    Overall this is a super cute and unique place to stay. My family and I stayed here with our wedding party not too long ago. The house was very cute and spacious and overall had a great layout. There's a few minor details that need adjusting - first off the jacuzzi was a big factor in choosing the big house for the wedding party as we wanted our bride to be able to relax and to be able to soak our feet for pedicures...only to find out that the handle was missing to turn it on. There were even towels and soap set out on the sides as if they staged it to be used...huge disappointment. My family in the small houses also had a hard time getting ahold of the staff to get more towels- if you aren't going to pre set your house for the correct amount of nights/guests at least be at the ready to do housekeeping. We also discovered very gross "things" on the bedroom curtains when we went to let in light...and as a side not the lighting is not great for doing things like makeup and hair. Other than that the place is quaint and quiet with a modern feel right on the creek. Hopefully these issues will be resolved when you take a visit!

    Tillman Resort is our favorite place to stay when visiting Blanco, Fredericksburg and Luckenbach! Stephanie and Bobby are amazing hosts and the property is family friendly and pet friendly! The casitas and quaint and the big house on the property is great when we travel with our whole family!

    Stephanie, Bobby, Tracy, & Mario, Just wanted to say a big thank you to all of you for all your help and since we arrived Although we started out thinking we would only be here 6-8 months life happened and we are reaching 3 years.  Bobby and Stephanie you welcomed us on day one as if we were family! Your kindness and helping us out day or night, weekday or weekend did not go unnoticed. You made everyone to feel like family and you do not find this feeling very often anymore. I applaud you for your dedication, the many get togethers and oh the laughs we shared. Without all of this I honestly do not think we would have survived this long.  This is not a goodby but see you later as we will be back to visit but in a cabin the next time!     Even with the cooler weather in January, this place is an excellent getaway for you and your honey. We rented a cabin (110) and spent most of our time walking the riverside, doing wine tasting in town, catching live music and excellent food, or just staying in. It was quaint, clean, and comfortable. We will definitely return and book more nights than just 2. It wasn't enough. Thank you for your no-contact hospitality! Also, the cafe was delicious.

    Such a beautiful and peaceful place. Everything is so well kept and the food from the cafe was delicious. We sat on the back porch in the evenings and watched the wildlife visit the river.

    I came to Texas from Virginia to visit my family. My family stayed at Tillman's Resort on Memorial Day Weekend. The pictures online do not do the property justice it's absolutely gorgeous. I had the chance to meet Stephanie and Bobby, and they are so sweet and so helpful. They made sure we had everything we needed for a great weekend stay. The house was clean and welcoming with a perfect kitchen and dining room. My favorite was the back porch sitting area that had a great view. I hope I get the chance to come back again someday, because I really enjoyed my stay here!

    Absolutely a perfect environment. We liked it so much that we booked a month-long stay during the summer. Wrapped around the Blanco river. Very nice people and super clean park. Very limited spots which is a good thing when you don't want large crowds around. Easy drive to San Antonio, Wimberley or Driftwood.

    We included Blanco Tx in our RV trip this past week. And we couldn't have asked for a more quaint spot to spend our 2 nights. From check-in until the morning we left, it was the most comfortable and relaxing stay! In our "backyard" was the Blanco River, just up the gravel road by foot was the coffee shop/restaurant, and by a short walk were the cabins. I could tell that someone had a dream of making this "settlement", with so many little Texas details, come to fruition. I definitely would recommend a visit!

    Since Blanco is putting itself on the map as the "lavender capital of Texas," AND people are starting to warm up to the fact that it's only 45 minutes from Austin and San Antonio, AND rumor is that the population will double in just a few years...it may be nice to say that you knew country before country was cool. This B & B right on the Blanco River just a mile or so from the town square features oddly small on the outside spacious on the inside rooms, tastefully done, all with patios overlooking the river. I've never been so comfortable after a long hot day, sitting inside on these comfortable beds, the ac unit humming and talking nonsense to my family before we rally to go eat. High ceilings, nice long wide plank hardwoods and beds are super comfortable. Rates are $105 for a double bed room and $135 for a room with twin beds, and there's a small fridge with essentials to hold you over. Great stay for the lavender festival weekend in late May, early June.

    Great Texas Hill Country. Situated on the banks of the river, it's just perfect for restful and relaxing while taking in the rustic beauty of the Texas outdoors. I recommend this place to anyone on a trip thru this region of vineyards, small farms, winding Texas back roads, and friendly people. The Blanco Settlement is much like a "tourist court" which dotted Texas highways in days before the 1960's with Holiday Inn and the like being host to travelers. But unlike those tourist courts along dusty roads, Blanco Settlement cottages spare no conveniences or expected amenities for you. DEFINITELY A 5 STAR operation. Super people too! Give it a try you will be as happy as we are--how happy? We already have plans to go back. One final thing my lovely wife loved was a great gift shop right on the site. BTW: If y'all (or all y'all) RV'ers are looking for a spot. It's right there.

