Positives: Hallways/Stairs stay clean, cleaned weekly or every other week I believe. Doggie bags provided. Varied parking (though not enough spaces). Apartments are very nice if you don't look too close. My walls/ceilings are slightly uneven in almost every room. Main doors have coded locks. Nice bathrooms. Good amount of natural light. Nice flooring in apts. Negatives: Weekly reminder emails about stupid things like parking nose in vs nose out . Not enough parking for residents. You are expected to have all documents and be timely with turning things in/take down decor within 7 days, but they will take 3 weeks to solve a problem that takes 30 seconds. I had another friend who applied, was more than qualified, had time to wait, and still ended up going somewhere else because they literally took a month to reply. Pool/hot tub constantly closed for repairs. Gym not open early enough in AM to workout. Why not just make it 24 hours?? We use our own key to get in anyways. 3 story building, no elevators. Mailboxes the size of your hand but they DONT ALLOW USPS to deliver packages - you have to go to the post office on your own time, despite having a mailbox and living inside a locked building. Large dogs not welcome but the neighbor's little yappy dogs who bark and whine constantly are just fine. This is by far the worst community I have ever lived in and due to my career, I have been renting all over this country since the mid 90's. Not enough character space for everything over the last 7 months, so I'll touch on the major issues. Dishwasher flooded my apt 3 times. I was told when they finally replaced it, if it didn't work, I would have to wait until the new year since ownership wasn't approving purchases. No follow up on potential water damage which causes mold and mildew. In December, hot water started spouting out of both sinks. Trying to stop it scalded both of my arms. Again, kitchen flooded and no follow up on potential water damage. A tech noticed a bubble in my ceiling and mentioned another potential water leak in the building. No follow up for 2 months. I was told by multiple employees that my building has severe water issues, but ownership doesn't want to pay to fix them. I already have bad allergies and my apartment is making them worse and making me physically ill. I asked to seek out a new address and not be penalized the one month's rent. This was after 6 months of living a nightmare. They use a horrible man named Dan Yampolski from Karsaw Law in Las Vegas who makes all of these decisions. Dan feels that my physical health issues caused by the apt do not matter, nor do any of my other issues and concerns I've had over the last 6 months, or the safety issues. One must be hospitalized, be assaulted or worse for Dan to approve something like this. These are just a few of the MANY issues I've experienced. DO NOT RENT from this place. The management staff is an absolute nightmare. I toured the apartment complex two weeks prior. I told Bianca my intention was to apply for an apartment as I was relocating from 3 hours away to start a new job. I informed her that I am in between jobs and am taking the two weeks off to move/pack. I asked if a move in date of two weeks post applying is feasible, she said yes. Management refuses to have communication. I had to continuously call their office to check of the pre-qualification, with no answer. When Bianca finally answered 6 days post submitting documents, she said I was still in the qualification stage and would take time. I have great renters history and credit score mind you. I asked what would be a feasible move in date, and she continuously reassured me that it would be fine by the end of the month, since that's when I needed to move out of my current apartment. I decided to drive 3 hours to see management on site. It was then that I was informed that I needed a pay stub to be shown from my new, current employer, which would not be able to be attained until I start work and get my first check. This would mean the move in date would be a month and a half later, leaving me completely without a home. Instead of communicating this with me at the start so I could have let Bianca know at the first meeting that this wouldn't work, I paused on searching for new apartments because everything seemed to check out here. Bianca is not informed on the company policies, Ashley is extremely condescending, and Abby, the property manager, added no help to the situation. I have never experienced such a disorganized apartment management team. If your assistant manager does not know company policy, they should not be meeting with tenants or handling any leasing responsibilities until formally trained. Also, I could not believe that after numerous phone calls, it took me driving 3 hours just to hear more news of different requirements. I would never move to the vineyards. I wish I would have read the reviews before requesting a tour. I was completely mislead on timelines and requirements to lease. HORRIBLE. Run away. Don't waste your time or money here. The management here is terrible. Luis is cool. But other than him being nice, they don't do a very good job of upkeep and problem solving. Where