After seeing the bountiful positive reviews on multiple sites for Home 1st Lending, we decided to go with this mortgage broker and boy am I glad I did! Caleb and the team have done a marvelous job. They are extremely knowledgeable and super responsive. They were always on top of anything and was there for any questions that we had. We were able to not only get a competitive APR but also a very low PMI. In the beginning I was super worried about the PMI since we didn't have the affordablility for 20% down but Caleb was able to find the perfect loan that fit our needs. When we started our journey with Chris Brown it was great he was there when we needed him and…read moreanswered all the questions we had. After we came in to sign the paperwork seems like things were turned upside down. Chris became unavailable yes it was due to training classes but when we told him many times we need to speak to him directly he couldn't take a few minutes before or after his training to give us a call. Inside he would text us or push us off on his team Toni or Anne. Through the process with the whole team we asked many times for them to explain something and we kept getting the same song and dance, even one time was told to stop worry everything would be fine. If everything was fine we would be seeing our closing costs going from $3,400's to $3,900 to $4,200 to $4,600 and finally to $5,200's at closing with no details why its increasing. This is my first home its my right to wonder and know the reason for the increase. We were also told that if you paid Debit or check for the Appraisal it would be credited back to you at closing, than weeks later we find that it would only be credited if there was seller credit left at the end. We were also told that the 2nd reappraisal would be collected at the closing and not to worry there is not extra money out of packet. Next time i look at my bank account I am now missing $175 for a reappraisal. My biggest issue about this was it was unauthorized I never gave Toni or Anne or anyone the okay to charge my account a 2nd time and I didn't even have a warning. When i brought this us to Toni it was just a sorry. When I brought this up to Chris he ended up pushing back to Toni instead of giving me a call to discuss this. Sorry but if one of my employees just broke the law i would make sure i call the person right away not text them. There were many other lies from Toni and Anne as well. Little things like saying an Appraisal was submit 1 day than find it wasn't submit until the following when we were trying to get the 3rd appraisal in so we might of had a chance to close on time. Little things like being told that FEMA and HUD just now released the lock for Appraisals than finding out from the same person later that same day it was released the day before. For these reason and many more I would never use Chris or his team again. I would not refer anyone to Chris. Yes the work was completed, Yes it was a week late, but when with a week extra we still found ourselves 30 minutes before closing searching for answers that we have been asking about for weeks.

I called Space Coast Credit Union the quotes me 2.44% didn't care about a stupid CarFax did everything over the phone and internet. Also gave me $175.00 in a account with them. I immediately re fi my wife's car which was with priority to space coast. Same great deal. I am closing all of our checking and completely cutting ties with priority. I said I would and I will. The absolute worst experience EVER IN MY LIFE. We began our Mortage process with Peggy Cohen who…read moretalks up a good game - but, when it came down to the nitty gritty she dropped the ball several times. Resulting in having to push the original closing date (we later found to be unnecessary, but was done), costing us about $1500 (we later found out was unnecessary). In addition, we lost out on $7500 of free money toward closing because she insisted we wouldn't qualify for any assistance... we later found out, by her boss, Anthony, that we did qualify. However, we would need to push the closing (that the sellers wouldn't approve) out another 30-45 days. We dropped Peggy and continued our process with Anthony. Who promised to reimburse us a portion of Envoy's fees because of all that had transpired. All but $300 was reimbursed at closing. This portion was promised to be given to us at closing in the form of a gift card. It took TWO months to get. It likely would've taken longer or would never have gotten to us if we weren't persistent. We had to follow up weekly just to get it. Anthony, made it clear he was bothered by our follow-ups. He told us he was "sick of hearing about it already". To be honest, we shouldn't have had to chase what was promised. Follow ups should've been completed by their team to us. We ended up going directly to his boss who was able to get us the gift cards a week and a half later. For first time home buyers, worse experience! They don't follow up, they don't return calls in timely manner (be prepared to call or text over and over and over). AVOID working with Peggy Cohen. We have yet to even receive a congratulations or apology from her or Anthony. Honestly, that would've been enough. A sincere apology for lack of professionalism! I would never recommend Envoy.
