Have been renting for about 4 months now and no complaints so far maintenance request were easy and handled fast amazing communication

HORRIBLE rental company. They refuse to comply with their own rules and regulations. I signed my lease at first in March of 2025. I was in a dv situation resulting in the removal and order of protection against the second tenant on our lease. TRICON refused to remove said tenant even when the court order stated he was no longer allowed at address... TRICON refused to submit proper documents to said tenant and stated it was my responsibility to contact an individual that I was court ordered to stay away from and have zero contact with... Jump to a year later they want to send me a lease renewal, I attempted to sign and add a new tenant. They neglect to respond back to me. They neglect to submit proper paperwork for my renewal and now they want to illegally make my rent payment 300 more than the month to month price they themselves quoted me do not rent from these scam artists they don't even do their jobs and just want your money. Not to mention I pay for a smart home and NOTHING about this home is smart. The amenities I pay extra for are non functioning. Save your money and save your family the hassle my three girls and I deserve way better than what this company has put us through. read more

Absolutely the worst property management company ever! They make themselves very hard to get ahold of and do not fix problems or repair in the cheapest manner possible knowing that they will have to come back to redo repairs like my time is not important the "Smart Home"team wants me to spend hours on the phone with them troubleshooting like it's my job. The Ezlo doorbell has never worked but they charge me $35/month, itemized in my rent payment been 20 months, I think they owe me $700 There was a couple months that were credited but then the charge reappeared now I think they want to physically remove it, whynot fix it? read more

I appreciate the $104 geature. I was also informed it was paper towel I wasn't shown the paper towel and im curious to know if it was indeed that and not tiolet tissue. In addition. Lastly, both toilets were stopped up and slow to flush and the maintenance man stated it was due to plumbing, but that was not address in the fee. I appreciate you putting in a other work order, but there has been a work order opened each month for the past 4 months. Also by my calculations the amount to reimburse me solely for not having access would be $139, as I currently still do not have access. My fiance already made a post about this company and here we have been with Tricon and month and the first house had human and cat urine on the floors, mold and mildew from cleaning carpets and not ventilating as well as a trim falling off cabinets and multiple other issues and then living in this house and we've had termites that they claim they could not fix due to weather when the weather where our house is located was fine for termite treatment up until the day we moved in when it started pouring rain, we also have a severe roach infestation, broken windows, severe water damage where the entire cabinet has to be replaced in the master and they have just taped off half my bathroom and I don't have access to my medicine cabinet, as well as no we were just sitting in our living room and the kitchen light feel from the ceiling. I've been waiting since 12/2/25 for a manager to call me as I called then and requested a manager to speak to me and was told they will call me back. At this point either a manager needs to call me or I will be contacting a lawyer and the BBB because this is unprofessional and we've had way too many issues. You have until 12/22 to reach out to me before I do. I've tried calling with no success in reaching a manager and being given the run around and I'm done being nice. read more

The company replied to my review with false information. The termite company called us and informed us that Tricon had not treated the PREVIOUS tenant for termites because they could not get them scheduled, once the tenant moved out, the STILL did not treat the home for termites. I even have email proof from the property manager stating that they knew about it previous to move in. So again, you see a real life example of Tricon not caring for their tenants at all and blaming the responsibility on them, to add to the review above, I have filed multiple maintenance requests only to have a Tricon employee come out and tell me that "it's not in there budget and that my property manager is responsible for the cost and repairs" then went home without doing anything. That's Specific request was for my window screens, in which 80% of them were torn or ripped or have a completely broken frame, so I cannot open my windows due to the ROACH INFESTATION that we discovered while treating TERMITES. The company that treated both bug problems confirmed to us that Tricon had known about the termites well before we even signed our lease. So again, take my rent abatement into consideration for this negligence please. I have PLENTY more to add to this review if needed as well with more examples of how Tricon has failed us. read more

