This is a truly wonderful place to live. The value you receive far outweighs the price you pay. The staff is tremendous and really cares. Real people. One of them even lives here so she obviously wants this place to be run well. Maintenance is very responsive and does a great job. They are great people. They've helped us get things fixed in our place and we're grateful. There's a gym that's nice, a business center, pool, a fountain that looks like a waterfall, laundry room, and a list of other great amenities such as a playground, multiple spots to grill out, and a gated entrance. I really think that this is a wonderful place to live and is a highly underrated and undervalued establishment. It's really quiet too!! I would never recommend living here. I've gone over a year without consistent hot water in my bathroom, and management still has not properly fixed the issue. For the amount of rent people pay, basic necessities like hot water should not be a constant problem. The build quality in these apartments is terrible. Simply walking normally inside your own apartment causes loud creaking and noise for downstairs neighbors because the floors and ceilings are built so poorly. Both me and the downstairs neighbor complained about this issue to the office manager because it was clearly a structural/build quality problem, not a tenant issue. Instead of trying to help or moving either of us to another unit, management decided to kick us out of the complex completely. The maintenance staff also makes the environment uncomfortable. Every time they drive by, they give dirty looks instead of acting professional or respectful toward residents. It creates a very hostile atmosphere for people who are simply working hard and trying to live peacefully. On top of that, the neighbors complain about every tiny inconvenience imaginable. Even if you keep to yourself, stay respectful, and avoid drama, someone will still run to the leasing office over nothing. It feels like walking on eggshells all the time. If you're an entrepreneur, someone focused on self-improvement, raising a family, or just trying to live a peaceful life without constant negativity, this is not the place for you. Since my last review, management has made many changes and is taking more action on complaints. This completely changes my opinion on renting here. With historically high rental prices, it is easy to let the little thing sway your opinion. The complex is getting back to the way it was previously and that is why we moved and have stayed here as long as we have. The parking lots are much better because of the surveillance and warning stickers on parking violations. Trash valet has become reliable again. Due to the changes, I recommend renting here. First off, I was here for only 8 months until I just had enough and ended up breaking my lease because of the following. Toilet flooded / broke from neighbor above us which soaked everything in piss and shit smell for weeks. Gables will try to charge you with every single bit they can. Why do I have to pay for damages caused by that? Don't lease with them. And if you do, make sure you are ready to fight in court. Absolutely the worst experience/ nightmare place you can be at for the price. No amenities ever work, roaches everywhere. Windows aren't sealed well. Smells horrible since people leave their trash outside. Flooding everywhere. Literally flooding from the outdoor stairs cause water to soak my front door area.. they charge you for all of those damages.. I mean all in all just go somewhere else. Literally all the cars got broken into windows smashed wheels stolen. Not a good place to keep a BMW at all. They blame it on the "area" but their gate is always broken and can never get fixed.. So they just leave it wide open. So much for a gated community. Also if you plan to get a garage like I did. It's going to also get broken into. People screaming, cigarette smoke coming from the apartment below me. The amount of bugs is disgusting. Roaches, frogs, spiders, stink bugs... Also, don't trust the 5 star reviews. They have their renters put 5 stars for a chance at a month free garage... Will never lease with gables ever again and neither should you. Update: Moved to SKYE at Suwannee town center. There's literally frogs and bugs I've never seen before the 2nd and 3rd level. It's like they never spray at all. Some of the workers here are rude asf and don't want to help. They rather sit on their little go carts acting like there's nothing to do. It's just so uncontrollable visiting. We stayed at Gables Sugarloaf for 9 months, during that time we BATTLED bugs. Maintenance was awesome, we put an order in and they were on it. Over the course of our stay, I had to have them out for constant insulation or something to help keep the buts OUT, but it really didn't help. All of the orders were done online.. but the manager said we had no proof of bug issues??? lol .. With an infant in the house and bottles left to dry on the counter, we were pretty disgusted. Watching tv on two different nights with my baby, I saw a roach crawl out from the ceiling and began to travel across the room!! I woke up one morning to a HUGE roach on my pillow. Reaching over in near darkness to hit my alarm and see something dark on my pillow made me jump up. I was OVER IT! The fear of my baby waking me up with a bug in her crib or MOUTH was more than I could stand of thinking about every night... We decided to leave. I made sure the apt was SPOTLESS, it was even better than our move in- in which Brittany asked "when are you moving in, these floors need to be cleaned." My response- the truck is on it's way! Brittany was great by the way, really sweet and helped immensely with the move in and pictures and basically anything needed before we moved in. With moving out the manager sent a bill stating the oven was scratched and cost $400?!! I asked her for a picture of it, because I know the apt was cleaned to a T...showers cleaned/tiles & grout white, rooms vacuumed out the door with lines in the rug.. NO SCRATCHES ANYWHERE!! I left the roach that was crawling around in the cabinet that almost made me fall to the floor when I saw it while cleaning the cabinets! I literally wiped them down and out! Even though it wasn't necessary because I am OCD and kept a clean house. SHE NEVER RESPONDED. When my husband went to turn the keys in, the maintenance guy told him the apt was spotless and thanks.. how'd she get a scratched stove... AFTER WE MOVED OUT??? They look nice, and upgraded but beware. My car also got hit on both front doors from a neighbor with a huge truck who obviously didn't care! When I confronted him, he says, do you have proof, then tells me, people care too much about cars. REALLY! And the dog poop... people don't clean up after their dogs at ALL! Enjoy the facade..Looks good, but price isn't worth it at all. Bldg 3 sucks with the bugs, not sure if all bldg's had the same issue. Good luck! read more

