    Upon move out you'll likely be hit with charges similar to these pictured. I don't understand why there are two separate water charges. And nobody will answer the phone if you call for clarification. And $85 for rent? Rent was due on the first of the month. Probably charging for 1 day of rent (for Aug. 31 or Sept. 1) even though we've been out for a week already. And what is a utility charge when we already pay water, electricity, trash, and internet? And again, at a time when people are going to have questions there's no one to answer the phone. The condition of the apartment is very worn and rundown. Shower walls were falling apart. The front door lock was worn to the point that the key had to be jiggled many times to open the door. Would recommend looking elsewhere for housing.

    This apartment and this apartment's staff have been terrible and have caused my roommate and me so much stress and anxiety. We are college students with jobs that don't have time to deal with this many problems in our apartment that The Spoke will not fix. We have put in many hours of our time emailing and going over to their leasing office to fix our mold situation, and I have put in many maintenance requests. However, time after time, they only caulk over it, which only causes mold to spread. It has gotten worse since we moved in, and the smell from it spreads from the bathroom to our bedroom, where we sleep. How are we supposed to sleep when we smell mold and sewage coming from the sinks? The last time we tried to get them to help with our situation, they said that they had a 2x1 bedroom apartment for us and strung us along for about a month until last minute they told us that there is no dishwasher and there will never be a dishwasher in it. Nowhere on the website did it say that some apartments did not have a dishwasher. This is an essential utility that we use every day to ensure that our dishes are completely sanitized. So, we said no to this apartment because we were under the impression the entire time that it would have a dishwasher since we have one now. So, we emailed them again to actually fix the mold. We are tired of hearing them say they will fix the mold and them only making it worse over and over. I told them we want out of the lease since they won't fix the mold and they won't respond back, and it's been more than 2 weeks. The communication is unbelievably bad. I attached photos of what the mold looks like now after they have caulked over it a few times. Not only this, but they also shut off the water randomly, only telling us about it the day it was happening. One time for four days they had no hot water running, so my roommate and I had to shower in ice-cold water the whole time. Another concern is that the internet here goes down at random times and sometimes with no notice. This is a very big concern because we rely on this internet to do our schoolwork and work. It has happened far too many times for it to be normal. I have had to buy my own monthly subscription for internet so that when the internet inevitably goes down, we will be able to work on assignments. The bathroom situation, along with the mold that is only worsening the mold, is that the fan in there barely works. When we put in our second maintenance request, he told my roommate that we would have to shower with the door open. We obviously won't be able to do that and shouldn't have to. There should be a working fan in there in the first place. The most unbelievably disgusting smell of the sewer also comes from both the bathroom and the kitchen sink. It is hard to wash our hands or rinse our dishes without gagging and having to hold our breaths. It smells up the whole living room and bedroom, and it is obviously hard to live in. These conditions are unreasonable, and there has not been any real effort to fix our situation. We are understandably tired and busy and only want to live somewhere where they don't treat their occupants so terribly. Do not live here; it's not worth the hassle.

    Update 11/2/2021 I can't express the problems any better than may fellow residents who have posted in the community page already. I am sharing their experiences anonymously. As a resident I have received NO compensation for this poor quality of life at the apartment complex which is shameful.

    The Spokes office

    The location is nice because it is in the middle of Davis, especially being a few minutes away from Downtown. The staff are friendly when you talk to them in person. If you do try to call them or email them, expect either a no response or a very long response. Wi-fi is horrible. Pretty fair price for a one bedroom (around $1800 a month)