I have lived in a Tricon house in Phoenix for 8 full months now. I really like the house and enjoy the location. The lease ended up being not as great as I hoped as there are lots of small monthly fees that are non-negotiable and add up. My problem now though is that I have maintenance issues, and I have tried to get in touch with tricon through calls, emails and texts for OVER A MONTH now and cannot get them to call back. I cannot use the pool that I pay for in my lease, but of course I keep paying for it monthly! read more

This rental company likes to lose checks. When they find them and tell you everything is okay. They still summon you for court. When they know you are getting rental help so they get checks from you and another place each month all a sudden they say they can't accept that. They do not communicate within the company to keep stuff like this from happening. Edit: they didn't bother to let us know everything was fine for February m and seems they misplaced our checks for March. The place helping us with rent cannot send March until they hear from Tricon that all is good for February and January. We tried telling Tricon this. They put us on hold and then hung up on us. read more

Be prepared to be deceived and coerced. They are without a doubt the shadiest group I have ever dealt with. I gave them my move out date 60 days out and they claimed that by doing so I triggered a lease renewal. They proceeded to charge me $4880 in fees when I moved out. The walkthrough sheet only included about $100 in paint and bulbs. I would never recommend doing business with them to anyone I know. My experience with them makes me believe that they will try to cheat you out of your money. That was my experience at least. read more

Chuck and Marc went above and beyond to make sure my family and I were taken care of. Rather it had been getting a tech to our hot home when the a/c went out in the summer.. or rectifying our bill when the ledger was incorrect. My experience with Tricon Residential has been harrowing. I rented a 4 bed 2 bath house in Phoenix through Tricon from 2024-2025. I had no issues with late payments or lease violations during my 14 month stay. Throughout tenancy, Tricon was responsive in fixing repairs. Things went downhill upon move out. I was presented with a $4,000+ bill including new flooring installation. I provided photos of the home upon move in/move out showing the flooring had not worsened. Their explanation was that two different people conducted the move in/move out walk throughs. They stated that the remaining charges were due to a full repaint that costed the deposit and an additional amount of $551.82. This amount was understandable as I had a dog and hung lots of pictures. Thankfully I took photos or I would have been scammed out of thousands of dollars. I received a revised move out statement dated 10/17/2025 with a 30 day window from 10/17 to pay $551.82 via certified funds to their Accounts Receivable department in Santa Ana, CA. On 11/06/2025 I sent a money order for $551.82 via certified mail to the address on the statement. I confirmed the money order was cashed on the USPS website and believed things were settled. I was wrong. Although Tricon had cashed the money order, this balance was sent to collections and reported to my credit. I have spent hours via phone and email with Tricon looking for a resolve. Eventually I was able to confirm with an agent that the money order was cashed and this should have never been sent to collections. He stated that the Ops Manager, Thao Nguyen, signed off on the revised statement but did not upload it to my profile or put a hold on sending to collections. Tricon has confirmed that this will be removed from credit. Let this serve as a testimony to the illegitimacy and incompetency of this business. I believe parties involved should be held accountable for these repetitious mistakes so that current and future tenants don't have the same experience. read more

Well since I can't reply to the "business owner" comment under my review, I will write another one answering them. My husband and I have been looking over the lease agreement and we can clearly see where it says we have to give a 60 day notice to vacate the property. What we're having trouble with is locating where it says on the lease if we don't give a 60 day notice, we will be charge a late notice fee of x amount per day. read more

