DO NOT LIVE HERE -- Save Yourself the Headache I lived at The Spoke for two years, and I genuinely wish someone had warned me about how bad it truly is. If I could give zero stars, I would. Let me start by saying the apartment I was given looked nothing like the one they showed on the tour. I was told it was a "600 sq ft" unit, but after measuring, it was barely 400 sq ft. At move-in, the shower head was broken, cabinet doors didn't close properly, and there was rat poop in the kitchen. They slap on what's known as the "landlord special" -- a thin layer of paint over existing damage without actually fixing anything. They'll even charge you for any of these pre-existing issues unless you find and report all 50+ of them during your move-in checklist. During my stay, the water was shut off over 20 times -- yes, twenty -- including on undergrad graduation day. No warning, no reimbursement. Washers and dryers constantly broke down despite them replacing the machines and even switching companies. When you call the office, they'll shrug and say it's a "third-party issue" and there's nothing they can do. The trash situation is a joke. You can only throw it away during office hours because the trash bins are next to a homeless encampment by the railroad tracks. Speaking of that -- yes, there is a homeless camp in the parking lot. Not a few people -- a full-on camp. The leasing office? Absolutely unprofessional. The property manager refuses to speak with residents and sends all complaints to the assistant manager, who is just as dismissive. Staff at the front desk are mostly teens with summer jobs who act like they're doing you a favor just by answering the phone. Also, they tell tenants there's a pet weight limit, yet have dogs themselves well over that limit living on property. When I moved out, I had already vacated in May -- and they still charged me for prorated utilities in June, July, and August. Then they tried to tack on a $400+ "utility fee" unless I threatened legal action. If you submit too many maintenance requests (which you WILL), they'll block your number. Not kidding. And that $250 deposit they advertise? Don't count on seeing a dime. They'll "automatically deduct" $450 from everyone's deposit for a "cleaning fee," regardless of the condition you leave the place in -- meaning you owe them money no matter what. Total bait-and-switch. After living in Davis for over 7 years, this is hands-down the worst apartment complex I've ever stayed in. Everything about it -- from the misleading tours, to the constant maintenance issues, to the shady billing practices -- is one giant red flag. AVOID THIS PLACE AT ALL COSTS. To The Spoke owners and management, I don't live there personally yet the reviews I've heard from residents is extremely poor. My personal experience is I would ask the owners to consider if they lived there how they'd want to be treated also the grounds, especially the driveways in and out to J street are so abrupt all the low vehicles are scraping the ground trying to slowly enter or exit. With the cost of cosmetic damage it's a real thing for residents and couriers driving in and out daily. Too, if you want better reviews take action to address the concerns that have been verbalized to you The residents that rent from your establishment are your bread and butter. They say the rent is spendy. They should be in clean, efficient environments. Every one works for someone. (John Wayne's line in movie McLintock) You in effect work for your residents to reside in safe, clean, healthy dwellings. Every owner should be interested in what feedback your tenants have whether positive or negative it should help you improve your ratings by again addressing the concerns and keeping up with the needs of said tenants. Content tenants should be a priority! Thank you for your attention to these important matters. Student housing is student housing, but as a parent I have been underwhelmed by the spoke. Crappy maintenance, rats, mildew, excuses for not fixing sewer lines in a timely fashion. Up charges for everything, predatory fines for late fees (which would be ok if they themselves fixed things in a timely manner). But again.... part of the college experience, lol. read more

