Lived in a rental from them for 2 years- had zero issues except for upon move in as the house was not clean and then a few minor repairs throughout that 2 years- once was the ac unit blew and once was the in ground back flow for the sprinklers after a freeze. Upon move out, the house was left in better condition than it was upon move in. It was clean- except for a few minor details we missed (i.e- the vent fan in the bathroom) and I even went out of my way to do minor repairs and fixing of things as I lived there. (Pressure washing the driveway, porch, garage, back porch), lawn care and tending to the dead bushes they left me upon move in, fixing cabinet drawers that fell apart, replacing flashing on a corner that was caved in, etc. Now that we have moved out, we are being charged $700+ for "repairs" to patch nail holes and tv mount holes despite being explicitly told not to do so. In addition I'm being charged for tree trimming despite the tree being in the same unkempt condition upon move out as it was upon move in (yard is on a deep incline, I don't have the tools or ability to trim it due to its height). In addition, they tried to charge me for replacement of weatherstripping. It wasn't until I raised questions that they agreed to remove the charge for the cost of the weather stripping (not the labor) because it was indeed normal wear and tear. I don't really have much of an issue with the tree trimming cost. But I do have a huge issue with the fact that I'm being charged $100 an hour for labor to repair things I was told NOT to repair and additionally for a repair that was a normal part of the make ready process and NOT my responsibility. To be fair, I should've known better after renting from them once years ago and demanding my money back after finding the place was infested with roaches. I decided to give them a shot 5 or so years later as the house was in my budget and in the location I wanted. However, nothing has seemed to have changed. Natalie the owner even called me an asshole because I raise questions when being charged for things I don't feel I'm responsible for. If that makes me an asshole, then I'm an asshole. The attached photos are how the house was upon move in. ***response to tri city's response*** Tri-City Property Management the cleaners were not sent back out. The "cleaner" called me and refused to come back out as she stated she "scrubbed" everything and the places I had concerns with wouldn't come clean. The verbiage on the move out checklist is hardly a "suggestion" to not fill holes on your own and is a firm- do not do it. I had the original paint at the house. Hell, there were spots I did repair and paint that weren't even mentioned because it was the original paint. Had I known it was a "suggestion" I would've done it myself as charging $100 an hour for labor is insane to change a few bulbs, batteries and repair a couple tv mount holes. The tree just wasn't in my ability because of the slant of the yard- I'll eat that cost but the rest is a complete crock. Best thing to do people is BUY your own home. All rental property places are going to nickel and dime you even if you're a great tenant. I was charged 100$ for a light bulb change when I moved out. Paid my rent on time never missed a beat. And make sure you get the house professionally cleaned or they'll charge you 400$ to clean it. I cleaned it myself left it spotless but it didn't come with a receipt so therefore it's not clean. They are nice people but will still take your money. read more

We used them for a property we owned. I would not recommend using them in the future for a few reasons. They were difficult to get ahold of if you ever had questions regarding invoices, they seem to use the most expensive vendors in the area -$400 dollars for mulch? And it's my belief they didn't really advertise the property when it was vacant outside of their website. If we could do it again we would do what we do now with our other properties which is advertise on military by owner/Zillow and self managed. For the amount of fee they charge you expect a more white glove approach. read more

Worst Property Management ever! My Family and I are military and lived in the Fort Hood area for two years. We were loyal customers, paid our rent every month on time. But when it was time to move out Tri City came for almost all our security deposit. My husband calls me OCD so we are a very clean family. We hired a cleaning company to clean our home twice a month and a carpet cleaning company to clean the carpet every six months. Because the last tenant before us had a huge dog lived in the home and I hated the way the home smelled when we moved in. (I'm allergic to dogs) Ellie Valencia is extremely unprofessional, she decided to send our direct deposit to the wrong address after I both gave it to her on email and in person. When I informed her that she sent our security deposit to the wrong address she gave me two options. 1) Wait weeks for the Post office to return the mail to her office then she would resend the mail to me. (Now this could take weeks) 2) She will void the check but she would deduct it from my remaining security deposit. (Basically I have to pay for her mess up). I had to email the manager Natalie to resolve this. Ellie is rude! Unprofessional and extremely arrogant to her customers! Save yourself and not use this company. read more