I would not recommend Tricon residential to anyone. My mother and I were wanting to rent a house. The first couple of days they were right on top of what they needed to get the lease going and as soon as we put a $250 deposit holding fee on a house and decided not to sign the lease, no more communicatio. I have yet to hear back and I still have yet to receive my $250 refundable deposit fee because we decided not to sign the lease (thank god). I have not been able to get a hold of anyone for over a month now with multiple attempts to communicate with them. DO NOT GO WITH THIS COMPANY. THEY ARE A JOKE WHEN IT COMES TO CUSTOMER SERVICE AND GETTING BACK WITH YOU WHEN TRYING TO RENT A HOUSE FROM THEM. I'll be honest, reading the reviews almost made me not move in. I'm sure different areas have their own challenges, however I have had nothing but good experiences with Tricon these past 4 months. Any issue, big or small, Tricon has sent someone to come resolve it quickly. Everyone I have spoken with is kind and helpful. Phoenix Tricon has been great! This is the worst company I have ever rented from. I warn you, stay far away. We have had to submit numerous work orders for various things not working properly or broken entirely all around our home. We have been wrongfully charged a $75 missed maintenance appointment fee over 3 times now, and getting the charges reversed is a horrible hassle. Also, our front door bell camera has not worked properly since moving in. We are charged $35 every month for a "smart home system" that hasn't worked since we moved in. We have had a technician come out twice and it still does not work. These people are horrible, scummy, no good individuals and I strongly advise renting from them. I have stayed at 2 different Tricon homes and I'll say that this place is the absolute worst. They buy the cheapest everything to put in the home and will charge you when they got what they paid for. They will also never give the deposit back. You will receive charges for non existent damage and then will not respond to any disputes of charges or quite anything if I'm being frank. The repair teams are AWFUL. You can't schedule a time just a 4 hour time window that they give you a time the day of. And guess what, if you're not home at exactly the time they show then they won't even wait 10 min. read more

I didn't expect to be contacted but we were able to come to a reasonable agreement. I felt hears and valued as a long time customer. I also now have someone to contact if I can't reach anyone. If you are considering a home with Tricon I have better options for you. You could leave under the bridge or any marquee that you would be better served. First they will make many promises and pretend to care. But hold on, that's only until you sign the lease. After that you are on your own. When you grow tired of them and decide it's time to part ways don't expect your nightmare to be over! They will rape your wallet out of any money by creating fake fees, and lie about move-out dates. We are renting in the Phoenix Metro area and Shawn took the time out of his day to meet with us in person at the house we will be renting to answer any of our questions or concerns. Horrible, intolerable, disturbingly disrespectful. So far, Tricon is the absolute WORST rental agency and property management out there. If there any issues with your home, they will for sure have the cheapest and worst contractors out to "fix" your problem. Cabinets in the kitchen were un-installed to replace carpentry after leaking plumbing underneath sink then reinstalled. For them to send a contractor to replace the cabinets took them no less than 2 weeks to SCHEDULE the work because they forgot about me, then another 2 weeks for them to come out and do the work. Work was done by 1 man who started early in the morning and tried to rush to do it all in one day. Did not leave till 7pm and still had to come back the following day. If I could include pictures I would. Off center installation of counter-top to drawers and in relation to the walls. Screws poking through drawers after they destroyed and tried reassembling them. Leading to a dangerous situation where you can't even glide across your cabinets without getting tetanus. Let's talk about the hold times. They will pass you along to 4 different departments over and over because they definitely DO NOT want to take the time to find a solution. Instead just give the problem to the next person. With at least a 10-15 minute hold time between each one. Recently I started receiving phone calls that their app for making rent payments is having troubles and would like me to send my payment elsewhere. They cannot give me any information about the other people who work in their department when asked. Why do I ask? Because I don't trust a random phone call saying "please send your $2,000+ monthly payment to somewhere else". I have gathered names of employees to make sure I'm talking to single entity, but they cannot provide those names to me. In the instance of trying to explain these matters, Michael, a so called "assistant manager" interrupts me on this phone call. When I tell him I can't explain if he continues to interrupt me, he decides to hang up on me. They have no respect for you or your family. They will not listen to the problems you have, instead will continuously over-look your concerns. read more

