    Great location as it's centralized and easy to go to nearby activities. It was difficult locating our condo upon arrival as gate guard didn't provide a map and/or directions, plus it was dark and their building signage is not lighted. A couple of the gate guards were not helpful. Maps should be provided whenever a person receives their parking permit. Very quiet and peaceful, and we were here during spring break. The grounds are well maintained. 11 pools and easy walk across the bridge to a white sand beach - bring your own chairs and/or blanket. Chair rentals are $65 for 2. Wish I could've stayed longer. Oh checkout is 9:00 am; so that part wasn't fun. Rented through Airbnb. Stayed in the villas. Unit needs a fresh coat of paint and stain on cabinets.

    A Little Bit of Paradise! What to do first? Golf, Tennis, Swim in one of the 11 Pools, Swim in the Ocean, Walk to the Pier, Walk around the resort and look at the flowers and the gold course, Workout, Play Pickleball? So many choices. This resort is like a little bit of paradise right on a beautiful, white, sandy Florida beach - the kind most people only dream of. It's a gated community and I felt very safe and comfortable travelling with a girlfriend. This is a perfect spot for families, couples, a friends trip. The restaurant, Oceans, has great food with good prices. Besides, what could be better than sitting eating a fabulous meal while you look at the ocean!

    Edgewater Beach Resort has always been the go-to place for my dad's side of the family. It's pretty much a vacation/reunion with family during either July 4th or Memorial Day weekend. Panama City Beach is beautiful and this resort helps the stay even more comfortable. We usually book the middle building and the view is breath-taking from the room's patio that overlooks the swimming pool and the beach. If you're planning on booking a room -- definitely look into this place.

    Just got to Edgewater at midnight. Wish I had another place to stay. There's rust on the refrigerator, cabinet in kitchen won't close, dirty drop ceiling, 1980's old old furniture and appliances, and the place smells of mildew. On the positive side, at least we have a VCR. I'm out of here in the morning. All this for $300 per night for 1 bedroom. Ridiculous!

    These condos are all owned by private owners. They rent out through several different sites. Being privately owned means these are also in different levels of renovations. Read reviews. The cheapest is NOT always the best choice. Some are better than others. I stayed in villa 1902. A two bedroom first floor golf villa that has been 99% renovated. You can call the tram to drive you to beach or lagoon pool. There also is a neighborhood pool about a two minute walk from unit.

    Our visit to Edgewater beach resort was surely a sad and ugly experience. We arrived there and had rented a 2 bedroom unit #805 is the one given to us. When I opened the from door to unit the first bedroom had a queen bed that was broken and filthy stained linen on the bed. Appliances were broken and the stove wouldn't heat. The living room furniture was old and torn. I went back to the Front desk to get another unit and was told by the manager all units were taken. So now 4 nurses paid 1100.00 and a 200.00 cleaning fee and stuck in this unit. I tried multiple times to solve this problem with Resort collections and they kept telling me each units owner is responsible. So how does a Resort get to continue renting these kind of units and ripping the public off? To this day the problem was never solved. Please don't stay there. This company just wants your money.

    This is such a terrible place to stay! There was mold on the refrigerator. We were supposed to have a room with a queen size bed and a pull out couch. We got a room with 2 full size beds that were not comfortable at all. We found HUGE cockroaches in the kitchen closet. We found dead bugs all over the place. The couch was broken. There is a piece of wood holding it up. We called the front desk the first day and all they did was come and spray for bugs, and after they came out and sprayed, more bugs showed up. Lovely isn't it! They were very understaffed which is understandable during times like these. However when we checked in, there were very many standing in the lobby who had been waiting to get into there rooms for more than 2 hours. This trip was a big waste of time and a big waste of money. If you want to come to Panama City Beach, which I DONT recommend, I would definitely not stay here at Edgewater golf and beach resort. We will be contacting the better business bureau and a lawyer! We expect something to be done when we check out tomorrow because we are FURIOUS! We spent 1400$ on this room and it was terrible. My husband didn't enjoy the trip at all. That's what's the worst part. My husband needed a vacation more than any of us and he didn't even end up having a good time. Honestly disappointed. Get it together guys

