As a new tenant for a property managed by Peabody, I have been severely disappointed so far. Property listing included amenities such as assigned parking spot and pool but inaccurate - neither was given. Unit was completely different in both cleanliness and disrepair from when it was viewed until start of my lease - I was then told that *I* had to submit a repair request. It is the 4th day of my lease and I am unable to park and stay here because I was just notified that a request needed to be made to the condo association for a parking permit. Lease asks the tenant to have a professional cleaning service at move-out, but the condition I was provided is very unacceptable with grease/food stains in kitchen walls, counter is coming apart, almost every single wall has multiple nail holes and large marks, and the dining room light fixture is hanging from the ceiling with wires revealed. read more

SUMMARY (Please see details afterwards): For starter: All what is listed in this review is DOCUMENTED with documents, formal email communications, and legitimate professional business receipts. This review is not just an angry customer presenting their side of the story. I will be more than happy to provide copies of all the evidence and documents that I collected if you want to corroborate my review below. Peabody charged me - as tenant - charges that are described as 'arbitrary' to say the very least. Of course, they will claim that they (responded to tenants' inquiry) and (provided supporting documents). What they really do is charge ARBITARIRLY INFLATED charges (See DETAILED EXAMPLES below). They do the above counting on the assumption that the tenant will be (1) uninformed, (2) too busy to push back, or (3) not willing to put the time and effort to go after their right. Basically, Peabody Residential tries to please the landlord that contracted them through passing on unjustified and arbitrarily inflated costs to the tenant. They want to please and keep their client (the landlord) through making the tenants pay for it. When I (the tenant) presented what I see as very reasonable counter-claims to their charges, they do respond but their responses are basically dodging the bullet to the landlord stating that (this was the landlord's decision). They do not recognize their job is to 'be fair to both parties', not solely please their client who contracts them at the expense of the tenant. Peabody Residential also only enforces rules and agreements when they play out to THEIR favor. When they play out to the tenant's favor, they bend the rules and blame it on (misunderstanding or miscommunication) - See Item 2 under (DETAILS) Section below. They do not have accountability for their actions. They just try to please the client that contracts them at the expense of the tenant whom they think does not have any leverage. I STRONGLY AND WHOLE HEARTIDLY RECOMMEND against using Peabody Residential Property Management services WHETHER you are a tenant or a landlord. If you are a tenant: they will not protect or fight for your rights. If you are a landlord, eventually you will run into a tenant who is willing to put time and effort to go after you to get their rights through legal action. DETAILS: Here is a NON-COMPREHENSIVE list of examples of what I described above: (1) SECURITY DEPOSIT: (1.a) I used professional move-out cleaning service ($325 + $50 tips) and professional carpet cleaning service ($125 + $20 tips) as instructed. I sent receipts to them. TWICE. They STILL decided to deduct $536 out of my security deposit for cleaning. The justification was (Landlord thought cleaning was insufficient). They did not do any due diligence to corroborate the lanlodrd's statement. As it turns out, the new tenant is just picky and demanded additional cleaning. They decided to pass on these costs to me as tenant (I have DOCUMENTED proof of this). An additional point here: When Peabody Residential was administering (Showings) to find new tenants, the showings were very sloppy, leaving doors open, keeping shoes on, etc. I sent them an email to document this, and they responded acknowledging receipt of my email. They still did not do it and decided to charge me, tenant, for the (high cleanliness standards of the new tenant). (1.b) There was a broken (Hot water dispenser faucet) at the kitchen. In fact, that faucet was broken since day one since I moved in, I did not bother to report it as I thought it was minor. Ok, no problem this is my responsibility. I acknowledge. What I do not acknowledge: They decided to charge $,1150 for replacement of a hot water dispenser (the part cost from a comprehensive search at multiple vendors ranges between $30-200). Basically what they do: they get an arbitrary quotation from a random vendor to please the landlord and the new tenants, and simply pass on the costs to the old tenant. I asked them for a receipt of the part cost, they sent me a receipt with random line items and a bottom-line figure of $1,150 without any further explanation. When I inquired further, they mentioned they will get additional quotations as reference and never got back to me. (1.c) They charged me $125 for a bathroom sink stopper that costs somewhere between ($2 to $5). Furthermore, that stopper was NOT included as an issue in the formal move-out inspection report. ARBITARRY CHARGES. INFLATED CHARGES. (1.d) I changed all light bulbs upon moving out. They still had 3 bulbs reported burnt. Considering that I moved out 2 weeks earlier than my lease end date, I will give them the benefit of doubt and