Upon move out you'll likely be hit with charges similar to these pictured. I don't understand why there are two separate water charges. And nobody will answer the phone if you call for clarification. And $85 for rent? Rent was due on the first of the month. Probably charging for 1 day of rent (for Aug. 31 or Sept. 1) even though we've been out for a week already. And what is a utility charge when we already pay water, electricity, trash, and internet? And again, at a time when people are going to have questions there's no one to answer the phone. The condition of the apartment is very worn and rundown. Shower walls were falling apart. The front door lock was worn to the point that the key had to be jiggled many times to open the door. This apartment and this apartment's staff have been terrible and have caused my roommate and me so much stress and anxiety. We are college students with jobs that don't have time to deal with this many problems in our apartment that The Spoke will not fix. We have put in many hours of our time emailing and going over to their leasing office to fix our mold situation, and I have put in many maintenance requests. However, time after time, they only caulk over it, which only causes mold to spread. It has gotten worse since we moved in, and the smell from it spreads from the bathroom to our bedroom, where we sleep. How are we supposed to sleep when we smell mold and sewage coming from the sinks? The last time we tried to get them to help with our situation, they said that they had a 2x1 bedroom apartment for us and strung us along for about a month until last minute they told us that there is no dishwasher and there will never be a dishwasher in it. Nowhere on the website did it say that some apartments did not have a dishwasher. This is an essential utility that we use every day to ensure that our dishes are completely sanitized. So, we said no to this apartment because we were under the impression the entire time that it would have a dishwasher since we have one now. So, we emailed them again to actually fix the mold. We are tired of hearing them say they will fix the mold and them only making it worse over and over. I told them we want out of the lease since they won't fix the mold and they won't respond back, and it's been more than 2 weeks. The communication is unbelievably bad. I attached photos of what the mold looks like now after they have caulked over it a few times. Not only this, but they also shut off the water randomly, only telling us about it the day it was happening. One time for four days they had no hot water running, so my roommate and I had to shower in ice-cold water the whole time. Another concern is that the internet here goes down at random times and sometimes with no notice. This is a very big concern because we rely on this internet to do our schoolwork and work. It has happened far too many times for it to be normal. I have had to buy my own monthly subscription for internet so that when the internet inevitably goes down, we will be able to work on assignments. The bathroom situation, along with the mold that is only worsening the mold, is that the fan in there barely works. When we put in our second maintenance request, he told my roommate that we would have to shower with the door open. We obviously won't be able to do that and shouldn't have to. There should be a working fan in there in the first place. The most unbelievably disgusting smell of the sewer also comes from both the bathroom and the kitchen sink. It is hard to wash our hands or rinse our dishes without gagging and having to hold our breaths. It smells up the whole living room and bedroom, and it is obviously hard to live in. These conditions are unreasonable, and there has not been any real effort to fix our situation. From the water heater breaking and taking days to fix in the winter, to not once, but twice messing up my lease renewal which led me to having to find another place to live within a month, I would not recommend this place to anyone. The location is nice because it is in the middle of Davis, especially being a few minutes away from Downtown. The staff are friendly when you talk to them in person. If you do try to call them or email them, expect either a no response or a very long response. Wi-fi is horrible. Pretty fair price for a one bedroom (around $1800 a month) read more

A couple of weeks after move out I received a notice of charges due on my granddaughters' apartment at the Spoke. There was nothing given at the time explaining the charges. A couple of days after the contacting the office I was told what the charges were for. I had a conversation with a representative from the owner and I explained my and my granddaughters' position on the additional charges. While we didn't come to a resolution of the issue, she said she would get back to me which she never did. I submitted pictures of the issues at move in and were told they could be "doctored" and were not "evidence" of the condition at my granddaughter's apartment at move in. I followed up by submitting in writing our position by email following their instructions. Followed up with phone calls and was told it takes time by a student worker. I requested a copy of my guarantor letter for year two of her lease and was sent a copy of year one. Never received the letter nor the "move in" inspection report at the beginning of her residency at The Spoke. Today I received notice that they had turned her and I over to collections. They don't follow up when you ask for things they should have but don't nor do they follow their own process should you have a dispute. Taking pictures at move in that showed conditions no worse than they were attempting to charge for at move out are not accepted as evidence by the management. Their move out pictures are "evidence" of conditions, but your pictures showing the condition at move in are not to be accepted. read more

