One of the worst rental experiences I've ever had. We moved to Texas from South Carolina and relied on the photos and description provided by Isbell Property Management--huge mistake. The house was completely misrepresented. When we arrived, we found paint splattered all over the walls, a rotting backyard shed, and piles of nails and trash shoved behind it. The fence was also rotted, which became a serious safety issue for our pets. I put in a maintenance request over a month before we moved out to have the fence repaired--part of the reason I paid rent here was to have a secure, usable backyard for my animals. The fence was never fixed, and during a thunderstorm, it literally collapsed. They never addressed it before we moved. Despite spending my own time, money, and hard work to clean and improve the yard far beyond the condition it was in when we moved in, Isbell charged us $200 for blinds that were already damaged before our tenancy. It's clear they either fail to document move-in conditions or simply ignore them to justify charges. Also worth noting: while their Google reviews look decent, they have a 1.7-star rating on Yelp--a huge red flag. It makes you wonder if they actively curate or scrub their Google reviews to hide the reality of how they operate. Their lack of honesty, failure to maintain the property, and questionable move-out charges make them a company to avoid at all costs. Absolutely a terrible rental company. Property owners please beware-- do not use this company. Isbell properties to include Joshua Isbell operate on bad business. When we first enlisted our rental property with this company it was a breeze.. as the year continued we ran into continuous problems with them.. they truly only look out for themselves and nothing more. They do not care for the tenants nor the property owners. They are crooks. As property owners, Isbell has an allotted $500 maintenance fee that can be used in the event of unforeseen repairs on a monthly basis. If the repair is to exceed $500, they are to reach out to the property owners to approve/deny the charges. Our tenant had put in a request for an A/C repair... their *PREFERRED* vendor stated that to repair our A/C unit would be about $800. Isbell reached out to us with this quote. We denied the use of their vendor because we had someone that could do the work for cheaper. The next month we were $500 dollars short on our deposit from Isbell.. when questioned about the discrepancy they said it was for the A/C repair. I explicitly told them that I had my own vendor to go out and service the property. How could they deduct $500 when their(isbell's) vendor would be charging us $800. I asked to speak to the person who was in charge of repairs to get further clarification. I reached to Isbell numerous times to figure out what was going on. Finally, Jay got back to me and told me that their vendor misquoted us on the repair. He stated their preferred vendor only needed $500 to complete the repair-- how convenient. When probed on the manner, Jay had no answers for us and stated he did not have a receipt to provide for the work that was done. How can their preferred vendor quote us $800 for a repair and then when I decide I want to use my own vendor, they do the work for $500 and automatically pocket our monthly maintenance allotment? AND WITHOUT OUR KNOWLEDGE-- Completely criminal. Given our dishonest relationship with them up to this point-- when our tenant moved out, we agreed that Isbell would do the move-out inspection and we would handle the repairs, and find our own vendors. When we provided Isbell the invoice of the charges to our tenant, Joshua Isbell refused to deduct the charges from the tenants deposit. He said our charges were too high for the work. We are reasonable and ethical people. We are not out to get a payday. Our house was left DIRTY. Look at a few pictures for reference. Joshua Isbell stated he would not allow us to charge the tenant no more than a $250 cleaning fee-- the whole house was filthy. Furthermore, attached you will find the receipt of what Isbell charged us when they took over as our property management.. as you can see they charged us as the owners $360 for a wipe down of our CLEAN HOUSE that we turned into them to rent out. How can they limit us to charge $250 to our tenant for a filthy house, and they have the audacity to charge us $360 for a wipe down. When we entrusted them with our house, we gave it to them clean... and they still did an initial charge of $360. Absolutely insane. When we called out Joshua Isbell on his unethical billing tactics, he stated we would have to personally bill and refund our tenant her deposit. We of course had no quarrels over this. Surely, Mr. Isbell was upset that he could not pocket my tenants deposit for his own company. Ultimately, we ended up terminating our contract with them. They are dishonest people. If you have a property managed by this company, please look at how much they are charging and pocketing from your tenants.. they are billing your tenants behind the scenes and taking the money for themselves as you can read from previous reviews as well. I have never left a negative review. I would never want to hurt someone's business and/or livelihood. But please heed this warning fellow property owners, do not entrust your properties with this company. read more