assume the 3 bulbs were burned. What did they charge me? $90!!! Ninety Dollars for changing 3 regular light bulbs. ARBITRARILY INFLATED CHARGES. (1.e) I occupied the property for 3 years. The backyard had a screen door, facing the backyard. Kelly, their Director of Operations, was instrumental in addressing my concerns, and reconfirming my confidence in them as my property management company. Absolutely the worst property management company in the business! It is next to impossible to get an actual person to respond to your inquiries. Beware of false advertising! The posted advertisement will claim a particular rent cost and an availability date that is in the near future, but when you fill out the application (with its non-refundable fee of $60/per resident), you'll find the rent is now $200+ more than advertised and the property won't be available for an additional month. I have lived in my apartment for about a year and have nothing but good things to say about the management team. My unit and building are everything I could want in a living space. I have always owned, this is the first place I've lived as a tenant and I will probably never go back. They make everything so easy; I love this carefree renter lifestyle! The few minor issues I've had were addressed immediately (new smoke detectors, HVAC filter, etc). I always get a quick response, whether I'm messaging the manager directly or the office staff. First off, I don't even want to give 1 star--if 0 star was an option, I'd give it--that's how terrible our experience with Peabody was from 2018 to 2021. Stellar tenants like us were treated like crap. They will nickel and dime you over everything and in the end just take your security deposit anyways. We were tenants for 3 years (although they most likely will deny that we were). Just to elaborate: they were never responsive and were always rude. If you did manage to get a hold of someone, they would charge you $25 for every maintenance request. And god-forbid if they think you broke something, you have to pay for damages. Also, included in their day-to-day operations was an $8 monthly tenant portal charge (which I've never heard of in my 15 years of rental experience). They left us with a dirty condo for to move into but expected a brand new one when we moved out, they will make you pay for professional carpet cleaning/chimney/pest control etc. at move out. Another pressing issue during our residency was our a/c unit. The unit itself was at least 15-20 years old and it just needed a relay switch but they kept sending incompetent people out to look at it (at least 5 times) which left us with no a/c in the summer--we then hired a different contractor and they were able to fix it promptly. Peabody Management wanted to completely install a new a/c unit and charge the owner although we had already diagnosed the new relay switch was the issue. The contractors that came out were always very unprofessional, damaged the appliances further and would even stand on our furniture without permission--because they forgot their ladder/tools on multiple occasions. Thankfully we were able to get out from under the crooked grip of Slum Lord Peabody Management team. However, when my boyfriend and I bought a house at the beginning of the year we wanted to get out of the lease 2 months earlier with (60+ days advanced notice) they wouldn't allow it. They made it impossible to leave although our contract states that the landlord could ultimately release us at his discretion. We had written letters to our landlord (Care of Peabody) which Peabody employees failed to forward to him (illegally, I might add) withholding our letter from the actual owner of the rental property. They still have never forwarded our correspondence to him as far as we know. Ultimately, they informed us that if we wanted to leave early we would be entirely responsible to pay for Peabody's listing agent, property utilities and rent until it was taken off the market and rented to new tenants. We've lost 1000s of dollars because of Peabody's poor management abilities, their entire staffs' incompetence and down-right illegal activity they conduct regularly. The ironic part is if you dial the number to inquire about them listing your property you get someone about half the time. Using any other extension, welcome to voicemail. I used Angie's List in 2012 to find a respectable property management company - I wouldn't doubt that Peabody was one of the many companies paying Angie's at the time for 5-star ratings. Out of convenience, I kept them as a company for several years... shame on me. But for those looking for a company, Peabody over the years failed to list my apartment at one point, leading to an off-season rental for lower money (as they explained it), putting me in an off for a while. They do the absolute minimum in inspection; are quick to hire for repairs throughout the year, which often come as a surprise; their cleaning service is nill; their final inspection report is lacking. All of their services throughout the years seem to be executed to ensure the least amount of effort for the monthly fee(s) charged. Good business practice for them, but not in the owners' best interest. To be fair, it's difficult to separate attached feelings while renting out a property that was a home. And the rent was always paid on time (while rented), so I can't complain too much. This was all my fault for keeping with a lack-luster company. In another world & time, I would have sought referrals from friends and colleagues with more vigor and not trusted a now-defunct and shady website promoting businesses that likely paid for solid reviews. This company keeps applications for rental properties open well after they have drafted a lease and sent it out for signature. I was one of the unlucky, unsuspecting potential renters who submitted an application (and application fee) and was promptly told that a lease was already out for signature. They then refused to refund my application fee. I disputed the charge with my credit card company, and they told my credit company they refunded me which was a lie. I then contacted the Fairfax County Consumer Affairs office to mediate the situation. 