But halls and elevators got dirtier, trash rooms were downright gross, and they had trouble keeping maintenance men. It's expensive to live here, and experience doesn't track with that. Finally, some yahoo upstairs from me decided to fix his own toilet. Water ran thru my ceiling for hours, causing me to slip and fall and break my wrist. I was out of my unit for 5 days. My insurance paid for my hotel. When it was time to return I asked then to clean my unit to the way it was before the damage and was told no. It was up to me to do that. With a broken wrist. I also asked for the 5 days to be deducted from my rent. Nope. They did have my unit mold tested...immediately. Mold doesn't form that quickly. I was done. Did I mention dogs are allowed, and several times weekly the elevator is full of dog urine. And owners walk their dogs across the street to a grass strip, allow them to poo and don't clean it up. It's gross. The management team was fine, it was from the owners that tied their hands. This place needs help.

Managers changed at least 3 times. Susan is nice but honestly was ornamental. No one ever actually walked the property to check on things. Maintenance guys changed every couple months. Sometimes we didn't have one and they'd bring someone from out of town to help. For a few dollars more you can live close by with a pool, a community, better Maintenance and a real view.

Nearly the day I moved in, I wanted to leave. If I could summarize the main issues: 1. There is NO SOUNDPROOFING. You will hear everything, everywhere, all the time. Car door slamming at all hours of the night is common. I haven't gone a night without earplugs. You hear everything upstairs neighbors are doing. 2. This community is right next to a railroad, under an airport flight path, a major road. You hear all of it plus sirens and fireworks. 3. The management did not want to solve tenant problems and noise complaints. over a year of the same issue persisting. The solution is YOU moving out or paying much more to move units. 4. Every tenant pretty much has a pet with added pet excrement everywhere. I also witnessed the occasional large dog attack other dogs in broad daylight. Lots of barking. 5. The facility fees are exorbitant on top of high utility fees. I pay minimum 140 for utilities due to bad energy efficiency and high carrier fees in the area. For a studio, I pay 1700 a month. They raise prices every year. 6. Gates are always broken. Food delivery drivers are constantly coming in and out which totally negates the "gated community" perk. 7. 60 day notice makes it very hard to move out. There is a reason there are a plenthora of available apartments and constant revolving tenants.

With high exposed ceilings, industrial concrete pillars, and countless gigantic windows, you can feel the hustle-and-bustle of Cincinnati's heyday in your living room. Some of the stories that surround the building include Mrs. Potter's Hygienic Supply Co., which manufactured some of the first brunette hair dye called "Walnut Tint Hair Stain" in 1903. The ground floor was once home to Dow Drugs in 1890, the first drug store in Cincinnati to add a soda fountain, along with perfume, cosmetic, and tobacco departments. It was managed by a young woman, age 22, who graduated second in her all-male class at pharmaceutical college. Groton Lofts is a seven story building, with the first floor occupied by the Blue Wisp Jazz Club. Live music is audible in the second floor apartments, with the performance space being located under units 201 - 204. Blue Wisp is courteous though, with music ending around 10:00 on most weeknights and by midnight on weekends. Plus, it's smooth jazz tunes, nothing boisterous. It's actually enjoyable to listen to while waiting on the elevator in the lobby. The apartments themselves are very spacious, with gigantic open living rooms, and open kitchen with hardwood, basement storage spaces, secure access, and coin laundry on every floor. Units are available in one and two bedroom models. A secure parking garage is across the street for $71.00 per month. Groton residents also have access to amenities at adjacent apartments, like the fitness center at Shillito Place and the rooftop pool at The Gramercy. While the layout is incredibly roomy, historic, and offers a gorgeous view of Cincinnati and Piatt Park, there are a few downsides to Groton. - Due to the exposed ceiling, the bedrooms have full walls and an open ceiling. If you have a roommate in a two bedroom, you can hear everything from music, to doors shutting, to washing dishes in the kitchen. If you room with a light sleeper, this could be a problem. - The large, historic windows are amazing, but only half of them actually open. Two windows out of six in the living room open, as does one of the two in a second bedroom. None of the windows in the master bedroom open; they're all bolted shut from the outside. - Cooling costs get exorbitant on the top floor during the summer. Expect upwards of $300.00 bills from Duke Energy during July and August. Maintenance is on top of the game, responding to requests within one day, on-call for emergencies, and will help fix anything from a broken stove to installing a curtain rod. They even deliver any UPS packages that arrive while you're out. Management is very friendly as well: quick to respond to any problems, organizes community activities, makes sure the common areas are safe and clean, and most importantly, goes to great lengths to make sure incoming residents transition easily into their new home. Filled with turn-of-the-century architecture, tons of natural light, and a luxuriously large living room, Groton Lofts continues its tradition of attracting artistic minds to Downtown Cincinnati. My vent fan in bathroom was spitting construction dust every time my neighbor walked upstairs (the walls and floors/ceilings are so thin, you hear everything - everything) and come to find out it's because they *painted over it* when "renovating" the bathroom (tub also peeled the entire time I lived there despite repair attempts). I'd report water damage from unsealed doors and windows and they'd come scrape the plaster that needed to be repaired - but then never repair or paint it. T*ffany the designated contact sent frequent texts with questions like "Did you dump clothing in front of the building?" No, I did not. The one thing they won't text to warn residents about? When two men were breaking into cars in the lot at 4am and pretended to pull a gun on me and pushed me when I startled them. Reported it to building and residents got nary an email. Mgmt enters your apartment A LOT. Like once a month. One time it was to make a list of apts that had various amenities (they don't keep track???). You nearly always only get the legally mandated minimum notice. On a work trip and can't spend 4 hours the next day doing their list to get it ready? Not there to secure your pets? Oh well! They assume no one goes anywhere and can take a half day off work. I was told after year lease that apt would go "month to month" at market rate - LOL. Market rate would've been lower than I'd rented it for, they raised it significantly, then added a "balcony charge" as well as a $200/month surcharge for being month to month. Jumped from $1300-ish to $1800-ish. Needless to say I got the h*ll out of there even though I preferred to not sign another year lease as I want to buy -- that's how much I wanted out. The place is also incredibly noisy - from both your neighbors as well as the outdoors. It looks nice when you look at it but start poking around and it's all smoke and mirrors.

For commuting, Delta Ave is right off of Columbia parkway making it about a 15 minute drive to downtown. I-71 is just as easily accessible 10-15 minutes to the north.
