UPDATE: I was really hoping that this would end on a good note, but nope! This whole thing ended up WASTING FIVE MONTHS of my time and left an unnecessary damage in my pocket, but I said I will update so here we go ... I should probably mention first that HE ASKED ME TO DELETE MY REVIEW in exchange for the refund he promised to give me before I even wrote the review. Eventually I was left hanging & no refund was issued. He could've just told me straight up from the very beginning! I would've been happy if I heard something along the lines of "Sorry I can't keep my word and close your refi with the terms we agreed upon, and sorry I can't issue you a refund." But no! This whole time he just kept my hopes up by lying his way out, so we had to keep going back and forth wasting my time, so unprofessional! Rundown: He reached out after seeing my review, told me AGAIN that the refund was approved & gave me a timeline of when it's going to reach my account. 2 weeks later he takes his word back telling me that Caliber Homes (company who did the appraisal) refused to give me a refund, but keep in mind he had already said it's been approved for a month now, even offered to send me a screenshot of their conversation but never did, obviously because he's hiding the fact that nothing was even approved. Eventually he insisted on personally sending me a check instead. 1 week later I asked for an update, said he sent the check & it's just taking a while. Another week passed by still nothing & when I asked again a week after that (which was 2wks ago), he never replied anymore. I never reached out again after because I was hoping I won't have to keep asking & he'll just update me but I guess it's my fault for believing in him. I'm done here, you all be the judge of the person he is after my experience with him. read more

10/10 would not recommend. As a first time home buyer I went with TQL because of their great reviews but unfortunately had a terrible experience from start to finish. First I got independently pre-approved for my loan amount then once I found a house and had an accepted offer they doubled back and said I would need a co-signer - stating that after reviewing my pay stubs some of my income would not be applicable since some income was stipends as a travel nurse. They had these pay stubs prior to my preapproval but clearly had not looked at them. Then 1 week before close they doubled back again and said my co-signer would have to be a co-applicant/co-owner. Legally a co-signer and coapplicant/co-owner are very different and going from independent preapproval to needing a co-signer to needing a co-applicant was a huge ordeal; I would have gone with a cheaper house if I knew my preapproval would require a co-signer or /co-owner otherwise. They lied about the terms of needing mortgage insurance. From day 1 I communicated that I was using downpayment assistance and only putting 3% down and they told me I wouldn't need mortgage insurance since I was using a conventional loan. I asked specifically for clarification since my understanding was you always pay mortgage insurance unless your down payment is at least 10%. They said no, I wouldn't have to pay since I was going with a conventional loan - then when mortgage insurance started popping up on disclosures they reassured me "it was just an estimate" and not until the final disclosure did they finally fess up that mortgage insurance was required. They pushed back the closing multiple times and still didn't get the paperwork submitted and processed in time for the down payment assistance program so we were unable to use the program. We would submit paperwork or documents to one person then someone else would reach out saying they never received the documents, then we would submit the documents again to the second person, then have a third person say they didn't receive the documents. Then they would say that the process was delayed or not on schedule because we weren't submitting things in a timely fashion...it was a mess. Start to finish. The lies, the poor communication, the lack of time management, extremely poor business practices. Also 2-3 weeks after closing I got an email letting us know that our loan was being transferred to a different lender. Trying to get our first mortgage payment submitted when our loan was transferred to another lender so early was a nightmare. Just don't use TQL, you will regret your decision. read more

if I could give this place zero stars I would let me start off by being a first time homebuyer this company has made me want to rent in every way possible I was approved for a loan and all comes to end a lady named Becky Frempter had made my home buying process a living hell mu realtor was able to get me in one home and we lost it due to this persons lack of communication and lies and information being told back and forth this lead to me losing the first home I found a second one and had to lose out on that property as well due to Becky making it extremely impossible to get anything done if it is not one thing it was another every day something was coming up that Becky made up to just make my home buying process a living hell i have backed out on my home buying process completely and know feel more comfortable to rent Beckey completey made me lose my patient with how unhelpful and how difficult she is as a person in general I asked to speak to the ceo and she claimed to be the ceo she had her underwriter call me from a scam number beckey is the worst and avoid this company at all cost the only thing they will do is pull your criedt and affect your score and make it nearly impossible to get the finish line beckey should be in jail and get retrained I have a law suit with her and this company just for the stress and emotional damage one employee can do avoid this company at all cost read more

