I am a long time resident of Villa Camarillo and this past week has been particularly stressful had it not been for the excellent response of its maintenance personnel. The first issue was a malfunction in my hall bathroom on a Saturday night. When I flushed it, there was suddenly a strong flow of water that spurted from the water closet. I managed to stop it by turning off the valve. I called the after hours answering service to request for maintenance the following Sunday morning. Right after the office opened, one of the maintenance people was at my door. By noon he had replaced the entire toilet bowl, water closet and seat, good as new. Second incident, three days later ... water pooling in the master bedroom in front of the vanity. The resident plumber and one of the maintenance people came over. After investigating. They found that the water was coming from a pipe inside the wall behind the sink. They clamped it up temporarily so it would not leak overnight. They came in early the following day. By taking off the vanity mirror and getting into the cabinet under the sink, they were able to replace the length of pipe that was leaking and put back everything patched. painted and looking good as new. The Following day, the carpet guy came in to replace the padding of the carpet,(the part that got wet) and cleaned and put back the carpet. Dry and good as new. Incident 3, one of the sections in the fence in my patio yard had gotten misaligned. After a quick call to the office, a maintenance guy came over fixed the fence. Put in new brackets and painted it good as new. This is typical for Villa Camarillo maintenance. Fast, responsive, detailed and and performed respectfully and cheerfully. Three major issues within a week, and all attended to within hours after they were first reported and now all looking as good as new.This is why I love living in this place and for some time to come ! read more

My family and I lived here at Villa Camarillo II for 8 years. Overall it was decent. The biggest issues we ran into while staying there involved water shutoffs and pipes bursting causing some flooding in the apartment. There were a lot. These units do not offer air conditioning (standalone units are necessary in summer) nor in-unit laundry (but they have it on site and it's 24/7). Highly recommend Coastal Laundry near Presto Pasta instead of using the on site facilities. The bathrooms in unit are some of the weirdest design choices I've ever seen. Internet options are Frontier and Spectrum. Frontier was rock solid (only maybe 8 hours of downtime the entire time we lived there and it never went down even during the fires). Spectrum was pretty solid but had more downtime per a friend who had it. Speeds ranged from 500Mbps to 7Gbps on Frontier and 250Mbps to 1Gbps on Spectrum Parking is pretty bad and generally not enforced for residents parking in visitor spots. Best to park on the street if you arrive past 6PM most days. They raised the rents every year, except during COVID. The management company offered 5% off for three months those who could pay in full while they worked with everyone who couldn't. Rent raises ranged from $25 - $125 Complex was pet friendly with minimal restrictions. Maintenance staff was great and attentive to any issues that came up. We didn't have any problems with the office staff and they were always responsive and helpful. Would I live here again? Not at the current rates. Saw they were wanting $2825 for base rent currently at the time of writing this. read more

