Tim and his team have worked with us on three completed residential projects at our home. We are…read morenow preparing to start a fourth phase, which we hope will complete the upgrade of our nearly 60 year old Cape. The first project was a street facing dormer that reshaped the look of the house from the exterior, while providing where before there had been a gloomy restrictive hall, expansive new well lit space inside. Interior finishes included high density foam insulation, replacing all old style wood trim with new bold trim, a long window seat, and custom shelves, cabinets and a built in desk. With the contractors still on site, a design in hand, we started the second project, while halfway through the first. This project was to upgrade the original 1966 upstairs bathroom, and replaced it with a 3 room segmented space that had separate shower/bath, toilet, and 2 sink washroom. We have 4 bedrooms on the second floor. With Tim we created the perfect 4 person bathroom, where all 4 could, if necessary, simultaneously have privacy, while sharing the same space. Tim designed the cabinetry for both the 8' vanity, and shower/tub room. Tile selections, combined with careful LED placement, gave us a bright usable space. When the second floor dormer and bathroom were complete, we moved from our downstairs Master bedroom to one of the upstairs bedrooms to make way for the third project, which was intended to provide a first floor master suite where we could eventually gracefully age in place. Tim's design gutted the left side of our house, removing the master bedroom, a guest room, powder room and small classic 1960's master bath consisting of a shower, toilet and single sink. He extended, with a full basement under, the back of the house 8' for the length of the master bedroom and master bath. The finished product comprised an expanded entry hall, relocated formal powder room, and entry coat closet, an expanded Master Bedroom with a large walk in closet, and a Master bath unit that included a closeted laundry, 8' counter with 2 sinks, linen closet, and a wet room that allowed ample space for a shower that had both a wall head and ceiling rain shower, plus a full size bath tub. Exterior walls and ceilings were insulated with closed cell foam that provides the most remarkable heat and A/C retention. As with the upstairs Tim paid particular attention to the finish details, being uncompromising and bold with the door design, windows, molding, trim, as well as adding crown molding. Doors were sized to allow wheelchair access, if we were to ever need it, bathroom fixtures while beautiful, were also selected to ensure they would be as relevant today, as they might need to be in 20 years. We completed these projects last spring, and love the finished work, with us particularly enjoying the space, comfort, and grandeur of our bedroom and bathroom. These projects were part of a master plan we had initially worked on with Tim, with the final stage of the master plan to bump out our constricted family room and kitchen, plus remove a small three season converted breezeway between the garage and house, replacing it with a two story space that will combine Tim's bold style with our desire for a functional kitchen, and more importantly a warm welcoming home.

The scope of renovation was building an…read moreadditional garage bay, new screened porch and deck, laundry room, extending existing family room and kitchen and renovating all bathrooms and the kitchen. Our challenges included transforming a standard traditional house into contemporary style home. A few architects that we interviewed had no idea how to approach the project. David drew us a picture of our new house in the first meeting in 10 minutes. Then he took the house measurements, entered them into an architectural software and produced a computer design of our house renovation. At any stage of the design we were able to see the pictures of the new design or get into 3D viewer and "walk" around the house trying on the new spaces. David helped us to find the right GC. David guided us through the entire construction process, helped managing the billing schedule and controlling the budget. David introduced and designed many interesting details in the house: the new stairs, kitchen, fireplaces, front entrance, doors, windows, trim. He paid attention to every little detail and worked on it. He designed and implemented innovative lighting ideas in the house. David explained all his ideas to the contractors while he was overseeing the construction, frequently visiting the site. He detailed the tile layouts and the plumbing fixtures locations to agree with the layout. David found a kitchen maker who made our challenging kitchen exceptionally well. David always knew the best materials for the task and where to find them for the best price. He is a very professional, knowledgable designer. He is very efficient to resolve any problem or find a competent professional who can do that. We have now our dream house that has a lot of light and space. We are convinced that our house would never be that great without David's work.

We hired Light House to design a beach house for us. We thought we knew what we wanted, but David…read moredesigned a house that we would have never thought of that we adore. He has more ideas in one minute than most people have in their lifetime! But he is also very practical and budget-oriented, and continually suggested alternate materials or methods that would get the same effect for less money. He also designed all the furniture and lighting, even the pool. I can't imagine ever leaving this house- it's actually hard to go on vacation now, because we miss all the custom touches. We just can't say enough.

Had located Colin…read moreSmith through Service Magic, a professional contractor resource for build projects, to design a 2 bdrm + master bath addition. I needed a 1 week turnaround to get permits before the contractor went on a short vacation and to submit plans for HOA approval. Colin Smith and his colleague, Ian Hurlburt delivered big time. Sure it helped that I had a draft plan ready & selected a contractor with a detailed estimate. But that doesn't take from the fact that these guys did a brilliant job. This entire project - from realtor, mortgage broker, lawyers & bank - was plagued by unbelievable incompetence. Colin Smith saved the day for my first Boston real estate experience. They were professional and the results were creative.

They maximized the small space I had available to use. Their office is right next to the building department and he is well known in town. He knew the building department, zoning bylaws and how to navigate the process. He helped shepherd the project through the Historic District hearing and Zoning Board hearing. Unlike the other reviewer, who clearly was a mad neighbor and did not use his service, the house she referred to was 15,000sq/ft, not 9,000. It seems she is the one who does not have a good sense of size! This is Lexington, expect over sized houses!