should I even begin? Something really sketchy is going on here. They say they're run by ABL properties, when I googled them it just shows an office space with no phone number, only an address. The vineyards website is also down? Which is all so weird and unprofessional. Maintenance fixed my blinds by rigging a piece of metal to the shade stick, rather than replacing them. The apartments are so cheaply made. The counter tops are hideous and made from cheap material. The showers get filthy between the tiles and the material needs to be replaced probably yearly. The AC exhaust is over our shower, so it makes our tub YELLOW. Like stained yellow. Which makes it annoying to ever want to use our tub. We have to do a serious deep clean any time we want to use it because of the drip that makes it FILTHY. It also makes it so that we cannot use the bath while the AC runs. I don't want that junk pouring into the tub while we bathe. No one picks up after their pets. There is dog crap and pigeon feathers everywhere. They say there are breed and weight restrictions but there are pit bulls and other HUGE dogs here. The homeless problem is huge. They're always scavenging in the dumpsters, leaving garbage, broken glass on the apartment grounds. There's one homeless man who loves to SCREAM his head off all throughout the night. Drug deals happening here all of the time, and junkies wandering the complex because of it. They are known to rip people off when it comes to your deposits. My friend left her apartment IMMACULATE. To the point where the cleaning lady who lives/works here, checked it out for her and told her it looked as though it had never been lived in. Yet they sent her an invoice for cleaning from a general contractor? She checked the license number and it was expired. If you scroll through the reviews, you'll see that many people have been taken for a ride when it comes to their deposit. Another friend of mine applied here, got denied (by a mistake on the Vineyards end) then was expected to pay the application fee again to reapply. She declined but they didn't give her her $900 deposit back right away. They told her it would take a month. This place is a JOKE. Packages: if you have any packages that are being delivered by USPS, they won't leave them here. They leave a slip in the mailbox and you have to go to the post office to pick it up the next day. The office used to accept packages, but they no longer do. So now you have to deal with that inconvenience. It's also just generally really loud here. People peeling out down first street, fireworks all year round by some jerks who live on juniper. Noise from the restaurant. A whole mess. I try not to be judgmental towards others but my intuition is always right. It seems as though they round up all of the sketchiest people to be tenants. WEIRD people. When we first moved in two years ago management and the whole complex seemed to be running okay. Loud music, homeless, screaming tenants, dog poop everywhere, gun shells, drugs and unprofessional management. They'll charge you for crazy move out fees I never once got charge for at other apartment complex's I stayed at. For normal wear and tare they'll charge you up the wall for it. If you live there for 4 years then you won't be charged anything like what is that? Expect nothing back from your deposit since they use it majority. Disappointed with this ABL properties and this whole apartment complex here. I even had a neighbor outside of the apartment doors to enter your building stabbing a knife on the ground and they failed to help with that. Make sure you right everything down what they say, I've gotten the run around from them on certain occasions pertaining certain things. Especially with the attitude and the way the handle and address situations. My fiancé and I have gotten laughed at by management while we were on the phone with them pertaining to my parking stall that they failed to help with for 5 months. Safe your time look else where. I read some of the comments here and I have to disagree. I have had nothing but an enjoyable experience staying here. Yes, Beth can be a little strict, but I actually find comfort in that. The rules are there to keep things orderly and make our stay a little bit more pleasant. On one occasion, I saw a tenant's dog running around and I see Beth take that huge dog, almost half her size, to her office and waited for the owners to claim it. Speaking of dogs, you guys seriously need to pick up after your fur babies or is that Beth's job too? On a separate occasion, I saw her kick out a bunch of teenagers who were drinking alcohol and being too loud by the pool area. What happens outside of the establishment is out of our control and definitely not Beth's problem. I don't expect her to walk over and stop a drug deal in the making. If you see it, help everyone out and call the PD. Though this place may be not be ideal for everyone, I found it pleasant and would definitely stay here again. Worst place you could ever rent from, they tried to lie and have stolen from us and several others I know of personally. They create problems in the apartment so they can and will steal your deposit, and they are just