Super spacious complex with a lovely manager. I live in a 6 Br 2 bath apartment right now and I actually like the setup a lot! Though the building is kinda older (carpets are more worn-down, windows are drafty sometimes), this is better in price and quality than a lot of places in South Davis lol. The complex is huge!! It has laundry buildings, a study room, a gym, a games room, a pool, and a random basketball hoop in the parking lot (uhh...?). I actually really like the amenities because the complex is so far from campus. The office is one of the best parts for me: it's open 24/7. Not the staff offices of course, but with your key fob you can enter the leasing office to access the study room or gym anytime. I study in the study room all the time (computer lab, free printing if you bring your own paper, etc.) and try to use the gym's equipment when I can. Since the complex is so far from the university, and I don't drive, these apartment resources are invaluable to me. Speaking of far from campus, the bus stop is about a 5 minute walk (or a two minute sprint, if you're like me and also constantly late) away. The D line goes to the silo every 15ish minutes and the K goes to the MU every 30-40. It takes about 20 minutes to get to campus on either, so prepare ahead of time! The property manager, Jacque, is a really kind and thoughtful individual, clearly cares about her tenants. She replies to emails about concerns quickly and is really welcoming. Every time I go into the office about questions or just to pick up a package, she's been really sweet! The maintenance crew is very quick, fixing our multiple plumbing issues promptly usually within half a week of us submitting the request online. The only negative would be the mustiness of the apartment... It's so dark all the time because windows are partially blocked by fences. It's easy for the house to get kind of humid... And the draftiness of the windows. Also, the plumbing isn't great-- we had the maintenance staff come in to fix different things multiple times already. read more

My husband and I loved living in the trees apartments complex from July 2017-July 2019. -Jacque is the apartment complex manager and is efficient/friendly/caring. She has decades of experience in apartment management and seems to know everyone. -Modesto. He is head maintenance and together Jacque and him have been working together for numerous years. I never saw him taking a break and always smiling. -amenities. We never had a problem with having to do laundry in a laundry room. Other tenants are respectful and will unload their clothes usually within five minutes. there is a great study room that is def underutilized with the tenants. It's accessible 24 hours and has several computers along with fast/efficient free printer use. Pool and bbq area. Free tank of gas for a really nice grill and a beautiful lounge area. Game room we never used it. Lastly, the gym. They bought my husband extra weights and system so he could power lift. -only one "technical space" but tons of easy street parking. It's a residential area so no worries about being run over crossing the street. -location. you can walk to uc davis campus or more likely bike. bus comes by often. we are on the side of campus closest to the vet med campus. You can walk one to two blocks to super owl brewery. Westlake market, lamppost pizza, boba tea, and ramen are there as well. sbux and tjs near. downtown davis is about 10 min drive. woodland is about 15 mins away which gets you to costco. airport is about 25 mins away (take the woodland way) -location! You're about 20-45 mins away from sac/uc davis health campus depending on traffic. because you're next to 113 (which goes to woodland) you have two routes to get to sac that are almost equidistant. You are about 75 minutes away from walnut creek which will get you to the bart to go into san francisco. the drive lacks traffic for the most part. Because you can take 113 exit or pedrick back road to the trees apartment, you will be able to avoid the 4-5pm davis slowdown. if you're on the other side of davis then you are going to be stuck in some traffic. -the community. pet friendly. tenants are extremely quiet. most students here are graduate and vet med/med school students. -apartment is large and has a great layout. our apartment was on the corner second floor so we had windows on 3/4 sides of our apartment. the bathroom is large with a really nice vanity/drawer system set up. the closet is a large walk in and large enough to be a bedroom. water was always warm. kitchen was large. there was so much room for storage. fan in the living room. mailbox in the office. carpet in our apt but nice wood laminate in bathroom/kitchen/entry. -never had any issues with bugs/vermin. only slight maintenance requests (dishwasher). free carpet cleaning per year. -balcony comes off the bedroom which i would prefer on living room for guests. -davis water. you can't help it if you live in davis. the water doesn't taste the same as sac water. filtering the water took care of the slight odd taste. -we liked the ability to walk to places, know our community, go to the farmers market, and enjoy all things davis. it's a bubble but a very nice bubble. -diversity. there's plenty of asians and whites in davis. hispanic/latinos are more in woodland. i saw very few African Americans. Sac seemed more racially diverse and certainly the bay area (antioch) was much much more ethnically diverse. It's students and higher socioeconomic/education attainment. Blue collar families live in woodland and sac. But there are some families that fit middle class and lower class socioeconomic status. church is mostly lutheran/academic. we went to a more modern/non domination church in woodland. -There is an islamic mosque. Different religions were tolerated well. Lgbtq+ community is well accepted in davis community! there are less DINKs but we were there! -nightlife. davis is not the place to be "hopping". -napa is about 45 mins away. lake tahoe is about 2 hours away. yosemite about 3.5 hours away. san fran about 1.5-2 hour away. you're in a good location for places to visit. -valley heat. it's hot in the summer. there's little breeze. you have to get out to vacaville to feel the breeze or placervile. it only lasts about two months though. also we don't have much forrest around us so no forrest fires. no flooding in our areas either. read more

