Management has done NOTHING to rectify the ever worsning issues! He been head of HOA for 25 years seems to have some attachment to the worst elements to the point of seeming protective of them. Most owners rent their units out as it has declined/rundown and draws all the problems mentioned. From A-Building on down the turnout to the newer build 12123 W Bell Rd, Surprise, AZ 85378 which seem to be sliding downward also. Ater living in Arizona I'm seeing a lot of corrutption here. The…read morefirst week I found broken glass all over my apartment, found most of it but still step on glass occasionally. No exaggeration, it was in almost every corner of the apartment, along with a bunch of sharp nails. My toilet was also leaking all over the floor every time I flushed it for the first 3 weeks I lived here, and it was clearly a problem before I moved in because the floor was all moldy and yellow when I moved in. In the 3 1/2 months I've been here, 1 of the 2 pools has maybe been open for about 2 weeks. The rest of the time they've both been chained up and the requests about it via email and phone get ignored. No in unit laundry and you need to pay for each load, which I knew moving in and isn't the problem. But the last straw which causes me to write this review was sending multiple emails and notes on the laundry rooms stating they're closed from the 12th-21st. They started construction 3 days early and both of them are already completely locked up. For those that don't have cars, that means they need to walk to the nearest laundry mat 2 miles away, and the correct dates weren't even posted nor were the residents notified about them both being closed early. Wouldn't be surprised if they weren't done until well after the stated date. If you care about communication or having a place to swim or lay out in the sun, do not move here. However the maintenance team has been great and get 5 stars from me.

When it comes to roaches & bugs, over the past year i've seen possibly three roaches & one spider, so i'm not sure where all these reviews about a bug problem are coming from. Granted, we keep this place clean, have roach traps in the corners, & occasionally spray the balcony with bug spray; that being said it's because we live in the desert & in the city! Not because this place in particular has a problem with bugs. We would do this no matter where we live. The staff here are incredible, Adrianna in the front office, as well as the guy in the front (i'm so sorry i can't remember his name) have been so helpful, happy to help, & take any concerns into account. The maintenance people have been to our place a few times, and even when I was overreacting they were still nice & explained I had nothing to worry about. Also, when our dishwasher wasn't working they came 3 times, once to troubleshoot, again to try a new part, & then finally to replace the dishwasher all together! They were prompt, kind, & took our needs into consideration timing wise. As for the parking, it is to be expected at an apartment complex. I can't always get a spot close to my apartment, but I pay the $10 a month and am guaranteed a covered spot. Plus $10 is cheap for parking these days. Everyone here keeps to their own which I quite enjoy. Head nods when your doing laundry or checking your mail, and occasionally talking to pet parents when we're walking our dog. I've had no problems with cars & I've had no problems with people bothering us. At one point, we had some concerns about a neighbors dog who was seemingly always on the patio in this heat, and we asked them to investigate & they did! It was so awesome to be heard. I truly have nothing but good things to say about this complex, the prices, & the people here. Thank you all for what you do, and for anyone looking for a good place for the price you pay, this is the place for you!

First of all, she's the absolute sweetest. Throughout the process, she never made me feel judged or like I was a lost cause. Her whole demeanor was so uplifting, she seemed excited to help me and that made me feel excited, too. She pulled up several options in my budget & that would work with my credit, options I didn't even know existed! Jovanni was our agent and I told him (and wrote down) I only had $1200 in moving expenses. This guy tells us we got approved for an apartment that was $1450 a month (which is fine as long as there are move-in specials) turns out there were NO move in specials and the apartment management company doesn't have an office so we could sit down and actually break down all the fees. I've rented many apartments in my life and never in all my years has my experience been so bad. Random fees would pop up out of nowhere and now all of a sudden we have to pay $2300 just to move in! Mind you- we already packed up our entire life and moved out of our previous apartment because NO ONE COMMUNICATED WITH US UNTIL LAST SECOND THAT WE HAVE TO PAY 2x THE AMOUNT JUST TO MOVE IN! We even SIGNED THE LEASE! Not a single person told us about this move in cost because we made it VERY CLEAR what we had to work with. This situation has completely ruined my life all thanks to VALLEYKING PROPERTY MANAGEMENT