4 months later they allege they mailed me a check to refund this money, but I have yet to receive the check 4 weeks after the mailing date they gave. I highly encourage any potential tenants to be cautious and avoid doing business with this shady and deceitful company. I am thankful I did not end up living at one of their properties considering how poorly this simple and initial transaction was handled. Update: almost a full 4 months after losing my application fee funds, I was refunded. I had to work with my credit card company, Fairfax County Consumer Affairs Bureau, the CEO of Peabody Monica Ryan, and Tino Peabody himself in order to achieve this outcome. Just when I was ready to throw in the towel, I posted the review above that you see here on Yelp, which appears to have prompted a final resolution as I received a surprised and confused call from Mr. Peabody himself. Please avoid renting from this company! Everything and anything is against the tenants or renters. They expect a lot from you as a tenant or renter. Do's and donut's where absurd and when you end your lease expect to not get the entire deposit back since the have somebody come in and inspect the house to make sure you don't get your deposit back despite leaving the rental property better than you got it. I just wanted to write a quick review of my experience so far with Peabody Residential. My sister and I recently inherited some properties in the Winchester area. We both live out of state and didn't know anyone in the area. I reached out to good friend in the business and he referred me to Tino Peabody. I was thrilled for the referral and reach out to Tino immediately since I was back in the area. Tino and I met to discuss the properties and my concerns. Not knowing what I wanted to do Tino and I started white-boarding all the different scenarios. He mentioned quick sale to investors, rehab then sell, rehab then rent, quick fix and rent, rehab then rent then sell, etc. I think you get the point! We also took the afternoon to look at the properties. After gathering all the intel we then sat down a few days later to go over his thoughts and recommendations. Without getting in two much detail we decide on a course of action. To date, Tino has helped with a sale of one property and currently managing a rehab which we will use as a long term rental. Tino and his team have been off and running. They have gotten bids for lawn care, demo, carpet, flooring, fixtures, etc. His company has a web portal that has been easy to use and helps manage all the aspects of a rehab, and I am sure their management business. He has been easy to contact and readily available to chat. We also appreciate Tino's knowledge and his business expertise. We are very excited to be working with Peabody Residential and would recommend their services. read more

As a real estate agent, it is crucial that the companies I work with are responsive, competent, and extremely knowledgeable in all facets of real estate transactions. Further to my previous review, communication and customer service with this company continue to be abhorrent. They should get negative stars. While awaiting our security deposit from over three months ago - AFTER they tried to charge us for issues from the previous tenants (for which they already charged the previous tenants) essentially double dipping at the renter's expense - they will not respond until contacted multiple times and chasing them down. As a State Department officer who has had multiple PCS assignments, I would never entrust this company with my property. I would also never rent from them again or let anyone I know rent from them. We've rented properties in many states from many different property managers and have never been so disappointed as we have been with Peabody. Their website and move-in process made us hopeful; We really thought Peabody was at the top of their game. That is, until we actually had an issue and had to call their "Emergency Line." If you are the brave of heart who can bear to listen to 20 minutes of being lectured that you will be charged $25 just for calling their line, you'll find that you're taken to a voice message service. Fair. But then when they take 6 hours to return your call when you've got sewage actively flowing into your newly remodeled ground-level? Not fair. This happened not once, but twice. Peabody blatantly ignored our requests to have a contractor remove the sewage from our ground level. We had raw sewage (complete with all sorts of smells and even toilet paper!) sitting and soaking into the newly remodeled space, which eventually ruined the drywall and flooring. If the situation had been remediated immediately, our landlord may have not had to suffer the thousands of dollars in construction and we, as tenants, would not have had to suffer the months of lost square footage, relocation of our belongings, and inconvenience