    Absolute SCAM, bait and switch practice - what they do is likely illegal. Oh, and the lease contains a BLANKET PHOTO RELEASE. My advice: READ EVERYTHING. DOCUMENT EVERYTHING. And don't rent here. Set up for a complete lease takeover of some students who were never able to come due to COVID. The would-be-tenants assured me that the lease takeover would be for the entire unit for my partner and I. *I confirmed this, in writing, with the Spoke, multiple times*. Tons of difficulties with the process. Their lease and addenda conflict with each other. But the biggest concern with the lease itself is that you're forced to agree to a blanket photo release, that (get this) they can take photos of you in the common areas (including the pool) and use them for advertising purposes, with or without your name, forever! SO GROSS. I got some answers on that, then went to sign anyway. Mine was relatively uneventful (except for a ton of required questions on student life, roommate preference, and so on, which is weird because I was signing a lease with just my partner and reminded them of this). My partner's, however... first their site was broken, then they kept sending the wrong lease. Wrong lease term, wrong lease amount, over and over. The tenants were concerned, and rather than telling the truth about what was going on, the Spoke told them that we just hadn't signed yet. Not that they had been having issues, but that we were remiss in signing. Ok, whatever. I kept following up, as our paperwork still didn't have the unit number (which is weird, because it's supposedly a lease takeover of a specific unit). Finally, JUST A FEW DAYS BEFORE MOVE-IN, I messaged them several questions about the move-in process. They answered one and ignored the rest, so I sent the questions again. When they answered, they said, "you'll need to check with your ROOMMATE", finally sent the paperwork WITH A DIFFERENT UNIT NUMBER, and connected us with some random student to live with! I immediately objected (remember, I had in writing that the entire lease was just for the two of us), and all hell broke loose. They told the original tenants (who had paid a $350 lease transfer fee already) that they wouldn't rent the entire place to us, that they'd lock off one of the bedrooms, that they wouldn't allow us in there because we'd said we were planning to work from home... just all kinds of absolute garbage. I wondered if I'd ever see my lease deposit back. We had a signed lease, mind you, a legally binding document with deposit paid, just DAYS before move- in. They then messaged me with the following as if we'd never corresponded: "We were calling to see if we can help you with your housing situation. We understand that you were looking forward to the takeover move-in process and had to unexpected withdraw your application due to some misinformation. Are you looking to have a unit all to yourself? How many rooms were you looking for? We would love to help you out!" Just unreal. I pointed out the "misinformation" was totally on their end, and they asked me to prove it. They asked ME to send them copies of their OWN EMAILS. They also then tried to enforce the lease with the original tenants. If I hadn't gotten everything in writing, I would have been in serious trouble! Truly dodged a bullet not living here. I can't believe how unprofessional these folks are. And yes, will be consulting an attorney about what appears to be a pretty illegal bait and switch and potentially discriminatory housing practices. Just don't rent here.

    I've lived at the Arbors since 2018 and it's been nothing short of perfect (I'm not exaggerating)…read more I'm writing this review not because the other reviews did not do it justice, but because I didn't realize how great this apartment is compared to other apartments in the Davis area reviewed on Yelp. There is no wonder why people literally wait 12 hours to reserve an apartment in-person on lease day. Pros: -The management is professional and responds quickly to maintenance requests. -The apartment complex is clean and the apartment itself is spacious. You really get what you pay for. -Laundry facilities, pool area, fitness room, and clubhouse are all great and clean. -There's enough car and bike parking. You get one permit for each bedroom. -Sacramento Elite guards the complex at night -Located right next to bus lines -Located right next to In N Out Cons: (honestly these are not even the worst problems you could have with an apartment) -You can hear noise from neighbors walking outside and upstairs -The train constantly blows the horn as it passes (but you get used to it) -Bikes get stolen constantly (this happens everywhere in Davis) -There is a large homeless and drug addict population near the train tracks and In N Out (like you literally can see them shoot drugs)

Absolutly worst place ive ever…read morebeen in keeping it short to get the point across 1. mold in the apartment walls and we got sick 2. maintance left a huge hole in our wall and tried to leave it there over night when we had $1000's worth of equiptment and our cat in the unit 3. they dont clean the common area unless called out (multiple used sex toys and items left in common areas when they had notice of it and did nothing for 2 weeks 4. staff and manager (krissy) are VERY unhelpfull and dont care about the tenats there and was caught lying to us on multiple ocations 5. our catalitic converter and our bike was stolen in the parking lot and the staff didnt do anything when the report was filled both times when we pay for security on the premisis but it just "parking athority" 6. we have noted on our paper work "do not enter without premission" yet they were caught a handful of times entering the unit without our say PLEASE take this review in consideration when your are planing your move. ive had bad experences when it comes to looking for units but beleive me when i say THIS IS NOT A VIABEL OPTION (UPDATE TO RESPONSE) Kristy, we have reached out to you multiple times to you and your team and to no avail and I strongly disagree to your response to this review. You say that you and your team really cares about your residents but all people say about your team is about your baked goods you make, nobody cares about your baked goods. The "Cranagement" staff is…read moreabsolutely amazing and are always happy to help (shoutout to Krissy, Morgan, Daniel, Sergio, Raf, and Lupe)! The office staff is super friendly and the maintenance staff is always so attentive (I've never had to wait more than 48 hours once I've submitted a request). Some of my favorite things about living here were: - Giveaways and contests! Their social media team posts when they're happening on Instagram @cranbrookapartments. I especially enjoyed the scavenger hunts around the complex and when they'd provide donuts and coffee from Boss Cafe during finals week! - 24/7 access to the study lounge with free printing and a coffee bar! - On site parking! - Unitrans bus stops for the E, P, Q and lines that ran every 30min-1hr to UC Davis and around the city! - Walking distance to Nugget Markets and CVS pharmacy! You can find a good mix of community members and students at this complex since it's in a more calm and quiet part of Davis. It's also pretty affordable compared to most places like North Davis. Overall, I am extremely grateful for my time here at Cranbrook and will miss calling this place home!