I've only lived at the Gables at Sugarloaf a few months, but it is a lovely complex. Overall, the residents are friendly and considerate. And my unit is quiet and comfortable. The maintenance and grounds staff are wonderful and the guys really seem to take pride in keeping the place looking good and running smoothly. All my interactions with Mike, Wilson, and Greg have been pleasant and productive. I've only had 2 minor issues (with my smoke detectors), and maintenance was professional and efficient in taking care of both issues! (Greg responded when one detector had a problem, and Mike & Wilson handled the second detector's issue a few weeks later!) Even during the Covid shutdown, I always see someone from maintenance onsite (with their masks on), ready to address any issues. The green space is always beautifully trimmed and well-maintained here, as well...thanks to John and his crew! The thought that has gone into the aesthetics of different trees, flowers, hedges, etc. make for really enjoyable early morning or evening walks around the complex. (The little wild bunnies I occasionally see running between the hedges are super-cute too!) Great experience here so far!! read more

My fiancé and I have lived here since December 2015 and I couldn't wait until we moved out to write this review. It's going to be a lot to read but it will be very beneficial I promise. Here we go: 1. The first day we got the apartment (hadn't even moved in) we got broken into. Nothing was stolen but the fact someone else was in here because the maintenance people can't lock a window bugs me like no other. 2. The BRAND NEW appliances didn't work. They had to have five different people come into the apartment to look at the dishwasher. And the microwave is still not fixed 10 months in. 3. Everything and I mean everything falls apart. The door handles are completely off in the bed room and the bath room (so much for privacy) and the patio door sealing is gone. 4. So I guess you have realized maintenance doesn't care. There's been numerous occasions where I have found trash in my stairwell and outside of my apartment. But it took about two to three weeks to do something about it. (Also expect mold) We had three letters from May to June saying they were coming to check stuff but the maintenance people were there for maybe 3 minutes at most. It's now September. And haven't seen any "for your safety" letters since. 5. Expect outrageous fines. There's nothing you can do about it I promise. They don't care if it's your trash or not or your dogs poop or not. They will fine you over and over. Isn't that great. But then when we complain about trash an inspection was supposed to happen. I sat at home all day waiting for the manager herself to inspect the apartments. Never happened. So no one got fined for the trash I complained about. As you can see I wasn't happy about that. 6. Management... don't get me started. What do they even do because I don't know. 7. The landscaping people are horrible!!!!! I live on the terrace level facing the woods and every week I see them out doing work in the front but I come home and the bushes are still over grown and nothing gets done back here. 8. Also don't get a terrace level please I beg you. There's wayyyyyyg too many bugs. Roaches and spiders. We've killed two black widows since we've been here. Also so far three roaches in one night. I can't imagine what happens when we go to sleep. 9. Safety is obviously not a priority here. The gate hardly works. One day I got approached at the mailbox by what I classify as a creep who I saw walk through the gate. Also the security system is still broken 8 months later. (They. Don't. Care.) 10. Plan to walk a lot. Because there's never parking. You'll look around and be like I've never seen these cars before. 11. The people.... here we go. So they're loud and rude and obnoxious. I've asked neighbors probably once every week to keep it down at 2 or 3 or 4 am. And they continue to be rude about it. ("Oh we loud huh????" Yes you're very loud I said). And it's not the same neighbor every time. It's all over the complex. Honestly every hour of the day you hear someone's business. The neighbors are not friendly. You're lucky if you get a hello. People let their 1 year olds run into the street. Something I'd never do. So thank you for reading and it feels good to get this off my chest. Don't live here. Run away. Run fast. read more