Worst rental company in Killeen. Literally lived in a house for 2 years and after that they trying to charge us over $3000 in repairs we have no control over due to the owner trying to sell the home. I understand we wasn't going to get the deposit back. But to charge us to remove a carpet and multi fees of random stuff is crazy. If you looking for a place in Killeen don't use Isbell rentals. Anyone that works there knows nothing until you "owe" them money. We definitely kept the house clean and for them to try to charge us this ridiculous amount shows what they are about. read more

We moved into 3200 Dannen Ct in June of 2022. We just sold our house in Houston and needed a temporary place to live. We moved in to this apartment with a broken window. It had been quickly painted with white paint with over spray in many areas. The oven still has muck in it but we didn't mind cleaning up a little. We stayed only a year and suffered huge man made -up fees! We left the apartment better than when we moved in and Isbell weaseled is out of $500 of a $900 deposit! Processing fee?!!! Move out fee?!!! Don't rent from this company. We paid to have our rental cleaned as well as the carpets by a professional company we took videos and photos of everything. The place was cleaner when we left then it was when we moved in and they kept our deposit. we live there for three years and took care of things on our own. Absolutely the worst rental company I've ever worked with. They left me without a working heater in literal freezing temperatures for two weeks a few years back. I had to send my children to stay with my parents. They also listed my rental for sale the day after I moved in, I worked night shift and had them showing the house numerous times a week while I tried to sleep. It was AWFUL. I would like to update that since this post, we have had our tenants move out. We have since spoken with the tenant and have walked through our property and have now realized that the $1,800 we spent on repairs WERE NEVER COMPLETED. Since then, Isbell has refused to refund us as well. My husband and I reached out to Isbell on 2/6/23 asking to work with them to rent our home out. We were then told we could take our own photos of the house and they would post them on our website. However they gave us no protocol to follow so once we submitted our photos we received an email back stating they would need to schedule someone to come out and take photos. However it was going to be 6 days later which was a little annoying because if we had known that our photos wouldn't have been up to standards we would have originally planned a photo shoot and been able to get through that sooner. But like always we had to wait longer because their communication was delayed. We finally got the photos taken on 2/27 and had them uploaded the following day. At this point we were told the house would begin showings 5 days after we moved out so we quickly changed our plans and moved out on 3/5 so that it could begin to be shown on 3/10. So on 3/8 they completed our property inspection and we were told showings would begin on the tenth since it was very popular on their website. However on 3/15 we received an email with a work order estimate and when we called about it we were told they would not begin showings until this was decided. So I asked if this work order was for recommend repairs or required. I was told they were required which led me to ask where in our agreement did it say anything about these required repairs. This led the woman on the phone to backtrack and explain that there is no such thing as a required repair and that it is all just recommended (her words not mine). So we explained that we did not want to do any of these repairs. They agreed and we continued on. On 3/21 we were told we would need a cleaning and carpet cleaning done. We agreed and were told it would be done on 3/27. So we scheduled a carpet cleaning on 3/28. However when I arrived on 3/28 to let the cleaners in I noticed the house had not been cleaned at all. We called Sandra to ask about this but of course we never received a call back. On 3/27 we were also notified we would have a tenant moving in on 3/30. However here is where the real reason I am writing this review. On 3/29 we received an email from Scott Thomison stating he was moving forward with the $1,200 worth of repairs that we asked them (and they agreed) to not move forward with. We called him to ask about this. And here is the real kicker: in our agreement we signed it stating they could spend UP TO $500 worth of repairs without our consent. So what did Mr. Scott Thomison do? He made 3 separate work orders that were all for $500 or below so that he didn't have to have our approval. So even though we stated we did not want these repairs and we were told we did not NEED these repairs and were told they would not do them, Scott went behind our back and did these repairs in such a shady way. Because he knew he couldn't outright spend $1,200 worth of our money without our approval, he did it the only way he could. This brings me to my next concern, what is stopping him from doing $10,000 worth of repairs and just splitting them up in $500 increments? We then asked him "So we have no say in our house and what happens to it?" and his response was "Yes.". I am disgusted and horrified with the lack of professionalism and the constant disorganization and miscommunication we have received from this company. I urge anyone who is trying to choose a company to NOT choose Isbell Properties. Unfortunately we are in a contract with them for another 10 months and already have a tenant in but I can assure you I will never stop spreading the hatred I have for this company and the regret I have for using them. read more

