We recently sold our Pearl District condo and moved into the Wyatt. Wonderful choice! Incredibly quiet as compared to our previous condo and surprisingly nice interiors such as kitchen and appliances. The building has a lively atmosphere with a diverse residential population and regularly schedule fun happenings. It is simply nice to walk in the door- not to mention all the nearby eateries and shopping destinations. We did shop around in the Pearl and this building impressed us most. Overall- we are very impressed and delighted to have landed here. read more

Poorly trained staff and major appliance breakdowns in the first 2 months include washer/dryer (4 requests to fix it took a month), refrigerator (2 requests and a month) and the heat pump (3 requests). If I put in a maintenance request I can count on having to make at least two followups to ensure that it's acted on, understood, scheduled, etc. There is no process for followup or responses, you basically just wait until you have to go back and ask them again. So far this week it is two nights without heat with night temps in the 30s. So quality of appliances gets an F, the staff a D. Very poor overall quality for the pricing. Also when i moved in the original leasing agent Brittany presented me with a lease that was $400/mo over what we agreed to every step along the way. Fortunately I read the contract and was able to get it changed before I was fleeced. read more

I moved in here May 2014 and really love living here. The staff is friendly and responsive and the place is kept very clean. It's great for Pearl living - very quiet and for the most part professional or retired tenants. It has a great feel to it. BUT...... the building management implemented this "false" security system which supposedly prevents outsiders from entering the floors. It MAY do that however, what it also prevents is visitors from coming. If you live here and you never have visitors - then - this won't be an issue for you. If you live here and have friends or family visit frequently, be prepared to have to go downstairs and bring them up. No one can get up in the elevators without a FOB. Although - at times I have had friends enter the building and tenants will let them into the elevator to the floor they seek (so much for the security working). Supposedly the concierge would be in the lobby to let people up - but that's hit or miss. Essentially, IMHO, it has only made living here a hassle. Every neighbor I speak to agrees that this not only hasn't increased security (which there wasn't a need for to being with) but it has only increased the hassle. I doubt I'll renew my lease as much as I love it here - this is an inhibitor for me. . read more

Moved into a fantastic view apartment 3 years ago and would never leave if work wasn't taking me back to the Seattle area. The management is helpful, always responsive, and they create a five-star hotel experience complete with concierge service. They always respond to resident needs and requests. They work constantly to build a community experience. We have coffee and weekly breakfasts in the lobby, food trucks that come during the pandemic, a wonderful concierge who is friendly, sociable, and always responsive. There are more online amenities than I can list here. I have had the best years here at The Wyatt than any other community I've ever experienced. read more

I used to live here but when my rent was raised (I got in on a month-off special that was spread out over the year) I couldn't afford it and had to move, sadly. These are pretty much the best rental lofts you can find in Portland. I've got friends who live in most of the other reputable Pearl buildings and none really come close to the quality of homes and quality of tenants as the Wyatt. It was an amazing place to call home for a year. Management was superb, maintenance was superb, everything about it was a total pleasure. I'm a light sleeper and never once heard my neighbors. These lofts are built like tanks, waxed concrete on all sides of you - total heaven if you want a slice of peace and quiet in the city. I really miss this place. read more

We loved living in the Pearl and the apartment itself was beautiful, but we moved out when they raised the rent over 15%. I hear it's even higher now. They add on for EVERYTHING! Pet rent, parking space (at least $200/month), storage space all cost extra on top of excessive rent. A one bedroom is roughly around $2600 a month plus extras. It feels like rent skyrocketed once the cast of Grimm moved in while they are in town for filming. They are very nice people, but apparently they bring a premium with their presence. The staff is friendly, however, they attend to issues when they feel like it and are quick to scold you and threaten you with fines if you violate any rules. When we moved out there was one box of belongings we somehow missed that contained all the expensive blades and parts to our kitchenware. When I called a few days later to try and get the box, they claimed it wasn't there and there was nothing we could do. I have a hard time believing that as we know exactly where it was left behind. That one box cost us $250 in replacement costs. Not fun. read more