When we moved in, our apartment had fleas - we had to move out for the night and put our cats on flea medication, not to mention spending days vacuuming up dead fleas. No adjustment was made to our rent for that month. Our laundry room door fell completely out of the frame twice; luckily no one was injured either time. This apartment complex is NOT pet-friendly at all. My husband and I have two small cats - we had to pay $300 in fees per cat, in addition to $10/month added to our rent per cat. In one year, that adds up to $840 extra just because we had pets. These fees are not applied to damages, so I'm not sure what the rationale is for charging such exorbitant fees. Worst of all, our basement apartment was constantly damp and full of bugs. We ended up moving out 2 months early due to the presence of some sort of mold/fungus on the interior walls (nowhere near the bathroom or windows). I would absolutely not recommend this place for any reason. read more

We've been loyal tenants and never missed a payment, but instead of a request for rent, or an email reminder at the first of the month, all we got was a Demand for Possession. Even though we have the money to pay the rent online (plus fees), they now require a cashier's check for payment. Sadly the bank is closed, so we can't give them what they want. read more

It's not that great of a place to live. Management is horrible. I had to pay $600 after living here for two years because they found a error in their paperwork. Paperwork that was done by them. Management found more "errors" and wanted to charge more. Also, my upstairs neighbors are loud!!! Kids are constantly jumping up and down. I feel the ceiling is going to cave in any day soon. Not sure about other buildings, but the people that live in my building are dirty. Trash everywhere! On several occasions, people left their trash on the breezeway. The only pros about this place is maintenance. In my opinion they are pretty quick to fix things. For the amount I pay, it's not worth it. I might as well rent a house. Terrible apartment, gate is always broken they don't ever fix anything, I was there a year never missed a payment and at the end of time there they came up with 1500$ in fees one which was 500$ for a spot on the carpet which they were going to replace anyway. I've been living here for about 10 months now, and I absolutely love it here!! They're always keeping things cleaned up and beautiful! I requested a minor maintenance assistance and they not only were able to come same day, they responded very quickly to my online maintenance request. Another time one of the outside lights for the stairs went out and I sent an email in about that too in hopes of getting that replaced, and yet again to my amazement, they fixed it very quickly. I enjoy that they do set up community events and take on suggestions as well as votes to see what the community would enjoy to make it more fun for all of us! The communication is always nice to receive by either email or even by notes left on the door, about important stuff and need to know information. They make me feel valued as a resident in their community and I dont feel just brushed off when I need to reach out to someone. Their efforts definently dont go unnoticed! read more

