I hired Adams to install 6 foundation stabilizing piers…read more Over all I thought the crew and staff were kind and prompt. I had also used Adams months earlier for interior foundation crack repair unrelated to this piering job. I was very satisfied with that work. 1. Make sure that piers aren't relocated without approval of their foundation engineer. One of my piers was to be installed under my gas meter. The crew understandably did not want to dig there. We had the pier moved and an extra pier installed from the basement interior (behind the gas meter). An unexpected but necessary extra expense. 2. If your sewer line exists near where the piers are being installed, the Adam's crew may not expose it during their excavation. The utilities marked where the water line entered the foundation, but we only knew that the sewer line was nearby within +/- 4 feet. I paid a licensed plumber to come and locate the sewer line and moved one pier a little to make sure it did not cause any  damage. Another unexpected expense, but worth the peace of mind. 3. The building permit will probably have attached installation instructions from the piering manufacturer. They will define recommended pier spacing, foundation preparation and grouting requirements. Interesting reading for you DIY enthusiasts.

We did a fair amount of internet research on the various suggested solutions and on the companies we had heard from. We selected Permajack of St. Louis both because we decided that their solution and methods seemed preferable and because their bid was reasonable ... not the lowest but not outlandish. Everything about dealing with them was professional. Calls were returned promptly. Questions answered quickly. The project was completed as promised and on time. The crew was respectful of our home and property and did everything they could to mitigate the noise and inconvenience. They even went so far as to hook up the washer and dryer when they were done, without being asked, after we expressed some concern about being able to use them while the cement cured. When the crew left, the work area was spotless and the whole process had been much less painful than we expected. I would absolutely recommend Permajack of St. Louis.

Their teams did an excellent job not only on my basement, but you couldn't even tell that they had to dig large holes in my front yard to anchor my foundation wall. The lawn was repaired so well I could barely tell where they dug. All of their staff were professional, on time, and cleaned up when the job was complete. We are very happy with their work.

Extra Long Post Warning:…read more I chose Stratum for my window well drainage because they have, across the board, glowing reviews. I mean glowing. By and large, those reviews are probably well earned. Here's my experience... I first met with a salesman named Matt. Matt is great. He definitely gave me a bit of a hard sell, but I get it. But I made my own decision in the end. I will say that never have I been walked through a process with as much care and detail as Matt provided. He is lovely. If anything, I would say he doesn't have to sell quite so hard. I was scheduled for a one-day job on June 20. On June 19, the head construction guy (don't remember his name, let's call him Rick) called me to say that if I really, really insisted on them coming the next day, he would make it work, but they really couldn't because they were behind. It was a bit of a strange guilt trip, but whatever. Ohhhhkay, fine. When can you schedule me?, I asked. Rick tells me, "Well, without looking at my calendar closely I can give you July 3." I thought 2 weeks was kind of an extensive delay but I haven't been busy this summer so I said okay. (I was hesitant about taking the day right before a holiday weekend, but I was assured it was a one-day job.) So July 3 arrives. Keep in mind that Matt has been in contact this whole time, being sure I was kept in the loop. On the morning of July 3, a crew arrives and the crew leader, (maybe his name was Keith?) went over the work. But! The paperwork was missing a key part--a new window well and window well cover, which was part of my bid. I explained that to Keith and he said they will make it work. I left to grab coffee and when I returned, an older guy was there to tell me that they wouldn't be able to do the window well and cover because it's not in the contract and they don't have the time. I think this guy is Rick, the one who has rescheduled me from June 20. "I'm trying to get my guys out early because of the holiday," he says. He also takes me down to my basement, where the work is happening, and says he's sure he'll be back again soon because I need more drainage than just what they're doing today. I wanna pause here and talk about gender. It was clear that Rick didn't totally respect me because I'm a single woman living on my own. He talked down to me terribly. I hate saying this because everyone else was great. And the guilt!! I totally get the desire to have your employees done early before a holiday, but the new well and cover were part of the contract and my work was already been delayed two weeks. While Rick and I were trying to figure this out, Keith walked up at that point and informed Rick that Matt had confirmed I had paid for the well and cover. At this point, I felt incredibly awkward because it seems like there was some kind of miscommunication I wasn't part of. Please know that most of this process was really positive. Keith was wonderful. A born leader. He was kind, competent, and cleaned the basement area so well. The crew had a really good rapport with each other. And I honestly can't say enough good about Matt. Would I choose them again? Maybe. Matt is truly awesome, and everyone other than Rick was absolutely fantastic. I mean, these guys were teaching each other stuff and so supportive. They were really sweet about my cat and just so professional. Oh! And for those interested in cost. I had one window well drain installed, connected to one sump pump. The downpayment was $1400 and the remainder was $3400.

