Unit was suppose to be Professionally Cleaned never happened the parquet floors where sanded and Saw dust was everywhere. A/C in living Room didn't work properly because clogged up with sawdust. The blinds Were covered with dust as where ceiling fans and light fixtures. The sign outside is falling apart. Neighbors tell us this use to be a really nice building but now not being maintained sadly. Location is wonderful close to shopping restaurants and train station. You can walk…read moreright to Whole Foods in minutes, and also to downtown Ardmore in a relatively short time. We walked down to the Ardmore Music Hall for a show right after we moved in. We also walked to Tired Hands quite a few times to hang out with friends. The view from our 7th floor apartment was really nice, we saw quite a few lovely sunsets from the large windows in the living room. We asked them to install a nicer faucet head that we purchased in our kitchen and they did it for free. We absolutely loved this place. The pool was pretty large and nice as well. The walls were pretty thick and I don't think we heard our neighbors once. It did get a little cold in the winter at times because they were working out the heating system (this was in 2014-2015). Best place to live in Wynnewood/Ardmore area and I would highly recommend it to others.

    I have lived here a couple of years and have had mostly a positive experience. There are a number…read moreof pros and cons that I will list out below. Honestly I would prefer to give it 3.5 stars, but rounded up to 4 because I do not believe 3 would be justified. PROS: - Maintenance and the office management are amazing. Very friendly and responsive. They even listen to valid complaints and have adjusted my rent without asking. It was not much, but it spoke volumes to me that someone actually listens and cares. - Cat friendly building with no pet deposit/rent. Dogs are not permitted (see cons) - Apartments are very large and spacious - Everything included in the rent (apt are not individually metered so electric is included), cable/internet is the only thing not. - They just turned an apartment into a beautiful new gym/exercise room with all new equipment - Location is wonderful and the grounds are beautiful. - They really focus on the building. In the last couple of years, all new carpeting, new main entryway, etc. - The management puts on some events; organizes trick or treating, ice cream on the first day of summer, a visit from Santa Claus, etc. - LOVE that the kitchen refrigerators have working automatic ice makers. - Also love that packages are delivered to your apartment. All deliveries are made to the office and then in the late afternoon, staff comes and delivers the packages to your apartment door. You can even have dry cleaning delivered to the office and they will bring it to your apartment. CONS: - missing some modern conveniences found in most of the buildings in the area such as garbage disposals, in unit w/d, etc. - storage space is a little limited - Electric is a nightmare. In a 2 bedroom apt there are light fixtures in the hall, dining room, and kitchen. Nothing in the bedrooms. Outlets are in very short supply, only 2 in each bedroom and one is controlled by the switch for your room light, which means basically one usable outlet. And in my master, the light switch controlled outlet is where the apt company ran the Fios equipment (Fios fiber is installed in every apartment) which means you can't use the switch as it has to stay on at all times. - Garage rent is 3x-5x more than other complexes in the area. - Dogs are not permitted. That being said, there are tons and tons of "emotional support dogs", most of which are not well behaved, bark, and not controlled by their owners. Frequently have dogs running up to me and jumping on me in the elevator, hallway, or garage. - The beautiful gym is not included. There is a one time access fee and then a monthly charge based on the number of people in the apt who want to use it. - It is frequently difficult to find washers/driers not in use and often necessitates walking to the other side of the building and hoping to find an empty one. - The apartments have beautiful hardwood flooring. However, under the leasing agreement they have to be something like 80% of the space covered by area rugs. Which kind of negates having hardwood in the first place. If you're going to require that, just install carpet. Of course, I get why they don't, that's another expense that would have to be regularly replaced just from normal wear and tear. Plus hardwood is a "selling" point. Pricing is maybe slightly high compared to the area even taking into account you have to pay for electric at most other places, especially taking into account the lack of in unit amenities that are offered pretty much everywhere else. I can understand, as no doubt they build in quite a cushion for electric. I can imagine most people run their AC much more often and at much colder temps than if they had to pay the electric bill themselves. All said, I will probably continue to remain for a couple more years as there are definitely some huge pros and the cons currently do not outweigh the cost and hassle of moving. If I was still at the point in my life where moving could be accomplished in an afternoon with a couple of buddies and a U-Haul, it would be more of a toss up.