I still know people that live there and NOTHING has changed with the appearance of the complex. Unfortunately they no longer wash there because that's how dirty the laundry room is. I know for a fact they have contacted the office regarding this matter! But yet again nothing gets done. Just a bunch of excuses. Let's not talk about the personal dump people are allowed to have in the corner of one of the empty carports! AND the email you provided was the email used to have someone contact me for a year But failed to get back to me. Management is transparent about fees, available, takes care of ALL my questions and forwards any maintenance issues right away to maintenance staff. The grounds are well groomed; no pest problems; the laundry room is cleaned regularly; the pool too. The tenants are respectful and I've made lifelong friends. No complaints whatsoever. Horrible place to live for the money, absolutely the worst Office Manager Diane, she will make up reasons to give noise complaints and turn the water off without notice. Diane is highly incapacitated in dealing with harassment from male residents and allows female residents to be exploited and threatened for months and does nothing to end threatening situations with her residents. I cannot possibly give this place a positive review. The day I moved in, about two years ago, there was paint spatter all over the floors and fruit flies coming out of the sink. Miguel said he would put in a work order for both - surprise... he did not. I ended up scrubbing the floors and called again a week later about the gross flies. I guess I should have known at that point that management at this property was lacking in organization and follow through. Side Note: I found out after I moved in from other residents that they took money off of people's rent if they left positive Yelp reviews for this property - so if you see really great reviews in 2016ish, they were paid for! :) Numerous issues have happened over the last 2 years, but the heart of the issue seems to be communication. For some reason, management does not value the use of e-mail communication. It's 2020... but they still leave flyers and notices at your front door sometimes 4x/week. Not only is this a huge waste of paper and resources for them, but if you happen to be away for the week everyone in the neighborhood knows you haven't been home. As a single female living alone, this is a huge security and safety issue for me. I am moving out at the end of the month and scheduled my pre-inspection prior to move out on a Sunday so I would be home while they were in my apartment. They give you a window of time when they will be by. I waited... all day. Nobody showed up. I finally called and they said "Oh, that person is out sick." -- Really? You can't call and let me know? I'm a reasonable person and can understand but at least communicate to me so I won't be waiting all day long. Flash forward a week, I told them I would call to reschedule and they took it upon themselves to enter my apartment while I wasn't home yesterday (Monday) without my permission, to do the pre-inspection. I feel extremely violated. Based on the pre-inspection, I am responsible for the screens on the slider door and bedroom window because there are holes. I probably went outside in the backyard of my apartment a total of 5 times the whole time I lived there. Always had the windows closed. There are feral cats and possums living on the property that likely pawed at my screen causing those holes (because I certainly didn't do that)... but I guess that is not (!!?) normal wear and tear and I'm now responsible for that? Management here is sketchy and I agree with other Yelpers that they will try to screw you out of your deposit. If you literally left the place vacant for 2 years they would find a way to keep your security deposit. As far as the unit itself. It's an old property, I knew this coming in to it so I set my expectations accordingly. However, these are not well maintained. I used the heater off an on and thick black dust covered all of my belongings and the walls from the dirty heating system. If all of that is all over the walls, imagine what you are breathing in. Parking here is an issue. Guest parking is unregulated and permitted residents use these parking spots on a daily basis. Good luck trying to have any friends over. I would never EVER live here again. I have lived at other properties that were professional, well-maintained, and had integrity. BEWARE. read more

I have been a resident t of Villa Camarillo Apartments since 2011. Last night's experience further reinforced why I like it so much here. Around 8pm. I was cleaning up the kitchen and putting dirty dishes un the dishwasher. When I was cleaning the kitchen sink , I ran the water and turned in the garbage disposal motor. The water in the left basin drained but came up in the right basin. When I turned off the disposal motor, there was dirty water in both .basins. Given the time, I just called the office number which was answered by a call center service. I told them my problem fully expecting it to be addressed in the morning. After I ended the call, I got a message from one of the Aparment's handyman. He said he would be coming over to see what could be done. Well, he drained the sink.... both basins. And he said he would come back to snake the drain pipes the following day, so it doesn't happen again.. By 9.00, I had a clean sink. And when I came back from work, the pipes have been snaked and cleaned. That's how efficient the maintenance guys are here !!! God Bless 'em. Needless to say, I'm renewing my lease for another year. I cannot give a positive review to a place that unlawfully robs tenants of their security deposit. Although i was lucky to have a positive living experience for 9 months as my neighbors were all great long time tenants, i know that others have not had such a great experience. Very noisy neighbors and untamed barking dogs left on balconies were a problem. Leasing staff, especially the manager, are constantly awfully unfriendly, save for one young kid. Their response to me informing them of termites above my bed (hole leaving their poop sprinkled on my pillows daily) was to send someone to caulk the hole shut bc "the termite guys are really backed up". They never bothered to get a future appointment scheduled- not that it would have helped since they idiotically caulked the hole leaving it permanently hidden...until the walls come tumbling down. Units are not updated but fairly large and manageable. But as other reviews warn and i was prepared for, they will attempt to charge you illegally for whatever they choose to keep some of your security deposit. Im not one who will roll over so to small claims we go. ---UPDATE: I won. And so will you. read more