overall liars. Essentially, they told us we were locked into a yearly lease renewal we NEVER signed. After a consistent amount of arguing and lies told to us by managers, we had decided to just give our notice and move. We tried in every way to work with them, and explain how they couldn't legally lock us into a lease that was never signed by the full party, but they REFUSED and said we were stuck in this new lease. Even after our notice was given, they continued to stick to this lie our attorney had agreed that is was completely not legally true and they were trying to intimidate us. Even after several attempts to hear from their "lawyers" we heard nothing, while we followed our attorney's legal advice. During the final inspection, they had made up false damages and charged us more than what they should of, depleting our whole deposit and saying we owed balance. They also then proceeded to send us to collections over this and months rent we don't legally owe. This place is terrible, and I almost never write reviews like this, but I want people to understand what they're getting into. We've been living here just under 3 months and we have had so many issues with the apartment already. The sink has clogged twice with gunk underneath that looks like it hadn't been cleaned in years. The AC in the second bedroom does not work at all and after countless times of reporting it, nothing has been done. Our washer broke recently and it's been nearly 3 weeks and it is still not fixed. They keep telling us it'll be fixed this day or that and when the time comes and we call, they give us yet another excuse as to why they cannot replace it that day. The management is terrible. Property manager met with me briefly, we verbally agreed on a formal sit-down to review qualifications and application. When I came back for our appointment time, he seemed surprised and did not seem to remember speaking to me the day before. His availability of rentals that he promoted changed in 24 hours, also the requirements changed as well as the cost of what he had available. I had produced my bank statement end of month balance as he had requested far exceeding the minimum requirements to apply, he declared that the requirement was that they are able to see my entire bank statement. I offered that that was an invasion of privacy and they had no legal right to review my spending, and that I was in compliance showing proof of income and ending balance. I even pulled up the California laws on my phone while we were having this discussion. They refused to except my application without providing access to my entire bank statement. If they treat potential renters like that, I would hate to be stuck in a lease under their thumb with that type of managing practice. read more

The Vineyards apartments is not the place you want to live, Luis Garcia is the leasing manager he is unprofessional and would often talk about his personal life to me which made me feel uncomfortable at times especially when he didn't answer the phone I would have to walk down to the office to see if he was even there as I would tried to explain my problem to him he would venture off into his personal life which I don't really care for I was only there to let him know why he wasn't answering the phone and why the maintenance calls have not been answered. Luis was never on top of things it would always be a week or two weeks before he would even get back to me. Throughout the year that I have lived here same thing since the beginning of the Lease, he would continue not answering the phone or emails that are sent or even maintenance calls I almost had to wait a week for my washer and dryer to be fixed and only for him to tell me that he was on vacation for a week must be nice. Also I had problems with the water for almost 4 months majority of that time it was cold. Cars were always being broken into in front of the Hacienda restaurant. It's a shame that Luis Garcia is not a good manager it's disappointing for his unprofessionalism and the embarrassment of the apartment complex. As a manager you are supposed to lead and mentor your employees and take care of your tenants to make them feel at home this was not home this was a nightmare. That made me feel uncomfortable majority of the time. Not only that I had called at the beginning of March to ask for my leasing renewal options and my 30 day notice he never sent out the 30 day notice that I had asked for over the phone and also he lagged on giving me the lease renewal options until the end of the month. I've seen miss treatment of the workers that work there I had left my window open one day and heard Luis over the radio yelling at one of the workers there which was very sad and very upsetting. Also the garbage areas were always getting broken into, I had called a few times to complain about it because the garbage would be all over the parking lot from the homeless people digging through the trash and this went on for almost a year. Some of the tenants that have left the Vineyard apartments have reported him to fair housing, i've also asked to speak to Luis's boss Annalissa Leonido she is the vice president of ABL properties and I'm hoping that she