and staff make 0 efforts to do something about it. Finally, this is a huge health and safety concern. The flies that always hang around on these nasty dog poops get on us and/or come in to our homes and possibly sit on our foods. They get in even when the door is not open through little cracks in the window. The flies increase in the summer months and the amount of germs increase as well. These flies bring in germs from all over the dog poops. Not only are the people who don't pick up after their dogs disgusting but I think the management and owners must be also if they don't notice that there is poop literally everywhere. I pick up after my dog and know many others who do, but the number of people who don't is probably 8/10. I disliked the staff who worked in the office previously and I definitely dislike the brunette that works in the front of the office now. She is unfriendly and most of the time bitchy just like Britney was. I have not gotten a simple smile or hello from her as of yet. However, neither group of staff have done ANYTHING at all about the dog poop. read more

I wouldn't recommend this community to anyone! I sold my home and needed a place to rent for a few months. I decided to go with The Enclave because they offered a seven month lease. I actually should have known better when they switched my apartment 4 times before I even moved in! I didn't actually realize they place people on different sides of the community according to who has kids and who doesn't. After I educated myself on rentals, I realized this was a huge violation!! After I complained several times about the apartment view, I was told I was moving into an apartment with balcony and pool view, they said they would switch my apartment when one became available. I had no choice but to move into the one they gave me because I had no place to live. I checked back with them week after week. Nothing! Finally after 5 months of being told nothing was available, I explained to the Manager that I was leaving based on the dozens and dozens of conversations we had over the 5 month period and the fact I was lied to over and over again. She agreed that I was given wrong information and she would allow me out of my lease based on the situation. I moved out and even spoke to her the same day. I gave her my address and all the information to get in contact with me. I never heard from her. I assumed everything was fine. I recently just found out that The Enclave At Tranquility Lakes charged me over $5,000 for breaking a lease! I had the Managers approval and blessing to move out! This is on my credit report. Don't live here! They will lie and lie and lie to get you in, then charge you. I realize now that what they did by discriminating because I had a child and placing me in a "certain area" of the community is against the law. As well as charging me an outrageous price for leaving when they said they wouldn't. I will be perusing this further with the DBPR; BBB and the State of FL. I will also be speaking to an attorney about my rights and legal action. I am sure I am not the only one that had this issue. read more