The Wyatt is a great place to live. The building takes up the entire city block with building height ranging from 3 stories to 15 stories. The building has a lush outdoor courtyard with free wifi, gym with modest equipment, full service leasing staff, key-card access, basement garage parking, on-site staff, and resident events. This is an extremely pet friendly building and has easy access to two nearby parks. The building is also surrounded by restaurants, boutiques, fitness options, and grocery stores. Residents can log into a web portal to pay rent, request maintenance, view the newsletter, or communicate with the leasing staff. The rental rates appear to be competitive for the surrounding area. Some units have solariums, some have large patio sized balconies, and others have small balconies. Nearly all units have hardwood floors throughout the unit except the carpeted bedrooms. Units facing 12th avenue benefit from sun exposure throughout the day. read more

like another individual on here my wife and I moved out when rent was increased a ridiculous amount (corporate, not management decision. The management fought to reduce our increase) but after moving to another apartment I should have sucked it up because the saying "you get what you pay for" is definitely the case here. For those who do not know, this building was originally built to be sold as condos but became apartments after the market crash. This is obvious from the high end furnishings like the lighting, appliances, fixtures, counter tops, cabinetry and wood floors. The building is also concrete, meaning it is very quiet (only once did I hear my neighbor's dog in over a year). The staff is friendly, Joe, the Concierge is amazing, the maintenance crew, led by Jose, is top notch and the community events are a great feature. I'd say the only negatives are the exercise room is small, there is no indoor common space (e.g. community room, the result of being built to be condos), closet/storage space is lacking, some people didn't take care of the grill on the patio (though it was fixed rather quickly) and some of the wealthier neighbors (like those in the $7K a month penthouse) look down upon those lowly 1 bedroom/studio dwellers. Parking is expensive (like any apartment in the Pearl) but street parking is free after 7pm and I never had any issues finding a spot. I'd go back in a second if I could. read more

We looked at 15 places over a 24 hour period and we picked The Wyatt over all the rest for several reasons, mainly great neighborhood in The Pearl District, great floor plan, good square footage, glass windows ceiling to floor along entire length of one side of apartment. I lived in the Wyatt from July 2015-July 2016. I'd probably still be living there if I were still in Portland. The units are very high quality (I think they were originally intended to be condos at first), with stainless steel appliances, granite countertops, beautiful blond floors, etc. The people who live there are generally very nice and quiet. It seems like generally a more mature, upscale apartment community than some others nearby. Also very secure - you have to have a key fob to get in the building and get up the elevator. The staff is just incredible. They get to know you, are always helpful and happy, are always hosting events and keep the common spaces immaculate. Pricewise, it's not cheap, but here, you definitely get what you pay for. It's the nicest apartment I've ever lived in - both the space and the staff. I wish there was a Wyatt in my new city! read more

I have lived at the Wyatt for about 6 months now. From day one, when I called from out of state inquiring whether the Wyatt had inventory that fit my needs, the leasing staff was cordial, informative and helpful. Madeline has exceeded all of my past experience living in multi-tenant buildings and has been a continued resource whenever I need something or have any questions. Stephanie is amazing, friendly, considerate and helpful. Jennifer is always professional, knowledgable and friendly. The entire staff at the Wyatt are equally cordial, helpful and friendly. Their monthly events are really cool and give tenants a chance to get to know one another. Overall it's obvious that the Wyatt cares about their tenants. The Wyatt is in a great location; very quiet area of the Pearl, great views, and close to everything NW Portland has to offer. The area feels extremely safe. When my friends come to visit, they always comment on how cool and clean the building is. I would recommend the Wyatt to anyone looking for a place to live in the Northern Pearl district. read more

I've lived at The Wyatt for about a year now, and I have to say I truly love it! The building is extremely nice (constantly being kept up and cleaned by the amazing cleaning and maintenance crew), there's below ground parking, bike storage, and the building is extremely pet friendly. I also really appreciate that its a non-smoking building. The amazing staff in the leasing office really work to get to know residents and make sure all needs are being met. I feel super secure and happy living at The Wyatt. The rent, obviously, is a bit high - BUT, I am living in the Pearl District. I walk almost everywhere, which makes it extremely worth it. Plus I have all new appliances and a washer/dryer in my unit. Pretty much everything I need is right at my fingertips. 10/10 would recommend, especially if you've got kids or pets. The only reason I'm moving out is to try living in another neighborhood. Maybe I'll be back in the future! read more

We have lived here for the past 2 1/2 years and probably will never leave! The management is helpful, attentive, and creative. They are incredibly responsive to any and all needs. They are creative in that they are constantly thinking of ways to make our life here more of a community experience. We have Sunday teas in the lobby, food trucks that have come during this coronavirus pandemic, a concierge who does cooking classes online that we can all access, a dog shower area and a multitude of other amenities. I cannot say enough good about the life here at The Wyatt. read more