while the spoke has some issues, i think the 1 star rating is a bit harsh. it's not perfect, but the buildings are pretty old compared to other apartment complexes and I think the price is somewhat affordable considering it's location. i've noticed most apartments in central davis are older, but the location makes up for it. i currently live in a one bedroom apartment and the bedroom is larger than most other bedrooms that i saw when i was touring apartments. it's definitely worth the price compared to other apartments since i get a walk-in closet too. the living room is also very big since it is just me. the inside of the apartments are not really upgraded which can kind of be a con when considering the price , but i've noticed they're doing long-needed upgrades to the outside. they've fixed the railings on the stairs and are fixing the patio's outside which makes the place look much nicer. it makes me hope we can get upgrades on the inside too, since the rent increases every year. i almost didnt renew my lease this year but due to the upgrades on the outside of the unit plus the responsive office team, i renewed because it looks like the spoke is now headed in an upward direction. the old management team definitely made me a bit iffy on my decision but the new team seems to actually care about the people who live here. read more

Absolute SCAM, bait and switch practice - what they do is likely illegal. Oh, and the lease contains a BLANKET PHOTO RELEASE. My advice: READ EVERYTHING. DOCUMENT EVERYTHING. And don't rent here. Set up for a complete lease takeover of some students who were never able to come due to COVID. The would-be-tenants assured me that the lease takeover would be for the entire unit for my partner and I. *I confirmed this, in writing, with the Spoke, multiple times*. Tons of difficulties with the process. Their lease and addenda conflict with each other. But the biggest concern with the lease itself is that you're forced to agree to a blanket photo release, that (get this) they can take photos of you in the common areas (including the pool) and use them for advertising purposes, with or without your name, forever! SO GROSS. I got some answers on that, then went to sign anyway. Mine was relatively uneventful (except for a ton of required questions on student life, roommate preference, and so on, which is weird because I was signing a lease with just my partner and reminded them of this). My partner's, however... first their site was broken, then they kept sending the wrong lease. Wrong lease term, wrong lease amount, over and over. The tenants were concerned, and rather than telling the truth about what was going on, the Spoke told them that we just hadn't signed yet. Not that they had been having issues, but that we were remiss in signing. Ok, whatever. I kept following up, as our paperwork still didn't have the unit number (which is weird, because it's supposedly a lease takeover of a specific unit). Finally, JUST A FEW DAYS BEFORE MOVE-IN, I messaged them several questions about the move-in process. They answered one and ignored the rest, so I sent the questions again. When they answered, they said, "you'll need to check with your ROOMMATE", finally sent the paperwork WITH A DIFFERENT UNIT NUMBER, and connected us with some random student to live with! I immediately objected (remember, I had in writing that the entire lease was just for the two of us), and all hell broke loose. They told the original tenants (who had paid a $350 lease transfer fee already) that they wouldn't rent the entire place to us, that they'd lock off one of the bedrooms, that they wouldn't allow us in there because we'd said we were planning to work from home... just all kinds of absolute garbage. I wondered if I'd ever see my lease deposit back. We had a signed lease, mind you, a legally binding document with deposit paid, just DAYS before move- in. They then messaged me with the following as if we'd never corresponded: "We were calling to see if we can help you with your housing situation. We understand that you were looking forward to the takeover move-in process and had to unexpected withdraw your application due to some misinformation. Are you looking to have a unit all to yourself? How many rooms were you looking for? We would love to help you out!" Just unreal. I pointed out the "misinformation" was totally on their end, and they asked me to prove it. They asked ME to send them copies of their OWN EMAILS. They also then tried to enforce the lease with the original tenants. If I hadn't gotten everything in writing, I would have been in serious trouble! Truly dodged a bullet not living here. I can't believe how unprofessional these folks are. And yes, will be consulting an attorney about what appears to be a pretty illegal bait and switch and potentially discriminatory housing practices. Just don't rent here. read more

