He rented the home starting in December 2022, and I moved in with him in September 2023. Our rent was paid reliably and on time every single month. Despite us being excellent tenants, dealing with this company for maintenance or repairs was always like pulling teeth. To make matters worse, their staff was unorganized; they scheduled two different property inspections over our three years there, canceled both times to reschedule, and never actually inspected the property once. However, the true colors of Gerard Realtors showed when my boyfriend unexpectedly passed away in August 2025. When I reported his passing, a staff member named Melissa explicitly told me it would be no problem for me to take over the lease. Not even 30 minutes later, she called me back to state they were evicting me because I wasn't officially on the paperwork. Gerard Realtors was fully aware I lived at the property for years. Instead of working with me, they forced me into court during the worst moments of my life. In court, they sat there and lied to the judge, claiming they had tried to contact my boyfriend's mother to see if it was okay for me to take over the lease. This was a bald-faced lie. When I informed his mother of what they said, she called them immediately, and they lied to her as well. It was never a matter of rent not being paid. They claimed "legally" they had to empty the house, change the locks, and make me move completely out just to reapply for the home--yet to this day, the house has sat empty and hasn't even been listed for rent again. Because of their greed and absolute lack of human empathy, I was given one week by the court to pack. I had no time to grieve the love of my life, no time to properly go through our belongings, and they were perfectly content throwing me and my two dogs onto the street. Rent from anyone else in Abilene. This company lacks basic human decency.

After 2-3 calls Cooksey did just enough to keep us at bay - sprayed for bugs, sent someone to assess the garage doors (ignored the carpets and cabinets). Upon moving out, Cooksey began to attempt to bill us for things that were never taken care of, and not damaged by us: dirty carpets, garage doors. Overall, the contract with Cooksey was painful and frustrating. Beyond things not getting done, my main frustration was with the way my roommates and I were handled. Never were things taken care of timely or fully. Icing on the cake, VERY rude interactions over the phone and always avoided what was really going on. Don't rent from Cooksey.

This is a review of the beginners photography class offered, and not of any other services…read moreprovided. Disappointed is an understatement. To preface my review, I had recently purchased a dslr camera, and have read 2 intro books on photography prior to taking the course. The $160 course is marketed as a 6 week session, with 2 hours a session. Roughly 30 minutes of which was dedicated to snack time, and the 6th session had no new material presented. That alone is about 5 hours of the 12 hours paid for that is wasted. The instructor spent roughly as much time either giving suggestions for what equipment to buy (ie. internal hard drives) as he did giving pertinent information to improving photography style. Minimal critique was given on homework assignments, and the pictures students took were often not reviewed until after the allotted class time was over. I perceive that as the work that the class completed was seen as less important than the snack time, but that's an opinion. A model was asked to come in for the 5th session, where the instructor spent 30 minutes conducting his own photo shoot, which proved to be a rather awkward experience. Not only were the students given minimal instruction and critique during their short opportunity to photograph the model, but the model seemed generally uncomfortable with some comments that were made during the session by the instructor. I wholeheartedly would not recommend taking this class if you are a beginner seeking to improve your technique with a digital slr. The alternatives of reading the manual that came with your camera, buying a digital photography beginners book, and searching through youtube tutorial videos are much more cost effective and rewarding experiences. Also, it will save you the trouble and stress of going home and complaining to your spouse after leaving this class each night.

I admit that there was damage to a shower head that was my fault, but again it was never fixed during my tenure there. It was a year and they never fixed the shower head. My fence was rotten due to age and storms, which allowed my dogs to get out. I paid a $300 pet deposit and they did not fix my fence. My fence was held together with a leash. The cabinet under the sink collapsed from water damage from a leaky pipe which never fixed during my tenure. I would have to go to the office multiple times to get any action initiated on work orders. It routinely took several months to close out simple repairs. The cherry on the top was that they provide an extensive list that you have to do to move out, which includes cutting and weeding the yard. My roommate and I had it professionally done and the proprietors are supposed to perform a walk through. They waited after storms and constant rain for approximately three weeks and then charged $100 from my deposit for yard work. I would not recommend this realtor/landlord to anyone and it would be best to work with Dalzell or another company in the area.