Do not move here. Management is lazy and horrible. Plus you have to buy your own refrigerator. They did everything they can to keep our deposit plus they charged us an extra $100 when we left . My storage unit was broken into and good thing I had nothing valuable inside but everything was sentimental. Everything that I had from a child was stolen . Don't live here! They half ass fixing your problems , they just paint over everything when you move in. Every month there is a water pipe problem and they close the water off for a day. Office people are clueless and they use 3rd party billing for rent & water/sewage who charge you almost $50 extra every month and if there are problems with the 3rd party the front office ladies don't help you out nor can give any good info how to contact 3rd party. This apartment complex is as good as it gets ! I've lived in complexes for around 20 years, and my wife and I have been here for two years. Every time I've had an issue, their maintenance crew is top-notch and they get right on the problem and fix it within a day or two! The complex is always nice and quiet, super clean laundry room, brand new barbecue grills, and the landscape is always immaculate! I did not live here, I only went through the application process at this apartment complex, and I can definitely say that this place is unprofessional and so sketchy. What it comes down to is that it seems they will approve anybody with a pulse, and will then try to charge crazy high security deposits and either hope the people pay, or they will get to keep the non-refundable holding deposit if the applicant refuses. Here is what happened to me: They make you pay a normal application fee for each adult like any other complex, and you also have to pay a holding deposit that will be deducted from your first month of rent, or will be returned to you if your application is not approved. All of that seemed fine and normal to me. I am self employed, and I specifically asked prior to applying about income verification and being able to qualify since I do not receive pay stubs. I was assured that my monthly bank account deposits would be enough proof. Well, as you can guess, after they got my application and money, suddenly that was not enough proof and they stated that my income would not count. They said that since they could not verify that I made 3 times the monthly rental income, they would not give me a special reduced security deposit, but GOOD NEWS, I was still approved and I would only have to pay a security deposit of $6,000. Plus a pet security deposit on top of that, and I think they said that my move in costs would be over $8,000. For a basic two bedroom apartment that rents for $2,000 a month. I just laughed and said that only a complete idiot would pay that. They changed their minds about the huge deposit when I went in to the office and showed them proof of other funds in a savings account. So everything was looking good and the process was rolling along. Then we hit another issue. They only give you seven days between application and move in, so they were trying to rush me into signing the lease. However, they were stringing me along with verifying that my dog was a valid emotional support dog. I had the doctor's letter as is required, but that was not enough proof and they needed to mail papers to the doctor for him to return. The problem is they did this only three days before the lease needed to be signed and said I would have to pay a pet deposit and monthly pet rent, but it would be refunded once they received the paperwork back. That sounded like another money grab to me, and more money that would magically vanish. To me, one bad thing with the security deposit amount was bad, but a second sketchy thing happening was enough for me to say enough and I ended up not moving to that horrible place. I cannot even imagine what other nonsense they would try to pull on a resident once they are locked into a contract. They got to keep my holding deposit since I did not move in, even though the reason I did not sign the lease was because of their lies and complete incompetence. Also, it is hilarious that the management responds to all of the reviews on here and pretends to care and that they will work on people's complaints. There are places to live in the area that do not treat people like this, and places that will refund your holding deposit if you do not move in, so I would definitely recommend running away from this place and not looking back. read more

Wow. One star is TOO GENEROUS for this facility. My roommates and I were trying to apply to live here. All the workers in the office have a TERRIBLE attitude whether it be on the phone in person they were nothing but condescending to me and my roommates. They also tried to lie about contacting me. They never called me to tell me my application got denied until I called and asked about the status of my application. They then tried to reinstate my application but were very disorganized in doing so. My roommate had called and told them in advanced that we were going to their office to sign a paper saying that our application had been reinstated. However, when we showed up they asked us what we were there for and sent the email then. They said that the company that deals with the applications responded quickly so my roommates and I waited for the response... FOR TWO AND HALF HOURS and even then there was no response! So we decided to stick around in the area and wait for them to call us when the email about reinstating our application arrived. They never called. We had to call them to ask the following day. And even then the manager wasn't there to check the email and the last I spoke on the phone with said she would call me back before they closed and they never did. Until TWO DAYS LATER only to have them yell at me and lie to my face about me having talked to a manager and that they had left my roommates and I countless phone calls and voicemails. However, when I checked my recent calls and voicemails THERE WERE NONE. I tried to tell the lady that I didn't have any missed calls or voicemails only to have her rudely cut me off. At that point I was so frustrated I told her to "hold on and let me speak" and for the first time in my entire interaction with them I was finally shown some respect. only for her to tell me that they didn't have my number on file. THEN HOW DID YOU CALL ME????? Basically, I would not want you to take your business here and be disappointed. Their team is one of the worst leasing teams I've dealt with. They have no respect for their customers. I WILL be taking my business elsewhere. read more