I have rented my home in Phoenix, AZ through Tricon for over 7 years, they are the first and only company I have every rented from. Tricon has been amazing, they swiftly answer questions and address concerns. One of the things I absolutely love about them is how quickly my maintenance requests get addressed. Conner was at my home today to service my dishwasher, after reviewing the age of the appliance he determined that it should be replaced. While waiting for an approval Conner asked if there were any other concerns that he could address (he did not have to do that, but I appreciated it!). He looked at other appliances and determined if any of them also needed replacing, he spoke to me about flooring updates...he absolutely went above and beyond! Conner is an absolute asset to Tricon, had I been on the fence about renewing my lease his service alone would have convinced me to remain a tenet! His patience and customer service made this an absolute effortless customer experience for me!! THANK YOU, Conner! I'm very glad that he was the tech sent out today! read more

I've only been in a Tricon property for 4 months and though I did have a few maintenance requests right at move in, they handled it promptly. Even the pests I had on week two of move in, they paid the pest company to extend my coverage past their one month rule. A lot of people complain about getting charged for missing maintenance appointments however the Third party companies are the ones that contact you to schedule maintenance, and I've never had a problem making sure our schedules align. (These trades are usually Small businesses that scored a contract with Tricon and they are usually pretty eager to make you happy so you don't complain to Tricon). I even called recently due to illness, I was spiraling / maybe being dramatic that I think I have mold exposure, they sent someone out asap to check for mold! My only complaint is the smart home system never really works but I don't mind much. read more

Be careful! They told me credit needed to be 550 or better to apply and I was at a 572 with my daughters good standing 720 and they denied me and took my application fee. Saying my daughters credit was new. When shes jad credit for over 2 yrs. I eventually got the application fee of 110$ back due to misleading info, but just know even if you have the 550 they require you stand the chance of being denied and them taking your application fee. I should of never believed their property manager Jay who said he could put in a word with his boss to get our application pulled. Cause in the end he couldn't and didn't. Thanking God I got our 110$ back! Not a good company at all! Also please read all or as many reviews as possible cause you can tell some people who work their wrote some of them Their obviously FAF!! read more

We rented with Tricon for over 2 years, whenever we had an issue it was a nightmare and would require me having to call multiple days in a row, when we moved into our house the carpet was so old that it definitely needed to be replaced, we had to have it cleaned and the amount of dirt and grim that was pulled out of it was beyond disgusting, not to mention that there was a multiple parts of them that were severely damaged which I brought up during our move in inspection, I brought it up again during our move out inspection to insure I wasn't charged for it and the person told me that he could see the concern in his notes and he would make sure I wasn't charged for it (which I have in text) surprise surprise when I got my "bill" and I saw I was being charged $1300 for "vinyl floor replacement" when I called to get answers I was given the run around and told a manager would call me back, I have since reached out multiple times and left multiple Voicemails but still haven't received a call. This is just the cherry on top to all of the other terrible things we have witnessed from this company. Good luck trying to get maintenance out your "maintenance request" will disappear after you put it in the portal. Oh and good luck trying to get ahold of someone from maintenance on the phone, the number doesn't work and then when you finally call their customer service department to explain that to them they will tell you okay they will give you a call back just to never receive one. I am utterly devastated with Tricon Residential ... the RENEWAL rate to stay in my home for the 5th year went up by 12% !!!!! Usually it is only 5%-7% . They blind sided my husband and I . $245 added to our rent. We have made this house our home. We have kept consistent and regular maintenance done on this home ourselves to keep in it in wonderful condition. We feel completely disrespected and that Tricon Residential is trying to get back at us or make back their money from having to replace the AC UNIT last year. It was a horror story for just under 3 months! They even refused to put us in a hotel for longer than 2 weeks .. when we returned home, the new AC Unit wasn't performing properly & more than half the home was above 90 degrees during June-August in ARIZONA!! They thought a $495 credit was reasonable.. We paid $1300 in electronic that month to try to keep the areas that were working cool..the unit kept running & NEVER turned off. They knew the AC Unit was going out because it 2020 when we moved in the unit went out in August when we had a 3 MONTH OLD and had to FIGHT to get into hotel room. They were told it needed replace but it couldn't happen due to COVID19 !?!?!? A 5% increase from 7%  to 12% to renewal your lease is heartbreaking and gouging. read more

