Must agree with the other 2 star review. We've been in the house 3 years now and quite a bit was missed during the inspection. Obvious signs of issues that would be a red flag to a trained eye have cost us a lot of money. We've since learned that it does not take much to become a home inspector and that the wiser approach would be to get a cheap home inspection, then pay your trusted plumber/electrician/HVAC to spend an hour looking for any problems. read more

My boyfriend and I are purchasing our first home and we hired THIS to do the underground oil tank sweep. They were extremely accommodating to my last minute request. I called at 8am and was able to schedule an appointment at 4:30pm the same day. Nigel was fantastic on the phone and very responsive. He sent Jason as the oil tank expert and he was great. First, let me say that we love our home and we don't regret buying it. However, we don't love paying for repairs that were plainly obvious in retrospect, and that a solid inspection would have easily detected. We chose Total Home Inspection Services (T.H.I.S.) because they were recommended by Weichert Realtors. We had previously worked with three other inspectors in different regions, and this one was by far the worst. While the inspector, Neal, identified some important issues, he failed to identify many others. The first concerns came immediately, when it became clear what the inspector was not going to do during the inspection: go up on the roof, check the skylight, or even look under leaves. Our report stated that there were no cracks or other issues with the foundation. A few days after closing, a mason pointed out a disturbing crack right at the front of the exterior. It was quickly obvious that the cause was soil erosion, hidden by the aforementioned leaves. This will cost us thousands. The inspector noticed some asbestos in the furnace room, and told us about it. He did not notice the asbestos in the crawlspaces, which will also cost us thousands to remediate. The radon level was reported at two totally different values in different documents. T.H.I.S. could not account for the discrepancy. They even managed to misidentify the main sewer access. The report was thin and lacked issues mentioned verbally during the inspection, as well as photos of critical items. We had to ask for a revision just to document our concerns to the seller. By this point, we knew we were up the creek with this inspection, but we didn't want the deal to fall through, so we crossed our fingers. We were not surprised, therefore, to find ourselves paying large sums for repairs that could have been avoided. But we are disappointed. read more

The whole experience was top notch. Our realtor referred us and we called to get a quote and make an appointment, and after an apparent friendly cheeky remarks between 2 fellow Brits, Nigel and my husband agreed on a time and price. Our appointment was slotted for 9:30 on a Wednesday morning, while we arrived on time, we found Tim (our inspector) having already started with the outside of the home. Tim greeted us warmly and immediately got down to business, walking us through section by section of the property, taking detailed notes in his recorder along the way. My boyfriend and I are purchasing our first home and had been recommended Total Home Inspection Services by our realtor. Calling and setting up an appointment was super easy, my boyfriend spoke with Nigel and he was great. We met Greg and Jason on Saturday morning at 9am. Greg did our home inspection while Jason did our tank sweep later on. Greg was very punctual- as he was there WAY before we even got there already taking a look around the property! Greg outlined everything for us, asked about any concerns prior to looking, he also let us know he would be communicating with us every step of the inspection, which he did completely. It was so comforting to see him genuinely care about us understanding what a home inspection entailed and wanted to make us more knowledgeable homeowners. He didn't mind the million questions we had and wanted us to tag along the way so we felt good about everything. Jason was also so great to work with! He was so kind as well, and took the time to explain what he was doing, too. My boyfriend and I appreciated that a lot. Both Greg and Jason let us know when we should be receiving our reports, 2-3 business days. After we left, Greg even called to confirm he let us know the correct day that we should be receiving our reports (taking business days into consideration)- they're customer service could not have been any better, truly! He didn't have to do that, but it was so nice that he did. All in all, we had an amazing experience with both Jason and Greg and definitely plan to work with Total Home Inspection Services again for our future homes in NJ! Neal was recommended to us by our Real Estate agent and we couldn't be happier. We were moving across the country (CA to NJ) and so timely communication was a big deal for us. From the very start we heard back from Neal (and sometimes his partner, Nigel) within hours of our emails. He was able to set up the inspection at a time that worked for our tight schedule and sent us all the necessary paperwork to review ahead of time. The inspection itself was incredibly thorough and Neal walked my husband through it the entire time - a big deal for us out of state folks who weren't familiar with how the heating works in NJ! T.H.I.S. was recommended to us by our broker so we decided to use them to inspect our new construction home. I didn't particularly find the inspection to be very thorough. Plus, we experienced a bad roof leak after moving in. The cause? No flashing on the main brick chimney. This is a huge oversight as all they needed to do was to look up (from the ground level) to see if there was flashing. It was a newly built home. While very pleasant and cordial in all our interactions, this should be a huge strike against an inspection company. There were other things that I didn't particularly like during the inspection but this one example should be enough to make a homeowner think carefully about their decision. read more

Extremely Thorough inspection! My husband and I just purchased an older home. I chose THIS because they were thorough and friendly from the start. When I first called I spoke to Nigel, he looked up my home online and let me know the type of inspections needed. Mark came by to do our inspection. Neal was an absolute professional, and took almost three hours to inspect our new home top to bottom. Neal was polite, courteous, and VERY thorough. We spent about 3 hours doing the walkthrough and he noticed numerous small details in additional to several large and very important issues that had not been mentioned by the seller. He had excellent knowledge of all major systems (roofing, siding, plumbing, electrical, etc) and gave great explanations of what his findings and concerns were. Plus, great email communication and very accommodating of changing schedules during last weeks snowy weather.
