Arrived to this hotel for the night. Had the reservation for over a month. As a Gold Elite member, I'm not a stranger to the Marriott brands. This place, however, is the absolute worst when it comes to the room. My arrival started with 3 bugs huddled in the corner. After about an hour, I counted 11. That's when I called it quits. In fairness to the hotel front desk, the attendant moved me to a higher room. So far, they have not made it up two floors. That being said, I will not be staying here and paying Marriott prices for this experience. read more

This is a lovely gem of a hotel in downtown Lawrence. The decor is very impressive and it's very Rayo find your way around. The front desk staff was extremely helpful, friendly and patient. I was there during a busy day and the staff dealt with everything in a professional manner. The rooms are nice, comfy and spacious, as well. There was plenty of room and lots of comfy pillows. I had a thoroughly lovely stay. There are many nice meeting rooms for gatherings. I was impressed the meeting rooms had full amenities. Big screen TVs, a kitchen area, lots of comfortable seating. Everything was in order. Parking downtown is always tricky but this hotel is located right across from the downtown parking garage. It's a short walk to free parking and that's always a plus. Easily accessible, beautiful decor, reasonably priced and comfy.... All good! read more

Had such a great time staying here. It was super clean and spacious. Our room had a full sized fridge! It's within walking distance of everything, so it was perfect for the concert we went to. The front desk worker was nice, but she worked alone late at night in a very easy to access hotel. Hope they fix that! Besides that, loved our stay read more

So I love road trips. Since the pandemic I've been driving more and flying less. I've stayed in hotels across the nation. Interesting to compare and contrast. When you are on the road often times hotels are a commodity; however, when you peel back the onion you do see differences. I stayed in two different Towneplace Suites back to back and had completely different experiences. This hotel differentiated itself in negative ways for the following reasons: 1. Room assignment. They said suites were sold out. I use Bonyoy app which shows room availability. Why do front staff make shit up? Told me they were sold out but they weren't....... ugh, hassle from the start. 2. Cleanliness was non existent. Floors weren't vacuumed. Found garbage on floor in living room. Pic attached. Ugh. 3. Here's the best. Rooms on my floor that were vacant, and I'd say 75% were empty, were left open. Yes, doors were slight ajar! You could tell the rooms were vacant that were left open. What the ??? Was housekeeping leaving rooms open for friends? For homeless? Why would they do this? I notified the front desk, and I could hear them closing all the doors! Super weird. Super creepy. Didn't sleep well for sure. On a positive note the ladies working the morning breakfast were super nice. But won't stay here again. read more

This place was absolutely disgusting and this was a $500 a night 2 bedroom suite. I can only imagine what the regular rooms look like. Housekeeping needs to be reevaluated from the top down. I'd be embarrassed if I was the manager of this facility. They tried to tell me it's aging of the building... sure maybe so but how hard is it to dust, sweep or mop??? This has always been my Go To Hotel for the last several years. I stay an average of 1-2 per week. Even during the pandemic, I was in this hotel weekly. It was centrally located to 80% of my Kansas travel area. The staff knew me by first and last name when I showed up. The rooms were clean amd the staff attentive. Within the last several months, it has literally begun to deteriorate. I've had to call attention to dirty dishes in the kitchen suites several times. The outdoor cooking equipment was non functional, amd one might the buttons to summon the elevator WERE MISSING! There was a couple weeks when every ice machine in the hotel was NOT FUNCTIONING! Because of their location amd covered parking, I continued to try and make the best of things. Last week I left a pair of blue tooth wireless ear buds in my room when I checked out. I contacted the hotel TWICE the same day explaining that I left them and that I would return next week to get them when I check in. No answer. I left (2)estates a day, including the ops manager, with no return call. I check in last night and again asked about my personal items left in the room. No answers. Amd then to top off my disgruntled stay....I couldn't help but notice the large ROACH climbing the exterior door in the hallway...... I've have stayed 115 days in a Marriott hotel this year already....most of which used to be this hotel..... completely done. Best of luck. Theft of personal items, lack of customer service, amd absolutely horrid conditions......there are other Marriott choices in this town. I would highly recommend NOT staying here...... 2-stars are for location and covered parking. The suite overall is nice and comfortable. Things we noticed, the glasses were DIRTY and we had to ask for clean ones. The shower is horrible, barely any water pressure, forever to heat up and the water comes out in a big outer circle. No water in the middle of the shower head. The couch is weird with a raised armrest attached that sits super tall. Great closet space and by moving a couple shelves it hangs a wedding dress nicely along with plenty of space for formals. Location is great close to Mass. St. and walkable. A Leo there is a great outdoor patio with lots of seating and a fire pit. read more