Prior to moving in the house was a mess, dog hair everywhere, species in the house, left over food and dishes. Cracks all around the house and MOLD! We left the house in better condition prior to moving in, yet again they'll keep your deposit. Even if you have proof. Poor management. They state that the home is newly renovated but it's NOT! It has been approximately five years since I fired this company. They rented my house to one of their (presumably many) dirtbag relatives. This relative caused tens of thousands jn damage and Isbell failed and refused to remedy just about all of it. Instead they gave their relative most of his deposit back - though I suspect the relative never paid a deposit to begin with. To this day, the fine sod lawn remains destroyed. The fence very damaged. One of the two oak trees their relative cut in half to "improve my view" succumbed to the damage and toppled over. A mature avocado tree is still entirely missing. And on and on. To this day they have still never apologized, taken (financial) responsibility, or even acknowledged how much harm their mismanagement cost me. read more

I realize the first year, their focus was on making money, not servicing the owners/tenants. Years later, I had enough and decided to change them, and their appreciation to the owner was to charge a management fee of over $2000. As a home owner, I entrusted my properties to Isbell rentals and moved to another state... and the outcome is disastrous. Pain, frustration, and restlessness in return. They are bunch of thieves. They'll steal all your money in broad daylight, feed off your properties and leave you in agony....Leave you frustrated. They will put you in debt while reaping from you. Brand new microwaves that I had in my properties, the moment I PCSd to another state, they claimed they were bad. What??? They charged some excessive amounts of money to replace them. I asked that they keep the one they claimed are bad and someone else will get them for me... they never responded. I asked for receipt of the once they claimed they bought, no receipts....On numerous occasions I kept asking for the receipts and they kept saying they'll send me the receipt to no avail. I got tired of asking and stopped. First class thieves. My 1st year of contract with them while I was still in killeen, I didn't pay much attention to details. When I PCSed to another state, They started robbing me, coming up with fake bills that don't exist, fake work orders just to name a few. Also, they will take forever to put tenants in your property just because they want to collect the most application fees in the world...at your own detriment. They second year when I noticed how significant they had cut down payments or been stealing from me, I called them and after yelling back and forth over the phone, they gave me a partial refund of the stolen money. From there they increased the number of fake work orders, stopped picking my calls and were never in the office as they will claim. I couldn't vent or call and get them anymore. They instructed all their workers to say they are never in the office. When I decided to terminate the contract with them, I called Sandra and asked that they refund all the stolen money, she told me, I don't have a contract with her and she stooped picking my calls and started referring me out of a sudden to some strange name, saying I should get with him he is the manager. Wow!!!!! They collected rent from tenants in the sum of $5150 and never gave me a dime. In addition to that they denied to release my documents, security deposits, keys etc to the new manager saying I must pay about $900, which the new manager paid against my wish since he needed the files. I've been living at 501 Northern Dove for over a year now. Isbell rentals will have someone come out and insp the place when it's convien for them. My wife and I have stated Thursday-Friday are our days off and they still choose to inspect on Monday-Wednesday which means one of us has to call out or leave early. They came out on Monday 7/15/24 and inspected. The inspector said the place looks fantastic but the office personnel had other opinions. We have bags of clothes ready for donation in our bedroom and few specs of dirt on the floor and nail polish on the sink and they determined our place is in unlivable condition. Yet in that year we've put in 10 work orders to have our AC repaired or replaced because at night it's 80-84 degrees, our stove caught fire twice especially after deep cleaning it, outlets have stopped working, no smoke detector in our bedroom and no fire extinguisher. They will sit there and tell you the most trivial things are considered unlivable but yet tenant safety isn't...Make that make sense. But because it's unliva by their standards we have to find a place within 1-2 weeks because they're refusing to allow us to continue going month to month or even renew our lease. -100/10 stars for this company. read more