of multiple contractors rotating through our home. Their inability to effectively manage property cost our property owner in thousands and us as tenants hours of frustration. Find another company. I move regularly and have rented my house in NOVA three times. The first two times I used a different property management company. The third time, I used Peabody. Huge mistake. The biggest problem were issues requiring contractors at my house. They use their own contractors and give you outrageous estimates. For example, for a leak in a bathroom, their quote was over $5,000. I had my own contractor go, who fixed the problem for $400. This is just one example, but there were many. All of it amounted to the fact that the owners of the properties that they managing are not their priority. Again, you have many choices in this area - skip these guys. read more

I deeply regret doing business with Peabody Residential. Like you, I was researching Peabody Residential for my rental property management needs. Worst business decision I have made in my life - no joke. I started doing business with them in February of 2013 and we had a fully executed lease starting on May 1, 2013 that was signed on March 20, 2013. Tino proved to be a smooth talker (akin to a used car salesman) and at first I was impressed by his interest in helping my family meet our needs. However, as time went on - his and his staff's incompetence and dishonesty became blinding. The tenant filled out Peabody's application (with application fee). I was assured by Erin Peabody (Tino's wife btw) that a credit check was performed. Two days after the lease was signed, the tenant bounced a check - I didn't think much of it at the time as she eventually did pay the funds but hindsight proves this was the first in a series of problems I had with the tenant (and Peabody). Fast forward with more bad checks and come to find out that the tenant was stealing money from her employer to pay rent. She paid Peabody, Peabody paid me, and then they wanted the money back from me when her employer came asking for the money that was stolen. All of this culminated in me not getting paid rent for 6 months. At no point in time were they concerned about rectifying the situation - they were putting all of their effort into getting their money back from me (which I did give them some back). I kept constantly asking myself - what am I paying them for? All of the above prompted me to ask about her credit check. I wanted to see her credit score as I couldn't believe this is the first time anyone of this character has done something of the sort. I was told by Tom Roller that "the credit report has expired and is no longer available." Ok, so I'm thinking you guys didn't really check her out did you? Did you pocket the application fee? At the very best, they are incompetent - at the worst...... So, I checked her credit myself and was astounded to see a previous eviction and multiple judgments! It took me 20 min to find this information. I was floored, so then I contacted a lawyer...... Adding insult to injury, Erin Peabody claims she did check the credit and recommended I do not rent to this person. Why would I rent to someone that Peabody doesn't recommend and has bad credit? Aren't I paying them to make recommendations and protect me? If I did go against their recommendation, wouldn't there be some sort of CYA documentation on their part? Nothing. Further, it wasn't like the property was on the rental market that long to where there would have been a sense of desperation on my part to rent it to anybody. Bottom line, Erin clearly lied and is most certainly the weakest link in their entire operation. So now it's essentially he said, she said - who do you think Tino would try to protect - me or his wife? Classic case of why you shouldn't work with your spouse (or do business with a "mom and pop" operation). Let me add that Peabody's response to this is that I found the tenant on Craigslist (which I did) and thereby their liability was lessened. I did receive a discount for finding the tenant. All of this culminated in the both of us agreeing to terminate the relationship. I am currently pursuing legal action against them for mismanaging the account which led to the losses suffered. Of course this is difficult, because in the contract you sign with them under paragraph 14 the parties' management agreement -- the agent assumes no liability for the failure of the tenant to pay any rent. I'm not disputing that, I'm disputing they didn't check the person out before renting to her and they mismanaged my account with them along the way. All in all, a completely horrible experience doing business with them. * First mistake -- Peabody failed to properly run credit and rental history checks that would have shown past judgments and an eviction. * Second mistake - At the first sign of trouble Peabody failed to institute or recommend legal action (as early as 2 days after the lease was signed) * Third mistake - After the first returned check Peabody failed to require that payments be made in certified funds, cashier's check or money order per the Lease. * Fourth mistake -- Peabody didn't take the necessary steps to protect the funds it had received supposedly on my behalf or challenge the multiple refund requests with its bank or the alleged defrauded bank. Will I ever see the money again? Probably not. What I do know is Peabody doesn't operate their business with integrity and this will undoubtedly come back to harm them in the future - Karma. If you do need property management services, I recommend you go with someone who has more experience. read more