I have…read morehad 2 incidents where a large grown man who lives there has attacked me when I have been with my young children & no employee helped either time. Instead, they've allowed the instigator to become more aggressive bc he's a resident & this last time, I ended up with 3 different managers in my face. Skipping the first incident due to lack of room to comment. You can go to their facebook page to see the full review. While pulling into the parking lot, I was signaled by an employee to slow down, which I did and apologized. The speed limit is 5mph. Moments later, this old man stormed into the pool area, screaming at me in front of my young children. Despite my pleas for help, not one employee stepped in. In fact, the woman I was paying, was visibly so uncomfortable, handed me my receipt & backed away. Fortunately, my friends intervened, one getting my children to safety & another friend's husband got out of the pool & stood between me & this man, as my other friend returned & pulled me away to safety as well. Instead of addressing the real issue, I was then confronted by an aggressive staff member (Sybil) who threatened to kick me out when you could visibly see my entire body shaking I was so afraid, followed by two more managers (Samantha & Kim) who approached me with hostility, until I explained the situation. Even then, they never once asked if I was okay or even apologized for this man's behavior or the first employee's attitude. All they cared about was enforcing the 5mph speed limit outside of their walls. I've since learned the manager gave residents of the RV park permission to enforce their own version of the rules. This empowered a dysfunctional individual to harass women, & the staff did nothing to stop it. **Warning to Women:** Beware of this place & this man. I've heard that I am not the only one he's targeted. If you are driving over 5mph to the pool, he will hunt you down & attack you to tell you that you were speeding. Management clearly does not prioritize the safety of their guests, especially women & children. This establishment enforces a double standard: the staff & residents can do whatever they please, but guests are treated as nothing more than revenue sources, with no regard for their well-being. **Update 1: Initial concern was the man, now several of the employees have been blowing up my Facebook, harassing & attacking me, & having their friends & family members send me friend requests, message me, comment on my review, etc. One person had her mother post a positive review after my incident & me posting my review. No honesty here & just a very toxic environment. Again, you can go to the facebook page to see all updates & comments. I will update you as I receive updates from the District Manager. **Update 2: Staff member (Samantha) facebooked my father-in-law after she had her mother post a positive review after I left my negative review. When my father-in-law called them out about their dishonesty, she messaged him saying he had his facts wrong, stating we had her confused her with the bartender. Which we do not. The bartender Samantha was actually the only nice employee there and made a good margarita however, she clarified she heard the altercation going on but because she had customers there was nothing she could do. The manager Samantha who messaged my FIL didn't say a word to me & approached me in an aggressive manner, arms crossed, demeanor not friendly, never apologized or asked if I was okay, and stood there while her manager was in my face, worried about the 5mph speed limited, as a witness to her. I continued to apologize & explain how I spoke to a gentleman outside in the parking lot & how I was baffled by how I was being ganged up on & yelled at. They ended up walking away kinda laughing it off saying "ok" as if they were annoyed by me, when I kept telling them I apologized for speeding (15mph) & how I couldn't believe 3 so called managers came up to me & did nothing to that man. **Update 3: from DM: "You've made us aware and we have taken action and will take further action as we investigate this. I don't know that it was any of our staff that blocked you from our page. Our response will be the same on Yelp or Google or where ever. We take these issues seriously. Have a good night." After speaking to the DM, I was please. After his text, I'm not so sure. Not sure who else would have access to THEIR facebook page to block me & my family? And the fact we haven't been unblocked is surprising since we've spoken to DM. Also, I gave him a heads up that I would be coming here to Yelp to post a review since I'm blocked on FB & the fact he claims their response will be the same is mind boggling. So I guess I am going to get more attacks for posting here. 8/19/24 UPDATE: I have been unblocked. But not husband or SIL. 8/24/24 UPDATE: Blocked again.

The grandkids loved the pool, huge splash area, and all the play areas, but their favorite was the pond next to the pool area. We ate at the snack shop a couple of times and enjoyed drinks while watching the kids. Highly recommend.

    I have to update my original review because it needs it…read more I have lived at this park for over 7 years and have seen people come and go. Since it was sold a year or two ago, the owners have had troubles with different staff working here. They haven't always been the best, I'm guessing that's why the turnover. Fast forward to this month and another new group in the office. I travel for work all but 4-5 weeks a year, so I'm rarely "home." I have now been introduced to Amanda. She is very communicative about anything happening within the park. I recently left for another assignment, and I had unexpected packages arrive. Amanda sent an email, and I had to let her know I was gone from the park until January. Her and I brainstormed a bit about these packages. I ended up creating 3 labels to have the items forwarded to me in Illinois. She was able to re-lable them and give me the opportunity to have UPS puck them up from the mail room. Most of the time, my old neighbors just grabbed my crap and put it in my trailer. But they moved into a house, and I travel with my trailer now, so this was a unique situation. Amanda handled it like a champ. No frustrations, just good customer service. The owners have FINALLY put someone in the office who will change the recent views on the previous staff. Thanks again, Amanda!

