2/17/2026 UPDATE: We are getting ready to move out of state…read moreand wanted to share an update as we first moved in in 2022. PROS and WINS: -Chyla and Courtney have been here since we moved in and have ALWAYS been helpful. They're always quick to respond and do everything within their power to address issues and needs that come up. -Albert (one of the maintenance team members), he's SO NICE and always helpful and quick with repairs. There's a newer maintenance team member who does a fantastic job. He's always outside picking up any loose trash and repaired our washer quick. -The grounds were clean when we first moved in and have felt that way the entire time. Of course you have neighbors who don't pick up after their animals. But I honestly think it's gotten better. - The community spaces are always clean. It was so nice having the coffee machine in the community lounge. I really wish they would've replaced that. -They always do monthly community events. They're cute and it's fun to walk over and stop by. -The Bend outdoor shopping center has really developed and fully went up since us moving in! It's so fun to have a coffee shop, food options, workout spaces, UPS, gas, etc all within a 10 minute walk or 3 minute drive. -our carpet was fully replaced prior to our move in and on both renewals we were given a carpet cleaning voucher, so that's fun! Feedback: -I noticed the side gate tends to be opened and not latch closed. This has been reported and the front office has said it's been repaired, but it continues to randomly be unlocked. Truthfully, I just got tired of reporting it was broken. But I fully believe if I would've mentioned again, they would've looked into it. -Would love for the coffee machine to have been replaced. We loved going to the community center to play Monopoly Deal and grab a coffee when there was a machine there. Advice for future tenants: -The walls are THIN and the stairs are hollow. Our layout was in building 14 on the ground level and our master room wall is shared with the stairs. And every single neighbor above us STOMPS so loud. If you are a light sleeper, I would highly suggest not opting for a layout where the master wall is shared with the outside stairs. -Ask for bug spray in the warmer months. We did our own bug spray inside our unit but I believe you can ask for more outside. -Be a good neighbor. Pick up after yourself in the gym and pick up after your animal. Respect the shared community spaces. -Honestly if we were not moving out of state we would've renewed because overall we enjoyed being here! Review from 4/2023: So far, my experience with Solana and the leasing office has been better than I could've I asked for! And we toured 4 places in one day and nothing matched the experience we had here. We literally started our tour day with Jody at Solana, went to tour other places and came back same day to apply. The moment my partner and I walked in we were greeted and made to feel like family. Jody was AMAZING. She had so much energy and passion about her job and it really sold the place. We were pleasantly surprised about the property, i personally think the photos don't do the place justice. Pros: -armed guard at all times -24 hr maintenance ON SITE -fitness center is clean with a variety of equipment -pool looked cleaned and maintained well -we toured the grounds and looked to be maintained well Cons(more so outside of Solona control): -next to freeway (not a deal breaker for us, but you really can hardly tell -area still in development stages. They have been consistently responsive, professional, and genuinely helpful, and, in my opinion, are a major strength of this community. Felt comfortable moving forward with leasing the apartment because of Liz and her team. I've lived in poorly managed apartment complexes before, and my instinct about Liz and her team being friendly and staying on top of issues was accurate. Whenever issues have come up with the apartment, like today and on a few other occasions, Liz, LaPria and Arianna have always seemed genuinely concerned, and attentive, doing their best to address concerns quickly and keep residents informed. Thank you for caring and working so hard to make this a nice place to live. The only negative about living here relates to functionality of certain amenities. Several have been unavailable for extended periods, most notably the Jacuzzi, which has been out of service all summer. We understand that repairs to major items can be costly but it is disappointing that these matters have remained unresolved for several months at a large, corporate-managed property. They have prioritized redoing the hallways, which we can still use and walk through, and actually looked OK, rather than the Jacuzzi, which we can't use at all in the evenings when we come home from work in the summer months. Frankly, the decision to renew will depend in part on whether we see meaningful improvement in the availability and upkeep of the amenities. Despite this concern, I am still giving the property 4 Stars because of being happy with the apartment, and the excellence of the on-site team.

