i'm getting lease violations for minor problems, like trash outside my door and one noise complaint…read morefrom a neighbor two weeks after we moved in. this is absurd honestly i've never lived at an apartment complex where i honestly just feel targeted at this point, we had just moved in we haven't even been here for more than 4 months as a new resident im disappointed in the lack of lenience for new residents. we were never told not to leave trash outside the door if they are so strict about it maybe they need to send an email every week because a lease violation is insane for such a small problem, a phone call would've been nice.

My unit has no problems and had updated features when I moved in. The property is gated, has a courtesy officer who patrols regularly, and the neighbors are generally quiet. We have trash valet service that comes Sunday-Thursday and a secure mailroom to make it easy to get packages outside of office hours. The only complaint is that some pet owners do not clean up after their dogs despite the availability of dog poop bags and trash cans. The office staff is prompt about answering questions and very courteous, but a special shout out goes out to James, their head of maintenance. He always does a great job, has a positive attitude, and has set the bar high. All my maintenance requests are completed within 24 hours and always done correctly. I highly recommend this property.

She wasn't in it for the points, she genuinely wanted to get me into a good apartment. I told her I work from home now and I wanted a 2bd1ba or a 1bed1ba with a den/study. While we found a few matches, she suggested a normal 1bed1ba but in a "nicer" complex. As someone who lived in an extremely crappy and shady complex, I was interested if the price is right. Rachel narrowed the search down to two complexes and we successfully scheduled a tour with one. I ended up applying for that one to lock in the price and I'm so glad I did. When I toured the unit I was in love! It was smaller than my current place, but still had plenty of room to work. It had a patio, a fireplace, and a washer and dryer hookup. Sadly after moving in we realized the washer and dryer I was inheriting were too big. But that's okay. I have a HUGE storage unit to house everything until I'm ready to sort! I'm so happy with the unit Rachel showed me. She even went on the tour with me, it was great having her there! I would definitely recommend her to anyone looking for a new apartment.

Update 4.17 (no longer a resident yet received a balance and impact with credit bureau almost one…read moreyear later) I received a notification from the credit bureau for a $100 charge from Valencia Lofts. I haven't lived there since July 2023. I have NEVER received any communication from Valencia Lofts regarding the charges or balance. They had my forwarding address, phone number and email. I went in person to talk to the manager who was clueless as she is new but was able to provide a statement balance --MY FIRST TIME EVER RECEIVING THIS (4.17.2024)yet the statement is dated 8.07.2023!!!!) She agreed that my pictures showed a clean unit and that if she were manager at the time would not have charged me. I emailed the corporate office including the owner ALBERTO MILMO with photos of the unit. I left the apartment spotless and have pictures. I didn't even get the deposit back, my balance from water and sewer was $20.65. Alberto Milmo and Milmo Group is uprofessional AND I DO NOT RECOMMEND LIVING HERE NOR AT ANY OF HIS OTHER PROPERTIES (Barcelona Lofts, Milmo Lofts and Dielmann Lofts). I made all my payments on time during my two year lease and that was never enough. If I could give this apartment negative reviews beyond 1 star I would.

Moved in towards the end of the pandemic. With my wife and new born son. We inspected the unit upon…read morearrival and made a list of the dish washer to be set up, as well as the smoke alarms were missing ( alarms were just openings to the ceiling and roof where the monitor should have been). They never came to address the issue during our whole stay. I had my truck towed in front of my house because they said I didn't have a sticker when they gave me a verbal okay to park there upon moving because they didn't have any stickers available at that moment. They towed my truck and the cost was $320 to get it out. (Downtown doesn't even cost that much, clearly someone got paid). After talking with Nancy about why my truck got towed and never get updates on my text or e-mail she sends she took my info down again and still never received one property notification until after I left the residence. (Now I'm getting emails and I don't even stay there now.) My next door neighbors in our town house flooded the downstairs then we started having a roach infestation problem do to poor pest control and water damage service provider. The plumber tried to put the blame on my wife for make up wipes being flushed pulled out of the other units drain. We don't even use wipes for make up nor would we ever flush them. The roach infestation became so bad we had to move. I had to get rid of my sectional couch and other belongings to prevent them coming with me after the move. We were to the point where my son was so use to living with these little German roaches he would say " hi to them." I had to exterminate and fog myself to see some form of relief. Towards the end of our stay the trash disposal just stop coming and our dumpsters were just filled to the top. Looks like the lofts were trying to hire someone to dispose our trash to save/cut cost. Which just turned into negligence with people coming and taking our trash in regular pick up trucks to be discarded. After speaking with Dina she would just try and say that's unfortunate and blame it on my neighbors. Never a resolution or alternative solution. The roaches were growing in the door way of the doors in the unit on top of the doors in between the cracks. I showed her videos and documentation of our struggle living in these conditions. I left the unit clean as can be and showed the facility the problems I addressed personally and showed my unit and was told I would get my deposit back along with them saying they were sorry for the experience. Here I am almost 3 months in my new home. Still no deposit. Upon going in and talking to Dina she asked me to put my address on a sticky and that they would be sending me the check or call to pick it up. They never answer the phone so I have to go in person only to get no resolution. I hope my testimony can prevent you this experience. This place is doesn't not care about customer service. You won't ever be right. I hope my evidence can help me get my deposit back and save you the heartache. Hey Dina & Nancy! Glad you read this. We would like our deposit back.