*****SCAM!!!!***** review after moving out from our rental home. 8/31/20***** So...first off yes, my first review on google is 100% true (they ask you to write a good review blah blah blah). The application process is super easy and they are all super friendly when getting you in. FAKE! First off, after moving in our home was filthy! I had to sweep and mop and clean the counters myself. There was also a bunch of repair stuff left behind in the garage including the front door which had been replaced that said "bit**" and "die" on it. I should have known there would be issues after seeing that. The door along with other trash left in the garage was picked up a few hours after we moved in. The front door they replaced was hard to open and they blamed me. The ceiling of the home had nails, the light bulbs had never been changed because about 8/10 went out within the first month and we replaced them all. Anyway, I can keep going but won't. When we moved out we made sure to leave everything as we received and even better! We paid to get this home professionally cleaned for move out, we replaced bulbs and so on. Well, today I received a itemization of security deposit and it states we owe them $150.00 reasoning ..."make ready maintenance" make ready maintenance???? I emailed them right away and asked them to explain why they were keeping my deposit $900 plus requesting I send them an additional $150. They responded back and said I broke the garage door. NEVER did I brake anything on there. Everything was perfect when I left that house. I started thinking about it and it looks like they wanted an additional rent payment out of me. Keeping my $900 plus another $150 comes up to $1,050 what I was paying monthly. The owners sold the house right away after we moved out so it seems as if they wanted to get that last mortgage payment out of us. Anyway, They also said I had taken off a window screen from the bathroom and they were charging me for that. That bathroom never had a window screen...how was I supposed to know to report something that was never there to begin with?! I sent a reply back and asked them about the charge and they said they would look into it and I never received a reply. Now, it is 10/26 and I receive a collections email from Jessica for the $150. I called Jessica at Isbell to let her know I was waiting on a email response and she replied with... "I sent you a reply yesterday at 1:56" BS! I never ever received anything. I asked her to forward it and still didn't receive anything from her. She then proceeds to reply with "we can't discuss this matter because it has been sent to collections you would need to call them and discuss, we also can't accept a payment from you-you would have to pay them directly." Please stay away from this company, they will do everything in their power to take money from you when you move out. I don't have any issues paying the $150. I just wanted to know what the charges were for. Nothing made sense! They will ignore you when you are in their properties and they will make you fix every issue you have unless you want to be charged a fee. Yes, it was super smooth getting in and everyone was super friendly. But being there and moving out was a bunch of BS. I always paid my rent on time, even early at times and was and have always been a good tenant. I've never dealt with such shady people before. Be careful and stay away! Killeen is full of people that like to take advantage of others! And I'm 99% sure most of the positive reviews on here were made before moving in and during the application process like my happy go luck review below... smh. ‍ ALSO! They will email you and tell you they are going to inspect your house at the 6 months (which is expected I had no issues with it) but then again at any given time they want to. It's uncomfortable and disturbing. I wish I would have know how horrible this company is. Wow I actually went to Isbell's website and saw so many great reviews!! Then when I paid my rent and deposit I entered a nightmare. I knew the place needed cleaning so that is what I did before attempting move in all of my belongings. While cleaning I noticed there was an issue with the AC. It was not cooling the place down at all. I contacted maintenance who then informed me the AC unit was not powering on. Basically long story short the AC unit needed to be replaced. I honestly cannot believe this. This property is a 2 bedroom townhome with 1and1/2 bath. Mind you I signed a lease on Friday June 7th. The AC unit will not be replaced until the 21st of June. The fact they are not accountable for renting a place with a non-working AC unit in the hottest months of the year is beyond me. I do not even want to move in at this point. I paid 1400 for a sauna townhome... I only wished I checked yelp first. read