will get in touch with me so I can discuss the concerns that have been happening here at these apartments. I do not recommend these apartments to any families or anybody that's even single thinking about moving here. For my family and myself we had the worst experience here. DO NOT rent at the Vineyards Apartments. I wish I had read the reviews before moving in, but I was in a time crunch. The management is very nice but all you get are excuses such as "we are working on the problem" If Luis is not there the other staff CANNOT make a decision. I had nothing but problems since the day we moved in. I tried to contact the company who runs the complex ABL properties. They did not respond to any email, and I NEVER heard from them. Due to a 1-year lease I was stuck but I would have moved the first week if I could. The building was supposed to be secure but the door never closed correctly and was always open. They have one maintenance worker, so work does not get done in a timely manner. The cleaning person apparently quit within the first 2 months we lived there. For the next 10 months our building was only cleaned after a complaint. The entry way and stairs would fill with leaves, garbage and dog hair. I often just swept it myself. No one picks up after their pets and there is dog feces everywhere. It's on the sidewalk and all over the grass which makes it impossible to enjoy the outside area. They claim there are breed and weight restrictions but there are pit bulls and other HUGE dogs here. The homeless problem is aggressive. For months a homeless person lived in the bushes off the parking lot near La Hacienda. While this is not the Vineyards property, the parking lot is used by the residents and the dumpster is also nearby. The garbage bin is supposed to lock but was broken for 11 months. People would illegally dump everything from furniture to construction material. The homeless people go through the garbage or just hang out in there. Some of them were aggressive especially if you told them to leave. One guy with his bike and cart would sleep in there at night and he refused to leave. The garbage bin was often overflowing because it is too small for the amount of people living there. Garbage had to be left on the ground inside and outside the bin. People would often just dump their garbage in the parking lot. The bin was disgusting, it smelled, and it was a health concern. It reminded me of the San Martin dump thats how bad it was. I made several complaints to management, but I kept getting the same excuse of they were working on it. The gym equipment is often broken or not working. The gym is dirty because it is not cleaned. The pool area is nice but there are so many rules and restrictions it's not worth it. Also, on hot days it is too overflowing with people to even try and enjoy. The hot tub is not HOT and is only slightly warmer than the pool so don't expect to relax in there. They will keep the majority of your deposit, don't even plan on getting it back in full. They charged me $500 dollars for cleaning of a 1064 sq foot apartment. I lived there with 1 other person for only 1 year and cleaned it from top to bottom before we left. I paid less for a professional cleaning of my 2,000 sq ft. home after selling it. That amount is outrageous and should be illegal which I may look into. I think most people are just so happy to get out of there they want to forget about the experience which works to their advantage. My experience here was less than okay. Similar to other feedback. Management would not get back to me unless I kept emailing them. I left after my 1 year lease. In order to keep my low monthly rate, I had to sign on an additional year. Tenants do not pick up after their animals and some even let them pee/poo by the entrance. The cleaning crew does do an amazing job inside the hallways and is needed more than once a week as they do now since dog hair and even poop will collect in the halls and stairs. I was also very disappointed with how much of my deposit I got back. I left my apartment PRISTINE. With a few minor holes on the wall from nails. Out of my $1600 deposit, I got about $700, less than half, returned to me. Just know you should not expect getting your deposit back. Wish someone had told me from the start. Also, parking was a joke. My assigned spot was too far from my apartment that I never really used it unless I could not find street parking closer. If I could give them a -100 rating I would. I would not recommend this place to anyone, not even my worst enemy. We lived there for a little under 2 years and we could not wait to leave once we found another place - we really stayed for convenience at the time. The staff is not helpful and are misleading. You WILL NOT get your deposit back and end up "owing" them money with the way they breakdown the charges. The carpets and countertops are the cheapest of cheap. They do not allow USPS to deliver packages so if you order things that come through USPS, you have to pick it up at the post office in Gilroy. I've even had packages (delivered through UPS) stolen from my door step in a lock building that needs a security code or key to get into - plus everyone knows