Next day went to office and told them and Shane walked all the way to our apartment to help us get rid of it by grabbing it and bringing it outside to release. The leasing office claimed that the cleaning crew missed our apartment and forgot to clean it so my roommate and I had to deep clean it before moving all our stuff in. We spent around 4 hours on our first day cleaning this horrible and disgusting apartment. There was also a huge hole in our bathroom door as if someone had kicked it. The floor panels were ripped off the wall. A shelf in the fridge was broken. The oven and the garbage disposal were not working. There were broken cabinets in the kitchen. We had to call maintenance almost every day for a new problem. Our smoke detector wasn't working from the first day and never got fixed. However, the worst part is that we were seeing cockroaches almost every day for the first 2 months of living there. The office brought in pest control twice to spray our whole apartment until we stopped seeing them. The wifi they give you is trash and keeps disconnecting sometimes it's hard to do homework. Not to mention this place is basically right on the train tracks and every day at 6 am, 7 am, 9 pm, 11 pm the train passes through blaring its horn for like 5 minutes straight and when we are sleeping it wakes us up. The only good thing about this place I would say is the furniture they gave us (if you chose a furnished option) is new and the pool is nice. Maintenance also responds quickly to our service requests. Keep in mind that right before you move out they tell you that they will charge you a cleaning fee that will come out of your security deposit which they do not say in the lease you sign. We told them we deep cleaned the whole apartment ourselves but they said it's not negotiable. Out of the 250 dollar SD we only got 140 back after we cleaned the apartment spotless, and were not told what the charges were. Below will be the apartment we had signed a lease for which was horrible compared to how we left it. They have us a roach infested apartment, literally we were scared to sleep at times. read more

Horrible place to live if I could give a negative star I would. Just moved out after graduating when I first move in the place was nice but realized it was mold infested. What they do is they cover up the mold with cheap plastic and throughout the year it breaks down and the walls get damaged I asked them to repair it but the service took months before it was fixed. Now when I moved out I made the place clean but they took all mine and my house mates down deposit for cleaning fee and carpet cleaning plus they charged us an extra 188 and 499 for painting and etc. the place is horrible and expensive I wanted to live with my friends so I moved here but little did we know this place is a scam. I would never suggest this place to anyone. They are trying to scam students while the students live poor. If you want to live here say good bye to your down deposit and whatever is in your savings. I received a check for my damage deposit reimbursement with a substantial sum removed. I contacted the spoke to receive an itemized receipt for the charges, they said they would get back to me. I really like how close the apartment complex is to downtown Davis and also the university itself just a 5-7 minute bike ride there or you can also take the bus there too! So far when it comes down to questions or problems needed to be addressed the management team was quick to respond to our issues! In the spirit of transparency, I don't live here, but my son has lived here for two school years, and I'm a guarantor on the lease. The first year was just okay. The second year has been a nightmare. There have been two leaks in the ceiling, the second occurring tonight, Friday, December 11, 2020. My son's roommate contacted me, asking if I could help get the emergency maintenance number, but the person who recorded it apparently doesn't know how to use a phone, as the number is garbled. The roommate walked over to the office to see if there is an emergency number posted there, but the emergency number posted there is the same as the office number. Also, the building where my son lives has been without hot water for three whole weeks. I've called the rental office wanting to talk to the manager, but he's "too busy" to talk to me. He wants our money, though. They claimed that the hot water would be back on today, but they lied. Now, they're claiming that the hot water will be restored on Monday, December 14th, 2020, I don't believe anything they say at this point. The management are slumlords who should be investigated. If they had any decency, they'd reimburse the affected tenants a month's rent for the bulls#!t they've put these tenants through. Per California State Housing guideline (https://www.hcd.ca.gov/manufactured-mobile-home/mobile-home-ombudsman/docs/tenant-landlord.pdf), they are seriously neglecting their responsibility to the tenants, and these leaks and the water outage create a habitability issue. Parents, steer clear of this place, and advise your children to avoid it, as well! read more