You get what you pay for. A bit cheaper than other places in Camarillo. This is because these apartments are 40+ years old and it shows. I've lived here for a couple years and in that time management has done ZERO upgrades, except to the cost of rent. When they "clean" out an apartment for a new renter, they usually put in new carpet, but they just slap on a new coat of paint on everything else. You can count the layers of paint on the doors like rings on a tree. The apartments do not have A/C, do not have dishwashers, do not have in-unit washer/dryer. They must have been designed by someone who barely passed architecture classes. The living room and main bedroom both feature large areas of empty, pretty-unusable space. The ventilation in these hotboxes is laughable, as the placement of the ONE window in the quite large master bedroom makes cross-flow of air almost non-existent. A front door screen might help, but alas this is another thing they do not have here. At least half of the washing machines in the laundry rooms are usually out of order. When they do work, you end up spending more than normal due to the small size of the machines. There is no fitness center or gym, as the management likes to tell the BS line that they didn't want to upset some of local gyms in the neighborhood. These apartments were built 25 years before any gyms came to the neighborhood. Parking is poor, especially for guests, who although they get a guest pass for their car, have to search far and wide for a spot designated as guest parking. Don't worry though, the office staff has THEIR reserved spots right outside the leasing office. Don't have a refrigerator? Don't worry, they'll rent you one. Of course, it also is old school, with shelving that makes the entire thing inconvenient. The plumbing is terrible. Expect the water to be turned off for a full day at least three times a year. When it works, the water smells of sulfur half the time. Water your plants, people and animals with bottled water if you want them to thrive. This is not a quiet place. I don't know why, but at least 4-5 times a day, fire trucks, ambulances and police scream by on Ponderosa with sirens blazing. So what is good about Villa Camarillo? I guess the barbecues are pretty good. They clean them every day at least. And management generally keeps out of your business. Other than that? Nothing springs to mind. read more