the universal unlock code to get in. Even when our neighbor drowned her daughter in the bathtub, the Vineyards swept it under the rug and didn't do anything about the well being of other residents. I love the gym and love how almost every apartment has a patio. Juan I think his name is, is really nice and anytime something needs to be fixed, he's on top of it. We have been living here for about a year and I have no complaints! Luis, the gentleman who works in the leasing office, has been so so great to us from the very beginning. He helped us get a beautiful two bedroom apartment on special so for the first year it was $200 off! Also, when we moved in there wasn't a car port available so we got a single car garage for free! Whenever there is an issue, and trust me there are few, Luis is always the friendliest and most helpful one in the office! Whenever he sees us walking to and from he says hello. The units are ok, nothing special. Forget the idea of having closet space. The appliances are totally generic and the complex feels closed in and stuffy. The idea seems to have been maximum number of units in as little space as possible. The real trouble we had was with the front office. We relocated from the east coast. After scouting the area we decided to hit up The Vineyards as a stepping stone living arrangement. At first it seemed like the easiest route but by the time we got here it had all fallen apart. The employee handing our move in was less than inspired to do so or even to interact at all without being prodded for a response. At times it was like talking to a brick wall. The handling of information exchange was haphazard on their part. We sent them money for application fees ($35 per person) and $250 to hold the apartment until we arrived. There were quite a few back and forth calls when we were trying to get utility information from them. We got everything set up (We thought) and proceeded to drive 2,600 miles only to find out when we got to Gilroy that they had given us the wrong address and that our mail was being forwarded to the wrong apartment and that they had gotten our paperwork wrong and it was going to be an additional $700 to move in as well as $50 more a month in rent. The guy handling this was completely indifferent to the difficulties caused by their own lack of rigor. People often throw the word incompetent around but in this case it truly applies in the most literal sense. We let them keep the hold money we had given them just to get out of the deal. If this was any indication of how things run there I'd rather sleep in my car than live there. read more

OK this place is the worst......... I moved in in December, and the manager at the time was Eric, assistant manager was Paul. 1st. This complex claims to be pet friendly however my boyfriend got a puppy and came by to show the puppy to my daughter. I happened to have the maintenance crew here fixing some very annoying issues and within an hour I had a notice on my door claiming I had violated my lease because I didn't have a dog on my lease. I continued to get frequent notices on my door threatening to evict me until I finally responded by telling them the dog was only visiting for a few minutes and that it wouldn't happen again. Management acts more like babysitters here than anything else. I got notices on my door at least once a week about random complaints from management to all of the tenants, I personally appreciate more privacy than tenants here seem to enjoy. 2. the pool, upon moving in we were sold on the heated year round pool. Ya the pool is not well maintained, the county has been out on more than one occasion shutting the pool down due to bacteria and mold. And the heated part is a BIG FAT LIE.... 3. My lease is about to expire and I am given a letter as usual from management informing me that if I decide to sign a new lease my new rental amount will be $150 higher than I am already paying and that to go month to month will be $250 more. Mind you these are the MOST expensive apartments in Gilroy already at my beginning rate. We are moving, These apartments are meant to look good at first glance but after a day you will see everything falling apart. Maintenance is not prompt and overall a bad place to waist your hard earned money. I suggest if you are interested in finding an apartment in gilroy you rent anywhere but here. you will really thank yourself when you do. Trust me this was such a waist of time living here. oh one more thing tenants my car was keyed in the parking lot random drifters are regularly in the dumpster areas, smoking cigarettes by your cars and honestly I don't find this place to be a very safe environment for anyone to live. read more

