VISTA seems a popular name. Vista Property Mgt.operates in IL only. Somehow, reviews from California, Washington, and other far-reaching places got thrown into the mix and gave the IL Vista Prop. Mgt. a black eye. We have been with them for a year now, and my personal experience, especially with Ally, tells me they're a 5 star, not a 1.5 star company. Yes, it was a little hard transitioning, but everything is working fine now. They personally answer the phone; it's rare to "leave a message", leaf & snow removal is prompt & frequent, courteous response, often w/ suggestions if they don't handle it, et cetera. So it's not just me... I totally agree with all other 1 star reviews... This place (VPM in Villa Park IL) is a joke... I would give them ZERO stars if I could... They don't answer, never send anyone out to fix things, and the staff is rude... They really don't care... Probably too busy counting all the money they skim. read more

They do nothing but collect our assessments, raise their prices, charge us extra for collecting our assessments. Any time you have a question they only give excuses. Worthless is giving them more than they are due. They now claim they are just passing on a fee they are charged for doing what they contracted to do. What a load of bull. They were contracted to collect assessments. They then choose how to do it and if they pick a way that costs them that is on these inept hacks. I pay lots the same way: gas, electric, township water/sewer/trash pick-up for example. None charge extra for that. Next they'll be charging extra for gas when they have to run an errand or a charge for every phone call (a phone maintenance charge). One word for VISTA PM. Ridiculously unprofessional and ignorance. They calls them self a management? True! in the meaning of collecting the homeowners money. That is their job. I have been dealing with the Jennifer who claims her self VP of the company who does not even know how to maintain professional communication and response. She Ignores the email and will not response. Unnecessary fees comes up each year which does not make any sense. Poor maintenance keeping into landscape. If you ever consider to rent your home out, then i will not recommend that you are using Vista property management in Puyallup. They have been very little supportive to help with the damages to the house from the renters that left the house. 1. The hardwood floor is ruin from water damage do to leak from the pluming under the zink, and deep scratches in the floor as well. 2. The carpet is full of stains. 3. Holes in the floor. 4.Holes in the drywall's. 5. The house was dirty and filthy. 6. deep scratches on the doors. All this is now 6 weeks out and nothing has happen yet from Vista property management in Puyallup, as of this moment all they has managed to do is not respond to anything? I live at the Pickwick apartments and the snow still haven't being plowed. This is terrible. This management company should be out of business. If you can't manage to keep your streets clean when snow falls... then I wonder what else is mismanaged. read more

Company is horrible.. i'm at greenbrook town homes and they tell me I cant use my balcony until the city fixes it... I talk to the city, they knew nothing about this and are going to my house to see why there's structural damage to the point where i can use it.. The people who work there are all inconsistent and unwilling to do their job. What a nightmare to work with! DO NOT CALL THIS COMPANY to manage your property, they are the absolute WORST!! The property manger Donna and Jennifer have NO clue what they are doing. I have owned a condo in my subdivision for over 10 years and never had any issues until Vista took over the management. Right now I am dealing with them scheduling building maintenance, that I have to be home for, during the WORK week. They are also raising prices on these items because of their lack of management and organization. Vista is unwilling go work with the unit owners and fill fit to schedule these items when it is best for them. Who will compensate me for taking off work?? They don't help run the property, the property manager is never available, when you call, your on hold forever and never get back to you with any issues or concerns. Worst property management company I have ever dealt with. Jacks up assessment fees and provides no upgrade in service for the increased costs. Offers little to no communication on issues in the complex. When you call for explanations staff members talk down to you and make it seem like they are doing you a favor by talking with you. I think that these people are very unfair. Read you contract for hidden charges and be very careful on the move-in and move-out documents. Take photos when you move in and when you move out. I was offended at what I was charged when I had proof the charges never existed and were false. read more

We have had this terrible, unresponsive, Rude, Condescending management company, for the entire 5 years I've lived here at Willows Condominiums. The assessments keep rising, there fees keep rising, There responses to problems result in, there choice of maintenance crews (related family members), returning multiple times for same issues. Running up of our bills. Disregard to board members requests to: #1 be notified prior to work orders being performed, for oversight and quality control reasons. #2 giving board members, three, or more choices, and prices, for maintenance repairs and services,prior to work being performed. They send multiple workers, for jobs, that easily can be handled by one, and charging 60.00 per hour, per worker. Substandard work that requires, return visits,at additional costs.All while being sweet and nice at board meetings with board president, who placates to there overcharging, budget draining,practices.If you don't want to see your properties finances slide towards bankruptcy, than stay away from this management company .Zero stars would be more appropriate here. read more

If you reside in a community property subdivision or development, you're part of a Homeowner's Association with a Board of Directors elected by the homeowners. Your association is either self-managed or a master association. A master association hires a property management company to manage the property along with the Board of Directors. The unprofessional attitude of the management team is truly disappointing, and yes, they do not get back to you regarding concerns or issues raised in email messages or telephone messages. They feel they do not have to comply with City or Village Ordinances either. Do not hire this company as your association property manager. read more

I can deal with the fact that they come by 48 hours to plow the driveways...hopefully. I personally don't mind shoveling snow. I do feel bad for my neighbors who are elderly and are out they trying to shovel. My problem is trying to get any type of cooperation or responses from them. You can leave a message or email and maybe a week or so will go by before you hear from them, IF you hear from them. Every company they sub contract out to do repairs, plowing, etc. is all family members who own business, so I'm sure there's no price negotiation, since the assessments go up every year. Unprofessional, uncooperative, unresponsive, and when it comes to filing a work order, forget it. They cut a hole in my ceiling to look for a leak from the siding and after the worker and executive assistant, Donna, said they would fix the drywall but not paint it, they did nothing.