    Horrible service, horrible penthouse. Carmela I spoke with 3 times and she just hung up on me all three times, would not let me speak to manager at all. It is Tuesday and I have phone records where I have called each days for light bulbs and a iron. She just keeps saying we have nothing stating you have called, I have her names and time I called, Carmela just yelled said nothing states that! I said well no matter can we get now I cannot see in bathroom to get cleaned up, and she just hung up on me again! I called back 3 times and ask for manager and she refused to let me speak with one. This place has the most rude people I have ever experienced, guess you get what you pay for, nasty penthouse, floors was not even mopped and a lot of stuff laying around broke, I took pics when we arrived. Do not stay here!!! Better places to stay here! We went to mid. Office and 6 people down there, wanting money back for place being so bad, it was really bad and 6 people behind counter will not help, even one guy has not air conditioning and they said oh well to that guy, please know this place is horrible and the staff even worse!!!!

    The place sounds inviting but don't be fooled as there are better places to stay in the area. It's a vacation rental so you do not have the normal amenities you would find in a hotel. The location and view were great as it does sit right on the beach side with ocean views but the property itself is old and the rooms are in need of a major update. The couch and ottoman were so filthy dirty we did not want to sit on them, and the stools in the kitchen area looked as if there were 20 years old. The bed was was okay, but the 13" TV in the room was a disappointment and the shower had barely enough hot water for one shower.

It was very accessible, had a great view, a sink and large fridge and microwave and a large bathroom. We booked for the beach access and that was one of our favorite parts! It was so easy to get on and off the beach. The pool offerings are great, but the lazy river is not lazy! The current is very quick and it's hard to make the turns. My husband and I both scraped our knees and toes on that pool! It was the toughest pool I have been too. That's why it wasn't 5 stars. I did send a message to the front about the pool. With the amount of families here I really wish they had hired life guards for the pool. We were sitting to the side of the pool, and had kids do a hand stand and kick us. Kids were also doing cheer poses and moves that are unsafe in the pool. I saw kids dip each other in the water in a way where they could drown the other. Just made me feel uneasy, and we really didn't use the pool after that. The other downside was when we arrived only 1 out of 3 elevators were working so you had to wait or use the service elevator. On Thursday they fixed the second elevator- but the 3rd elevator had not been fixed by checkout Saturday. The other reason why it's not a 5 star rating. I talked to the front desk and suggested they give guests an event calendar for the week- we didn't know they had poolside movies and a fire performer until we heard music coming from outside. The front desk workers couldn't really tell me what movies were playing because their events screen was broken. I also wish they had a paper menu and activities calendar in the rooms or displayed on paper if their technology isn't going to work well. Another thing was since there is tile throughout there is water everywhere. It would be cool if they had like a drying station or large mats by the pool areas/ entrances so water isn't tracked through the hotel. Other than that, we loved the location, the breakfast, the breakfast seating, beach access and amenities! I would definitely come back for the value of this hotel, and hopefully next stay the elevators and technology will be working.

First off, we were charged the full amount for our room a few days before our stay, we were then charged the full amount a second time the day after check in. ($2600, so not a small amount of money) The manager told us it will take 5-7 days to refund. It's now been over a week and we haven't gotten a refund and have not heard back from the hotel after numerous emails and phone calls Second, our room smelled so strong like weed the final 3 days we were there. To the point that our clothes smelled like weed when we got home. I told the front desk and they came up numerous times and sprayed stuff to help the room smell better. It helped for a few hours. The girl at the desk said someone must be smoking even though it's a non smoking property. We couldn't move rooms due to the hotel being fully booked (totally understandable considering it was spring break) but nothing was ever done in an attempt to find the room of smokers and ask them to stop blowing their smoke into our vent. We have a 2 year old and to have all her clothes smell like weed is pretty frustrating. Lastly, we paid for parking when we checked in so there would be no extra fees at check out, we were then charged for parking ($120) again after check out and once again we have not heard anything back about a refund. Like I said the staff was amazing. But losing almost $3000 is not acceptable. Not everyone can afford to just have 3 Grand taken from them. And having no communication regarding a refund is very frustrating. If we don't hear back soon we'll have to contact a lawyer. I'd highly recommend staying somewhere else based off the money and weed issues. But if you can afford to just lose money, then definitely book here. If it weren't for the double charge I'd be giving a 4 star review