I really enjoy living here, the staff and the amenities definitely make it a comfortable environment! The apartments are nice and spacious with the option of being fully furnished and close to on site amenities like laundry facilities and the pools. They also have giveaways and snacks offered to the tenants throughout the course of the quarter to help with exam season! I will say that the only drawback is the occasionally unstable wifi, which is significantly more noticeable while everything is online and remote. Overall a super positive experience! read more

I don't usually leave reviews and try to handle matters on my own, but I had to write this. I originally enjoyed living at the spoke, however after moving out they refuse to return my security deposit or any accounting for it. It is not because of deductions, as I had my inspection and they told me exactly what would be deducted (small damage and a fee) It is because the office and accounting department simply refuse to return it. Under California law, a landlord has 21 days to give you accounting and return your deposit with any deductions. It's currently 3 weeks AFTER the 21 days and still nothing. I communicate with the office every week to try and get my security deposit but I always am told "the accounting team is working on it." I've been promised multiple times that my deposit would arrive on a certain date and it never has. And most recently i was told the manager who was looking into it quit his job. Now I have to go through small claims court to try and get my deposit that I am owed, but haven't been able to secure a new place because they won't return it. I am so frustrated, and I just want to warn any incoming residents that you may have to deal with this type of frustration after moving out. read more

Come moving day thu stick us in a unit with no dishwasher, then they changed us a relocation fee to switch to a unit with a dishwasher. Later, the hot water goes out for literally a week and a half with NO notice. No email no letter on the door nothing. I had to shower at the gym for that week and a half. They finally fixed it, after I filled a complaint with the county. But these apartments are really old you lose your deposit on everything and they wouldn't even do an in person walk-through with me once I moved out. This is the worst place to live. I would rate 0 star if I could. I lived here for the 2019-2020 school year and it was a nightmare. The room that assigned to me wasn't exactly as my expectation. The sink was leak, the door hinges got problem and make sound when opening and closing. However, I still accepted it because I don't want to lose $250 deposit. I don't even remember how many times I requested to fix it and they just ignored me. Due to the pandemic, I moved out very soon but still paid the rent until the end of contract. The day when I officially moved out, I cleaned everything and pictured everything in detail just in case they don't return my deposit. And the fact that they did charge me $173.33 and returned me only $76.67 deposit. So, I contacted them and gave them the pictures that I took as the evidence. After a few days, they said "it was a mistake" and they will refund me full deposit. However, they sent me another check $173.33 and stop payment for the first check ($76.67). I deposited into the bank account and got fined $25 for the stop payment. So, I contacted them again to solve the problem, but they just trying to play around and don't even care about the problem. I kept contacting them for a few weeks after and they said they already sent another check. However, I still haven't received any check until now. They keep my money forever. And for now, I think my phone number is in black list because they never answer my phone call, but they will pick up the phone when I use another number. Until now, I still haven't got back my deposit. This is a worst place to live and don't even listen to what they tell you. They are all liars. read more

Do not live here! RIP OFF! Let me start off by saying when my bf and I wanted to live together in 2018 they (Stephanie Fuhks) said they would charge "per bed" aka PER PERSON. So that means that we would pay extra rent because of an extra person...even though we were going to share the same bed. How ridiculous is that? I have a feeling that's how they found the loophole of not being able to raise rent a certain percentage per year. As if that wasn't enough they charge $25 per month to park in the complex, if you dont pay good luck finding parking past 5pm. I never had to live in an apartment that charges $300 a year to park. Imagine paying to park on campus and then an extra $300 a year to park where you live! The train comes by EARLY in the mornings 730Am, 8AM, 830 AM etc and blares its horns. Good luck sleeping. They charge for full September rent even though it starts on the 16th. They also charge you a fee to pay rent and utilities online every month! Oh and on a final note make sure to check your outside storage. On move out day, the closet was literred with rat poop...STEER CLEAR!!!! Pros: pool, close to campus, bus lines. read more