I don't have much to say about the place other than it's really far from campus. However, the interior from what I remember is extremely nice! Very spacious. You could probably have a yoga class in your living room! It's just a really nice setup that you should check out. The rooms were average but I am not sure if the rent is average. It probably is since it's far from campus. But the interior is really nice, I was impressed. This place is worth a visit. read more

Wonderful place to live! I have lived here for the last year and a half, and it is a truly great complex. Jacque, the property manager, is always helpful and friendly, be it over the phone, through email, or in person. She has always done her best to remedy any issues quickly. She is very approachable if you have any questions or concerns. Her and the management staff go over each page of the lease with you before signing, and walk you through everything when you move in. Modesto and the maintenance crew are always extremely helpful and prompt. They have always fixed, replaced, or helped me with whatever I've needed. From replacing oven light bulbs, to fixing my dishwasher, and even helping me get my laundry card out from under a machine when I accidentally kicked it under there. And they always greet you with a smile! The apartments themselves are nice and in good condition. There's a plethora of floor plans to choose from, and the way they are set up allows for the most functional living space. I know some have been remodeled or upgraded recently. I had new carpet and a new bathroom countertop when I moved in. There are also 24-hour laundry rooms, as well as a 24-hour fitness center, game/activity room, and study room. We lived at many apartments in Davis and The Trees is the best placed we lived at. Management and the maintenance staff were very attentive to any problems that come up. They are very accommodating in working around your schedule if they need access to the apartment. The apartment complex is close to large fields that are perfect for running or walking dogs. The complex is quiet and friendly. Assigned parking is nice, but there's usually plenty of street parking for visitors. There's a water fill station on-site, which is very convenient. If I were still living in Davis this is the only place I'd consider. read more

Great place to live with a great manager. Ive been living here for 3 years and I dont have many complaints. Whenever there is an issue, Dean the manager, tries to solve it quickly. They do have free internet but dont let that be the deciding factor on living here. They recently changed to instaconnect and its HORRIBLE. You either dont get internet or its really slow. TIP- the bbq area is really nice and you can reserve it to have personal pool parties/bbq. The apt provides the propane too! read more

I lived here last year (08-09)! Umm. you know. We (my roommates and I) had a whole lot to complain about when we used to live here, but compared to where I live now (Arlington Farm) this place is pretty nice. The Trees has really nice buildings. The apartment we got was clean, and the rooms were big and well-lit. The pool/picnic area is also SUPER gorgeous. I love how there are the prettiest trees and flowers all over the place to keep the pool shaded. The problems we had were always with the management. They always seemed to be really disorganized and confused... but again, in retrospect, they were not so bad. The important thing to us was that they were SUPER nice and cut us a lot of breaks. Example: We decided to paint our living room wall to look like a sunshiney meadow, which turned out to not be allowed. They found out and were about to write us up and take away our security deposit... but the landlady decided to toss our write-up and give us a chance to get the deposit back as long as we had the wall repainted before we moved. Things may not be the same anymore, since it looks like they changed management at the beginning of 2009. But that probably won't change how big and wel-lit the rooms are! read more

