I want to reiterate what others have said. I've lived in an Essex Apartment for years now and it has been a headache. I pay my rent on time, etc. The neighbors are nice, lots of families, and it is quiet most of the time. And while, the maintenance workers are very nice and do their best, there are issues. For 30 days, I had a gas leak in the dryer due to improper installation and there is MOLD on the bathroom subflooring that I've been trying to get remediated for almost a year - crickets. It is clearly a health issue. And now, Essex wants a $200 a month increase in the rent for essentially doing nothing to improve the amenities, grounds, or maintain the apartments properly. read more

Living here has become increasingly frustrating. Management shows very little care for the condition of the property -- everything feels neglected and messy. Despite this, they raised our rent by almost $200, yet nothing has improved. A major issue is the amount of large trash items left around the complex. It's not just small litter -- it's furniture, mattresses, and other big items that sit there for days. People who don't live here frequently come onto the property, leave their belongings, and dump trash, and residents end up paying the price for it. There are also ongoing safety and cleanliness concerns. Homeless individuals often enter the pool area to bathe, and some sleep in the hallways. While their situation is heartbreaking, it's clear that management is not providing any security or oversight to keep the property safe, clean, and comfortable for the people who actually live here. For the amount they charge, you'd expect better upkeep, security, and accountability. Instead, we're paying more while the conditions continue to decline. Not enough parking spaces for the amount of people who are renting apartments. Lack of security, nontenants going through the trash during any moment of the day and night, DAILY. I've watched tenants from *Arbors* park their cars at Tierra Vista visitor spots & walk over. Worst of all, after a year of paying rent on time they are raising rent prices that continuously has maintenance issues! Safety wise... every 3 months or so they leave a note saying they will have to enter your apartment to "inspect," this is most strange to me. read more

Do NOT rent here. My husband and I were 7months pregnant when we signed a lease with Tierra Vista. The reason we came here was because of the price- it's the cheapest you'll find with washer/dryer in unit and garage. But talk about hidden fees and agendas! We signed a lease in June to move in July. Three days before we were scheduled to move in I was called and told the unit I selected was no longer available- I selected the first floor originally and was told I needed to go to the third floor! Unfortunately my husband and I had no where else to go so we took it and after we moved in due to the amount of stairs I found myself put on bed rest shortly after for the remainder of my pregnancy. I was then told we were only able to get one assigned parking permit and one visitor when I selected two parking permits! I have an email from their offices telling me they would put us on a waiting list and later told after we moved in there was no waiting list! No surprise, we ended our lease early to get the hell out of there. I received my move out statement a few days ago and they are actively trying to charge me two additional days of rent. I was instructed to leave my keys and permit on the counter on the final day. Which we did and we were in fact out that morning. When I asked them to check Smart Rent to see when the last time the apartment was open they are refusing and are pushing me to pay these extra fee's I should not be paying! read more

The condition of the apartment when I moved in was unacceptable. It was very dirty. They didn't want to resolve most issues and said they would note everything, and it wouldn't go against me when I moved out. Conveniently for them they "lost" the move in inspection paperwork. I spoke to multiple employees when I moved in that the carpet was dirty. Rosie, Paul, and the maintenance manager. I asked for proof that it had been cleaned. I never got that. I asked to transfer to another unit as part of their 30 day guarantee. They said they didn't have a unit without carpet at the time. Maintenance had to fix the washing machine while I lived there and they knew it was getting the carpet wet. There were multiple conversations and emails about the issues with the carpet. They are choosing to ignore all of that and charge me over $1100 for the carpet. I wasted money having the carpets professionally cleaned right before I moved out. Don't do it! This is the type of operation which gives landlords a bad reputation. I should have caught on when they had a "self-guided" tour, that is because they have no one on site! Never meet an employee because their offices are locked with blinds down. No office hours. Emails and phone calls to them seem to be outsourced to apathetic people far away. Don't think the person listed as "manager" is in the same county. They hold you to everything in their 40+ page lease, but make up rules for themselves to charge extra money to violate their lease and the laws. I don't think they have a qualified person among them. Substandard cleaning and unit delivery. Just nasty people! Did I mention the Spiders? They could get away with this mistreatment of tenants when there was a housing shortage. Now that thousands of new units are popping up, you can find better. Keep looking. read more