We have lived here for three years, and it was horrible!! The leasing office staff are only nice and friendly when you're signing the contract. After then, they ignore you and give you an attitude. But, not the entire staff is horrible. There are two women staff that gives you an attitude, especially Brenda Robinson. She never picks up her phone, and when we tell her our apartment number, her "friendly" tone switches into an attitude. But, the custodians and the maintenance people are wonderful and friendly. They're the ones that keep the place clean and presentable. After three years of horrible service, we finally decided to leave this apartment complex. read more

I will preface this negative review by saying Yanet was very helpful and attentive when I requested to retract my lease and receive a full refund due to the below issues. Gables has a 30 day satisfaction guarantee. Use it if need be. Carolyn was my sales person and could care less about my bad experience and losing a tenant. Here is my initial experience with my supposed new apartment. Pics also uploaded. - Carolyn said she inspected the apartment and checked it off as move-in ready. That was a clear lie or she has no regard for her tenants. - Apartment had a fireplace which I was never told about. Takes up much needed space in a small 1 bedroom floorplan. I would not have rented if I knew that. - There were 2 live wasps, beetles and ants in the living room. - Long black hair and dirt were all over the tile entryway. - A wad of black hair was stuck to the fireplace tile. - Kitchen cabinets were 2 colors and had grease on them. - Stove had grease and crumbs in the front vent, paint was chipping off the dial panel. - Dishwasher dial panel was brown from something gross, should have been white. Catch basket was full of trash and dirt. - Long black hair was in the bathtub and there was still old dried on soap on the bathtub edge and wall. - Bathroom faucet had crud all over it, old toothpaste probably. - Paint job of whole apartment was shoddy. I immediately made Carolyn aware. She sent over maintenance to take care of the wasps. They were absolutely clueless and unhelpful. Not high quality personnel. As i noticed more problems, I continued to make her aware. There was no apology or concern or expression that this was not at all Gables quality. She made excuses and just kept saying it'll be better tomorrow. Tomorrow. Tomorrow. I was supposed to move in today, lady. Painters, pest control and cleaners should not have to be scheduled for the day after move-in. Needless to say, I quickly realized I could not be stuck in a one year lease with such a careless company. I did receive a full refund and was out of the lease within 24 hours. I was still left with the extreme hassle of having to find a new place to live immediately and to cancel utilities, insurance, appliance purchases, movers etc. read more