It's okay. Very convenient location. In my opinion a bit pricy. Clean enough. No housekeeping visited my room and don't know why. In hindsight it would have been worth the extra $$ to stay at the Eldridge which has a restaurant and a bar. Probably a good spot for business travel. read more

This is our preferred hotel when coming to Lawrence. The location, just a block off Mass Street, is fantastic for walking to restaurants/bars without having to pay for parking or taking an Uber late at night. Rooms are spacious, clean, and usually nice. Note: our room on this most recent visit did show a few signs of wear. The lobby has the typical free breakfast in the morning. I do wish they wouldn't serve pretty much the same thing every morning, but it's free, and there are better breakfast places a block away anyway...so get off your butt and go walk to some if you're not into fried eggs every morning. Staff is always friendly, courteous, and helpful. read more

4.5. Solid selection for extended stay hotel. Clean, very pleasant staff, free insight (secure) parking garage. With over 1K nights at Bonvoy Properties and Lifetime Titanium, I rank this as one of the best extended stay Marriott properties I've used. Highly recommended for families traveling through to visit college student. One bedroom suites have FULL kitchen complete with oven. Everything you would need to prepare healthy meals for your family so you weren't blowing the bank while on vacation. Just don't forget to bring the spices. Pool and hot tub were great. The little one had a great time and plenty of space for him to burn off some energy during freak snowstorm. Breakfast was sufficient. Eggs and other sides are what you expect (think military). However, fine for the kids and plenty of other options to grab and go (bagels, fruit, yogurt etc.). For being in the most hipster/trendy city in KS., perhaps some local breads/bagel from local bakeries. Even day old from bakeries would be better than shelf stable bagels/breads. Great parking garage. Very secure. Pull in to the check in lane, run inside, grab key and head to garage. Keep car out of snow/heat and feel good about some kid in skinny jeans and a sock on their head snatching things out of your car. Definitely a great place to stay and will be our choice should we pass through again. read more

The Gm manager is rude and has no class. One of the managers gave me permission to sit on a short wall the gm threw me off the property and said my kind because I'm homeless. She needs to lighten up have more respect when it comes to another human being. They pick and choose who can use a bathroom also made me buy something a over priced ice cream sandwich which was freezer burned and nasty which I tossed. read more

Very poor management at this franchised hotel. This is not a Marriott owned property, clearly!! Had stalking guest harassing our wedding party at this hotel. Management did little to nothing, to intervene despite our 23 room block of rooms and Lifetime Platinum status. Hotel management was dismissive, rude and would not even tell us the name of their General Manger. Hotel put their employees and guests at risk and J'qui Audena, the manger told his staff he was taking a shower instead of dealing with this concern... staff had to call his roommate to get him out of the shower and handle the situation, which he did with complete incompetence. Carpet in rooms had tears, beds seem smaller than normal, towels were very stiff. Good location, but not close to Marriott standards and the worst handling of a safety issue you could possibly have. read more

Pretty good for a business hotel. I usually stay here when I have business in the area. I have stayed at the Marriott property down the street and they charged me double nights and it was tough to get them to fix the problem. The place is clean and pretty new. The gym has a couple treadmills and there is breakfast. The staff is pretty good. read more