I strongly recommend you stay as far away from this complex and managing company as you possibly can. They only care about taking your money and making a profit (I have no problem with them wanting a profit, as long as they CARE about the people paying them and give us something WORTH our money!). They skimp on maintenance and make the place extremely dangerous for you and your family. Their shortcuts came within 2 seconds of killing my children. When I went to the office to tell them how I upset I was about what happened, I was told this (EXACT QUOTE): "It's no big deal because nothing actually happened." EXCUSE ME?! YES, it is a HUGE deal that splintered, rotted wood and giant sharp nails came crashing down into our yard just as my children were walking out there to play and RIGHT AFTER they supposedly fixed it (we had to leave the apartment for the whole day to allow them to "fix" the problem - apparently, their idea of fixing the problem was to keep the rotted wood and just try to put bigger nails into it). They CLAIM they are pet-friendly but this is just another thing they "tolerate" in order to get additional security deposit AND pet rent from you. The second they hear a peep from your pet, they call to complain. I'm sorry, but a dog is going to BARK when you knock on the door and when you are standing directly next to our yard. That is what dogs do. They had the nerve to suggest I SHOCK COLLAR my dog because they didn't like it when he barked as they walked by the apartment's yard (which he would only do if we were not home). I WILL NOT abuse my pet for anybody. My neighbors are constantly smoking cigarettes near the walkway, which is illegal in the city of Camarillo. I complained numerous times and they did nothing about it - they would only bring them a piece of paper stating the law. I also complained numerous times about my excessively loud upstairs neighbors that would consistently wake my children up in the middle of the night. Nothing was ever done and nothing ever changed. Additionally, they toss their trash over their patio into our yard on a pretty regular basis and nothing is ever done about this. Once, they threw over a bag of rotting, raw hamburger meat that my dog got hold of and could have become extremely sick. Again, nothing was done. They refuse to let you bring any pool toys/floaties/etc to the pool or else they take your pool key away (which is also your laundry key). I can't tell you how many times I witnessed people breaking their pool rules and nothing was ever done about it. My children and I followed the rules and my kids constantly asked me why others could have toys but they couldn't. They RAISE YOUR RENT every single year. As soon as your first contract ends, rent will skyrocket and continue to go up. They will also double other fees, like pet rent, after just a few months. If you don't sign a new lease "on time" they tack on an extra $100 fee for a month to month payment. I am leaving after 2 years of putting up with this ridiculousness. My lease IS UP AND DONE but they are charging me for an extra TWO WEEKS even though I TOLD them I was likely leaving several weeks ago. At that time, they told me they "appreciate 30 days notice in writing" but I was telling them verbally. When I went to tell them I am officially moving as I've been approved for a house, I was immediately met with RUDE responses - "You DO know that you WILL be liable for a full 30 days from now and you WILL pay us." They refuse to budge despite the fact that I TOLD them I was leaving prior to this AND THAT MY LEASE IS OFFICIALLY UP. Well, their lovely response was "well you did not sign this OFFICIAL notice of vacating so it didn't count". When I responded that they NEVER mentioned this paperwork I had to sign, I was told "We don't have to tell you about it." !!!!! Angrier and angrier. When I asked to take it home to look over what I HAVE to sign to leave, THEY REFUSED. They kept claiming blank forms are no longer valid if they leave their office. I was not allowed to take the papers to an attorney to read over what I have to sign to leave the apartments - how is any of this legal??? They said I MUST sign the papers right then and there or my notice is not official. I was FORCED to sign this under duress - my choice was to come back later with an attorney and have to pay extra fees for that PLUS extra weeks rent or sign it without getting to review it. Additionally, when I asked for copies of everything they had in their chart about me, they REFUSED to provide copies of anything that I hadn't signed in the past. There was a whole huge stack of papers that were ABOUT ME in MY FOLDER that they would not provide to me. They claimed I needed a court order to see my own paperwork. To top it all off, your notice isn't even official until THE NEXT DAY so they can charge for an extra day! read more

Stay away from this money hungry apartment complex!! I only lived there for a year and I am a clean and responsible person and was charged over $400 to repaint the WHOLE apartment!! I have rented from nicer apartment complex's with designer paint before and they didn't even charge anything in regards to painting the apartment after I moved out. I made sure to touch up anything that needed to be touched up before I moved out and that wasn't good enough. I called to complain to the office and their response was that there were spots that needed to be painted so they painted the ENTIRE apartment! Who does that? I work for a company that deals with painting vendors all the time and they do touch ups because the new paint will eventually blend into the old paint! We never repaint the entire wall if only a small spot needs to be painted! You would think in a time like this when people are struggling financially that a place like this wouldn't try to take advantage of people and rip them off on their deposit. Isn't charging $2,200 a month for a 2 bedroom good enough for this money hungry apartment complex?? It seems like people have had success in small claims court against this complex....so small claims court here I come. read more

We have been living here for about 3-4 months. I must say that I'm very impressed by the management team. I'm a very particular about customer service (considering I been doing it for 7+ years) meaning that I'm not impressed easily. I have to be honest though. This apartment complex is managed efficiently. The entire team is very professional. All of our concerns, issues, and fixtures have been addressed quickly. Husband lived here for 4 years. Had quiet neighbors without kids in a Junior 1-bd above the pool. No Maintenance troubles. Units are no frills but decent. No bugs, felt safe driving home late. Carport storage broken into one, during the day, so be careful what you put in there. When he moved out, got ALL the deposit back except for $100 cleaning. read more