Two words that make every homeowner cringe are, "Wet basement"…read more It doesn't matter if it is inches deep or just minor seeping around the edges. It's still a major repair that needs immediate attention. It's better to do it, sooner than, later. My house has only a partial basement, the majority of it is finished crawl space. I have a laundry room upstairs, so all that is in my basement is the furnace and extensive shelving units for storage. With that being stated, I rarely have any need to go down into my basement. When I did venture down after one of the early spring down pours, I discovered I had an issue. It wasn't major, but I wanted it fixed before it became one. Again, being new to the RIverbend area, I reached out to friends and family for recommendations. Everyone of them said the same thing, "Midwest Basement". So it was a no-brainer on calling them to do the job. They came and gave me an estimate, explained what they would be doing and told me what I needed to move to make the work area more accessible. When scheduling a time, they were accommodating to my unique work schedule. Best of all, it was a smooth job and they completed the job faster and easier than anticipated. I could not have been happier with the work team. They were all very professional, friendly and respectful of my property. Their clean-up at the end of each day was impressive in itself. The weather has been dry since my work was completed, so I'm waiting for the next rain to really check things out. However, a friend who used them in the past, lived in his house for another 13 years after the work was completed and never had water again. I'm hoping for the same positive results. He's responsive, friendly, and well priced. He may not be the least expensive, but he's certainly not the most expensive, and he and his crew do great work. They are respectful of your timelines and your space, and their final outcomes are impressive. I would recommend Dan for anything that needs doing. Dan and his crew are great!

I can't recommend him enough and have already sent several of my close friends his way! When we bought our house 5 years ago, we immediately recognized that the untouched basement had unlimited potential, and started dreaming of all of the possibilities. Finally this spring, we got quotes from 3 different contractors. Dan's price was reasonable and definite, and he showed that he wanted the business and could do the job. I was nervous that the basement wouldn't live up to my high expectations, but we took the leap of faith. I am SO GLAD we did. The job proceeded on schedule and on budget (at least on Dan's side - I went a little overboard on some of my choices of materials). Dan's employees and subcontractors are all polite and professional. Especially Pete, who I think is both an incredible carpenter with unmatched workmanship and also just one of the nicest, most caring guys you will ever meet. Dan and Pete brought my vision of a little Mouse House/Harry Potter nook under the stairs to life based on Pinterest photos and our shared drawings. We also did a secret room with a trick bookcase. Everyone who sees these rooms now is beyond impressed and wants to know my contractor's phone number. As a detail-oriented person (and an attorney), I had tons of "punch lists" and questions along the way. Dan received every single one of them with a smile and a positive attitude, which was so reassuring and made the whole experience so pleasant for me. He even welcomed my lists as a good way for us to stay in communication and keep track of all of the details. Ultimately, the job was completed in July of 2018, and I am thrilled to say that my basement dreams came true, exceeding all of my high expectations. All of the workmanship is top quality - the lines are straight, the cabinets are perfectly aligned, the doors are level, the electrical and plumbing and drywalling is all done right. If I find anything that needs to be adjusted, I know Dan will handle it. At this point, the only thing left for me to do is pay off my home equity loan and then hire Dan to update my upstairs kitchen and bathrooms. I can't wait.