Most of the patrons seems to be in town on business. No difference in my case. All I want in a hotel on business is: 1. Cleanliness: The room was very clean and tidy. There was a small work station which was great. 2. Quietness: I was there during the week so it was very quiet. 3. Bathroom: The bathroom was well-stocked and clean. The shower head (important!) and water pressure was strong. 4. Service: Being a college town (Kansas State), it was not surprising that all the workers at the front desk were college students. They were nice but let's face it, college kids don't care about anyone much. Service was decent but one front desk girl never smiled once. When asked a question, her replies were short and curt. Omg this is the 3rd time the damn Fire alarm has been ringing - 1 time at 2AM and now got over an hour and half!!! Wtf The alarm system isn't fixed if it keeps blaring for a min of 1 hr 3 times in a month and a half and in the middle of the night. Get it actually fixed! Otherwise the hotel is great but hearing blasting just now for over an hour and then waking to it before work at 2am is too much addition at 7:30PM- the alarms went off again at 7pm then stopped after 15min and started not 5 mins later. It's SO loud and infuriating I can't believe this. 4 times today!!!! read more

I am very picky about hotels and I will DEFINITELY stay here again. Our room was awesome! It had everything we needed, was quiet, the heater worked and was quiet. We slept amazing. The pool and hot tub worked. There was a restaurant next door and we were in walking distance of Mass street. Breakfast was delicious. Parking was convenient. There was a nice patio that we didn't get to use because it was cold but I will when I come back this summer. My only complaint is that staff needs to dress a little more professional but overall I give this place a 9.9/10. The only other thing I would have liked was some lemon water out front and a little faster check in. I had to wait a little bit while staff was on the phone. read more

I have not ranked a midlevel hotel all 5 stars ever. I live in KC so when husband and I want to take a quick getaway we stay in Lawrence and we will stay here every time. First plus was the parking garage. Great garage and it is warm in the winter. The common grounds are amazing. You can grill or sit by a fire. There is an indoor pool and great fitness center. The rooms are incredible for working, the desk is huge with shelves and everything. The walls are definitely thin and may be loud in the summer time and some weekends but we didn't it was at all. You could hear coughing, doors, etc but no unwanted noises. There is a dishwasher, microwave, stove top and fridge with everything you need to prepare and eat food. The bed is comfortable and the bathroom is big with a closet in it. Off the kitchen is another closet. Free breakfast is your typical mid level hotel breakfast but everything looked fresh and the area was very clean. The location of the hotel is perfect, it is a few blocks from Mass so it isn't congested and you can easily walk to dinner or not even leave the hotel and go to Port Fonda. It is attached to the hotel. There is even a liquor store in the same building. Perfect place for traveling business people but also just to get away. read more

We stayed at TownPlace for a few days in August 2020 when we got our daughter settled at KU for her freshman year. It's well located and the rooms were clean and comfortable. That said, I was back in town in Jan 2021 and had a different experience. The room wasn't as clean, there was only 1/2 roll of TP, and when I went to take a quick shower, I realized there was no shampoo, just conditioner. And the last straw was that there were no shower towels! I went down to the lobby for the complimentary breakfast. I received a stale bagel and a cup of coffee that was lukewarm. I also asked the front desk for advice on the best way to get to the airport and the young lady was clueless. My advice is to get your act together and train your people. I will not be back. read more

Stayed this weekend and they did not even clean my room on Saturday! Young, inexperienced staff and many attention to details not up to Marriott standards. I checked and found out it really is not a Marriott at all, just a franchise of the name. My King bed felt more like a queen and was not comfortable like a real Marriott bed. Air-conditioning fan was so loud that it woke me up, every time it came on. If you looked closely, you could tell the bathrooms were not cleaned well, with lots of hairs that were visible from previous guests... SO GROSS! I wish this was the Marriott property I thought it was and I think they should tell you this in advance so you don't have to be surprised. Tried to contact management and they were not "available". Even had a hard time getting their name from the inexperienced staff. I would NOT stay here when you could stay at the Oread or Eldridge or other better places! read more

My stay was the middle of the week when students were on break. The hotel is new and my room was clean. The staff were friendly. The indoor pool is quite small but the family in it seemed to be enjoying it. The breakfast was sparse and not very good. But overall this is the best hotel I've stayed in and I would recommend it. read more