Tri-City (particularly, Ms. Ellie Valencia) recently provided me highly professional and personalized customer service in management of my property. After the previous tenant unexpectedly vacated prior to the end of the lease, Ellie had new eligible applicants ready to consider within a week. However, I've been faced with several important financial decisions lately that have required precise and specific timing with respect to whether or not to even sign a new lease, and if so, how long to lease the house. For Ellie, that has meant having tenants ready to sign while sustaining their patience while I finalized my decisions (essentially, it was a bit of "hurry up and wait" for her in order to preserve time and space for me to consider and make decisions). Finally, when I did make a decision to move forward with a new lease, it was important to get the lease signed as soon as possible (ideally the same day that I decided to go ahead with the lease -- and after the initial "hurry up and wait," that Ellie had balanced masterfully, this essentially induced, "now REALLY hurry again!"). Furthermore, it was also important to make it a 10-month (non-standard) lease in order to enable my plans to sell the house in the following year's high season -- this required additional skill and negotiation with the applicant. After waiting so patiently for my decision, this happened to be the day Ellie had just departed on a short vacation and was out of the office, so she was unavailable to complete the lease signing in person. Not letting that complication stand in the way of SUPERB customer service, Ellie remotely coordinated the lease-signing appointment and finalized the required documents in less than two hours, and got it all done that day in accordance with my short-suspense timeline and needs. Bottom line: 1) The lease was signed the same day on very short notice, and rent is now coming in; 2) I was able to get exactly what I wanted, which included the time and space to make some very important decisions. It started off good. We went to see 3 houses and ended up liking two of them. While at the third house my husband got asked about his credit score.. For starts we just moved so we had to buy a trailer to put our stuff in. This really made us upset and we won't be dealing with them again. Please BEWARE!!! They will not take in to consideration any before pictures or your inventory sheet to collect your deposit when it comes time to clear the house you may have rented from them. They have their photo shopped photos and want to compare with the pictures that I took and told me that I spot painted the entire house... why... why... would I do that? I am too lazy to touch up a house that doesn't belong to me. That's the reason the painter did the job so "cheap" because he knew he had messed it up before. To bad the lady who I did the walk they with had stopped working there probably because she saw them scam so many people out of their deposit. Rent at your own risk. I'm a soldier stationed on Fort Hood and I moved in this house temporarily on prestige loop. I only expected to live there for a year but I came down on orders and had to deploy. I'm being as honest as possible and as for the other reviews on this website they mirror exactly what my family is saying. I would give them 0 starts but the system wont allow. Also read @ Moveta D we had the same exact experience with the company. They also sent our check to the wrong address after speaking to someone in the company twice. They are MONEY THIRSTY and will find a way to nickel and dime your deposit when you move out. I promise you its not worth it take your family some where else. I thank God for keeping me and my family financially but this company will not last. I read the review of another family on here and we have had the same exact experience. We cleaned that house to the T and we took over a gig of pictures because how filthy it was when we moved in. They ended up sending me a few dollars back because I asked them to look through the move in documents. Everything I was fined for in this house was done prior to and i had alot of evidence. Just like the other reviews we were charged for light bulbs, All of this was annotated still they charged us. We are fighting with the managers now to get it fixed. They found a way still to talk about things that had nothing to do with the house truly and to fine my family. I'm an active duty soldier who owns homes in the Killeen area but lives outside Texas. Tri-city does all of the hard work of managing the properties. My homes are always kept to a nice standard. Whenever I need to make an improvement to a house, I easily call Tri-city, get their opinion, they get me a quote and then they manage the improvement to the home. Also, I was able to remotely purchase a home and then work with Tri-City to transition the home to a rental property. Again, I was not physically present for this process and completely trusted them to take control of the house after I purchased the house. They got the keys, secured the home with new locks, made some improvements, had it cleaned and then rented it out. Very quick turnaround time! They did all of the hard labor! As an owner, I trust them 100%. They are very fair when it comes to making rulings on who is liable to pay maintenance fees. Was it the tenants fault or typical wear and tear? I have been using them since 2012 and will continue to use them and add more houses to my portfolio. read more

