Do NOT rent Villa 1911 at Edgewater from Khushbu Patel. This was by far one of the worst rental experiences we've had. We arrived around midnight to a hot, uncomfortable unit -- the A/C was clearly struggling to work properly. We informed the host, Khushbu Patel, right away. At first, she seemed receptive, but that quickly shifted. She later accused us of causing the A/C problem by leaving doors and windows open -- which was absolutely false. The windows in the unit don't even open, and we were extremely careful to keep everything closed. Things got worse. We were told by the host to vacate the property on Saturday evening around 7 PM, and we did exactly that. I even followed up with a message and a phone call to confirm we had left. Despite this, the host later accused us of staying the second night -- which was entirely untrue. I had clear evidence of our departure, but the host continued to make false claims. This experience was stressful, disappointing, and handled with a total lack of professionalism. I would strongly advise anyone considering this unit to look elsewhere. Edgewater was our family vacation spot every year. Our condo had a panoramic view of the beach and it was absolutely stunning. Everything there was just gorgeous. We never had a bad time, not once! Oh my the beach was absolutely gorgeous. White sand water was teal blue, like the Caribbean. Best part was, just about every other trip, We would sit on the balcony and watch a wedding on the beach! I was there for a Luncheon, which was part of a conference being held nearby. I paid $50 for the Luncheon and an additional fee (almost $7 for three hours) for parking in a non-star spot. Star spots or valet parking cost more. The room and facilities were beautiful and clean. The restrooms also clean and nice. The food was served buffet style and was very good but not exceptional. Assuming they intended one chicken breast per person, they were quite small. Thankfully, there were some good sides, salad, and a variety of desserts from which to choose. Great location as it's centralized and easy to go to nearby activities. It was difficult locating our condo upon arrival as gate guard didn't provide a map and/or directions, plus it was dark and their building signage is not lighted. A couple of the gate guards were not helpful. Maps should be provided whenever a person receives their parking permit. Very quiet and peaceful, and we were here during spring break. The grounds are well maintained. 11 pools and easy walk across the bridge to a white sand beach - bring your own chairs and/or blanket. Chair rentals are $65 for 2. Wish I could've stayed longer. Edgewater Beach Resort has always been the go-to place for my dad's side of the family. It's pretty much a vacation/reunion with family during either July 4th or Memorial Day weekend. Panama City Beach is beautiful and this resort helps the stay even more comfortable. We usually book the middle building and the view is breath-taking from the room's patio that overlooks the swimming pool and the beach. What a mess of a visit. We got there right at check out time. There was a long line on a Saturday with only 3 tellers. We got a room that was advertised as a "golf course". It's not a real course. And it's not the backside of the towers over viewing the course. It was little vilas with condos from people they were renting out. So a little bit of false advertising. Anyways the first room had a giant black mold spot in the bathroom. Not really wanting to stay in a room like that, we asked for a different one. They move us to a second room where they told us someone was only there for 20 minutes and it is cleaned. We go there, no one cleaned the place. So we ask them if they're going to clean us. They said someone would be there within an hour. An hour later we call and they said oh there's no ticket for that. But oh wait! The cleaning room is gone for the day. So they move us to the third room. It's the furthest away from the beach but it's fine. They told us we can stay for the night there. Next day they call us to tell us a closer room has been cleaned and we can go there. Great so we go there and surprise more black mold in the bathroom. So we ask to stay the further away room because it was at-least clean. The whole time the staff was uncooperative, rude and not willing to work with us. Before moving to the third room we even offered to pay more to be moved to the tower, but they just kept being rude. We asked for a manager to call us but they were home "sick" every time. read more

These condos are all owned by private owners. They rent out through several different sites. Being privately owned means these are also in different levels of renovations. Read reviews. The cheapest is NOT always the best choice. Some are better than others. I stayed in villa 1902. A two bedroom first floor golf villa that has been 99% renovated. Remember folks - these condo units are individually owned. So...if you don't do your research, unfortunately there are owners who don't keep their units up to date, and you might fall victim to this. BUT - we do our research and pick units that we see are modern and reasonably priced. If we chose to pick the lowest priced units, then we probably would experience accommodations that were less than inviting. We normally use VRBO to find our condos, and all of the owners we have dealt with were very nice. The pool is the main attraction here. It's large, clean, and music is normally played. The beach has lots of activities for adults and kids alike, and the grounds are kept clean. The traffic