The apartments like any in the area are ridiculously overpriced for what you get. The area is not great, we have our vehicles broken into and someone attempted to break into our apartment at least once in the year we were there. We had a few of instances of drug users on our stairs which isn't fun when you're just trying to go home. Our unit was not remodeled and had old cheaper appliances that had some issues. The maintenance team was kind and responded fairly quickly but I feel like they were under staffed and didn't have the best equipment for certain things. There were some loud tenants near and in our building, a lot of people have their dogs off leash and leave their poop around, so if you have a reactive pet be careful. Our apartment on move in was dirty and not repainted. Be weary of move out charges and take pictures during move in and move out. The carpet was new but had screws and plastic all over from the install. Shawn was extremely helpful during our move out but it was a bit of a struggle with other management members. Shawn and the maintenance teams we dealt with were kind of the only bright spots. If you can afford something nicer it is worth the money but if the cost is a huge factor you will be fine. read more

I'm active duty and it's a pain dealing with these people. Charged me the full month for water, trash, and sewer charges when I stayed in the apartment for 5-days of the month,; which was prorated. That's DUMB ASF!! Also, no garages are available, there is random ass people going through the garbage and homeless are strolling around. If you have kids that like to play outside be careful. Parking is a nightmare, you WILL have to park outside on the road if you have more than 1 car in your family. Will never ever, step foot on the property again. Also the rent is OUT-FUVKING-RAGEOUS. $2250 for a 1bd 1 bath. They should be ashamed. read more

I understand prices everywhere must go up according to the market but we get promised amenities that aren't always available example: Parking here is a struggle you can't get here passed 8pm because you know there will be no parking anywhere near not even on Wankel way or Lombrd st . I have in the passed had to park at St Johns parking lot and risk the fact I might be towed there overnight plus the walk back to Tierra Vista . And today we received this notice (( picture posted ))we are being offered renting a spot !!!!????? That in the first place is a promised amenity you all ready pay for with rent !!! It's ridiculous ! Update: it's 3:45am and someone's house alarm has been going off for the past hour and nothing is being done about it. Don't move here. Honestly. Don't waste your time with these apartments. Theyre nice yes. But the amount of moisture that fills your apartment when you use the dryer is disgusting. The pluming sucks. The worst part is the representatives for the community. Careful when choosing Tierra Vista as your home. Management companies should be reasonable, use good judgment and exhibit common sense in decision-making processes. This place does not do any of that, nor do they value its tenants and their guests. We've seen this place change in the last couple years. Not only do you sometimes get sketchy random guys knocking on your door to sell you vacuums at 8pm (where is the security?!), but the company also raises rent and changes its rules frequently. The cherry on top was when our car was towed one night due to forgetting to hang the guest parking permit on the rearview mirror - such an honest mistake. No warning, no ticket, but a nice $260 fee from Tom's Towing. Per our conversation with management, we found out that security is allowed to tow up to five cars per night, so they'll skip over some and play eenie meenie miney moe in choosing who to screw. So they're inconsistent. Mind you, there is no signage around the open parking area stating that permits are mandatory instead that is worded deep within the tenant contract. The manager also mentioned how she gets many complaints from guests, who are in the same situation as ours, weekly. Obviously, there is some miscommunication here that needs to be addressed. Overall great community to live in. I love having a washer and dryer in my apartment and working appliances. I pay a little more for a garage, it's well worth it. The resident app makes it easy to make rent payments/utilities, and maintenance requests: which by the way, the maintenance crew is prompt in resolving the issue, professional, and nice. There are two pools, two hot tubs, gym, and entertainment area. So far it hasn't been too crowed for me to enjoy. The leasing office staff and manager respond to concerns quickly in a friendly and professional manner. It's near the 101 freeway and near shopping centers. It's been quiet at night, overall neighbors are respectful. I've been living here for over five years. As of now I don't plan on moving: compared to other apartments of similar calibre, Tierra Vista offers better better quality living for the market rate. read more

