The maintance staff is very compatant handling and type of work order submitted plus they always clean up when done the work. The office Staff consisting of Tiffany and Denise are excellent and very responsive to and concerns or questions. They submit work order within a hour and most orders are done the same day. I would highly recommend Valley Forge Suites to friends and family.

I lived in a 2 Bed/2Bath unit facing the back (away from the trains), and loved the large windows letting in lots of sunlight and overlooking the towpath. Pros: -Large windows that let in lots of sunlight. -Convenient to the the towpath walking trail, with bikes you can rent and ride to downtown Manayunk. -Offers the option of renting a garage space. -Close to Manayunk's Main Street shopping, yet tucked away in a quiet, residential area. -Convenient access to Septa train station - great for commuters. Cons: -Noise from the Septa train. -Bugs, centipedes frequently seen in the entranceway / hallway. Overall, this was a decent apartment experience for me and was a good transition while I explored options for purchasing a home in a new city.

It is a 4-star property, with an additional star for the excellent people. I would like to commend the leasing agent, Victor, and Alex who is in charge of maintenance. Once, I was struggling with a large piece of furniture from Ikea. Victor saw that and helped me carry it to my apartment. But (a) this is not Victor's job, and (b) Victor's shift was already over and he was heading home. A+ Alex has also been very prompt and helpful with the few maintenance issues we have had so far. He typically resolves the issue the same day or the day after we report any issues unless parts need to be ordered. The Station is a 20-minute walk from Manayunk's Main Street, but it is right next to Ivy Ridge station so getting to work is a breeze. The proximity does mean that you can hear the train from the apartment. I had to buy a white noise machine to mask the noise of the train.

My mother and I have never seen any in our 6 years of living here but out of no where bunches of them are coming into our home, not to mention when i called maintenance about the problem I don't think they took me seriously. None of the apts have central a/c or the ability to control the room temperature (heat is base board and is either on or off, no temperature settings.) I was without heat for 4 days in March of this year when temperatures dipped into the teens, so I did not pay rent for 4 days, and management still insists I owe it to them (the PA state law says I don't.) They were supposed to do a massive heating system overhaul in March 2020 but instead bought another property. Every and any bit of work they do is done as cheaply as possible. Our front doors stick because they painted right over the old paint without scraping or sanding. Contractors typically show up in unmarked white vans, and I once called the police because there was a young boy in the hallways ripping out old, dirty carpet from the stairwells without any protective clothing or filtered mask. The massive pot hole in the back parking lot was filled only with sand. The management decided to contract with Comcast, so you have no choice but to use Comcast for internet. My bill went from $40 to $60 to $100 in 2 years, and you have no leverage because they know it's the only service you can get. Walls are thin, you can hear everything in the hallways and your neighbors going to the bathroom and flushing the toilet. My bedroom window doesn't close all the way because it wasn't installed properly, the fan in the bathroom vents into the ceiling (black mold growing around it,) and they even turned down the water pressure after the start or Covid to keep the water bill down! They don't hire a lifeguard for the pool, and we don't know who does the chlorine checks, so few people swim it out of health concerns. Management is greedy, rude, and there have been at least 4 different assistant property managers since I moved in. You can rent a nicer place for less money in Media. The only redeeming quality is Shaun the maintenance guy, but once he's gone, you'll be out of luck. Go elsewhere for nearly $1,700/mo.

And they allow pets, so my dog was very happy living here. The new apartments have the best kitchen layouts with the latest appliances and a wonderfully extra wide counter island. There is a washer and dryer in every unit which is also a bonus for apartment living. And the floor to ceiling windows in every room is a unique feature with the management providing window coverings. The property management is very helpful and quick to respond to any questions or requests. If I have a need to rent an apartment again, this will be my first choice.

Yes they were a thing the year that I was born but it's really time for PA to stop selling outdated apartments at an overpriced rate and just do away with them. Maybe it's because I'm from NY where yeah you're paying an arm and a leg for rent but no one would dare sell you an apartment that was last renovated the year that I was born. The amenities are awesome but the price for these apartments are outrageous. You could get a more modern, luxurious apartment with the same amenities, if not better at the KOP Town Center. If you're looking for a luxury apartment with luxury amenities than maybe look at the Town Center. If you don't mind paying 2,400 for an overpriced "upgraded" apartment that still feels old, then this is your place to be. They do have great amenities and a door man but for the price that you're paying, you're better off going to The Ave and Omnia in the KOP town center

Having your own individual parking spot is a huge plus - as normally preferred parking comes with a price. The property itself is well maintained and very clean. The office staff is extremely helpful and very quick to answer. I have reached out on numerous occasions and have had answers within an hour time frame. Maintenance is also super quick when requested too. I needed a new washer at one point and it was replaced in under a week. I personally loved the set-up at my apartment - it had a very spacious living room area and I loved the patio size too. It has a neighborhood feel and the location is so close to restaurants and shopping (Target and Giant within walking distance). Would definitely have lived here much longer if I didn't need to move for a new job!

Pros: - Bigger apartments than others in the area (but you pay for it) - Plenty of parking - no fighting over spots - Mostly soundproof, as compared to other apartments in the area - Grounds are kept very clean - Maintenance responds quickly to all kinds of issues - Accepts pets (see related con) - Events throughout the year (never went to them though) Cons: - Secluded apartments used to be a pro, but I still drive by the complex every day to work and I see they have put a monstrosity of a building right in front of my old unit. If I still lived there, I would definitely move - they destroyed a very scenic picnic area to squeeze out some more profit. - Horribly dated kitchens. - Rent seems to go up annually. - Management doesn't seem willing to work with people with special circumstances - this was an issue my neighbors and I complained to each other about regularly. The staff is nice enough, they just don't really seem to care. - Maintenance seems to work at all hours of the day (I've heard them next door and above me as early as 6am to as late as 8pm) - very loud and annoying. - Pet fees are charged monthly - for each pet. I don't understand this fee. They need to clean the carpets when you leave if you had a pet in there, whether it was there for 3 months or 3 years makes no difference. They are just trying to get more money out of you as far as I'm concerned. In summary, it was a decent place to live, but I've come to view them as rather money hungry. I got the feeling they put their profits above their current residents comfort and quality of life.