My wife and I recently moved from the Bay Area to Villa Camarillo Apartments and I have to say we're very impressed and happy with the management team and leasing office here. The leasing office is very organized and professional. The apartments are beautiful and the property is well maintained. The community is amazing. Our move in date was on a Sunday and the day before Labor Day, and we ended up getting delayed due to traffic and issues with our Uhaul when driving in from the Bay Area. We arrived 15 minutes past the closing time of 5 pm, and to our surprise and happiness, the management team, specifically, Veronica, Miguel and Domingo, all waited for us to arrive as we needed to move into our new apartment. Veronica, Miguel and Domingo all stayed late past the office closing time to help us get checked into our new apartment. They showed incredible professionalism and care towards us as new tenants. We highly recommend Villa Camarillo apartments as we believe this is the best apartment community out here! read more

Today I called to inquiry about the availability of an apartment but the person who answered said to provide her my phone number for a call back. It's been over 5 hours and I have yet to hear back. When I called again (shortly before closing) the person who answered the phone placed me on hold. I waited for well over 6 minutes before hanging. By that time it was 5pm (closing time). I called back hoping to get a live voice but I ended up with voicemail. If this apartment doesn't care much about returning calls of prospective tenants then I can only imagine how they treat their actual tenants. read more

The villa camarillo apartment on Lantana and Paseo Camarillo is the worst apartment I lived! It is a very old and bad apartment. You can hear everything from your neighbors living upstairs or next door. If you close the door, the windows of the whole appartment will shake. You will not able to sleep at all if you are a light sleeper. Also they do not return your deposit back after you moved out. They charged a lot painting fee and clean fee when we moved out, and said no matter how clean your room is, if there's a minor thing you did not notice or clean, they will still charge the clean fee. Worst experience ever, some gimmick to get you in the door and take your money, then your 'not approved for the 'deal'. The require you to put down a $200 deposit, then say oh they cant give it back to you unless it goes through their 'corporate office' Mariam tried to act very polite in the beginning then will get ghetto on the phone with you when you tell them your not going to spend $3,500 to move into a 700 sq foot apartment. She's rude, and disrespectful. If it was some 5 star, tamed grounds, I would of half thought about it. But this place is a dump, end of story. Just another management company, don't waste your time. Definitely if they say you need to put down a deposit DON'T! It can take 21 days to get back your deposit if you don't end up choosing to rent with them! I've been in Villa Camarillo in a 2 bedroom apartment for almost 2 years. Depending on the rent increase, I will likely sign the lease again for a 3rd year. I was working in Texas when I had to set up housing in Camarillo. They were the only apartment complex in Camarillo that let me sign for an apartment despite the fact I was out of town. I had no issues with the paperwork (I used a notary service in Texas) and my apartment was ready for me when I moved back to Camarillo. My favorite perk is the very very responsible and nice maintenance crew. They are usually in the apartment within an hour or two when requesting assistance with garbage disposal or whatever. I have had very little issues with this complex and I will stay. I am not sure if there will be issues with getting the deposit back yet. read more

Great place!!!! Have lived here 2 years, great neighbors, and quiet safe place. Premises are always maintained. Anytime there has been an issue, it is resolved quickly. Maintenance staff is great. Scott, Heather, Monica and entire office staff is super nice and always helpful. read more

I'm giving these apartments a 4/5 stars because of a worker there. Gloria is the most rudest, mean hearted lady you will ever come by. She has the worst attitude and not there to help. The apartments are great and maintenance gets done fast as long as you go through anyone else but Gloria. Miriam was whom I always tried going through because I couldn't deal with the disgusting attitude the other lady had. The apartments are great- I have zero complaints about my stay there. We lived there for almost two years. Only other complaint I had was that they kept my deposit even though I left it cleaner than it was given to me. Supposedly they hire cleaners after every move but when I got it it the floors & carpets were disgusting. Good thing we have our own carpet cleaner and we gave them a wash before we set up our rooms. I called the cleaning company they used so I could fight that charge after we moved out and even they told me it was spotless when they went in. And even with that they still didn't want to give me my deposit. Lesson learned- take pictures when you move in & out for proof.