In addition to the garage issue I ranted about some months ago I would like to add some more issues I have encountered with this complex. 1. They will overcharge any and everything to give you the minimum about of your deposit back. I am still fighting several charges. 2. The garage situation was never fixed. I never received a refund for the garage I was paying for, and when they gave me a temporary carport other cars would park in it. it took almost a week to get a car out of that space one time. I should not have to police my space. 2a. I got a ticket because I had no parking and they promised to reimburse me for it. It's been four months now, and they have reimbursed NOTHING. 3. They are impossible to get a hold of. They don't return phone calls or emails. Yes, it is a beautiful complex, but the service is some of the worst I've ever experienced. Okay, so I've been living here for about six months now, and it hasn't been the worst. Apartment living is apartment living and it is what it is. But, I'm not happy anymore. This is the current status of my bathroom in the attached pictures. Woke up to use the bathroom & for some reason there is water in my bathtub that's about to over flow that CAME UP from the drain. I called the 24 hour maintenance line, but the maintenance guy told the lady assisting me on the phone that he didn't want to come out. The lady tried to fight for me and really get him out and even called his supervisor but they both said no. So... good thing i have renters insurance in case my apartment floods? Because this apparently isn't an emergency to them. And I feel bad for the apartment under me. (Shoulder shrug). I'm highly disappointed that they're okay with this and won't help me out. The ladies in the office are okay I haven't had any issues there. There is always dog poop every where. But that's to be expected. Lots of loud music and weed smokers in the vicinity. Always a lot of trash thrown outside on the ground but I feel like maintenance does an okay job of trying to pick it up. Requested a light fix in my apartment MONTHS ago & the guy put a sign on my door saying he will fix it IF he has time and until this day it's still broken and he hasn't fixed it. Let's talk about the kitchen. Maggots down the air pipe that connects to the dishwasher and garbage disposal when I moved in. Personally took the time to take it apart and clean out all the black mold, soak it in hot water and bleach & clean out years worth of food that had maggots all over it. Soooo... there's that. Doesn't matter how low or high I set my fridge. All the food and drinks freeze anyway and it sucks. I would call maintenance. But (facepalm). Drier doesn't want to dry sometimes. It's hit or miss. Graffiti that was painted over in my garage with light paint so you can tell it was vandalized before I moved in. (My fault for not noticing before). The only reason I'm giving two stars is for the amazing customer service from SOME of the employees in the office. Conditions & maintenance (especially in emergencies just don't cut it). By far the best community we've lived in! We had a 3rd floor apartment facing the mountains and it was a joy to wake up to that view from our bedroom. The layout of our 2 bed, 2 bath was spacious and well thought out. Each room had its own privacy as it was separated by the kitchen, laundry room and built in desk area. The size of the kitchen was fabulous. I liked that I was able to do dishes and watch the game at the same time with the open concept. Everything we needed and wanted in an apartment! Grounds were well kept, pools for both parts of the community, great places to play, exercise or walk, conveniently close to shopping and places to eat. The staff are friendly. Love Christine and Reina in the office. Jeremy and Ralph with maintenance were always on top of things. They kept us up to date on any issues. Why 4/5 stars? A few hiccups. The last 6 months before we moved, the trash and recycling bins were constantly overflowing and made it tough to rid your place of refuse. At the start of every week, mattresses, rolls of carpeting, couches, chairs and other large items were dumped next to the bins and would spill into motorcycle parking spaces. Our downstairs neighbors were inconsiderate and rowdy. Knocked on their door 3 times to ask them to keep it down. Reported the occurrences to the front office, to staff whose names I have forgotten, must have been temps, and they wrote me off. The garage that was supposed to come with our apartment was too tiny to fit our full size pick up truck, so we opted for a car port. Other than that, way more pros than cons read more

Don't bother staying here! It's not worth the savings in money nor is it clean. Even when you think you're doing everything right they will find something to charge you for during your move out. I traveled a lot for work and hardly was in the apartment and they still want to charge me $2000 in 'damages.' This was my second time renting in these apartments and NEVER again. The staff that are currently working there, including maintenance can't be bothered with trying to help you and have the worst communication! They will illegally enter your residence as well without providing the proper notice to enter. I never in a million years thought I would need to seek legal action, but I am. I had a few more maintenance issues and they responded within a day. My issue with the sink was taken care of the right away. The others were within 2 days. What I like is that they leave a note saying they were there and when to expect them back if need be. I usually request Andres because he always does a great job. This last time, Andres and Michael came out to fix some things at my place. I was really happy with the results and prompt response. Communication is always excellent. read more