more

Absolute crooks! Avoid this company like the plague! Upon entry, of a home that should be considered condemned but they still get away with renting, you are pummeled by the smell of mildew and mold. Walls falling away from the frame work and thin as paper from years of water damage and jack-legged repairs. You can move the wall with your hand, like, it flaps! Calk in the tub and around sink is stacked on top of the old calk 3 inches high. They refused to paint so we came out of pocket for 6 gallons. We painted the entire kitchen including ceiling and inside cabinets. The entire bathroom inclding ceiling and in cabinets as well as the main bedroom. We repaired the huge whole under the kitchen cabinet since you could see all the way outside. The appliances were so old and dented they were hardly functional. We provided our own fridge and stove, but still get charged for a fridge bulb!? Laughable! They refused to replace the unusable countertop as it was "cosmetic". There are critters in the delapidated and sagging drop ceiling that has been calked at the seems, making it difficult to place the trap as we attempted to catch sed critters. But the large holes in the tiles allowed the critters to peer at us as we sat defenseless. There were carpenter ants that had made a home in one of the closet doors. Which we had to remove and treat ourselves. But supposedly the lease requires a professional exterminator to treat the property before tenants move out. Obviously that never happened. When we informed them of the large floor to ceiling crack up the bedroom wall we were told there was nothing they could do. They charged us for outlet covers which I find hilarious since we replaced all of them because they were so messed up and discolored. Along with several switches and covers for fear of electric shock. The breaker box is so old it only has like 4 switches that pop when you try to use more than one appliance in the kitchen. FIRE HAZARD! They charged us for cleaning when the service they used had to be called back for a second cleaning when we moved in. And they still didn't clean the windows or windows seals or even attempt to clean the cob webs from corners and the closets. Speaking of, it took 4 buckets of water to clean just one of the closets enough to put clothes in. The air conditioner never worked right. Every time we had a work order put in their guy would come out and say it was fine and basically blame us for some sort of misuse. Then talked about how he preformed sexually with his girlfriend. What the?? Cringe! They charged us for tape removal? Seriously? Wow! They made sure we, probably some of the best tenants they ever had, didn't get our deposit back. Crooks! Turn and run from this slum lord. We never missed rent, never late, never had cops called on us, made countless improvements that believe it or not have all been listed! I feel absolutely cheated. We lived here for 3 years and ended up getting charged $683.89 on top of the $500 deposit they kept. Our prior residence we had lived there for 8 years and got every penny back. I'm only giving this place a 1 star because it's a requirement for yelp, but this company is very unprofessional and lazy. The staff lies often to shield their boss from the tenants and their issues. They impose move out requirements that they themselves do not uphold. When we moved into the property it was filthy and covered with pet dander but we spent so much to have it cleaned and exterminated when we moved out. The staff is constantly changing and there is no accountability of tenant issues. I would never recommend you rent from this establishment even if you are in desperate need of a place to live. read more

This team of realtors and property managers has done a great job at pricing and renting my homes. Whenever I have any need for selling my property, Josh will be given the job. I have known Josh for several months now and he helped to bail me out of a predicament I was put with several rentals I owned in the area. I definitely recommend his realistic attitude toward life, desire to build an honest business, work ethic, and the judgement he uses on the staff he hires. They check on the properties, have rented out several already, and continue to do an outstanding job of updating me whenever I call. Response to the 100% FALSE answer. FIRST, Before I signed the contract, I specifically said that I will let Isbell Properties decide what is the best realistic rate to rent my house. Yes, indeed realtor/manager, somebody from Isbell Properties need to be more, much more verbal (not silent) and specific in starting the actual rate amount instead of trying to rent property for price your client suggested. I didn't INSIST any rate, I personally not even sure what the rate is. I don't live in the area. SECOND, you are mentioning DESIRED AMOUNT here again, I was never advised of any other amounts. Was I ever told that my property has better chance to rent at specific rate? NO. Repairs, yes, please! The carpet comment is absolutely irrelevant, but since you have emails attached. I would like to inform you that I asked Miryah to get a quote for stretching carpet in the master bedroom, since the rest of the house