is noisy at times, but the resort can't control what people do on the road. Our visit to Edgewater beach resort was surely a sad and ugly experience. We arrived there and had rented a 2 bedroom unit #805 is the one given to us. When I opened the from door to unit the first bedroom had a queen bed that was broken and filthy stained linen on the bed. Appliances were broken and the stove wouldn't heat. The living room furniture was old and torn. I went back to the Front desk to get another unit and was told by the manager all units were taken. So now 4 nurses paid 1100.00 and a 200.00 cleaning fee and stuck in this unit. I tried multiple times to solve this problem with Resort collections and they kept telling me each units owner is responsible. This is such a terrible place to stay! There was mold on the refrigerator. We were supposed to have a room with a queen size bed and a pull out couch. We got a room with 2 full size beds that were not comfortable at all. We found HUGE cockroaches in the kitchen closet. We found dead bugs all over the place. The couch was broken. There is a piece of wood holding it up. We called the front desk the first day and all they did was come and spray for bugs, and after they came out and sprayed, more bugs showed up. Lovely isn't it! They were very understaffed which is understandable during times like these. However when we checked in, there were very many standing in the lobby who had been waiting to get into there rooms for more than 2 hours. This trip was a big waste of time and a big waste of money. If you want to come to Panama City Beach, which I DONT recommend, I would definitely not stay here at Edgewater golf and beach resort. We will be contacting the better business bureau and a lawyer! The place sounds inviting but don't be fooled as there are better places to stay in the area. It's a vacation rental so you do not have the normal amenities you would find in a hotel. The location and view were great as it does sit right on the beach side with ocean views but the property itself is old and the rooms are in need of a major update. We arrived early and was told it would be 4pm before our room was ready which is normal so we went to the pool. I have never written a bad review on yelp, but the way my fiancé and i were treated while trying to check in and get through the gate at edge water was absolutely ridiculous. The security guards were extremely rude and very classless people. The owner of the condo had to drive to the resort to give us an owners parking pass so we could park on the property because the front desk and security were ZERO HELP. A few hours later we returned to the resort to a completely different staff at the security gate. They were just as rude to us as the previous people that were working the prior shift. They did not honor the owners parking pass and made us park across the street and walk. To not allow us to park on the property while paying for an air bnb is one thing but to be completely rude and disrespectful is another. We were cussed at and yelled at just for trying to get onto the property . I will never return here as a guest and i would think twice about buying a condo here as an owner. Edgewater needs all new employees and management desperately. We were treated like criminals just for trying to park our vehicle on property that we were paying for!!!! I still can't believe we were treated this way as paying guests. So it's not the most updated resort in Panama City beach but a 3 bedroom villa was able to accommodate 11 people and a baby and still had room for all our beach equipment, luggage, etc. The rooms were extremely cleaned when we checked in and our villa led right to a little pool behind us and the basketball courts. The trams were excellent from getting to the villas over to the main pool deck/ beach. All in all a very pleasant experience at the resort. Looks are deceiving This beautiful outdoor looks of this resort is beautiful but walk into some of these condos and they are atrocious....we spent another year for a gymnastics completion 10/5-8/18 on this complex and it only gets worse and if that isn't bad enough on the third day of our stay and a red tide going on they remove 40% of the chairs around the pool then the day before. People were everywhere on towels around the pool. Remember this is a resort :...... Our condo in bldg 1 room 909 is so old and torn up towel bars fell off the walls when you tried to get your towel, living room chairs were torn and worn and dishwasher literally peeling apart, drying when opening door the vent flew out at you... Please check your room and know exactly what you are getting when reserving which is another problem you DO NOT know which unit you are getting and how it looks until you get there RM 909 in Building 1 is an embarrassment to the whole complex and there where more complaints from others as we were all comppaining around the pool when they also took our chairs away JUST THINK TWICE ABOUT THIS "resort" (word used loosely) !!!!! read more

This place is very misleading as it is not a resort. It's more of a condo rental. Our room was about a 3 minute drive to the checkin area/pool/ beach. You could call for a tram (golf cart) to pick you up, but it could take up to 30 min for them to get you. It was hard to find parking where the pool and beach are. Our room was very outdated, but my aunts room had more modern furniture. She had no issues with anything, but we had a lot. The screen on the door was ripped, toilet seat broken, sink stopper was broken, tv romotes did not work/ were confusing to use as their was 2 for each tv, nails coming out of the carpet....etc. However, the pool was very nice and there was a lot of seating. They don't give out towels so make sure you pack some. There is no lifeguard which I thought was weird. There is a kid splash area which is fun. There are 2 lunch options at the pool. One sit down and one where you order pizza and get it to go. They were both good, but pricey. I probably wouldn't return, but I don't regret staying there. read more