I've lived in this town house in Peoria AZ since October. I have not had a dishwasher since I moved in. When they finally replaced it, with the Cheapest model on the market I continued to have problems. Their repair man just left my place saying, "nothing I can do, put bleach in it if you don't like the smell" before he left he SCOLDED me for not being nice enough to him. "Maybe I'd do more to help if you were more grateful" So far I have only dealt with one person who was even remotely professional, sorry I can't remember his name. I've been a renter with Tricon Residential since 2021. I was not going to renew my lease due to the location. Janelle Ristedt was very helpful in assisting with transfering to a new home in the location that was accommodating to my family and I. She made everything smooth, easy and stress free. She was very sufficient with communicating. I had no question towards the end of the process because everything was explained in detail. Janelle is the reason why I stayed as a tenant with Tricon!!! Bria Moore is the Inspection coordinator who also helped woth this transition. She was amazing!! She set up everything for inspection on the new and old home. Her efficiency was extradinary. Shawn Santelli!!!!! This gentleman did the inspection to my old home and new home. He has a soft approach and a kind presence. He informed me in detail of what they are expecting when leaving a home. He was the only one I seen in person and this is the type of gentleman Tricon wants to represent them. What made me feel more comfortable is when he said " Christina, we want you to feel like this is your hime, because it is!!". During my time with Tricon I had no issues. They don't Hassel about anything and really give you your privacy. Of any issues occur while renting they are ready to help and very efficient . Tricon is truly a blessing. I would totally recommend renting from them. JANELLE, BRIA AND SHAWN are the nest of Tricon in my opinion. They are truly an asset to this company. Tricon is lucky to have them on the team. Terrible customer service, can't get a response from ANYONE, if they do contact you they'll dismiss all your issues and/or won't attend to them. Been two months trying to get in contact with ANYONE about an issue with no success. Been four months with no amenities key and when we first moved in we never received a walk through due to their poor communication the super never showed up. Terrible communicators don't trust them to get in contact with you about anything needed. THEY USE A SYSTEM CALLED CORELOGIC, there is no explaining anything to them about your situation. They say scores over 550 but may be more over 600. I HAVE GOOD CREDIT. MY HUSBAND HAS POOR CREDIT THATS BEING WORKED ON (things paid off but not removed yet). EVEN WITH GOOD INCOME COMBINED AND ONE PERSON HAVING COOL CREDIT YOU WILL GET DENIED. WE ALWAYS PAID OUR RENT TO PREVIOUS AND CURRENT NO ISSUES. The viewing process was easy and nice. $1.99 to view. The application process took awhile to fill out. Never had to provide bank statements but with them you do and you have to pay $349 to process application (they dont tell you til the end). Oh, also it said if they cannot verify you income with employer in 48 hrs they will keep $250. They ran our credit within minutes as I got the alert from Experian. Got denied 7am in the morning the following the day after we applied on a Saturday. No employment check, no landlord checks apparently. Just a COMPUTER analyzing what your potential is.. Apparently they go based off credit and credit only. I added the picture because prior they called me twice, nothing said and hung up. I called back, stayed on the line while I was still working. No rep picked up the call. Beyond ridiculous. Get the card at the property as it is easier to talk to the specialist BUT they dont know any details because everything is happening in Cali. read more

Our air conditioning has been on and off for a week they send one of there techs out and made it start blowing hot air. Their emergency contact line hangs up every time I call. Nobody has made an attempt to reach out again even after additional maintenance requests. They have pictures with our thermostat reading 90 degrees inside and they've made no attempt at getting a company out today. read more

They can't seem to fix anything right. I literally call for the same issues. Then this house takes on all outside noises. Trains that aren't anywhere in the neighborhood, jets that make the walls shake, and they do nothing. Better insulation is all they need!