I LOVE living here. I've been here for about a month and let me tell you, it is wonderful to be able to call "The Wyatt" home. At the end of the day, I get to come home to the Pearl District, am greeted by neighbors constantly, the staff is professional and friendly, what is not to like? Rent may be pricey but normal for this neighborhood. The kitchen is definitely the prominent feature of the condos so if you are a foodie, you will love it! The gym is small but clean and usually empty, free wifi in the lobby, and super pet friendly. Everyone I ask about living here shares similar sentiment in that we all are happy with this building. I definitely believe in cutting other expenses to live in a place that is clean, in a prime location, and surrounded by awesome people. read more

I have been considering renting a place because of the convenience to things I do but am hesitant based on the size of the spaces which are generally quite small and the amount of money they are asking for what I don't really consider the "Pearl" per se. It's on the very outskirts of what I would call the Pearl district and thus I would think the rent would reflect that. It's a really nice building though if you don't mind Manhattan sized spaces. read more

Hard to complain if you have great people running the building.

I'll begin by saying this is a very nice building and location, but it is extremely overpriced. Built as condos and then flipped into apartments, so the finishes are not as cheap and cookie-cutter as they are in a building built specifically to be apartments. They keep asking for more and providing you with less. The playing field should be level, but it's not, and now it's unfortunately all about profit. This tactic never works very well, or for very long, in any setting. Tick tock is all I can say. RENT. Rents have gone up anywhere from 15-25% and people are refusing to pay the inflated price and moving out. The annual rent increase used to be 5-8%, with the recent ginormous increase happening last year and this year, causing many tenants major sticker shock. I know of at least 8 people in the past 1.5 years that had their rent increase by as much as $450! Studios are renting for around $1800, and 1-bedrooms start at $2300, and up and up. UTILITIES AND MISC. FEES. Parking used to be free, now it's $200. Guest parking used to be free, now it's $15 a night. Storage rent also almost doubled. Accidentally locking yourself out of your apartment will cost you $80 because you have to call a locksmith, despite a couple of the office staff living on-site. God forbid THEY should be bothered to let you back into your apartment. Pet rent is $35-40 a month. Utilities run between $50-80 for garbage, water, sewer and gas - which are automatically added to your monthly rent. Electric is between $50-80, as well. SECURITY. The property management company (based in another state) recently got rid of our concierge, so feel free to follow anyone in, because there's no one up front watching anymore. The security cameras appear to be for looks only, as the interior entrance and several cars were spray-painted recently, after being broken into. INTERIOR. The building is not so shiny and new anymore, and it's definitely showing some wear and tear (cabinets with chips and scratches, missing grout from around the tub and floor tiles, scratched wood flooring, carpets worn down, etc.). The units themselves are spacious (unless you're in a studio) and extremely quiet, but noise and smoke (yes, it's supposed to be non-smoking, but lots of people do...and, not just cigarettes) get in under your door. The appliances are nice (gas stove/oven, microwave, double-door refrigerators, full-size washer/dryer) and the heating/cooling systems great...when they're working. The A/C in particular has been an ongoing problem for many people. This was a bad choice made when the building was built, so I can't blame management. They have been quick to repair/replace, which is great, but if you're waiting for a part in the middle of August, it's not so great. EXTERIOR. The landscaping is simple, drought tolerant and nice to look at. The dead trees and half-dead magnolias outside of the entrance are not. Windows are washed once a year, which is not nearly enough considering all the rain and dirt that accumulates on them. The front of the building reeks of urine in the summer, so stay away from a low floor apartment on that side if you can. The beer trucks each morning at 5am are no fun for anyone living on the west side of the building. The south side has the recycling trucks at 6am. The north side has the street car. The east side overlooks all the dead, pee-soaked trees that dogs have killed over the years. All can be avoided by staying away from any of the lower floors. MAINTENANCE. The guys are fantastic and whatever is broken, or in need of attention, is usually fixed/attended to by the time you get home. LOCATION. The proximity to many things has its advantages and disadvantages. Bridgeport Brewery is across the street and that means lots of beer cart action (whooping and yelling day and night), and lots of inebriated people in the street at 2am. Both streetcar lines run only a block away, so that's really nice for getting around downtown if you don't need/want to drive. The Safeway across the street is wonderful, except for the "homeless" people at both entrances on your way in and out. Many good options for dining/eating out within walking distance, and several nice little parks, too. Except for the crazy homeless people that call the park benches home. I feel safe walking around at night here and pretty much anywhere, as the thug factor is practically non existent. STAFF. I've been here a number of years, and have seen the office staff change so much, I'm surprised they haven't installed a revolving door. They do the bare minimum, but don't expect much if you need them to do anything off script (except for the former concierge, Joe, who was and still is, fabulous). If it weren't for my great neighbors and my ability to reduce some of my monthly expenses, I would move elsewhere. But, I'm staying...for now. read more