    I stayed here for a quick weekend trip with friends. It's a nice little campsite for both tent…read morecampers and RV campers. The lot sits between a creek and residential homes. There's a small river that crosses through the camp site, but the tides were low and it didn't look like you could kayak or tube in it that weekend. It was nice to watch the ducks swim by though. I like that the campsite includes clean restrooms and showers. Each tent site provides you a bench, trash bin, bbq grill, and fire pit. Unfortunately, there was a burn ban in effect during our stay, so we couldn't light a wood fire. There was plenty of space between us and other campers, so it didn't feel cramped. One thing that could be improved is that the field is pretty rocky. We couldn't seem to find a spot for our tent that wouldn't drive a stone in our backs at night. The camp site offers kayak rentals, but it gets to be quite expensive. Visitors can also use the swimming pool located by the front office. If you're feeling hungry, want to grab a drink, or enjoy some entertainment, right by the entrance is a restaurant bar. They've got live music most nights.

Maybe there are sites offered deeper where you're not so close to roads and peoples homes. Overall, I still enjoyed my trip, but I would probably only return here if I had an RV Camper. Not the best spot for tent camping.

The trails are serene, the landscape is lovely, and the location could make for an ideal long-term stay. I've stayed in a lot of places over the years, and this one should've been a standout. Unfortunately, all of that is overshadowed by one difficult reality: Larry, the on-site manager, is the biggest reason this park has become stressful, tense, and, for some folks, downright unlivable. To the owner reading this: I truly hope you take this seriously. This isn't written out of spite--I'm saying this as someone who's concerned not only for the community here, but for Larry himself. In my 50+ years of life, I've never seen anything quite like his behavior. It's beyond unprofessional--it borders on harassment, discrimination, and intimidation. And truthfully, it seems like Larry may be struggling with something deeper. His behavior doesn't come across like someone managing a park--it feels like someone who's angry, isolated, and maybe burned out. And that's taking a real toll on everyone around him, including himself. Larry plays favorites, harasses residents over petty or made-up issues, and uses the park rules as a weapon against those he doesn't like. The most minor things--misunderstandings about pets, tone of voice, or even just not being overly friendly--can turn into threats of eviction or being cut off from park amenities. It's a clear pattern, not just a one-off. I honestly don't think this is about rules--it's personal. He even controls access to the restrooms, only allowing certain people to use them while locking others out, which is completely unacceptable in any living environment. And watching a man run himself into the ground while dragging others with him... it's just sad. If you're here for a weekend, or happen to land on Larry's good side, you might think everything is fine. But long-term residents see the other side. At first, he might seem polite, maybe even friendly. But the moment you make one wrong move--real or imagined--there's a switch. Sarcasm, coldness, and outright disrespect follow. It's hard to describe how fast the mood can change. Larry also sends out passive-aggressive letters and warnings about things like trash, decorations, or pets--even when folks are following the rules. And it's not just me. Talk to any long-term resident, and you'll hear stories. Some were screamed at, some lied to. One guy was even threatened over his own vehicle. That's not a one-time incident--that's a pattern. And it all traces back to one man who, frankly, seems like he's barely holding it together. He's angry. He's rude. And you feel it in every interaction. Try to ask a simple question about mail or laundry quarters, and you're met with irritation or downright hostility. This isn't how a healthy person handles stress. It feels like he's walking around with a chip on his shoulder, and anyone who crosses his path is just an outlet for whatever he's carrying inside. Talk to anyone who's been here longer than a month, and the truth comes out. The glowing reviews don't tell the full story. What's really going on here is a culture of fear, gossip, and retaliation. And the center of it all is Larry. More than one resident--some who left, some still hanging on--described this place as "high school all over again." The cliques, the favoritism, the emotional games--it's exhausting. People don't speak up because they're scared. That's no way to live. This should be a peaceful community, not a place where you keep your head down and hope not to be targeted. But right now, that's what it is. And I don't think Larry intended for it to be this way--I think he's in over his head and it's coming out sideways. That's not good for him, and it's definitely not good for anyone else. To those considering this park: Don't let the scenery fool you. It is beautiful--but if Larry decides he doesn't like your pet, your tone, or even just how you carry yourself, things can turn miserable fast. To the owners: Please, step in. If Larry is the reason your long-term tenants are leaving, if reviews like this keep coming in, how long until it affects your bottom line? You've got something special here--but one man's bitterness is driving it into the ground. I know how hard property management can be, especially as you get older or stretched thin. But that doesn't excuse this. Larry needs support, maybe even time away from the role. Letting him continue like this helps no one--not your park, not your residents, and not Larry.