I am a potential resident and I'm already disappointed with their management. I saw an apartment online I was very interested in renting at a certain price. I called to inquire about the unit and I was told someone would return my call. No one called me back. I received an email a week later stating the same unit I was inquiring about has a $250 monthly increase. I immediately called their management and was told there is nothing they can do. I asked if there was anyway we can meet half way with the monthly rent seeing saw it prior to the increase and I was told NO! Although I explained to the rep I was in the process of moving to GA with my son from NYC and I already budgeted for a certain amount again they was NO accommodations available for my situation. PLEASE READ-I have lived here for almost a year. The community is nice & quiet. If I didn't have any interactions with the leasing office-specifically Brittany Marker or the office assistant Yanet, I would have loved it here & would renew my lease. Beware of the professionalism & smiles you see prior to you signing a lease because that was the last time I had a pleasant experience with Brittany. When my car was damaged on their property, she didn't express any concern. And when I called to get information on transferring to a larger apartment within the same community, Brittany was not only rude over the phone. But it got even worse when I went to the office to request the corporate number. Before I could ask the "assistant manger" Yanet for the number to the corporate office, Brittany proceeded to get up from her seat & interrupted me to insist that me, the "assistant manger" & her all have a conversation together as if she thought I was going to waste my time coming to the office to verbalize a complaint against her with her fellow colleagues. When I asked Yanet-the "assistant manager" if she was okay with allowing Brittany to interrupt me, she did not voice any issues & allowed Brittany to continue. Not only was this experience rude, very unprofessional but also borderline confrontational. Needless to say, I will not renew my lease but am hoping no one else considers leasing at Gables Sugarloaf Apartments on 100 Woodiron Drive, Duluth GA. I have lived in this disgusting place for just 4 months now. I've tried to be patient and come to some sort of agreement with the office, but they are ignoring me and other residents that have the same problems I'm having. Problem #1: I was lied to about issues with the unit I leased. I was told that the lady before me was crazy (yes they actually told me this) and that she complained of foundation damage, and they couldnt find anything wrong with the place. I made them promise me that nothing was wrong. I later found out there was black mold in the bathroom behind the sink cabinet and that they did replace it before I moved in. But what a maintenance guy told me was that they never actually fixed the foundation issue. Hmmm I remember being told there wasnt an issue. Now when it rains, my bathroom floods!!! Problem #2: 5+ stray cats that literally hang out on the steps outside my door. I only have one way up to the parking lot and they block it. They arent nice cats and have hissed at my 1.5yr old daughter. Not to mention they fight with each other, which is scary sounding to a young kid, and they puke all over the stairs. I've stepped in it and almost slipped down the steps on a hairball. I was told before I moved in that they'd be removed, and that was another lie. Problem #3: SCORPIONS, COCKROACHES, CENTIPEDES, FLEAS, ETC!!!! I've had all of these infestations since day 1. Pest control will come out once a week, but nothing they do is taking care of the issue. Problem #4: The walls arent insulated properly. I can hear my neighbor peeing in the morning (gross). Not to mention you can smell everyone's cooking and my bathroom actually fills up with cigarette smoke multiple times a day. Problem #5: Parking is so hard to come by too. The property itself is just not taken care of well, and the office staff ignores the residents' complaints. I've already contacted corporate and Im waiting to see. First, let me start off by saying that this is my first ever apartment review. I had to post a review about this place so people will know what they are getting into. Pros: The leasing office staff is very friendly. I have never had any issues with any of the staff and they are always very helpful. The neighborhood is fairly safe, no break-in or outside noise issues during my time here that I know of. When the gate is broken, it is normally repaired in a timely matter and the pool area and leasing office are very nice. Now for the real part... be prepared because there are far more cons than pros about this place. Cons: 1. There is always an issue with the water or electricity. I have received a note on my door about water issues almost once every other month. I always had some type of plumbing issues with my toilet. You definitely have to invest in a good plunger, even if just going #1. 2. Cat infestation... I am not sure if other buildings have this problem, but there are at least 4 or 5 cats that live under the stairwell to my apartment building. They scare the living crap out of me when I am coming home late because they either leap off the steps or come from out of the bushes. 3. Infestation of ALL TYPES of bugs... any bug that you can and cannot think of!!! I had the most problems with water bugs. I saw one almost every week inside of my apartment. I am terrified of them! There are also beetles, spiders, centipedes and some others that I have never seen in my life that appeared in my apartment. They reside on my patio as well, so I can't even enjoy it. Did I mention that I live on the third floor? So I can't even imagine what people experience on the lower levels. 4. Parking is HORRIBLE!!! If you do not arrive home before I would say around 7 or 8 pm, you will have a long walk to your building. 5. I almost stepped on a small, dead mouse in the parking lot the other day. YUCK! 6. The gym is not the best place... the equipment is old and worn. They have some major renovations and exterminations that need to be done to this property to bring it back to par. It still has potential, but as of now, I am glad I am moving from this place! Don't say that you haven't been warned!!! This place is a nightmare. The staff is terrible, They are all very nice while you are signing up with them. Then they have no time for you. The model we saw was ten times nicer than the apartment we got and when we asked that things be repaired, Elizabeth who is a total wank, basically told us that it was our problem and that you get what you get. Their were issues with noisy neighbors and trash, as well. They have a place to wash your cars, which they were all too glad to show us before we moved in. But then, it never worked right, of course. They called us many times about late fees and others issues, only to realize that they were calling the wrong people. It made us wonder what sort of people were our neighbors and Elizabeth ever knew who we were. It was a constant hassle and totally not worth living here. read more

I live near the tennis courts and it is loud rap music all night even when you call the courtesy office he does not do anything, management will not do anything.
