They are amazing folks that are truly doing it right. They are so professional and friendly, and when I contacted them about a faulty fridge, they responded in less than twelve hours and said a new fridge was on the way! Talk about amazing service! When I was first in the market to rent, Cohesion had a perfect little property for me. I called about it, but it turns out someone had applied already, and in order for Cohesion to comply with fair housing, that meant I was second in line. I was bummed, but so impressed with that level of professionalism in a small company. They know what they're doing! I also know Heather and crew don't rent out places they wouldn't themselves be happy living in. When Heather told me this when I first looked at the property (back in summer 2017) I was really impressed. In addition, they properly ensure all tenants are fully vetted to take care of the property. What company has those kinds of standards anymore? I typically wouldn't review a management company but Cohesion has been so incredible to work with. I am going to be so sad when I leave Boise to have to rent from someone else. In short, I can't recommend Cohesion enough. They are an honest, amazing company and their dedication and professionalism to their company makes them one-of-a-kind. Since then it's continued to be poor communication and me pushing. Not what I want from my property management company. Oh and they do the Residential Benefits Package which lines their pockets and effectively jacks up the rent without a true benefit to the owner in my opinion. This alone wouldn't be the issue but the above and the communication style since is not working. No phone call, no assurances, no proactively keeping me posted on progress after I brought the issue to their attention. I had to give direction and ping for follow-up. That's their job, not mine. They came and did maintenance checks without proper notice, and on top of all that 5 years later after renting from them and evicting me for reasons I'm still unsure of I still get emails regularly claiming I owe them money! Guess how many calls I got without chasing them down? Zero. I had to call multiple times just to get basic answers. For a company that's supposed to manage, they sure love to dodge. They act like they're doing you a favor for doing the bare minimum, while conveniently ignoring how dismissive, unresponsive, and inconsistent they were. They love tossing around words like "professionalism" and "support" in their public replies but that's not the energy they gave me. Not once did I feel like they were in my corner. It was all stress, no peace of mind, and a whole lot of "not our fault." Spoiler alert: it was. FRPM doesn't operate with transparency or accountability. They don't give you peace of mind they give you headaches and a paper trail of excuses. They're not here for the client. They're here for themselves. Apparently, they take reviews more seriously than the people actually paying them. That's what they said in google review I left them. If I could go back, I'd trust the bad reviews. Next to the lockbox was a laminated handout warning us of scammers and not to communicate with individuals claiming to be the owners of the condo. We wondered if this neighborhood was as safe as we originally thought. The back patio was very small and looked unkept. Finally the inside was quite old and dark during midday, unlike the open airy well lit spaces portrayed in the photo. We could hear creaks going up the stairs. We felt like we were mislead by photos that did not truly represent the property we viewed.

People have managed to accurately verify others' identities and histories without predatory and risky personal info practices for DECADES, and still can if they actually care about their neighbors and not just themselves and the owners. And are background checks done on owners? They can have violent histories as well, even if they have money or property, and be a security risk to their clients, and they have access to their HOMES AND BEDROOMS. And just because you CAN raise the rent hundreds of dollars upon lease renewal on a long-time years long tenant (that long because they pay on time and are good tenants) and up to the "market rate," and just because it is good for the owners' pockets and yours, doesn't mean its best for OUR COMMUNITY/ COMMUNITIES. You'd know if you spoke to even a couple of the single people, single parent families, other families, and elders, who I personally know, let alone the stories I just hear about over the last 5-8 years, who have been made homeless for months or even a few days or weeks because there's no concern for raising the rent in more reasonable increments that people might possibly be able to absorb over time... and keep being good and happy tenants! And boasting about 50,000 per year increase for landlords who don't actually care about their neighbors as themselves isn't a good look, especially when rents have TRIPLED in some cases in just 5 years... before that they were pretty stable/ rose maybe 5% a year on average for many years prior to that. But then at least you seem to actually repair things that aren't legally mandated, like the A/C when it goes out in mid-summer, unlike other common property owners I know of, so I gave another star. It's disheartening and downright infuriating to see so many people have moved here in droves from elsewhere, CLAIMING to embrace "conservative" values and then go on to clearly be ecstatic to just "get theirs" like almost every other "liberal" ever (I put both in quotes because apparently neither means anything such as truly caring what our Creator wants or what our fellow humans need and what benefits us ALL to build one another UP and to bear with ONE ANOTHER'S burdens so we're all stronger and more capable and resilient). The final straw was when I had to deal with one of their marginal contractors that must have been having a bad month and attempted to nick HPM for a bogus $130 bill which HPM tried to pass along to me. This action, however, violated the terms of THEIR OWN LEASE AGREEMENT with me. This resulted in the cessation of business with HPM (other then them still accepting my rent payments) and a final termination of their services. Let me add that because HPM violated their own lease, I did receive the full amount of my deposit back from them when the house was sold and I moved. Avoid these rip-offs and their sadly lacking business skills at all costs...there are much better property management companies to work with in this market if you care about your property and your tenants.

We experienced a major plumbing issue that required immediate action, yet it took approximately a week and a half to get resolved. Initially, the company even suggested we might be financially responsible for the repairs, despite the problem stemming from deteriorating pipes due to the original construction of the home. Throughout the process, Susan Pratt felt unprofessional and difficult to work with. Additionally, we were informed that our lease would not be renewed because the property owner planned to move back in. Shortly after, we saw the house listed for rent on a public website--making it clear we were deliberately misled. I would not recommend this company to anyone.