This is going to be a lengthy review, but my experience has been the complete opposite of the negative reviews here so I want to provide a balanced assessment for those considering renting a property managed by Tri-City. Natalie Austin is a very responsive and caring professional. We were looking for a rental property within a short time line when I came across a home listed through Tri-City. Natalie went to the property and took additional pictures for me and answered a number of questions because I was a bit apprehensive about signing a lease without actually viewing the property, but we were over a thousand miles away and school would be starting shortly after the move so we needed to have something lined up. She handled all of the paperwork through email and ensured we were able to get into the house when we arrived over a weekend. We moved in August and the A/C was not working, she was very prompt in lining up a technician to come out and get the A/C running properly. I took a lot of pictures and sent a long list noting wear/tear and damages because the previous tenants' level of care differed greatly from my standards so I didn't want to be held responsible. We signed a two-year lease, but made the decision to stay in the area and purchase a home. I contacted Natalie and requested a release from the contract four months before it was scheduled to end. She checked with the property owners and approved the release from the contract. In fact, the house was being put on the market by the owners so Tri-City lost revenue by agreeing to canceling the contract early. When I received the cleaning list from another employee at Tri-City, I was concerned that the expectations were beyond the condition of the house when we moved in. I emailed Natalie who assured me they take pictures as well between tenants and would base expectation on the property condition when we move in. We cleaned the house ourselves because the house had been cleaned by a service before we moved in and wasn't what we considered clean. We had the carpets cleaned and enzyme treated per the lease agreement. We received a full refund of our deposit. It was that simple, but we did put in the time and effort to have the home in move-in condition. We became unexpected landlords of a rental property of our own when the housing market took a downturn. So, I can appreciate the property management company is a representative of the homeowner and should be doing their best to ensure the property is maintained--they are not the villain because they expect you to clean the house (or have it cleaned by a professional) when you move out. If you're concerned about the expectations--ask questions, take pictures, complete the move-in list, and if you don't understand ask more questions until you are clear of your responsibilities. If you have any concerns regarding Tri-City, contact Natalie--she is honest, fair, and sincerely makes the effort to look out for the homeowner while being understanding of tenants and their needs. We rented a home in Harker Heights from May 2009 through June 2010. When we moved in, the carpet was so dirty that it made the bottoms of our feet black. They sent out a "cleaning service" that spent all of 30 minutes. Our feet still were black from the carpet. I took my carpet cleaner and cleaned part of it and brought in the pail of black water from the area I cleaned. They looked at it and said they would send out the "cleaning service" that had already failed twice to clean it. We cleaned it ourselves. At time of checkout, we had a moving van pick up everything and head for Houston where we we going to meet them later in the day. Their inspector came out and nit-picked us to death. We re-cleaned areas like a few minor grease spots on the top of the inside of the microwave. He wasted 2 hours of our time and in the end deducted everything including the cost of "cleaning" the carpet. I doubt there was anything we could have done to get back our deposit. read more

They lost our paperwork and were charged for items that were listed on inspection forms, refused to even acknowledge their inability to handle paperwork, and after being told that they strive to serve, they do not. I've had Tri City managing my property for seven years and they have been amazing. Every request I have gets handled quickly and effectively, they do a great job picking tenants in accordance with your instructions, and they keep the tenants happy. They also work closely with local service providers (lawn, AC, repairs, etc.), so they have great results in keeping your house in the best condition while also keeping an eye on what tenants are up to. Now that I am selling my house, they are more helpful than I could ever have imagined. I regularly recommend them to my friends after hearing horror stories of other management companies. We were moving from overseas, they have good pictures of the available properties and are easy to contact. When we got to Texas, Tricity was very flexible in seeing the properties. Since 2009 I have leased two homes from Tri-City Property Management. Soon I will be signing a lease for my 3rd home with this company. Tri-City is amazing! They truly care about and take care of their tenants and the homes that they lease. Every single request that I have ever made has been handled quickly and professionally. My A/C went out on a very hot day in July at the last house that I leased from them, it was late on a Saturday night. I called the office and was forwarded to an after hours line. By noon the next day (Sunday) my A/C was back up and running! I was so very impressed, I couldn't believe that they handled this problem so promptly on a weekend! After moving out of the properties I had leased, I received nearly the full amount of my deposit money back both times! Tri-City is a very honest and caring company.
