They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. (This just my personal opinion, as stated above, others may not agree for legal purposes)

Trying to find a home in our far west neighborhood, that was willing to accept a six month lease was extremely hard to do. After days of failed searches and feeling desperate I googled "property managers" and after several phone calls to numerous companies, I finally found Andrea Block. She knew it was going to be a challenge but within a few days she showed us a few options close to my daughters school that was willing to work with me. I'm glad to say that we found a house near my daughters school and we couldn't have done it without the help of Andrea. I would highly recommend her. She is an amazing person who went above and beyond to help me when she didn't have to.

There are a few people in the front that aren't really professional, but they are pretty young. And the manager is great and always planning events for the people who live here. Maintenance workers are amazing and nice as well. They do get swamped with work and the portal to submit maintenance requests is a bit iffy. However, I wouldn't listen to anybody talking about a "shady lease agreement" they are most likely incompetent to actually read through documents. It clearly asks you to pick how many months you would like to choose and we have never had any issues with anything else on the lease. It's decent here, I have no complaints. The people who are leaving 1 star probably got kicked out from not being able to pay rent.

To begin, when I was initially inquiring about the property (from out of state), the property manager, Victoria, said "I'm spending too much time on you" when I was asking basic questions. I should have hung up on this extremely rude person and moved on, but unfortunately, I signed a lease with them. We verbally agreed on a 12-month lease, and when I arrived, they set it up as a 15-month lease. Be sure to read your lease carefully because they will pull shady things like this on you. When I finally entered my apartment, it reeked of cigarette smoke to the point where I could barely breathe. Because I moved in on a Saturday, they couldn't move me to a different unit for two days. Shortly after I moved into a unit that did not reek of cigarettes, I noticed it was BUG INFESTED. I read other reviews saying they had bug problems there, too. Later on, I started hearing endless dog barking at all hours of the day. The barking would keep me up past midnight, and wake me up in the early morning. I complained to management about a dozen times and they did absolutely nothing about it. I explained to Kylie, the assistant manager, that the lease states that management can fine the dog owners and/or remove the animal from the property, to which she did nothing about it. Kylie would rather respond with polite replies than take any meaningful action. I had to deal with those dogs barking my entire lease. Then came the water shutoff. I understand having an emergency, but my water was shut off about 3 or 4 times in the year I was there. They have some kind of reoccurring problem there. When I finally vacated, I received their Final Account Statement and noticed a few strange charges. They told me that pest control was included in the rent, yet they charged me $80 for roach treatment, and refused to remove the charge. Also, I left about a month and a half early, and there was a water bill of almost $50. I paid the water bill on the previous two months rent, and I wasn't there for the last six weeks. I inquired about that and they told me that water is not billed per individual unit usage, but rather "by the number of occupants and square footage of the apartment, not exact billing" (per Kylie) So, they forced me to pay for other residents' water when I was not there. I always paid my rent on time, in full, and made no damage to the apartment. It's unfortunate I had this negative experience there. I would recommend looking elsewhere for a place to rent.

    Extremely Disappointed with Westover Oaks Apartments - Ongoing Noise Issue & Poor Management…read moreResponse This is my third month living at Westover Oaks, and I am extremely disappointed and frustrated. When I first applied for the apartment, I specifically asked the manager for a quiet unit because I was moving from a previous apartment complex (Vollara) where I never had peace due to constant noise. I explained clearly that I am a student who also works two jobs, and I have a child who needs rest for school. I usually study late into the night and sleep around 3 AM. I made it very clear that I needed a peaceful unit. Despite this, they placed me directly across from the dog park, without informing me beforehand. From the first night I moved in, it's been nothing but nonstop barking at all hours -- 4 AM, 6 AM, 7 AM. There are people at the dog park with no regard for residents who are trying to sleep. I love dogs (I have two of my own), but this constant noise is unbearable. I've spoken to the management multiple times. Their only solution was to install soundproof curtains, which were finally installed two days ago -- and they don't help at all. I'm still being woken up every morning by barking dogs. I requested to move to another unit away from the dog park. The manager said no -- even though this situation is a direct result of their poor placement and lack of transparency. I feel stuck paying $1,600/month for an apartment that is making my life miserable. I cannot sleep, I have headaches, I am constantly stressed, and my child is affected as well. At this point, I'm just counting the days until I can move out. What's most upsetting is that I communicated clearly from day one, and they ignored my request. Instead of being accommodating, they've left me to suffer in a unit that was never appropriate for someone in my situation. This is not fair, and it is not professional. Westover Oaks might look like a nice place, but if you value peace, rest, and responsive management, I would strongly advise looking elsewhere.... I would love to talk about this situation so if someone can reach out to me in regard to this situation I will really appreciate it as of this matter is urgent thanks !

This area is really growing and the convenience of restaurants and shopping is really nice. It is kept very clean, and from my experience, it's relatively quiet. Very pet-friendly. The staff here are really nice. Maintenance issues are taken care of promptly. I have had a couple of problems, not gonna lie, but they were resolved satisfactorily. That, to me, was important. The floor plans are nice (1-3 brdrms) there are two dog parks (many people don't pick up after their pets), one pool with fountain and really nice covered area equipped with tables, umbrellas, tv, barbecue pits, garages and covered parking for an additional charge, They also have a business center in the office with computers and printers, free Wi-Fi in that area. The gym is kind of small, but has the standard treadmills, elipticals, free weights, etc. Towels and water are complimentary, but not always available. If you have pets, there is a pet deposit and monthly pet rent. In addition, there is mandatory fee for valet trash service. They do try to make you feel at home. Every so often they do free spaghetti dinners or donuts for breakfast,, parties, etc. Overall, I've really enjoyed living here and would recommend.

When we met Danny, we took a weekend trip to Texas. We wanted to meet our new realtor and visit some houses in San Antonio and the surrounding area, and we realized during this weekend to Texas we would need more time to find just the right home. The weekend we spent with Danny was a fun time getting to learn about him, and he learned about us so that we knew we were on the right track to find the right home. We needed to find a place to stay quickly once we move to Texas and during the weekend visit luck was on our side, Danny has a fully furnished Airbnb that we decided to rent while we search for our new home. Once we moved to Texas, we rented the Airbnb. We did find a house quickly (thanks to Danny listening to what we were looking for in a home) and we rented the Airbnb for four months while our new home was in the process of completion. Danny is very knowledgeable, professional and listens to his clients. During the closing process, Danny made sure we felt at ease during this process and took all our many questions and all were answered in detail. Danny was with us every step of the way. We cannot express the thanks to Danny Charbel for being the person he is, he made us feel very comfortable in finding a home. On a side note, Danny has great contacts with different trades, that is how we have great plantation shutters, electrician, painters, etc. This is also a great feature with a realtor that has many great connections for his clients.