We love our apartment here, very cozy and the outdoor space is amazing especially for the pup! The staff is always extremely accommodating and friendly, feels like home! Also in a great area, feels safe and close to campus/town! There was a couple issues upon move in similar to the other reviews here but it is my understanding that management switched right before I moved in and honestly they have been extremely helpful and found solutions to everything in a timely manner. DO NOT LIVE HERE. This complex is poorly managed, cockroach infested, and overpriced. oh and don't plan on getting s security deposit even if you live in immaculate conditions. Not to mention the fact there is no parking and theft problem. Also, the structure of this complex is poorly designed and the walls are paper thin. Despite the updated kitchen, it is too small to have more than one person cooking at a time. I'll start by saying DO NOT LIVE HERE. I lived here from Aug 2017 to Aug 2018. These apartments are old and only seem somewhat nice because they throw some paint on the outside to make them seem presentable. Upon move in we noticed the shower head wasn't properly attached to the wall, we put in a repair request and they ended up replacing it which left us without a shower for 5 days, in the middle of summer. I thought "what a great start" and it didn't get better. During December the water heater to our building broke and left the whole building without hot water, during winter I remind you, for 3 weeks. When we would call about the issue, management would blame maintenance then they would blame the plumbing company. I didn't care whose fault it was, I just wanted the problem fixed. During the rainy season, our ceiling above our front window developed a leak, not just drops but a stream of water coming down. We contacted management and they told us we would have to wait until it stopped raining, so we're just suppose to let water rot the inside of the ceiling? And damage our things? Finally they came around to fixing it by putting a 2X2 hole in the roof of the patio and leaving it open. We began noticing wasps coming in and out of the hole, we told management that there may be a wasp nest up there and they told us we had to wait until the next storm to make sure the leak was fixed. Great, more waiting for a repair. A week or so before moving out, we heard what sounded like a rat or some animal biting within the walls. We let management know but no one ever came to check on the noise, let's hope the next tenant doesn't get a surprise while they live there. On to the rest of the complex and not just my own apartment. If you get home after 6pm, good luck finding parking. There is such a big parking problem with this complex but the management won't even do anything about the multiple abandoned cars on the property. There was a white Ford F-150 with broken windows on the property when I moved in and was still there, in the same spot, when I moved out. So much for doing something about the parking problem. Even thought there are signs that say "do not scavenge in the garbage area", people do all the time and no one from maintenance or management does anything about it. I personally learned to live with it but the train passes right by these apartments so be ready to hear that randomly throughout the day. This hopefully won't happen to you but about 9 months into my lease, we got a new property manager since it seems like someone bought the complex since the name changed from Green Leaf College Square to the spoke. That in itself isn't the problem since the first property manager was extremely rude and condescending but the problem was the transition. The utilities company changed and for months we didn't know how much we owed or when it was suppose to be paid, were we told we would have to call the office to find this out? Of course not. Finally, on to my move out experience. I'll start by saying kiss your deposit goodbye as soon as you give it to them. I cleaned my apartment for 3 whole days and left it spotless, I hung up maybe 4 things with small nails and left the paint of the apartment clean as can be. Yet, I was charged a $70 cleaning fee, $90 carpet cleaning fee and a whopping $153 to repaint the apartment. When I called and asked about these charges we were told "these are minimum charges that are applied to everyone's deposit". I was even told "you're lucky, I've seen people owe $600 upon move out". So essentially, there's no point in cleaning and put as many nails as you want in the walls since they'll charge you for it anyways. The most frustrating thing about this is that when I had the move out inspection, the maintenance man told us "wow, you really cleaned this place, no one ever puts this much effort into cleaning. You'll get most of your deposit back, you'll only see a small carpet cleaning fee." Yet here I am, owing money and not getting anything back. In summary, if you want to live in old, falling apart apartments with nowhere to park then this is the place for you. The only thing thats looking good for this place is that the new property manager seems nice, even though she took all of my deposit away. read more