I was a tenant for a year and I noticed there was some false advertisement. Large packages would be accepted to the office and then it wasn't or they made it only available to retrieve your package at unrealistic times. The gym was not available 24/7. Communication with management is really poor. At first they are helpful but when it comes to having a serious conversation they will ignore you. I've sent several emails asking why I received a small amount of my deposit back. I've visited in person to only be turned around and was asked to send an email. Email has been sent and no reply. A deposit is to cover property damage and in my case there was none. Normal wear and tear should not be penalized. They will charge you a cleaning package and tell you one thing and turn around and charge another. Unfortunately this is really sad. I lived here for 4ish years. Property has been bought by different owners several times in this process, which creates periods of confusion and reduced communication with management. Apartment itself is one of the better ones(if not best) in Gilroy, Kitchen has definitely become outdated. They did revamp the floors, and any fixturing in the apartment that's spotty is a result of maintenance 5+ years ago. Over the years, some questionable tenants have been allowed to move in, resulting in nuisances and a lack of cleanliness in common areas(hallways, grounds)- but I guess you will get that anywhere. Overall, the staff I have encountered have been great. New Management seems to be great as well, but are stretched thin putting out fires and working through the transition. This means you probably will find they aren't as accessible as you would like them to be for the next few months. If you want a good apartment in Gilroy, I would definitely urge you to consider this community. In ONE WEEK the rental price changed by more than $250 more a month, because he said it is now "more in demand." Supply and demand...No fixed rates. No keeping your word. Questionable Integrity. We are not paying over $1500 a month for a one bedroom, unremarkable place...while we have stellar credit and references. Nope. Since there is green algae growing in the pool, items being left on the bottom (a stick, leaves, etc). They are charging quite a lot , like we're in San Jose. But you can get a better deal in San Jose for less and better cleaner apartments.Save the commute , ABL properties need to sell the site to someone wanting a great place. Seeing all these reviews saddens me...i have just moved in and couldn't be happier! Both Erica And Jose in the office have been nothing but Nice and helpful...the apartments are very nice however they do echo quite a lot even with stuff inside. My only real negative things to say so far is the lack of parking and the fact i was told this is a NO SMOKING complex but i have seen multiple people smoking Cigarettes on balconies and our downstairs neighbor has a disgusting cigar smell and i am highly allergic to tobacco... This place is NOT GHETTO!! Sure there are some meth heads around but its the country and people need to realize your never going to be away from this unless you have your own property. I have had nothing but pleasant introductions to fellow neighbors including ones with respectable and friendly dogs. Lets hope it stays this way!! read more

I have just moved in, Jose has been a big help. I am new to the Gilroy area and he has helped above and beyond. The apartment I have is 1/1 very spacious, updated and really clean. I LOVE my apartment. The Gym is awesome, has just what I need. the pool is cool and CLEAN! The grounds are clean and well kept. DOG FRINDLY! My dogs love going on walks around the property and there are doggy pick up bag stations near the grass areas. The main office has a small business center with the best chairs. I love the modern look. The Vineyards are awesome. There is free Wi-Fi in the pool, gym and office areas. Come rent here, I love the Vineyards. read more

I've lived here for almost 3 years out of work convenience. Ever since new management bought the property it SUCKS! I've been waiting for months to get a window fixed, the bathroom floor is sunk in and they've known for almost a year now and have done nothing about it. They constantly want to come in to your home for maintenance procedures sometimes they show up sometimes they don't. It's annoying, I seriously hate it and can't wait to move out soon! read more

I do not recommend these apartments if you have any intention of getting your deposit back. I was there literally 4 months. When I turned in my keys they took pictures of every little thing to include marks and dings in the wood that were present prior to move in and I didn't make an issue of at move in. They clean the carpet to look presentable at move in and once you walk on them as you move your furniture in several stains come up. My first week my kitchen was flooded from the dishwasher and they sent a maintenance guy to check it out and dry the water. He walked in told me I used the wrong soap and walked out. The most unprofessional maintenance visit ever and left my kitchen in a pool of water. At move out the unit was cleaned and all carpet was shampooed. They managed to bill me to re clean and shampoo the carpets yet there was nothing really to clean or a need to shampoo. The carpets looked cleaner after I cleaned them than when I moved in. Additionally, they billed for over $680 for "partial" paint using an out of area "construction company" to paint but doesn't list the hours billed just a flat amount and then ironically they use a local company to purchase the paint. My guess is a friend of a friend that does a