was stretch month before. I haven't received that quote yet. Again, before I signed the contract, I told Josh that I am ok with any repairs that need to be done to the house in order to get house rented. I want tenants to be comfortable and enjoy the house. Third, it is obvious that we have different ideas about communication. I sent email last week on Friday about violation notice that I received from City of Killeen regarding lawn maintenance (which is another topic), I haven't received any answers. Luckily, I still have friends in the area, who were able to check on the lawn condition for me. No one let me out as you referring to, I managed my house myself. Unfortunately, due to the recent life event, I had to move across the country and not able to continue managing my property. You are the first company I signed property management agreement with. In regards to money for your less than poor services, last time I spoke to Josh, I was told that since I gave 30 days notice I'll receive bills for prior services. I haven't see any bills. WHERE ARE THE BILLS? When someone changing locks, inspecting property, maintaining lawn, SO THE OWNER DOESN'T RECEIVE ANY VIOLATIONS, they probably want to get reimbursed for the above services. I put in a maintenance request on a Friday after hours regarding my AC not working properly. It wasn't an emergency. Where to start, I PCS'd from VA to TX, I admit I made the HUGE mistake of not touring the residence/rental property prior to singing rental agreement. I was not allowed to view the property until lease started, huge red flag. Upon moving in I was overwhelmed with the pungent odor of the previous tenants dog and eventually the flea infestation. Along with the fleas there was also a rodent problem, I was willing to endure these hardships had it not been for Isbell properties wanton disregard to my delima by casually and eventually dispatching an exterminator approx. (2) weeks of bloody bug bites, and rodent droppings later. Thankfully I was able to break my lease with a deployment, upon my return as anticipated Isbell retained majority of the security deposit, out of $1000, approx $2 was returned due to 5 items left in the garage. Honestly I am neither surprised nor upset with Isbell properties decision to retain my security deposit. Ultimately I am content with the outcome, because I no longer have to deal with this unscrupulous organization. Buyer beware, caveat Isbell property are quite efficent at collecting rent my experience lends that is ALL they excel in. read more

Never again will I rent from Isbell Property. When we moved in, the place was in pretty poor condition. There were stains on the carpet. There were patches of wall that had clearly been hastily replaced so the wall was warped. The carpet seemed to have been torn up in one section and was replaced by a patch of carpet where it likely would have been proper to replace the carpet. There were marks on the linoleum tile. I suppose for what we were paying for the place, we really couldn't complain too much. Still, it looked like the place could have been kept in better repair, or at least that it was properly cleaned up and prepared for the next resident. Maintenance with their company was horrible. When we moved in we had a problem with our front door knob. It took them five months to finally get in and replace it, and at that point it was a severe safety hazard. Were there a fire or other emergency, the door would have been difficult to open at best. The knob tended to come off in your hand. Our work order for the door bell that didn't work actually got taken care of before the work order for the door knob was seen to. The doorbell was broken for about four months before they finally sent someone out to look at it. We also put in a work order for our air conditioner to be fixed. Three weeks later, cooking in an apartment that was over 90 degrees every day (we actually had to stay with friends who had working AC) the unit was finally replaced after the building was sold. The only thing we were offered was to move into the apartment next door, which would have meant everyone taking time off of work to see to the move, and we were offered absolutely no compensation. There was also a fire at the apartment that the fire marshal determined to be caused by dry rot in the wood of the front porch. Isbell Property originally wanted us to give them our renter's insurance policy number so they could make the claim against that. I have since found out that to do so would have been fraud. When we refused, they attempted to pin the cost for the emergency repairs to the porch on my family, stating that we caused the damages to the apartment even before the fire marshal's report had been delivered. I had to request to speak to the fire marshal myself to get the information, and the new owner of the property confirmed that the cause of the damage was assessed to be dry rot, and therefore not the tenant's responsibility at all. With poor maintenance response times and their shady attempts to push expenses on us that we should not have been required to pay, I would not recommend this company to anyone. In my experience, they are the definition of a slumlord. read more