I'll start off with the good; most staff were polite, rooms were nice and clean. But that doesn't make up for the bad... first off the parking lot lay out is absolutely horrible; not enough room for traffic and no arrows to assist in avoiding a back up. There is insufficient parking space for the volume of guest this resort receives and if you drive a long bed truck definitely don't come here. The check in wait times have gotten ridiculously long; check in at 4pm but room might not be ready til 6-8pm; after a long drive that's not acceptable. Management likes to make last minute changes to your specific RESERVATION, and even downgrade you. This has been my third time making reservations here and every time I've had a worse experience than the previous. We stayed in a 2 bedroom villa for two nights. Check-in is at 4 and check-out is at 10 am, I feel that if a check-in is that late, so should the check out. For all your complaints about this place, there's an excuse at the front desk. This resort is supposed to provide tram services to all its guests but expect over a 30 minute wait. I have to admit that the first day was not a good day for our family at the resort. The pictures you see online are very nice looking, so I had much higher expectations upon arriving. But after waiting until 6:30 p.m. to check into an outdated room with loads of wall repairs, I was a bit disgusted. To add to that, the refrigerator was not working properly and our unit had sliding (gold trimmed) glass shower doors that kept falling off the track. We were on the third floor in Tower One, so our room view wasn't bad, but the palm trees in the center of the pool block at least 50% of your view. If you want a better view of the pool and the ocean, ask for a higher floor when booking your reservation. Towers 2 and 3 do not have a view of the main pool and your view is totally unobstructed to the ocean. After the initial shock, things began to get better. Our two room problems were fixed within minutes after complaining to the front desk, but I still spent the next morning looking around for another resort to stay in. I discovered there are a few nicer looking places, but the rooms were either much smaller or the configuration was not to my liking. The front desk offered us another room which they allowed me to preview before changing rooms, and it was really VERY nice and up to date. But it was in a different Tower and my wife thought it would be too much trouble to change rooms after we had already unpacked. Marlon was a front desk manager the week after July 4th and I found him to be very pleasant and tried without any attitude to accomodate us in any way he could. After that I felt much less interested in complaining and decided to just enjoy our vacation. The Pro's - 1. a great main pool and even better smaller pools for Tower 2 & 3 (more private, less crowded and great for smaller children). 2. Nice sized rooms (2 bedroom units) 3. Seafood at Ocean's restaurant near the pool is actually very good. 4. Our unit's a/c worked very, very, very well. 5. Appreciated attempts to resolve our disappointments. 6. Free DVD Rental 7. Pier Mall at night (lots of fun stuff for the kids) The Con's - 1. Most of the building on the grounds look old and outdated. 2. Glass window outside bedroom had a bad case of white film all over it (hard to see). 3. Beer cans left on the beach from the previous night as well as personal tents, chairs and other beach stuff. Lot's of people marking their territory for the entire week should not be allowed. 4. Check-in proceedure and lack of choice. 5. Handfuls of seaweed in our childrens swim trunks. 6. Traffic to go anywhere on Front Beach Road in the evening. 7. Room decor is the luck of the draw (no consistency). It can go from country to geriatric to down right ancient. This was our first visit and our family mostly disliked the Pamana City Area in general more than Edgewater, but would probaly give Calypso Resort near the Mall a shot if we ever return here. SanDestin is much nicer and just a few clicks down the road. Worth the extra money for a better overall experience in my book. read more

There is literally one outlet per room good luck charging your phone! The outlets are horrible and block chargers will fall out. The TVs don't work either btw. All of the kitchen dishes were dirty upon arrival. The neighbors were extremely loud and tried to break in to the room. The walls are extremely thin and we could get the neighbors bed squeaking in room above us, ew. None of our lamps work and we don't have ANY lights in any of the bedrooms. Our ac was broken so when you set it to 60 it really is about 70. The driver were smoking while we were driven to beach. You will have better luck saying in Rosemary. read more

