All concrete work is horrible! our front porch has actual holes in it. They patched them but with a black patch and it looked horrible. I know for a fact that the concrete patch comes in colors. Our driveway has deep gouges and lots of discoloration. Per our contractor laying tile the foundation is not level. Several people have had their entire driveways replaced. The person who designed the kitchen has probably never cooked a meal in their lives. The appliances are cheap. The oven is under the counter. It is not a stove. I wish it was! It is a wall oven placed under the counter. It is very low and not that easy to see in to the oven to check on your dish. Our oven broke in the first month. The cabinets are cheap and are put on backwards, for instance the upper cabinet doors next to the cook top opened away from the cook top. NEVER have I ever had a cabinet next to the cooktop open away instead of towards. No cabinet handles. When you are cooking soup or something steamy the water accumulates on the microwave and drips into your pot! Extreme poor planning! The painters are every bit as horrible as the concrete people. There are drips on the tile and carpet around every single room. We have been scraping the tile since we moved in January 2023 and the carpeted bedrooms are being tiled as I write this. The electrical work is suspect, too. My husband was installing a fan and in two rooms the wiring was not correct. Scary The landscapers are also horrible. How they decided to put the plants in the order they did is bizarre. It makes no sense at all. Our 1 tree is dead. It was most likely dead when we moved in. Trees are not warranted so they will not replace it. Every other house on our street has a tree that is green. Ours still looks like January. Our lot was not leveled before the sod was put down. It was very dangerous to walk on. We finally hired someone to level it with Dyno Dirt. It is looking much better. The sod is 6" apart in some areas. We are about to put seed down. Again, the work is absolutely pitiful! The shower is teeny! We have already had it and the ridiculous tub taken out and a large shower built. We love it.

Foolish me thinking that my interest as well as my 4 young children would be protected against the vengeful greed of soon to be ex and top dollar attorneys. Never would I imagine that my realtor, neighbor and a woman would go to court to force me to sale our home. It all came down to Mrs. Moore representing us both but really her bank account and my ex. She had secret conversations with him and his attorneys which prevented me from having all the facts. One of those facts was when a check for option was giving but held by Mrs. Moore as well as misstating my rights or options regarding how I could opt out of selling the house since my kids where experiencing emotional issues from divorce , moving and changing schools as well as a grandparent given months to live. If you are going through or may possibly see yourself in any of my experiences do your research and be informed before you sign. By the way they prevailed forced the sale and all but me laughed on the way to the bank!!!!

Most importantly, Becky Powers doesn't follow her licensing requirements and signs HUD statements that do not acurately reflect where the funds were sent. Further, she refuses to correct her actions and instead replies "File a Title Claim". I need an accurate HUD for the loan to be onboarded by a licensed third party loan servicer. The borrower and investor will suffer because of the time it takes to file a title claim. Becky Powers makes things personal - all I am asking is for her to provide a legally accurate HUD (Settlement Statement).

I lived here in 2016-2017 and I have never had a worse rental experience in all my years as a renter. Beware of the lease, it is full of outlandish requirements that do not belong in a lease such as keeping door mats at each door, ensuring to wipe your dogs feet and pulling weeds in the backyard. Unfortunately, we were not as cautious as we should have been which resulted in a very uncomfortable year of living there. I am not one to lack respect and I always try to give people the benefit of the doubt, especially for what seemed to be a sweet elderly couple at first, however this was not the case. The landlords live across the street and our main issue with them was them repeatedly entering our home without giving prior notice. It was a total invasion of privacy, it seemed as though they came over to snoop on us and we asked many times that this no longer occur to which they responded " you don't have to worry about us, we're really nice people". As three young women, we felt extremely uncomfortable with anyone being in our house without our knowledge and a couple of times they even brought other people in the house with them without telling us such as the male leasing agent. After catching them do this several more times on camera, we delivered a letter notifying them of the events and identifying that it was a lease violation and to please desist. The couple then came over and yelled at my roommate and at one point the husband physically prevented her from closing the door when she tried to end the confrontation. From this point forward, the situation had escalated so much that their son had to get involved and we no longer dealt with them until the lease was over. We have not received our security deposit back yet but I would be willing to bet we have to fight them to get it all back seeing as how they did the walk through without us despite our request to be present and although we kept the place in very good condition as the son even commented. I write this review in the hopes that someone else can avoid a similar experience.

However, The Estates at Ridglea Hills is situated in a nice & convenient area. Surrounding neighborhood is very nice, the complex is usually quiet. Seems like a lot of families and longer term residents live here, always a good sign at apartments. Haven't interacted with the staff a whole lot, but they've been friendly & helpful every time I've dealt with them. I'll agree with the other review on parking. It is pretty unfortunate, so having friends or guests over can be a little difficult logistically in that regard.