    A Mixed Experience at The Pearl Rooftop Bar…read more We recently visited the Rooftop Bar at The Pearl in Rosemary Beach, and unfortunately, our experience was a real mix of wonderful service and some disappointing lapses in customer service. First, the bright spot was our server, Lauren. She was friendly, attentive, and made excellent drink and food suggestions. She was a pleasure to have as our server and truly represented the level of hospitality you would expect from a Forbes-recognized hotel. The grouper sandwich with fries was wonderful -- I would give the sandwich an 8/10. However, what happened when we ordered it was frustrating. Lauren asked if we would like the sandwich cut in half, and since my husband and I were splitting it, we said that would be great. We were then told that Executive Chef Jordan had instructed the kitchen staff that under no circumstances were they to cut a sandwich in half for a customer. Seriously? For a property known for outstanding service, this was a head-scratcher. We weren't asking for anything complicated or unreasonable -- simply to have a sandwich cut in half and placed on two plates. This is exactly the kind of small gesture that should be part of great hospitality. Instead, the kitchen turned a simple request into an unnecessary customer-service issue. I would give this aspect of the experience a 2/10. There was another issue that seems like an easy fix. My husband asked about the Virtuous Veggie sandwich, which was still listed on the menu. Lauren told us that it had been taken off the menu, along with the Mojo Boiled Peanuts, quite some time ago. Again, for a Forbes-recognized hotel, why are customers still being handed a laminated menu with items that are no longer available? Updating the menu seems like a pretty basic operational detail. Finally, there was the HUGE fan on the deck. We completely understand the need for air movement on a hot day, but this fan was so loud that it sounded like a jet engine taking off. There are much better alternatives. Misters and quieter, effective fans -- like the systems used at places such as Tommy Bahama Restaurants -- can keep guests comfortable without overwhelming the entire dining experience. So, our overall experience was definitely a mixed bag: Grouper sandwich: 8/10 ‍ Kitchen/chef customer service: 2/10 Lauren and our table service: 9/10 Lauren deserves a lot of credit for making our visit enjoyable despite the other issues. She was fantastic. The Pearl has a beautiful setting and the potential to deliver the exceptional experience its reputation promises. But the little things matter -- especially at a luxury property. A chef refusing to allow a sandwich to be cut in half for two guests who are sharing it is simply not the kind of hospitality I would expect from a Forbes-recognized hotel. Hopefully, management will take these comments as an opportunity to look at the guest experience from the customer's perspective. Sometimes the smallest accommodations make the biggest difference.

Showers were old with no hand wand, no pushed…read moreout curved shower curtain, tub was a bit slippery, water pressure good, towels some old some new. Free breakfast not much to it. everyday scrambled eggs, cold potatoes (every day), greasy sausage patties and dry links. Bananas only fruit. Got yogurt, and blueberry muffins. The pool, oh my, it was kids run wild: jumping off the rocks (the sign said don't climb), kids under 10 years old in the hot tub without parental guidance (again against the rules), kids with balls and footballs throwing the length of the pool ( almost got hit a few times) another "major" violation which could suspend you from pool rights, never happened! The parents seemed to disappear! Then of course the parents saving chairs when they leave for a 2 hour lunch (I know that happens everywhere). Stella at the bar was fabulous and as busy as she was she had the added job of pool security, oh my! Last the folks at the front desk were wonderful, but the first place vote goes to Victoria who works the beach! Give that women a raise, a keeper, wow, can't say enough about her, a just fabulous person. Looking out for me pulling my chair back when she saw I was getting a bit too much sun, moving the umbrella for more shade. Now that's an employee I would promote! Ty Victoria
