They are a responsive, hands on company that actively manages their buildings. They don't try to shift work to the residents as previous management companies did. Since Abaris took over management delinquencies are down, property values are up, vacancies are down and the amount of personal time board members need to spend doing what management could do has dropped to nothing. Any management company will be in charge of unpopular things like levying fines, telling people that they will be inconvenienced by vendors recarpetting or repaving or pointing out that the building needs to raise monthly fees to stay solvent and viable in the long term. Pick a management company that is willing to do the right thing, not just the popular thing. I have served on the board at The Takoma and from my experience I would recommend Abaris to any board looking to replace their management company and wants management to do what they were hired to do--to do the right thing in a professional manner.

An hour before the appointment, I was notified that the appointment was canceled due to the weather and I was told that my appointment would be rescheduled. There were very minor flurries that night with no snow accumulation, but I gave her the benefit of the doubt. I asked if there were any other appointments that weekend available, no response. I was unable to get through again for 5 days, when another Friday evening appointment was scheduled (6:45 this time)! Friday came around again and this time I was notified that the office had approved an application for rent and that they would reach out again if the deal fell through. It really sucks to be treated like you are not a priority, and to ultimately have your hopes dashed when another application is approved. Given how difficult it is to get in contact and secure a showing I'm confident in saying that they most likely approved an application that was submitted by someone who had not seen the apartment. I'm not sure if the people who work here are poor at communicating, downright lazy, or running a shady operation where they do not want to show their apartments before people apply, but either way I would recommend that you do not waste one second of your time dealing with this company. I can only imagine how poorly they treat people who have actually signed leases! STAY AWAY!!
