When we call, they call back. When we have an issue, they help fix it. When we have questions, they answer them. I recommend TCPM without hesitation to friends, family members and business associates. Here was our situation: A few years back we moved and were unable to sell our old home - after 8 months of paying 2 mortgages we knew we had to do something. I called Mike at TCPM and he came out to meet with me. He was very honest, he did not try to "convince" me to rent our property, but he (literally) sat on the floor in the empty house with me for an hour, discussing or options. We decided to try to find tenants - and we did. We make no profit on the property but Mike was able to get a good rate to make sure that our mortgage payment is 95% covered. God no please don't do it to yourself. Yes they help if you have low credit and they're easy and accessible. If you absolutely have no other choice, but to rent through them then I guess. When I say this is probably the worst company I have ever dealt with. They are not responsive. I've probably called Jason the manager 10 times in the last month trying to get my security deposit back. They told me 45 days it's been 40 days. I'm not sure why we're waiting for the 45 days. We had mold in our bathroom. They took over a month to try to get that fixed. We had no hot water for a month just awful. They really don't care about you and they only care about money and I will continue to spread the word because these fake five star reviews are not it. They also blocked me on Facebook because I let people know not to rent through them. I've rented through them twice actually and both times was an awful experience any maintenance issues they take their time with it and when they do fix it it's just a Band-Aid to hide the major problems, money hungry company and it's so sad that it's located in Sandwich, knowing that the people of Sandwich are good people and deserve a nice place to live for the money that they expect to charge. You guys were not responsive to anything I've contacted you guys on numeral occasions to fix the same thing over and over with broken promises. I have the proof that you stole our deposit but didn't think that little deposit was worth taking you to court for so I let you guys be greedy and have it. Tri-County Management has managed my rental property in Oswego for over 15 years. Mike and his staff have been very responsive to me whenever I contacted them and to any issues that my tenants have. They took care of any repairs as soon as they can and my tenants are happy with them. Not only did Mike took care of the property he manages for me, he also helps me with another property not under his management by giving me referrals of repairmen. He even went out of his way to this property one winter and helped me resolve the problem with the HOA. Mike always screens his applicants carefully and have found good tenants for me. Terrible company. Stay away from them at all costs and go somewhere else. They treat renters horribly. If I could give them minus stars, I would. The owner of my rental changed property managers from Tri-County to a new management company and after that all Tri-County did was give me grief and harass me like it was my fault the owner fired them. This went on until they begrudgingly transferred my security deposit to the property owner and new management company. Happy to be rid of them. Be aware, there is an angry, disturbed woman at Tri-County who will go off on you for no reason. Do your self a favor and go somewhere else if you are a renter or property owner. If I could give Tri County property management less than one star In the first two weeks I was there I came home one day no heat came home another day no gas which means no hot water another day no water at all I get it but they never notified anybody in the building there's only 15 of us now I'm at the end of my lease and they have continued to take money out of my account even though the lease is expired I don't give recommendations but I'll never do business with them again they should be ashamed of their selves customer used to be always right and now we don't count for anything read more

We originally were connected with Tri-County through our real estate agent. We are property owners and have done business with Tri-County for 20 years and have nothing but great things to say! Tri-County has managed 5 buildings, 20+ units and has let us sleep nights knowing we were in good hands....we are property owners, not managers! We need someone to take care of the day-to-day issues. In one specific situation, the owner of Tri-County led us through a fire re-build and attended several permit meetings with us to get permit issues resolved and re-construction rolling. If I could give zero stars I would! I was an outstanding tenant who paid my rent on time for three years and took excellent care of the place I rented. When I moved out, I was shocked not to get 90% of my security deposit back! I had to move out of state for my job and I was one month shy of the end of my lease. I informed Tri-County well in advance and was told they found someone to lease it. Well what they didn't tell me was that the new tenant wouldn't move in until a later date, I found out when I got the check for my security deposit. They charged me not only rent for the next month but also for stuff they say was broken and it wasn't. I hired Tri-County to manage a 4 unit apartment building for me 2 years ago and they have been great! Net operating income on the building increased by over 30% and they handled tenant issues quickly. The office staff was always friendly and responsive. If you own an investment property, I highly recommend acquiring their services. They use modern software which gives the property owner a portal that shows status of rents collected, expenses paid, monthly & yearly income statements that break down all costs associated with your rental property (very handy for tax time!). Do not trust these people with your property. They do not answer their phone or return your calls. They are very quick to make unnecessary repairs to your property without your consent. They do not make sure that the tenants pay on time or in full. Bad news all around, huge waste of money. read more
