From high turnover, to working with so many different people, to bad communication etc. This was just scratching the surface. The year working with them was HORRIBLE. I even reached out to their manager and left a message to talk through some concerns. I politely asked for 15-20 min of his time on a call. Days and weeks later, I never got a call back. There were multiple mistakes on our listings we had to point out, no ownership of mistakes but rather people getting on defensive, pointing the finger back, no proper annual inspections (no reports at all), lack of management support or completely ineffective management support. Derek Lowe (Manager) only came in at the very end to escalate the situation rather than make it better. The company also lacks integrity. They kept referencing a valid Property Management Agreement that did not exist. I honestly don't understand why management and ownership were copied on so many emails in the past 3 years; they never actually helped with anything, ever. Jan the owner never reached out once. They just like to collect their 7% a month but do nothing to maintain a strong relationship with their customers. If I could give Hudson Property Management 0 stars, I would. Save yourself the migraine and stay away.

Have them call back when they say they are, give notification of personnel changes and have your folks provide accurate monthly statements. We were a few days away from closing escrow on a house in Big Bear when we started looking for property management companies. Based on the 100% positive yelp reviews and great initial conversation with Miguel, we decided to go with CA Mountain Rentals to help us manage the property. Immediately paid off. The day after we signed paperwork with him (which was also the day we were to transfer the funds and close escrow on the house), Miguel decided he wanted to stop by the new place to check it out (a testament to his thorough nature... we didn't ask him to stop by, he just did). When he did, he noticed something that our realtor, property inspector, and seller/sellers agent all failed to mention or notice... the fact that both the parking spots and a decent portion of the stairs were built on city property, meaning it would not be allowed in the vacation rental program (a big part of the equation for us), and the city could tell us at anytime that we needed to rip the stairs down and move THE MOUNTAIN about 12 feet back, probably a 6 figure, months long project! After confirming this with the city (also coordinated by Miguel), we were able to get our deposit back and walk away. We were roughly an hour from going to the bank to wire the money when Miguel called to let us know. Major bullet dodged. Original real estate agent fired. Enter EXP realty. Working with Miguel & Amber on the real estate purchase side was equally fruitful and easy. They were incredibly responsive & insightful about the local market, introduced us to contractors, and even went by the local Spectrum office for us to help get internet setup when the corporate office was being uncooperative! We just closed escrow on a new (and much nicer) house 60 days later and couldn't be happier. Needless to say, they've gone above and beyond and it's been a pleasure to work with them. We couldn't recommend them highly enough, and look forward to doing business with them for a long time.

He told me no dogs allowed at all. Once I was informed him that was against the law to deny an applicant or a tenant residency he ceased all contact. Would no longer return my texts and when I'd call he'd end the call. I text about a week later asking him to confirm this with the OWNER and I got a response from a Jason, who asked if I had documentation for me service dog, which I provided. After several hours with me texting multiple messages of the documentation asking if it would suffice I received no response. I had my daughter call from her phone and low & behold they answered! They clearly discriminate and do not know the laws. I would never recommend to anyone.

Darlene Noon is amazing! She placed us in our forever home, after helping us to sell our first…read morehome. It was a long journey of buyers falling through, and almost loss of our dream house. There were many times I just wanted to give up, but Darlene never quit. She worked so hard to find new buyers after numerous buyers fell through. She gave me space when I felt stressed, but continued to work hard in the background. It came down to just a couple weeks before we would lose our new house (a new build, that required a buyer for our old house in order for us to qualify) and we lost our buyer. I felt defeated, I told Darlene if we lost the new house, I wanted to take a long break from buying/selling. She continued to look for a new buyer, while staying in contact with the new build, desperately asking for more time extensions for us. We all thought it might be over, and then Darlene called and said she had another buyer, who loved our house. We received an offer the next day, and everything moved quickly after that.