nice billing scheme for them. With as much turnover as they have there you would think they would have a painting company that covers both labor and paint at a reasonable price and accounts for the hours billed. There is dog feces everywhere, garbage area is disgusting, parking is a joke with all the random parked cars and the constant rift raft from the liquor store that make their way into the common areas yelling at all hours of the night. Oh and let's not forget the random last minute notices posted on your door at 4:00 pm to entire the unit the next day between 9-5 for some reason or another and request no one be in the unit. Not ideal for someone who works nights. In 4 months I received 3 notices to enter. Definitely not worth what they charge per unit and they do give everyone different prices for same units. I witnessed it while they took a call and claim it's a "current special". They never have the units available to show except the most expensive unit. I experienced this as well as two other acquaintances that considered moving there and thankfully they did not! read more

When we first paid the lease and moved in (early 2013), the initial conditions and management were on top of things, and our Vineyards Chardonnay suite was comfortable. However when the new management took over...conditions began to deteriorate at an incredible rate. Our showers began to leak yellow fluid from a pipe in the ceiling that stained the tub a cigarette-stain yellow. The pipes that flowed into the washer got clogged and residue bleach began to stain our dark clothes. Two smokers moved in directly below our apartment, causing constant clouds of smoke to drift upwards, and causing my girlfriend's son serious breathing issues. All of these issues were brought up with management but they REFUSED to resolve the situations. The public areas are just as bad. There are literally piles of bird feces that surround the corners of each building that are no doubt a health issue. Worse, there was multiple chemical spills in the utility closet that were never cleaned up and probably are causing carcinogenic agents to spread through the air system. And although this might seem trivial, someone through peaches in the pool...and instead of immediately fishing them out and cleaning the pool, management decided to close the pool to deal with it later. The staff are causing major harm to the occupants and I'm sure the Department of Health will be visiting them shortly. They are the most incompetent, lazy, and antisocial management I have ever dealt with and was forced to leave. AND IN THE MIDDLE OF ALL THIS CHAOS, THE RENT INCREASED $300 IN A COUPLE MONTHS. DO NOT MOVE HERE IF YOU CARE ABOUT YOUR HEALTH AND YOUR FAMILY!! read more

Overpriced and cheap unresponsive management. Cheap particle board fixtures and vinyl floor. Dark cave like recessed apartment, although it seemed nice at first.(they may have brighter units, I am not sure). This property was sold from Greystar to ABL Properties in late 2016 and has gone downhill since. There had been some maintenance issues, but I think mostly because they are understaffed, the maintenance guy seemed competent. You will encounter lazy neighbors who are too lame to be bothered to clean up after their pets.There was an issue with the rain gutter spilling onto my patio that never got fixed the entire 2.5 years I lived there. The hot tub was out of service from late 2016 until I moved out in June 2017. After the change in ownership there was no on-site security anymore. Groups of kids and thugs would routinely trespass and kick holes in the fence to cut across the property. My car was broken into twice and stolen once during the last 6 months of my stay. Management did nothing. Their idea of consolation was to offer to renew the lease at the same exorbitant rent (rather than raising it yet again). I declined and moved out. On the plus side the washer/dryer appliance in the unit was nice, no plumbing issues, and the walls insulated sound quite well most of the time. It's not nearly as ghetto as the apartments over the fence, but too much so for the price. On a different note, I notice some people complain that there are smokers. Although the odor may be unfortunate, the lease I signed explicitly stated that there are no smoking regulations. Not sure what management told you, but you should read your lease. Maybe ABL has altered the leases being issued, I wouldn't know. read more

I lived in the Vineyard Apartments for about a year and it was a huge mistake. We were told there would be a 24 hour gym, there was not. Pool seemed to always be closed. They combined my regular deposit down with my pet deposit and NEVER disclosed that to me. I had the pet with me for less then a month and there was ZERO pet damage. They used $90 to clean carpet which I totally understand but never gave me back the rest of it. I was told if there was no damage I would get it back. I contacted them about it twice and they never responded. I sent two emails and never got a response. The lack of communication is ridiculous and very unprofessional. I highly recommend not moving into these apartments. read more