As per Yelp's guidelines, 3 stars = A-OK, while 2 stars = Meh, I've experienced better. The bulk of my experience 2009-2010 fall in between the A-OK and the Meh, so this is 2.5 stars rounded up to 3. My opinions might be a bit dated, as it's been 3 years since then. TL;DR 1. Rent is on the higher end of the apartment spectrum, but so is most of West Davis apartments. Security deposit policy is terrible here. 2. The distance from campus is more than at other complexes in North/South/East Davis. Population here is relatively quiet and more secluded than other places in Davis. 3. Units are nice and much better, cleaner, and newer than other complex's. BACKGROUND INFO I lived here 2009-2010 as a 2nd year UC Davis student fresh out of the dorms; my two housemates and I were all naive freshmen that succumbed to the perpetuated "all the good apartments will be gone" sentiment. After attending Housing Day at Freeborn Hall and getting brochures, we began touring apartments in North/South Davis. We signed our lease for 2009-2010 (leases in Davis are typically based on the academic year) pretty early because the 2x2 layout fit our needs at the time. Rent and the security deposit was $1395 with 1st/last month+SD+background check due at signing. PROS To be fair, I will start with pros, but some actually caused quite a few of the cons later on). 1. (~ this caused a CON later on) The apartment looked exactly like the model one we saw. Appliances were new, our unit was spotless, with new carpet and freshly painted walls. During the year, nothing in the apartment ever needed fixing. The windows were airtight and insulated. Layout-wise, the living room was very wonderfully spacious, while the rooms were average-sized. The bathrooms are also very spacious, enough for quality time to tango (or whatevers). 2. Dean, the very buff and calm apartment manager that lives on the premises made sure residents could reach him for emergencies. 3. The bus stop is less than a 1 minute walk from the complex. The D (to the silo) and K (to the MU) arrives regularly and on-time, and is typically not crowded. All these points become significant as soon as rainy season or summer hits and Davis buses becomes flooded with smelly soggy students (anyone who has lived in South Davis can attest to this). 4. Much was included in common facilities; the exterior is visually appealing, there's free Instaconnect internet, and the computer room had a printer that was refilled with paper every day. Living up to its name, the apartment complex also had trees absolutely everywhere that provided great shade. Pool room had games, large flatscreen TV, and foosball table. They gave out popcorn for free on Fridays! Yumm :) 5. Parking was plentiful and close to the units themselves. CONS 1. The PRO that the apartment was spotless when we moved in resulted in the huge CON upon move-out. Now, our apartment was relatively clean, because we were 3 girls that were never home after a huge roommate disagreement early on in the year. We were also meticulous about cleaning. However, Dean basically said: "at move-out, the apartment must be in the EXACT condition it was in at move-in." No flexibility or consideration for normal "wear and tear." In fact, we were told that tape on walls was not acceptable, so we used push-pins or thumbtacks for everything. He gave us a move-out checklist outlined everything that HAD to be cleaned, as well as cleaning costs that were REQUIRED. For example, they charged the security deposit for carpet cleaning (found the old docs! it was $85), touch-up wall painting (85% of initial cost unless you stay for 5 years, so $480), and "light clean" ($210). We (and our families) ended up spending ~15 hours cleaning plus $10 for a can of paint, but they were still going to charge us for the whole shebang because of a communication mishap on the last day we were going in to finish up painting and cleaning (apparently, someone dropped off unlabeled keys in the mailbox, and since the keys worked in our lock, they thought we moved out when we didn't yet turn in a single key. Scary.). Parents intervened, so The Trees ended up just charging us for the carpet cleaning. After living in many more different apartments since, I realize now that the charges and prices were unreasonable. Typical carpet cleaning elsewhere cost $85, and touch-ups and light cleans are even less. 2. The pretty trees outside = home for the 10+ cockroaches/beetle things that come out on walkways every night. We complained, but apparently, nothing could be done :\ Also, lots of trees = lots of fallen leaves in the fall, so expect the infamous leafblowers in the morning.. 3. Free internet is slow. VERY slow. Computer room printer was almost always out of order/ink/paper. 4. ~3.1 miles from campus as opposed to the 2.5 to most North/South/East Davis apartments. 5. Walls be thin, so you'll hear neighbors. read more

I lived at the Trees for 4 years before recently moving down south. I must say that I took the place for granted while I was there. I had an older model apartment, so some of my appliances were really outdated. However, after moving down south to a "nicer", more modern apartment complex......it's completely overrated. The staff at the Trees is absolutely wonderful!!! They are always so friendly and Dean does a wonderful job of managing the property. My new apartment complex is absolute CRAP as far as management is concerned. :( I already miss the Trees and its wonderful staff and would recommend the complex to anyone. I can't say enough good things about this place. I lived here for 4 years while attending UC Davis and moved out last year in June but since I'm currently having a frustrating experience moving into a new apartment it's making me wish I was living back at the Trees! During those 4 years I had some shady housemates and unfortunate experiences in my apartment but management was so accommodating and helpful every single time I was so grateful. I dealt a lot with Dean and his wide who are great, and when he left I dealt with Jacque who was also great. Rent is reasonably priced and they offer great renewal bonuses. The living atmosphere is very nice plus all the amenities they have are pretty great. Also if you're attending UC Davis the bus lines are very convenient. Oh and I can't forget if the maintenance guys Modesto and Angel are still there, they're awesome! They always got things done in a timely manner and they were so nice. Overall, I had the best time living here with my friends and I would recommend it to anyone! read more