I would not recommend this company to anyone to use for their lending purposes. I wish I had went with someone else for my original purchase and my refinance. Very poor follow through and communication. Each person you speak with doesn't know what's going on. IMO these people don't care about trying to get you a good deal, they just ram you through as fast as they can. They will promise you no money out of pocket if you refi with them, but that is a lie, I paid almost $2000. The refi process I find suspicious as well. TQL solicited me to do a FHA Streamline Refi, however, they collected all my info and ran a hard credit inquiry a month before my FHA loan was actually qualified for a Streamline refi. No real communication about why it was taking so long, eventually got an email like, "Oops, we need to wait 30 calendar days because your loan is not mature enough." Umm, you are lenders, that should not have been missed in my opinion. Per FHA, Streamline refinances don't require credit checks, but TQL/Western Express Lending ran one anyway. We were also ensured we would qualify for the MCC (first time buyer tax credit) with California and come to find out, months and months later, our MCC was cancelled. I was able to confirm TQL's office was notified of this, however, this was never communicated to us. I'm not saying the MCC was cancelled because of something TQL did, it could be we just didn't qualify, but with that said, we should have been made aware of it at the time they were. If you want less of a headache, stay FAR away from these guys, they just want to process you as quickly as they can and get their money. read more

I can not recommend this team enough! They helped me my original loan on a second property (rental) and then the refinance a year later. Both of these loans were very tricky because it was a rental and I'm an independent contractor. Christopher, Becky and the team managed to get pass all of the hurdles. I dont know why they have such low rating here at Yelp(maybe its just an misunderstanding or people dont seem to check the numbers or documents properly before signing- validating information is critical) they deserve atleast 5 stars if not 10. These guys are simple amazing. I started working with a gentleman named Brian Spunaugle. I dont know what to say about him. He is not just a lender but over this past months became my friend and a brother. He is an extremely patient guy, great communication, always keeps me updated on the progress, goes above and beyond to help. Dude - Do you even take leaves or shut off as you reply to message anytime in the day or noon or night. I bothered him like every day for the past few months. Like hats off mate. I cant thank Brian enough to help me to purchase my new house which is bit complex(due to my DTI levels, multiple mortgages, down payment %, purchase price etc) but they made it happen. They dont have any junk or hidden fees kept everything simple and standard. They are always strive to give their best and do anything to keep customers happy and willing to close the deal. I needed to refi my mortgage. Shopped around and these guys offered the best rate (...when your current big bank lender doesn't believe the new rate you are getting, you know it's a good rate). Worked with Aaron and was impressed with his professionalism. Very knowledgeable and usually responded in less than 15 minutes. Furthermore, the whole team was responsive and on top of things. The whole process took 3 weeks and, in addition to a low rate, the closing cost ended up lower than any competitor quote. BE AWARE! Fraud-Dishonest! Go with a bank or company you can trust. We had been pre approved for a great loan from our bank but the sellers agent said in order for them to accept our offer we need to go with Total Quality Lending. They said they will give us the same loan or even better. They made it seem like that was the case but totally screwed us over and later said we won't fix it. We signed a closing disclosure form with a PMI of $187.23 which was supposed to be sent over when we signed our documents. We got an email that our loan was funded and in our account it shows the same PMI of 187.23. After everything was done and signed and funded, we got a bill with a PMI of $296.83, difference of $109.6!!! When we contacted the company they said oh there was an email but we didn't see it and we didn't inform you but oh well you signed the document and we cannot change it at this point. Their mistake will cost us over $10,000.00! They acted like they would fix the problem but a manager called us and said there is nothing we can do, we made a mistake but you are stuck with these high payments that you can't afford. My husband and I are both teachers and we are unable to pay so much more a month but no one cares and no one is trying to fix their mistake. Our loan from our bank had a PMI of $135.00- we have great credit and qualified for a great loan but they tricked us and stuck us with a high payment we cannot afford. My friend who got a higher loan and has less income has a lower PMI than us! The seller's agent who referred us kept rushing everyone and kept making false calls on our behalf to speed up the process. Now I understand why! Stay away and go with a bank you can trust. read more