During our tenure of renting at The Vineyards in Gilroy, CA our family has experienced the following: - Constant trespassing in the complex and feeling threatened by vagrants - Vagrants sleeping in the hall ways, garages, and dumpsters - Limited access to amenities throughout the year (e.g. pool is frequently closed) - Parking is EXTREMELY limited - Slow response time for maintenance related issues - Security is minimal (e.g. electronic key pads and locks into main buildings are commonly non operational allowing anyone into the main buildings). Furthermore, night time security is sporadic - Main gates allowing residents into parking lots are commonly non-operational - Car vandalism and theft is becoming common - Leasing office/staff are no longer are receiving packages on behalf of the residents (e.g. online purchases need to be picked up at USPS office) -Leasing office/staff hours are sporadic at best. No one is commonly available during designated office hours to address questions or concerns - Electronic check processing is no longer offered; thus, requiring a hand written check that needs to be handed in directly -Residents have been required to cancel rent checks due to tempering of rent check drop off box In summary, the cost of living at The Vineyards exceeds what residents receive in return. Residents will pay a premium to live at this complex and receive mediocracy. read more

I seem to have had a very similar experience to previous reviewers in that living here was okay, but moving out was a mess (I lived here for almost two years.) Let me start with the pros and cons of living in this complex: Pros: - The apartments are laid out nicely and are fairly new. I really liked the stackable washer and driers and the air conditioning. The dishwasher was fine. Our refrigerator was okay, but the freezer space was a little small. The stove I did not like because it is electric and did not heat our skillet-sized pans evenly (I think this is common for electric stoves, though.) The storage and closet space was good. - It is a fairly quiet complex. We did live in the third floor, so that does make a difference. Be careful though. We got a complaint lodged against us from (I think) our downstairs neighbors. I was never quite sure which apartment it was that complained, but they said we were stomping around and making a lot of noise. The office sent us a not very nice letter telling us to be quieter. I called to let them know that our neighbors were mistaken because the times of the day they said we were making these sounds were times when we were for sure sleeping (we both work full-time and are not up late stomping on the floor.) Susan, who was the property manager at the time and has since been replaced, was very nice about it, but I was still a little annoyed. I've spent time in downstairs apartments and it's very difficult to tell exactly where noises you hear are coming from. Just a heads up if you live on the second or third floor. - The complex is near shopping and restaurants. - There is a pool, spa and fitness center. Cons: - There are no elevators and living on the second/third floor can be a HUGE hassel when it comes to bringing in groceries, not to mention furniture or anything substantial. - For us, it was a hike to the garbage dumpsters. - Parking can be a problem. Each apartment is assigned one space, but this space isn't necessarily particularly close to your building. There are other areas to park, but they are more of a free-for-all and get full very quickly. If these spots get full you may have to park in the lot for the Mexican restaurant next door, but be prepared for some not-so-nice letters fairly regularly with "instructions" on using that lot. - I mentioned the pool, spa and fitness center as a pro, but don't get too excited. The pool and spa are heavily used and when they're full of children they're not as enticing. I used the fitness center fairly regularly, but was never a huge fan. The equipment is limited and I didn't really care for it. I also had trouble with the ventilation, even when I opened all the windows in the room. It always felt stuffy. Now to the move out situation. I had a very similar experience to previous reviewers in that over 50% of my security deposit was kept. I would not recommend attempting to clean/paying another cleaning company to prepare your apartment for moving out. Also the painting situation seems kind of unfair. My husband and I got into a little bit of a tiff with the management over all of the withholdings (especially since we just moved into a house and need every penny we can since neither of us are rolling in the dough), but it was to no avail. I'm not a fan of the new property manager (like I mentioned before, Susan, who I had dealt with for most of my lease, is no longer there), but Paul, the assistant property manager, was able to help us resolve the situation. The whole thing left a very bad taste in my mouth, but to be fair, renting is not ideal in general. Overall, I think this is one of the better complexes in Gilroy in terms of amenities. If you're looking in the area, definitely check this one out, but remember it has its flaws. Keep clear records, take pictures, and be smart. read more