The apartments are nice and spacious but I lived in a unit that is on an extremely busy street so the only time it was quiet is after 11pm. During the day you have loud cars speeding down Wankel at almost 70mph. I didn't have too many issues with the unit but when I did, they were resolved in a timely manner. My only gripe is with the 'assistant manager' Sagi. Lacked professionalism and really didn't do much to keep a resident. My lease was for one year at 1724.00 and they wanted to increase rent by almost 200.00. Parking is hard to find after 7pm but hopefully their new parking permit requirement will resolve that. The rest of the staff was excellent but because of my experience with Sagi, it hurt their rating. My advice if you want to live here is to stay away from the units close to the streets. If you don't care about traffic noise then ignore the advice. Most of the residents are friendly but there are units where you have 4 people living in a one bedroom unit. Sometimes there are people that will run the stop signs so if you have kids, be careful. There are also homeless people that sleep near the care center but they keep to themselves. It's worth the extra money to stay in North Oxnard....anything past Camino Del Sol going away from the freeway is not pleasant....think Compton but a tad better. read more

Greatest experience with this apartment complex since the first day I went out for an application someone was able to help me at the door(Rosie) she informed me that she will get the leasing agent to help me right away(heater) came out and greeted me. She got my phone number in my email within seconds. I had a text message from her to look at all the properties they had available for rent, I went into a property that same day, and was able to look at everything, overall, Apartments were well maintained, there was maintenance people outside that guided me to a parking spot to go look at the property, I'm on speaking to Heather and Rosie I was able to get An apartment within a week, their online service and dedication to help with any questions I had was phenomenal. Overall experience was great Rosie made it really easy to move in to my apartment. I had an envelope inside my apartment with keys , fobs and garage door opener. Till this day they always ask me if I have any questions or concerns with my apartment. Haven't even been here a week and already having problems 1.) the dryer doesn't work...had to dry my clothes three times 2.) the oven doesn't work...put frozen food in the oven...came back as instructed with prep time on box and food was still completely frozen 3.) central heating is a joke...heater only works in the living room...the rest of the apt is ice cold... I first lived here from 2015 to 2016 then moved out. Later moved back in from 2017 and will lease until late 2018. I decided to return to Tierra Vista because, although it is quite expensive (1660 for a one bedroom apartment), it does provide you with in-house laundry appliances which is a huge plus as well as ample space for one to six people for a one bedroom. The apartment hardware itself is of decent quality. The paint job is solid, the carpet is clean, and the windows are also of good quality. The A/C unit works great in my unit so that always is a plus. The A/C vent can start to drip water if left on for too long I've noticed. Overall, the staff is great and they are quick to respond to any plumbing or appliance repairs needed. I once called for a plumber to repair the sink and they were able to send someone over within a couple of hours. Parking can be a bit difficult if you tend to arrive home late at night. All of the parking spots are usually filled by around 9pm so I've had to park rather far from my apartment but that has only been twice. Another unfortunate consequence of crazy parking is that I have had a stranger parked in my spot twice already so that I'll need to report if it happens a third time. Great place for a small family. Quality hardware, quiet location, great support staff, and a friendly environment. I highly recommend living at Tierra Vista. read more

I am currently going through the legal process because of this apartment complex, which I never thought in a million years as a college student I would have to do...but here ya go. Here's my awful experience with this company. Explained to the leasing agent I was moving from Michigan for only 4 months for an internship. She knew full and well I had no idea about any California laws but failed to mention the fact you have to give a "1 months notice". Never sent an email about this, not even at our move out date to give us a head up... The office was very unhelpful, even while my girlfriend was balling her eyes out, they showed no emotion and said they would not help us at all. They hide this information and only put it in the lease within a paragraph of other detailed information to disguise this VERY important piece of information. Sounds like a scam to me!!!!!! On top of this our last few weeks my girlfriend was run down by the same Pitbull we told the office multiple times about. This office truly doesn't wanna help residents and this company is only after as much money as they can get from you!!! I would highly consider going with anther company when choosing your apartment in Oxnard, CA because I have had great experiences with all my past apartment complexes, except this one. read more