This management company is by far the worst I have ever dealt with and I advise anyone to stay away from renting a property managed by them. Erin and Tino Peabody are rude, unprofessional and flat out crooks. There is no legit company its just the two of them that handle business. You can never speak to them on the phone and they only respond to email with short rude responses. When you try to call their numbers it either just rings to voicemail or it prompts you to email them via their website. Myself and the previous tenants had such a bad experience that the owners finally fired them. They lied on multiple occasions and charged us a pet "fee" when the lease says deposit. When confronted they said this is their policy. Turns out the owners had no idea and they were actually pocketing this money for themselves. They are not honest and are out for the money. This is one of the most unprofessional companies I have ever dealt with. They are impossible to get in touch, even after many emails and phone calls. I attempted to rent a home they were listing, but it proved to be an impossible task. **BAIT AND SWITCH** 1. The property was listed for rent for over a month and a half. Peabody had periodically lowered the listing price. 2. I was finally able to schedule a showing through a real estate agent and saw the property. When we contacted Peabody with some basic questions, primarily "Can they support my move-in date?" I was told the following: I must submit an application with fee and certified funds for the first month and security deposit. This was not a deal breaker, but a bit odd. Why couldn't we discuss a move in date ? Why would I transfer thousands of dollars to this company without evening knowing if the timing would work out ????? About 20 min. later when I received their application I was told the rent had been suddenly raised !!!! Really !?! Avoid this company at all costs. I actually feel bad for the property owner who is probably unaware any of this is going on. And one other thing...take a look at the reviews and when they were posted. They lied to me through the entire application process. Was told up front by the owner that my pet exceeding the weight limit would only result in an additional $25/month in rent. I paid the $60 application fee, and then my application got denied due to...you guess it, my pet exceeding the weight limit. I would have loved to rate the company better but since they never responded to any of our emails, phone messages or our realtor inquiries we couldn't even look at our dream home, never mind get any actual information or god forbid make an offer, thus we had nothing to go on....a dismal business plan if you ask me! Peabody started out as a very hands on, professional company, but since they have grown their service has degraded significantly. They have outsourced most of what they do in order to handle their volume and they basically don't want to talk to you. Their service is shoddy and in our experience, they tend use "jack of all trades" handymen. Despite requiring detailed input on problems, they do effectively communicate with their contractors forcing the tenant and/or owner to repeat the problem. Additionally, many of their contractors either cancel, call at the last minute or show up late. My sense is they got too big, too soon and lost the professionalism which got them highly rated when they started out. They are more about quantity and closing out issues than quality, professional service. That said, they do respond via email and will get someone to at least come look at problems. I just feel like their service has steadily declined and they seem to be very impersonal and unfriendly. read more

My friend and I encountered an awful scenario where our third roommate backed out of a lease at the very last minute. Peabody Residential was extremely understanding, worked with us to return our deposits, and pointed us towards available two bedroom apartments. Been meaning to write this review...My wife and I moved into a Peabody rental in March. When we moved in the heat broke right as the temperature was about to drop below freezing. I was really impressed with Peabody's effort to get things fixed. Turns out the heater was not broken but simply an electrical issue, which we found out after they called in 3 different contractors. Long story short we were worried about freezing and they took care of us. Great way to feel welcome! read more

We learned about Peabody Residential upon reading the excellent reviews written about them on Angie's List, so we decided to sign up with them in order to manage our property and rent it out while we are out of state. Our initial experience working with the Property Manager (Tino) and his team went really well, and every single team member was very polite, professional, knowledgeable, and organized. Peabody recently listed our house for rent, and we are updated weekly through a newsletter of any interested applicants. Our experience working with them maybe rather limited at this stage, due to the fact that we only recently signed up with them. However, seeing how the business is set up and organized in such an excellent manner, we are confident we made the right decision using their services to manage our property and list our home for rent. It is also worth mentioning that Peabody have put in place a Web Portal that is accessible to us and future tenants, to respond to any questions or requests we may have.