Check in was quick. Agents were friendly. Hotel appeared clean, new and updated. Pool and outside lounge were great. Breakfast was not great. Low quality bagels and bread as well as quick cooked oatmeal and a few pastries. The eggs were not edible as they were rubberized. I could live with that though. Room amenities were great. Except the blood stained comforter. Yuck! The bed was made and there is a white duvet cover on top. There were 4 of us girls staying and we needed to use the cover as extra cover for the pull out sofa bed and there it was. A stain on the comforter. It was clearly not a 'stain' but the residue left behind from bedding not washed. I mentioned to the manager upon checkout. He apologized offered to give me 1,500 points for my trouble. The issue here is I used 20,000 Marriott points to reserve this room and my expectations were not met. I feel Marriott could have given the manager more power to do more. This is really unfortunate that I selected a prime location and received a dirty bedding. Its true, always request clean comforters when traveling. Shame on me for mistaking cosmetic appearance for cleanliness. read more

This hotel has an AMAZING location right off of Massachusetts Street, so it's perfect for those who want to be able to walk a few minutes and be in a great spot for dining and shopping. The front desk staff has been very nice, welcoming, and helpful! That being said, our experience with housekeeping services has not been the best. We stayed in a suite that can sleep 4. It was pretty pricey!! Our first day, housekeeping never visited our room to replenish towels and the works. Our second day they visited the room, but only brought one towel for four people. The fitted sheets are also too small for the beds, and fell off every night that I stayed here. I woke up with my head laying on the bare mattress, which is kinda yuck. There are toothpaste splatters all over the yellow wall and bathroom cabinets from previous guests, as well as some strange white gunk drips under the toilet paper holder. With a bit more effort put into cleaning, a proper fitted sheet, regular visits by housekeeping and enough towels for each guest, this place would be perfect! read more

The Hotel is located in downtown Lawrence. It is in walking distance of restaurants, coffee houses, etc. Parking is included in your room rate. FIRST, this is a new property that is set up well for extended stays. There is a modern desk/work area and closet system that differentiates the Towneplace Suites over their competition ... a real plus for extended stays. SECOND - This property appears to be run by either Hotel Management students or a management team that is very inexperienced. For example, I requested a quite room away from the elevator and ice machine - what room did the front desk assign me - a room across from the elevator (warming - do not accept any room in this facility ending in 11 or 12). You will hear every person coming in from the bars and restaurants late into the evening ... and in the morning, you will hear all the kids going to breakfast at 6:30 am with their parents on top of a bell ring every time the elevator doors open. THIRD, the breakfast advertised with your room is at best a "continental" breakfast ... during our visit, a warm potato dish (no protein or healthy alternative) was being served as the only warm food. And for coffee, they put out one coffee self serve coffee decanter that was emptying about every 3 minutes with a wait time of 5 to 10 minutes until it was replenished. Fourth - staff teamwork and management is MIA. Guest frustrated with no coffee being available went over to the two Marriott representatives standing at the front desk, doing nothing, requesting additional coffee ... only to watch the two front desk representatives tell the one person assigned to the kitchen that "the coffee needed to be replaced". The single person assigned to the breakfast was already totally engaged in replacing the food that was continually running out as the set up area for breakfast is very small for the size of this hotel. FIFTH, and to top it off, when we returned to our room from breakfast on the day we checked out, the hotel maid was in our room at 9:15 am making up our room for the next person to check in. Now this would not be a problem if we had at least packed and/or checked out of the hotel. Instead, we had our clothes laid our on the bed and had not packed up our suitcases. The maid had placed all our clothes and bathroom supplies on the desk. Can you imagine checking into a room where Housekeeping made up the room prior to the previous guest packing and leaving the hotel? This is a beautiful hotel, well located in Lawrence, however, I could not recommend it to anyone wanting to get uninterrupted night of sleep after requesting a quite room. The front desk is staffed by "single threaded personalities" that could not help the kitchen/breakfast staff and apparently do not know the layout of the hotel (assigning room across from elevator when a quite room is requested). I raised the issues to the Front Desk when checking out and asked to speak to the GM and the Front Desk representative said there was none available (Saturday morning). After a month, no one from the Hotel Management Staff has followed up with me, leaving the impression the service I received is "business as usual". Therefore, my recommendation in the short term is to avoid this property until Marriott conducts an audit and gets a manager assigned to this property that is aligned with the typical Marriott experience - this is a beautiful property and my experience at the Lawrence KS location was not a "typical stay" for a Marriott Towneplace property. read more