He was able to replace it without a hitch and also had time to look at a plumbing issue we had. Michael came by a few days later to fix the plumbing issue and was able to get it resolved. Terra vista apartments is probably the worst place to live in. I feel like the moment we moved in we have been being targeted for everything. Let me start with their customer service, the women who work in the office are just plain rude and disregarding. You can tell whom they like to prioritize and they don't take anything serious. Since living here (not quite a year) ive experienced so many problems where I have submitted several work orders. The average amount of time to receive a response is 48 hours however there have been several cases where I've had to wait more than 5 days to have anything addressed. Each time that I've had to report an issue you can tell by the tone/body language that the leasing office finds it an inconvenience to address my needs as a paying resident. I've been notified of apparently being a nuisance because my front door area isn't "clean" because Im always leaving trash outside. Yes sometimes if it's too late I tend to leave it outside but take it first thing in the morning. Also it's been reported that I've caused "damage" to floor paint. While maintenance was bringing up a replaced washer machine I noticed they were dragging it which was causing the paint to scrape. Bringing that up to the property manager her first response was "that doesn't seem possible". Don't let me forget to mention the issues with the floor mats; I've noticed so many neighboring residents have floor mats (something against the rules in this complex) but yet I'm the only unit being penalized for the issue when it appears that they have not made it a standardized policy otherwise I wouldn't see mats on the floor. My neighbors leave their children home alone all the time and they're always making messes but my leasing manager feels that I must be responsible not only financially but also physically as they feel I should clean the mess up (I do not have children). All of these issues are completely obscure and I personally feel like I'm being discriminated against because the other neighboring residence don't seem to have the issues. read more

We have live in Tierra Vista for about three years. Of course the first year was amazing! Maintenance was great until we renewed our lease. Everything went down hill! The apartment IS falling apart, we had our dishwasher break three time each time, they "fixed" It until the third time they finally replaced it. All three times water leaked out and caused a big disaster. We had mushrooms growing from the base board from all three times that it had leaked. I had to make a call to corporate to have them contact the leasing office and get maintenance to come fix the situation. We had our bathroom flood and I had to call the on call maintenance guys his name is Junior. He wasn't too happy that I called I told him what had happened and that we had about 2-3 inches of water. He told me we could use the second bathroom. This was totally not an emergency to him even though the water was seeping into the bedroom and the carpet. Trouble report are entered and no one ever seems to come out and they magically are closed or never received. Both times I have gone to renewed out lease we never received the renewal I had to ask them to email it to me. And one of the leasing office people called and threaten me that I needed to sign out lease the next day or they were making us go to month to month. When we never received it to begin with within the 60 days of them legally having to send it to you. Leasing office personnel seem to never get messages to anyone not sure why they are there if they can't do their job?!?! Parking is horrible! We also have random people off the street jumping the fence using the pools we pay for and no one comes out to check every after it has been reported. They seem to not care about their residents only about getting that money!!!!!! Horrible place looking to move! read more

I moved into Tierra Vista a couple of months ago. My experience here has been really great and I owe it to Sabrina. She initially showed me around and took her time to show me a unit and explain everything in great detail to me during the process. I had seen a few places prior and hadn't felt that same warmth or patience, but she made an effort to ensure I was comfortable and answered all of my emails (there were many) during the whole process. The place itself is really nice and kept up! I landed on the Greenbelt side where it's really nice and peaceful. Lots of friendly people and they are dog friendly which is a huge plus and surprisingly difficult to find in this area.... My only note regarding the experience here that should be considered is the parking. You need to pay for a space. I was lucky enough to grab a carport and get in just before the open spaces situation was requiring payment too, which I now see a lot of cars on the street and parking and can be difficult for visitors. I had a few people parking in my spot initially (probably just because it had been vacant for a bit.) I was able to work that out by running to Lowe's right here and getting a cone and attaching a no parking sign... a little self-policing that was probably obnoxious--but got the point across. Now it's fine and I haven't needed to use it. I'm sure as the new parking policies still take place there will be a bit of a dance, but I think that's to be expected in any apartment situation. Aside from that everyone is really friendly and I've enjoyed the experience thus far.