Although I completely understand (and don't disagree) to the one-star reviews before me, I decided to give this place 3 stars. The location of the complex is conveniently located at waking distance from Downtown. Unfortunately it is also right next to the railroad tracks, which is particularly noisy if your apartment is on that side. The complex is old, but reasonably well maintained and clean. Currently they are making updates, but these are mainly cosmetic and don't improve much to the quality of the common spaces or your living comfort (e.g. The business office and renting office were merged, but ever since there are no general use computers put in. Broken lights were not repaired for months because they wanted to wait until they were going to put new ones in throughout the entire complex. And so on.) My main issue with the age of the apartments are the heater and cooler. The heater breaks down regularly and is almost impossible to fix yourself. When it is windy, the pipes and whole units are moving with the wind which is very loud and annoying. The AC is a window unit in your living room, which is hardly powerful enough to cool the living room let alone your bedroom. In addition, the walls are thin and you will hear your neighbors. Next year the rent will start at $1450 for a 1-bedroom unit, but this is excluding parking ($25), pets ($25/pet) and water/sewage (~$50). Taken together, I'd say that is totally overpriced for the quality of the apartments. A major drawback is the new management that came in March 2018. They communicate last minute and very hostile. They are disorganized, inflexible and RUDE. They don't honor agreements with the previous management, either. All in all I CANNOT recommend this place anymore. read more

My experience with leasing at The Spoke has been unnecessarily strenuous. Management of the property is very slow to respond, and any response made is unprofessional and unhelpful. Hidden fees and other unannounced conditions are only explained and announced to you after you sign your legally-binding lease. My advice: stay away from these apartments. read more

Terrible apartment complex that preys on students. Unwilling to release students from current or future lease during Covid. Raised the rent and furniture charges for school year 2020-2021 during Covid. No ability to choose your actual apartment which bears little resemblance to the model that you are shown. Much older, dirtier, and more worn out than than pictures or model indicates. Not disclosed up front is the very deceptive and unusual way utilities are charged. Residents have no control over their utilities as the charges for water and electricity are divided equally among all residents in the building, regardless of use. So, even during covid when the apartment was unoccupied for months we were still responsible for the usual amounts of utilities charges even though many apartments in the building were unoccupied. And they even have the nerve to charge an extra administrative fee for the billing of the utilities! The greed and lack of accountability for any kind of covid related adjustments or common decency has been astounding. read more

This apartment complex is the worst place I have ever lived in. Not only is the management unorganized and chaotic, but the infrastructure of the buildings are extremely poor. Thin walls, creaky floors, and lack of updates have made this place the worst facility I have ever experienced. My roommates and I didn't have an outdoor gate and due to managements lack of care and empathy we experienced theft. This place used to be called Greenleaf and considering the name change a lawsuit must have been filed. You will not get your security deposit back so don't plan on using it for something enjoyable. I really needed that security deposit back considering how many ear plugs and cockroach traps I had to invest in. DO NOT LIVE HERE. Living here makes any other place seem like a five star resort. read more

Lived here from August 2016-August 2018 because the location was convenient. The place is very outdated. Hot water went out for days to weeks at a time. Pipes were so old they let out a loud high pitched noise when pressure built up. Loud enough to wake people up and keep them up. They said that there was nothing that they could do about it. Cars are left abandoned in the parking lot for months. Old loud AC wall unit makes for very hot summers and expensive PG&E bill. What finally did it for me was when the month I was ending my lease they didn't update the prorated amount on my automatic pay remaining balance of rent, so they charged me the entire month amount. I had to even call them to ask what happened. They claimed that they would return it with my deposit in 21 days. After those 21 days were up I called numerous times for an update and each time they said they were "just about to call corporate". It took 3 weeks ON TOP of the 21 days to get my refund without my approval. They took my entire deposit and said I owed even more which they pulled from my refund. I would keep clear of this place. read more