I have been leasing with sterling park for over 3 years and it was my first apartment ever and I had lived on the third floor. I had many issues and Dolores customer service is the absolute worse. Do not even bother trying to ask Delores for help, she will just laugh at you on the phone. I seriously don't understand how a person can be that miserable and still work in customer service for that long. Matt is definitely a respectful and responsive man, I would ask Matt for help on the phone or in person. I moved out and definitely ensured my next apartment did not have these following issues that sterling park had: *Appliances - nothing was upgrade. I basically had to beg for a new stove because the old one was not working and did not allow me to cook. I constantly complained about this issue and nothing was done until I wasn't able to cook for a week. *The a/c unit broke within a month of moving in and we live in Vegas summer heat. I just had a newborn baby girl and took about a week to be fixed. *The laundry washer and dryer are located outside of the apartment complex and doors were always kept open so there would always be bugs inside. The price to wash and dry is $5 in total which is overpriced in my opinion. Especially if you're going to be washing your clothes with bugs. *They always have like a 4-6 month "inspection" of your filter and smoke detector. The filters they install are very thin and see through. The apartment gets filled with so much dust. I buy my own filters due to that because I have allergies and they always change my expensive filter, even though I ask them not to. *There are holes in the roof which allows pigeons to move in and basically never let you sleep. I've asked for this issue to be resolved but was never fixed. *Living on the third floor you will deal with a pigeon infestation. You will not be able to enjoy your balcony/patio. *Also the door for the complex is unable to close so you will occasionally spot a few birds inside the complex when trying to enter your apartment. Also deal with bird poop, etc. because they never clean or wash the carpets. *The mailbox was always broken into but I never had my mail mailed here anyways but just something to add if you're expecting important mail. *Carpet beetle bug infestation. Issue was not resolved. I definitely learned a lot for my first apartment, do not settle for less.

When I moved in, each unit had an assigned parking covered spot, as nearly all apartments do. After they built the tower building, they got rid of assigned parking, so it became a total free-for-all. They don't even have the option to purchase a reserved spot. It was nearly impossible at times to find a parking spot if you got home after 6 PM. Many neighbors own multiple cars, including ones that are not driven regularly (project cars and antiques), so they just sit in covered spaces 24/7. I reported this to management multiple times and nothing was ever done about it. Not only does the parking lot look like a junkyard, but it's unsafe late at night to have to park so far away and walk home. As a single woman with only one car, this was immensely frustrating. There are also plenty of residents that do not park their cars in their garages. Nothing is done to enforce this, so yet another parking space is taken away from those without garages. Very little is done for residents once they've moved in. Outdoor windows are never cleaned, carpets are never cleaned, and amenities are taken away with no notice or discount. The pool was closed for most of the summer last year. After complaining to management, another couple and I were able to get access to another Ovation community's pool closeby, but they were not happy to have us there and we could only go during business hours as they had to let us in, usually waiting more than 30 minutes for them to finish "cleaning the pool" at any hour of the day. Because you have to go through the pool to get to the gym and package lockers, these were also closed after hours with packages trapped inside. I can't even tell you how many times I explained to them that I worked during their business hours and wouldn't be able to workout or retrieve my packages. No solution was ever given for the packages, but I was able to get access to the gym in the high-rise building that they keep inaccessible from the other community residents. These gyms are so much nicer than the clubhouse gym. In the rest of the community, appliances and finishes are old, and you get the typical patchy, stark white paint job of many apartments from this era. The people they've employed in the office over the years have really been a mixed bag, and management has changed several times. The others that have worked in the front desk have never been knowledgeable. For a while, they had one that hardly spoke English and could not answer a question directly to save her life, an older lady with exclusively incorrect information, etc. I won't name them, of course, but I'm sure management is aware of just how incompetent these people are. I would also note that over the time I lived here, I came home multiple times to the entire complex taped off by the police and management never acknowledged it once, even after residents had to read about something awful happening in the news. I didn't often feel unsafe living here, but I didn't love knowing that if something did happen, management would likely ignore it. The actual layout of the apartment is great and cozy. I was in a one bedroom all upstairs unit that had amazing natural light thanks to a sort-of steeple over the dining room. It was very spacious for a one bedroom, but had absolutely no storage other than the closet that the washer/dryer is in and the bedroom closet. I know that all downstairs units have a closet where the stairs would be, but upstairs units don't have any equivalent. That was really my only complaint about my apartment layout. The bedroom closet is large, but you have to lose some of it to store household things. Maintenance requests were always dealt with quickly and efficiently, and the maintenance guys were always friendly. I never felt unsafe having them in my apartment whether I was home or not. I always found pricing to be relatively fair and on-trend with similar complexes in the area. Rent went up every year that I lived here, but I never felt I was being robbed. The move in and move out process were both smooth, other than a scammy "redecorating" fee they slap you with. Overall, I would have recommended living here five years ago. When I first moved in, it was the perfect apartment, but now, it's clear that, to Ovation, you're just an income source and they don't care about your experience, convenience, or schedule at all. I don't say any of this to be negative, but I hope they are open to feedback.

The entire team is incredibly knowledgeable, helpful, and attentive. Every question or concern I've had has been addressed promptly and professionally, with genuine care. The property grounds are always clean, well maintained, and clearly cared for with pride. It's a peaceful, beautiful environment that truly feels like home. I want to give a special thank you to Sherly, Jill, and Greg their positive energy is absolutely contagious. They've been a huge part of making this transition so smooth for me.