    There are some very nice features about this apartment. The property is lovely - large and…read morebeautiful. The maintenance staff is extremely responsive, 24hrs/day. However, the place really needs some sprucing up. First problem is the heating. It is very difficult to control the heating in the cold months. You can only pull a string that opens and closes the vent. It's bizarre in this day and age. The windows are old, not double-paned, so that there are drafts. The dry heat in the winter sometimes results in an apartment that is TOO hot and too dry. You can rent an air conditioner that they will put in the window for you. The AC units are old and noisy. Second problem is they could provide new wallpaper in the halls, and new carpeting in the halls. It has a very musty odor. So it's a very mixed bag. Also watch out when you vacate. They don't tell you in your original lease, but when you leave you have to leave the place as it was when you moved in, or they will retain your security deposit. It's not "broom clean" deal like we expect. The price of that is much much more than it would ever cost a cleaning crew to clean up. I don't think that any of that would hold up in court but are you going to challenge them? Watch out. But truly the management, which is part of a larger management corporation, is taking advantage of that by not installing new and energy-efficient windows, and by not sprucing up the hallways and main foyer more. The front driveway and entrance way could use some railings..... The driveway is sloped and in the winter it's very slippery and icy.

I lived in a 2 Bed/2Bath unit facing the back (away from the trains), and loved the large windows letting in lots of sunlight and overlooking the towpath. Pros: -Large windows that let in lots of sunlight. -Convenient to the the towpath walking trail, with bikes you can rent and ride to downtown Manayunk. -Offers the option of renting a garage space. -Close to Manayunk's Main Street shopping, yet tucked away in a quiet, residential area. -Convenient access to Septa train station - great for commuters. Cons: -Noise from the Septa train. -Bugs, centipedes frequently seen in the entranceway / hallway. Overall, this was a decent apartment experience for me and was a good transition while I explored options for purchasing a home in a new city.

It is a 4-star property, with an additional star for the excellent people. I would like to commend the leasing agent, Victor, and Alex who is in charge of maintenance. Once, I was struggling with a large piece of furniture from Ikea. Victor saw that and helped me carry it to my apartment. But (a) this is not Victor's job, and (b) Victor's shift was already over and he was heading home. A+ Alex has also been very prompt and helpful with the few maintenance issues we have had so far. He typically resolves the issue the same day or the day after we report any issues unless parts need to be ordered. The Station is a 20-minute walk from Manayunk's Main Street, but it is right next to Ivy Ridge station so getting to work is a breeze. The proximity does mean that you can hear the train from the apartment. I had to buy a white noise machine to mask the noise of the train.

The property management company is truly horrendous and totally non-responsive…read more They use every cost cutting measure and the apartments are old, poorly insulated and non maintained. No cleaning upon move outs, no fresh paint or touch ups. There was also mice and bat issues. Had to wait three months after moving in to get them to replace burnt out lightbulbs and dirty and rusty stove drip pans. The hardwood floors and bathroom fixtures are chipped and broken and the parking garage roof is rotted. The on-site laundry is in the basement and is disgusting and dirty and the washer did not work for the first year I was there causing me to use the local laundromat. Bottom line, don't rent here unless you want high heating bills and incompetent management. The only good thing about these apartments are the friendly neighbors.

I would never suggest renting here due to lack of maintenance and general cleanup. Last summer the trash sat and rotted for weeks with flies and rodents and was like a crime scene. I called the bbb, health department everything. It was literally insane and horrific. Also the basement floods sewage and you can't store things in your basement cubby due to this and mold taking over your items. More importantly during covid late fees were still charged after a month when clearly unemployment isn't coming in for most people for months (even with provided proof late fees were enforced after current fiscal month) I wouldn't stayed if the late fees weren't waived in such a bad time for everyone. The one girl at the office is pretty nice via text and felt that she listened but probably couldn't get the things done that needed. The heat is awful and runs about $200 a month in the winter with sealed windows and space heaters it's still cold. Good luck!