First let me start by stating the pros.....the bed was comfy and the staff and main pool were nice. Two couples just getting away for the weekend. When we arrived at the "resort" (and I use that term loosely) There weren't many signs directing us to the front office from the direction we came...we rode around the complex for quite some time before I got out of the car to ask someone in the housekeeping office. Though he gave me directions, he stared at me and looked me up and down as If he was having sex with me in his head. (Haven't even checked in yet) When we got to the front desk there were additional CLEAN UP FEES so no matter how much you already paid in "taxes and fees" that does not include their $163.00 clean up fee. then they give you, what i call, dog tags to wear around the resort. And if you lose these loose dog tags, that's $50!! Which I'm sure only costs maybe $2 to replace. On to the room. As soon as we got to the top of the stairs there was a big hole above the neighbor's door. Water damage maybe? That was disturbing and I could only imagine what our place looked like. On the inside of our place there was one broken ceiling tile by the stairs, but the rest appeared clean. UNTIL we looked at the couch that looked like something from the 80s...along with dirt and stains from the 80s!! It was so nasty that we actually wrapped the couch in additional sheets! And I still wouldn't sit on it. There was a huge balcony with 2 sets of sliding doors but only ONE would open... WITH FORCE! On to the upstairs...sigh...we thought we were getting 1 queen bed and 1 king bed...instead we got 1 king bed and two TWIN beds! Wtf?? Talk about an uncomfortable weekend! The king bed was comfy though. Each bedroom had its own bathroom, but there was so much soap scum all over the faucets and shower heads that I still felt dirty after showering. If you do not get a room on the oceanfront side, then good luck enjoying yourself! It's as if the "golf" side is forgotten about! There are small pools on that side, but there's no shade, no umbrellas and no tables. I wouldn't sit out there during the day bc it was just too hot without shade. They did have nice staff on golf carts that would take you across the street to the oceanfront side where the nice pool is. I'm sure the rooms on that side are nicer, but there's no guarantee that they are going to book you there. Also, if you come to Edgewater beach and GOLF resort to actually golf...hahahahahaha!! Good luck! They have grass, sand and ponds filled with frogs so loud youre going to want earplugs to go to sleep. I didn't even see any holes in the ground. Don't even bring your clubs unless you want to pay $50 at another course. Not only would I not stay at this so called resort again...I don't know if I will come to PCB anytime in the near future. If I could give this place a -5, I would. My husband and I were just recently in Panama City Beach for the annual Ironman race. This resort helps host the race, all of the athletes go through the actual resort during the running portion. The day before the race, the runners and their families were allowed to enter the resort to acquire their packets and shop for Ironman merchandise. There were many dogs that were there with their owners, nothing said. Fast forward to competition day.... I had my two dachshunds, on my waist leash, very secured, very good girls. I walked through the front gate with no worries, not thinking anything about it because of the day before. I get to the first road, where we were going to sit under a shade tree to watch dad running and all of the sudden, a security officer, let's call him Steve, comes sprinting, full force, towards us. His first comment was, "Ma'am, are those support animals?" I said yes, they had their vests on and I had their badges, along with their online registration verification on my phone. He then told me that I, nor they were allowed because they were not service animals. I'm not a Karen, nor do I ever want to be, so I politely said, sir... you guys had all kinds of dogs in here yesterday, including mine. He said, "Well, that should not have been allowed." I could go into about 100 more things that he stated, but not even worth the typing! Steve enjoyed his job.... way too much! Bottom line, if you have pets or ESA's DO NOT plan on visiting this location during the Ironman race, even though it's open to the public! Our summer home for 11 straight years (that will most likely change now that we have moved to the Seattle area). I love this resort and the kids grew up learning how to swim in their huge lagoon pool. Ocean's Restaurant is nice to hang out at and enjoy the great view. The rooms will vary greatly, because they are privately owned. The key is to research and book one that you can see photos of beforehand. We have certainly had some less-than-stellar rooms, but we also have stayed in some amazing ones. VRBO is a big help. read more

The actual room that my family and I stayed in was definitely one-star worthy, and the only reason i'm not giving a one-star to the whole resort is because if the pools. They were really nice, and when coupled with a convenient beach entry, our time outside the condo was very nice, however, our condo had multiple things wrong. There were 2 broken doors, one in the master bathroom and one in the 2nd bedroom. Along with this, the thermostat kept decreasing the temperature every hour or so, even when attempting to permanently change the temp. Furthermore, the door to the outdoor patio does not lock, and the WiFi router was broken. We were forced to connect to other rooms' WiFi, the ceiling tiles were practically falling off, and to end it all off, the entry door to the condo had an air gap in the bottom to where the wind would seep through and make an awful whistling noise. Overall, not a positive room experience at all! For $3,000+ for a week, my family and I expected much better. read more