Everyone here has also been very welcoming, and the leasing office has always been kind and happy to help whenever I had any questions. One thing I really appreciated was the maintenance team. Anytime we submitted a maintenance request, they responded incredibly fast--usually within just a few hours. Overall, I've had a really positive experience living here and would definitely recommend Sycamore to other students looking for housing near campus.

Ray and Pat in the leasing office are always friendly and easy to talk to/work with. Joe and Edher are really good with maintenance and usually come fix things same day or next day with no problems -Excellent location: walking distance to campus and literally right next to the U-mall/Trader Joe's -Bedrooms/kitchen/bathroom are a good size and washer/dryer in the apartment is so convenient. Also have access to printing in the leasing office -Only downside that I can think of is possible bike theft. I keep my bike inside just in case, but there are a lot of sad bikes around here with missing parts. But that's everywhere in Davis, not Sycamore Ln Apartments specifically. Overall, well worth living here.

BUT they have plenty of washers/dryers I'm just wishing! They've always responded back to emails and they always care about their residents! Maintenance guys are super cool and accommodating. I barely put in a work order and majority of the time, it's done the same day but never more than a couple days max! Office gals like to mix it up with gatherings for our Anderson Place Community! They like to have good times, food, prizes, and a lot of other creative activities throughout the year! Nobody's left out even when they have certain food for college events, like midterms and finals, everyone is still welcome!

    I loved it the first year I moved in, and hated the second year here…read more I have never experienced that many power outage in my life. We already experienced 3 power outages this year (1/2021 - 7/2021), and power outage always come with no hot water to use as well. I've been living here for 2 years and power already went out 6 times, I have spent so much extra money to live in a hotel. I don't know what's wrong with this place, but if you look at power outage map in Davis, this apartment is always the area that's effected, and all other places in Davis always have power. This place is also the very last area PG&E will fix the power, so don't be surprised if you need to live in a hotel 1-3 days. ( It happened during midterm weeks twice). There are cockroaches everywhere. If you go out at night, look at the ground and bushes, the cockroaches are crawling and running around. Very gross as I walk my pet at night and I just can't stand cockroaches running around by my pet's paws. Some cockroaches even climb up the stair to second floor, and it crawled in to the apartment unit from the small gap underneath the door. They mow the grass almost every day. Enjoy being woken up by the loud sound of grass mowing. I really want a peaceful nap, but they start from early morning and stop mow at around 5 pm. Good luck with working or studying during the day time, you won't be able to hear anything. Ps. While I was writing this, just got an email from Anderson again saying we're out of hot water AGAIN. This is probably the 100th this has happened, plus our laundry room has been out of service for 2 days already. Sometimes they will send out emails saying they will cut the water off at 9 am in the morning, and guess what, my water went out while I was showing at 8:30 am :))) this has happened twice:)) I agree the location is good, they have great trees and grass, the office respond quickly to email, but there are still a lot that needed to be improved. 1 star for responsive staff 1 star for nice neighbors I know the workers here probably don't have control on some of the things I mentioned, but it has been 2 years with no improvement, I think upper management needs to look into the issue and not just assume college students have no choice but to find a place to stay, that they can just come and go every year, so no long term commitment on maintaining the community is needed. This is not a good mindset, not fair for us who loved living here too.

If you are a Davis grad student, I highly recommend checking out the Atriums and be early to apply (as early as February I believe). The apartments are in a building with key access so you'll have extra security. You get your own parking space included in the rent. It's right across from Trader Joe's, so I walked to get my groceries every week. These apartments are nicely maintained and my studio was extremely clean, looked barely lived in. A major highlight is that management and maintenance are quick to respond and are on site during normal business hours (maintenance is available 24/7, I called at midnight once to report a leak I think and they answered). Also, I had guests pretty often and they were always able to get a temp parking pass. Pictures are of my apartment after I moved out. FYI, I had a studio apartment, which is only called a studio because of the open floor plan; it's basically a one bedroom for the price of a studio. The only issues I can think of are the grout or caulking in some areas weren't perfect, the oven seemed to be old (I had to deep clean it when I moved in and it never looked brand new), the condensation from the AC drips into the tub and that water stains the shower and tub, leaves get blown into the patio pretty much every morning, and the frat houses are a slight noise disturbance (they blast music all day and I would always hear voices outside my patio assumably walking towards the frats). Also, the laundry was coin operated, so that is a pain, but at least the laundry room is in the building and you can get coins across the street at Trader Joe's. But these are all minor issues, they never ruined my living experience. I loved it here and miss it already.

Tim was a great guy who saved my life on many occasions! He was always on schedule, fixing everything I needed and suggesting me what's more required fixing in my house whenever he came. Tim was also great friend to tell me about US culture and California! (I'm an international student) I would have stayed here forever, if I wouldn't need to move out of Davis.
